FROMTHE EDITORThe ‘Living with Beauty’ report by the Government’s Building Better, Building Beautiful Commission, is the finalpart of the legacy of the controversial conservative philosopher Roger Scruton, who died last month. Thedocument lays down over 100 policy recommendations to planners and government, including planting twomillion trees on streets.

For new housing developments, it proposes that developers are incentivised to show a “commitment to quality,”receiving fast tracked approval for good design. However the report did not pinpoint a specific menu of beautycriteria to aim for, but critiqued new developments for not being as beautiful as Georgian or Victoriancounterparts, for example because cities are currently designed around cars.

Its approach is uncompromising, but because of that, its aims are certain to be compromised. It proposes a “newdevelopment and planning framework, in which beauty will be “the benchmark that all new developmentsshould meet.” The definition is broad: “It includes everything that promotes a healthy and happy life, everythingthat makes a collection of buildings into a place.” This could be a double-edged sword, meaning beauty remainsin the eye of the beholder/planner, but also perhaps supports a wider idea of beauty than merely establishedaesthetic conventions.

The disconnect between architects, as the arbiters of context-sensitive design quality, has led to a drop in quality,says the report, with developments “cut off from the leadership of the architectural profession” – not news toADF readers. They often don’t get as far as being castigated for “pastiche” by using traditional idioms, which thereport says “makes architects’ task harder; they must either work without a determinate style, or invent a styleanew for each commission, rather than being able to fall back on an inherited set of refined solutions.”

There are wide-ranging community-oriented proposals for fixing the problems. But which of these are realistic,when we have built on average 130,500 homes per year over the last decade – well under half the 300,000homes per year that the Government wants to see? Modular housing is being seen as the panacea, and a raft ofhousebuilders are now jumping on board, some larger players even building their own factories turning outprefabricated ‘plug and play’ homes.

How do these fit into the aims of ‘Living with Beauty’? There’s no reason why modular homes cannot be madeas context-friendly and aesthetically pleasing as their Victorian counterparts. However this is of coursesubjective, and developers’ logistical urges, perhaps for lower-pitched roofs to get under road bridges, may notchime with what planners demand. This has recently plagued affordable housebuilder Ilke Homes’ efforts tocreate more practical modular solutions.

The real world of putting the numbers on the ground required to a good, sustainable standard – and a layoutthat works for residents – is a far cry from the higher, some may say idealistic aims of the commission. A real-world approach is however crucial. ADF will be surveying readers on their views on offsite in coming weeks; theresults should be interesting.

Foster + Partners have launched theirsustainability manifesto, revealing itsmethodology for greener projects anddemonstrating the practice’s “ongoingcommitment towards achieving the goals ofthe Paris Agreement.” Outlining a holisticsustainable approach, this methodology willlook to enable the measurement ofembodied and operational carbon in each project.Over the last five years, Foster +

Partners have created a system that can determine carbon emissions at every project stage. This process “gives further insight into the differentaspects that affect the environmentalimpact of a project,” and provides tools to

“mitigate and lower” their carbon content.As part of COP25, the practice has been

invited to present this methodology andtools by UNFCCC, UN Environment andthe European Commission at theirrespective events in Madrid. It is alsorepresented at the UK Pavilion,demonstrating sustainable and greeninnovations at the event.Applying the manifesto’s principles

to its own operations, Foster + Partnershave been purchasing 100 per cent of its electricity from renewable sources for the past three years. In addition to this, the practice is also fully offsetting its annual global carbon emissionsassociated with transport (airline and

vehicular), as well as those associated with heating and waste from its London campus.

A planning application has now beensubmitted for The Wall of Answered Prayer,a new sculpture planned for a site inColeshill, near Birmingham. This piece of public art, designed

by Southampton-based architecturalpractice Snug Architects, will consist of one million bricks – with each brick representing an “answered prayer.” The architects’ interpretation of The Wall depicted as a Mobius strip wontop spot in a global competition launchedby the Royal Institute of British Architectsin 2016.Beating a field of 133 entries from 25

countries, the Snug winning concept wasfirst finalised in a field of five, before beingselected as the standout design in May 2019by a judging panel of “industry experts andnational influencers.”The application for the landmark

structure was submitted to NorthWarwickshire Borough Council, whichvalidated the submission in early January.The documents outline the project’sassociated visitor centre and public open

space, including a car park and landscapedgardens, where visitors will “be able torelax and reflect on the relevance andpower of prayer,” said the architects.With construction due to be complete in

2022, The Wall of Answered Prayer will sitclose to both the M6 and M42 and rise 50

metres into the sky, to be seen by anestimated 500,000 journeys each weekacross the two motorways, as well as thenew HS2, and flight paths in and out ofBirmingham airport. Construction for The Wall of Answered

Prayer is due to start in December 2020.

The architects of the reclad of GrenfellTower, Studio E, were appointed by the Royal Borough of Kensington and Chelsea to the project despite being “a little green” on the technicalexpertise required, the inquiry into thetragedy was told.

Building Design reported thatStephanie Barwise, counsel for survivorsand residents, told the inquiry that thepractice was chosen “apparently on thegrounds of speed and convenience alone,”as it was already working on a school andleisure centre at the foot of the tower. Sheaccused all of the professional firms

involved of displaying incompetence on fire safety.Studio E had designed the adjacent

Kensington Academy and Leisure Centre (KALC), but Barwise claimed that the architect, council and GrenfellTower’s management organisation (TMO) shared the belief that the tower’s “shabby appearance detractedfrom its new neighbour.” She suggestedaesthetic concerns were dominant in thedrive to reclad the building, and that the success of the KALC “remained the council’s priority throughout.”The inquiry was also told that the

normal ‘Ojeu’ procurement process wascircumvented in the project, which“would have ensured transparentcompetition, and should have resulted inthe most suitable and qualifiedprofessionals being appointed.”The project’s architect Neil Crawford

was also previously accused, in astatement on behalf of bereaved survivorsand residents, of signing off designdrawings from the facade contractorwhich did not comply with BuildingRegulations. The statement also allegedthat he did not receive adequate supportfrom Studio E.

The Council on Tall Buildings and Urban Habitat (CTBUH) has announcedthe recipients of its two LifetimeAchievement Awards for 2020 as well asthe winners of the 10 Year Award of Excellence.The CTBUH Board of Trustees will

award the Lynn S. Beedle LifetimeAchievement Award to Moshe Safdie,founder of Safdie Architects, whose“contributions to international architectureand design make him a clear choice for the honour,” said the council. The Fazlur R.Khan Lifetime Achievement Award will be awarded to Wuren Wang, vice chairman and general manager of CITICHeye Investment.Moshe Safdie is an architect, urban

planner, educator, theorist, and author.Over a celebrated 50-year career, he has“explored the essential principles of sociallyresponsible design with a distinct visuallanguage,” said CTBUH. “He has beenrecognised as an individual who has madean extraordinary contributions to theadvancement of tall buildings and the buildenvironment,” it added.Wuren Wang is responsible for the

development, construction and operation of

China Zun, the tallest building in Beijing.“He has been recognised for hisdemonstrated excellence in technical designand/or research that has made a significantcontribution to the design of tall buildings.” CTBUH will also recognise five projects

in the 10-Year Award of Excellence, whichwill be featured in the 2020 Tall + UrbanInnovation Conference in Chicago in April,where an overall winner will be chosen.“This award gives an opportunity to reflectback on buildings that have been completedand operational for a decade, andacknowledge those projects that haveperformed successfully long after theribbon-cutting ceremonies have passed,”said CTBUH. The winners include the BurjKhalifa in Dubai, Guangzhou InternationalFinance Center, the International CommerceCentre in Hong Kong, Marina Bay Sands inSingapore, and the O-14 in Dubai.The CTBUH also announced that Javier

Quintana de Una, principal at IDOM UK,has become a fellow of the organisation,which commented: “He has activelycontributed to the success of the CTBUHUnited Kingdom Chapter, serving asChapter Board Member since 2015 andChapter Chair since 2017.

The chairman of Grimshaw, AndrewWhalley, recently laid out anambitious approach to the firm’senvironmental strategy in his openingkeynote at the World ArchitectureFestival in Amsterdam. His lecture,titled ‘Zero,’ outlined Grimshaw’scommitment to an ambitious start tothe new decade in which all ofGrimshaw’s international operationsand studios will try to operate on anet zero carbon basis, as well as a goalfor all of its design work to be netzero carbon ready within the decade.In order to accomplish these goals,Grimshaw have appointed a globalpractice leader of sustainability – Dr.Paul Toyne.The appointment of Toyne will

“help build the capacity and skillsneeded to fully understand thechallenges humanity faces inmitigating and adapting to climatechange,” said the firm. He will overseeGrimshaw’s transition to operationalcarbon neutrality as well as advise and lead on best practicesfor each studio. Examples ofoperational objectives includeoffsetting business travel and energyuse associated with each studio, aswell as setting reduction targets forthe future.Grimshaw’s new environmental

strategies will meet the target forcarbon neutral operations by the endof 2020 – 10 years ahead of schedule,according to the firm.

Chetwoods Architects’ vision for co-locating Smithfield, Billingsgate and NewSpitalfields markets to a new location ineast London for The City of LondonCorporation, has been unveiled. Creating a“21st century wholesale food location forLondon and the UK,” the scheme looks toprovide tenants with modern facilities in alocation that offers room for growth.

“The development will be built with themost sustainable materials available, usingthe latest environmental technology,” saidthe architects. The buildings will be designedto achieve BREEAM Excellent, and theplans will try to limit the upfront energyduring construction and when operational.

The aim of the project is to create a facilitythat places the health and wellbeing ofoccupants and workers at its heart. Theearly schematic layouts (shown above) willform the basis of an outline planningapplication to the London Borough ofBarking and Dagenham.

The design of each market supportswholesale, retail and process drivenactivities while allowing for futureflexibility to meet demand as required. Amulti-deck yard will provide parking spacesfor vans and cars at the front and rear,which allows for the separation of vehicleswith HGV deliveries taking place to therear at ground floor level.

A green corridor to the west of the sitelinks the scheme to the existing publictransport network and the River Thames.From this route, visitors will be able toaccess three individual market entrances.These entrances lead to an atrium, whichprovides daylight to the market below andconnects to an entrance to the east of thesite. All three atria will also serve asrenewable energy generators, harnessingsolar power through photovoltaic panels.The schematic layouts have also beendesigned to adapt to the ever-changingdemands of the retail market, with thepotential introduction of a mezzanine levelproviding space for a future retail offering.

A new book published by London-basedpublisher Laurence King “chronicles themost influential ideas that have shaped

architecture.” The publication looks toprovide the reader with detailed history ofthe subject.

Starting with the basic buildingcomponents of “door, window, columnand beam” and the classical orders, thebook explores historical movements suchas the Picturesque and Beaux-Arts,modern materials such as steel andreinforced concrete, and technicalinnovations such as the lift and electriclighting, through to modern movements

such as Universal Design andDeconstruction.

This book is written by RichardWeston, an architect, landscape designerand author, who was professor ofarchitecture at Cardiff University.

Arranged in a “broadly chronologicalorder,” the ideas are presented through“informative text and arresting visuals,exploring when each idea first evolvedand the subsequent impact it has had, upto the present day.”

Delve Architects have completed their firstresidential project, in Nunhead, SouthLondon, a renovation of a Victorian housewhich has been shortlisted for a NewLondon Architecture ‘Don’t Move,Improve’ Award. The “somewhat unloved” house has been

“completely transformed,” said thearchitects, to provide a contemporary andopen space at the rear, while retaining amore traditional feel at the front. The“transition from old to new” occurs bystepping through a bespoke handcraftedbookcase, which leads into the open,contemporary kitchen space. Bifold doorsopen over a bespoke window seat so theproperty’s owners can appreciate views ofthe 60 ft garden.In all rooms there is extensive attention

to detail, said Delve, who designed all thebespoke joinery in the house, creating a“real feeling of craftsmanship.” The originalfireplaces have been retained, the cornicingreinstated and original ceiling roses

refurbished, “to preserve some of thetraditional character.”The design had a deliberately “restricted

palette” of materials, comprising darkcladding, birch ply, and concrete. Materialshave also been creatively used and selectedto stay within budget and provide a “tactilefeel,” such as the rubber flooring andexposed ply in the kitchen – Delve designedall the kitchen units. Sheet materials havebeen used and specially cut in thebathrooms rather than traditional tilingand Corten planters and benches in thegarden will naturally rust and providevisual interest. On the first floor the three bedrooms

have been completely reconfigured. Thenew master suite (with ensuite shower) hasbeen moved to the rear of the house withgarden views, while the other twobedrooms share a new bathroom. Askylight has been added above the stairwelland a utility area integrated within thelanding space.

First time buyers, Kit and Imogencommented on their new home: “Delveworked tirelessly, turning the original plansinside out to come up with an inventivelayout that thoughtfully reconsiders how touse a terraced house, whilst respecting itscharacter.” They added: “The architectscreated a journey through the house thattakes you out of city living, and into themagic of garden and open space at theback. Our favourite room is the musicroom at the core of the house – they havebreathed new life into a part of Victorianterraces that often becomes just a walkwayto the back of the house.”Edward Martin, director at Delve

Architects comments: “We set up the firmto do something a bit different and I thinkthis project exemplifies this. The idea of theextended walk through bookcase and musicarea provides an interesting transitionbetween the old and the new, and hopefullyvisitors when they step through will gettheir own ‘Narnia’ moment.”

Lee Evans Partnership’s (LEP’s) design foran ‘education campus’ in Whitecliffe,Ebbsfleet Garden City – has beensubmitted for planning to the EbbsfleetDevelopment Corporation by developerHenley Camland. The campus plans willoffer more than 2,200 places to nursery,primary and secondary school pupils, as well as serve as a community sports facility.

The proposal for Alkerden C of EAcademy includes provision for a nursery,a new two-form-entry primary school, andan eight-form-entry secondary school; plusa dual-use community sports centre withexternal sports pitches and associatedancillary facilities for the emerging localcommunity. The sports facilities will beaimed at supporting more than 500 usersat a time, and will be designed to SportsEngland specification. The combined

schools and associated facilities willoccupy an 11.1-hectare site, making it oneof the largest educational facilities ever tobe built in Kent.The scale and design of the scheme will

reference the site’s industrial andagricultural heritage, with the brickworkof the primary school drawing on theoriginal reddish-brown quarry topsoil, andthat of the secondary school drawing uponthe underlying chalk landscape. Alandmark ‘corner’ has been incorporatedinto the design to serve as a “public-facingshowcase” for the work of students at thesecondary school. The site has beenarranged along a central spine, whichconnects the two schools with the externalsports facilities, as well as with the widerlocal community. The primary schoolclassrooms have been arranged to benorth-facing, allowing the provision of a

greater number of external south-facingplay areas. Self-contained ‘cloistered’spaces will also be included where studentscan meet and interact.The primary school and nursery will

accommodate 446 pupils aged 3 – 11,while the secondary school will providespace for 1,680 students aged 11 – 18years and will include a specialist-resourced provision for pupils with autism.LEP’s design looks to incorporate

sustainable methods of construction as far as possible, opting for cross-laminated timber (CLT) as the principalstructural material in the primary school.“This will reduce the amount of embodiedenergy in the building, as well asminimising the quantities of VOCs used in the construction process,” said the architects.

Architects Bond Bryan’s latest project forthe University of Sheffield – theEngineering Heartspace – has now reachedpractical completion.The building sits beneath a dramatic

undulating glass roof structure, “providinga unique space for the whole faculty,” saidthe architects. The quadruple-height atrium,inserted between the Grade II listedMappin Building and the 1885 CentralWing, offers highly-serviced laboratories,offices, and a cafe – as well as providing acollaboration space for students and stafffrom various departments.A new entrance connection to Portobello

Street provides an additional destination onthe pedestrian route that links a range ofcampus facilities including the Students’Union, the Information Commons(Learning Centre) and the university’s‘Diamond’ building.The contemporary curved roof design

contrasts with the existing formal brickbuildings, said the architects, “floatingacross the tops of the existing roofs andcreating a clear distinction between the oldand the new.” The design takes visual cuesfrom the Mappin Building’s original ‘Star ofDavid’ ventilation outlets with its owninterlocking triangular glass and solid roofpanels. Barking and Dagenham Council hasapproved plans for over 200 homesdesigned by White Arkitekter, as the firstphase in the long-term regeneration of the Gascoigne West estate in Barking, East London.The “landscape-led” design features a

mix of building types, including mid- tohigh-rise blocks and smaller, terracedtownhouses, connected by public squares,local greens, semi-private gardens andprivate courtyards. Over 60 per cent ofthe homes will be affordable, with rentsstarting from £134 a week.Pat Hayes, managing director for

council-owned developer Be Firstcommented: “Redeveloping the estate is amajor step in the regeneration of the

borough.” Arranged over three blocks, theform of the buildings and their placementon the site “facilitate active use of theoutdoor communal space – including anew children’s play area,” said thearchitects. Each new home also has accessto a balcony, terrace or garden.The proposal “ensures a futureproofed

Atkins has moved into a new 10,000 m2

office in Woodcote Grove, Epsom, on thesame site where the company was firstbased in the 1960s.The office, which was designed byAtkins’ architects, provides a modern,efficient and flexible workspace for 1,300 multi-disciplinary staff. Featuring open layouts, interlinked with meeting andrelaxation areas as well as a series of quietpods, the building has been designed topromote collaboration, while the variouscommunal areas, cafeteria and forum areaoffer employees a “range of informal placesto connect and relax,” said the architects.Sustainability played a role in the design,with the building positioned to maximisesolar benefits, ventilation and natural light.The building was also developed in linewith the “highest sustainability standards,”and has received a BREEAM Excellentrating and an A-rated Energy PerformanceCertificate (EPC).HBD, formerly known as Henry Boot

Developments, were chosen as deliverypartner from the design stage, with SpellerMetcalfe appointed to deliver the buildingshell and other Category A works. WithFaithful+Gould as team lead, ModusWorkspace were chosen to manage theCategory B fit-out and installation offixtures, furniture and equipment tocomplete the building ready for its opening.Faithful+Gould also project managed themovement of staff from the old facilities onthe Epsom Estate to the new site.Atkins took a “strong inter-disciplinary

approach” from the early stages of theproject, “relying on a collaborative effortfrom over 20 disciplines across itsbusiness,” including architects, projectmanagement, building services, sound andlighting engineers, archaeologists andecologists.From their new office, the team in Epsom

The Royal Borough of Kensington andChelsea has granted planningpermission for a 120-bedroom hotelon Pavilion Road in Knightsbridge,London, which will be designed byPRP + Hamiltons Architects on behalfof Beaumont Properties.PRP and Hamiltons Architects haveformed a joint venture to providearchitectural services on the project,which will cost £70m and replace amulti-storey car park with a luxuryboutique hotel and public facilities,including a business centre, a lounge, arestaurant and a bar. A separate fitnessclub, restaurant and 23,000 ft2 ofretail space will be provided at groundand basement level.The architects commented: “Thisdevelopment will breathe new life intothe area with a high-quality,contextually-oriented contemporaryarchitectural design that will attractpeople, and provide a new destinationfor visitors and the community intothis undiscovered corner ofKnightsbridge. Homelessness is an ongoing and growing problem, with thenumber of homeless people increasing by a third between2012 and 2018. There are at least 320,000 homeless

people in the UK, according to research by housing charity Shelter. Since the Homelessness Reduction Act came into force in April

2018 councils in England have a legal duty to find a personsomewhere to stay if they are homeless and a duty to help people atrisk of losing their home. However, despite this, there areincreasingly more people sleeping rough on our streets, whichmeans the need for housing continues to grow. In particular, there isa big demand for interim accommodation (an alternative to B&B’s,hostels and nightly-paid private housing) that offers a lower cost,and better-quality option. Over the past year we’ve seen a rise in requests to work on

projects for this vulnerable demographic. While there is widespreadpublic support for getting homeless people into suitableaccommodation, a number of challenges around design andplanning, as well as objections from the local community, continueto present themselves.The crux of the problem is around planning consent. While

councils are trying to tackle the issue of interim homes for the

homeless, there is no suitable planning class for this type ofhousing. HMO housing standards or general needs housing do notfit this category, which means there is a lack of planning guidanceand usually no real precedent. Progress therefore, is largely down tothe discretion of the planner. This makes the job of an architect atricky one, but what makes the situation sadder is that planningissues can often stall the build over a long period, meaning morepeople remain homeless, thus exacerbating the problem.

If asked what advice I would give toanother architect when designing forinterim accommodation for the homeless,the main thing would be to remember thatwe are not trying to achieve award-winning architecture. We are trying tosolve a problem

We came up against a number of challenges on a current projectlocated in the county of Hertfordshire. Our role is as architects upto planning and then as EAs, for 74 new temporaryaccommodation units located within a conservation area, which issurrounded by trees and general housing. The project involves theexpansion of an existing facility, which already houses temporaryaccommodation, but is no longer fit for purpose.

We have been working on this scheme since late 2016, and localobjections, in particular from residents, have continually delayedthe programme. While supporting the concept, they do not wantthis type of facility on their doorstep, so they have raised everyconcern possible – from anti-social behaviour to the appearance ofthe building and even car parking and traffic, although theindividuals making use of the accommodation don’t tend to haveaccess to cars.

Following four pre-application meetings and consultations withneighbours, all manner of surveys – including traffic surveys – werecommissioned to alleviate their concerns. We also had to undergoverified views to show how the building would look in itsenvironment in the summer and winter (when the leaves havefallen), so the public could be reassured they wouldn’t be able tosee the building from their back gardens.

The design itself had to be robust and low-maintenance withtraditional brickwork and render construction – flat roofs andpanel systems were out of the question. We also had to include anon-site office facility so the property could be managed on a day-to-day basis.

While this project is still ongoing, it is in complete contrast toanother one we are working on, on the south coast in Kent, wherespeed is the number one priority. The scheme involves three sites,including two brownfield sites of unused garages and onegreenfield site.

Working with our client to get this up and running as quickly andefficiently as possible, we began by looking at how we could adaptexisting modular blocks, but are now providing a bespoke modularsolution with a volumetric system to deliver the units fast. Justthree months in and planning consent is imminent. As with theHertfordshire scheme, the finish must be robust, to allow for thewear and tear that comes with the rapid churn of residents. Again,we will be using tough materials with the 6 metre x 3 metre unitsclad in brick before they are delivered to the site for assembly.

If asked what advice I would give to another architect whendesigning for interim accommodation for the homeless, the mainthing would be to remember that we are not trying to achieveaward-winning architecture. We are trying to solve a problem. It iscertainly worth looking at what has been done before to get an ideaof what is achievable. It is also important to understand exactlywhat the local authority’s objectives are, so their requirements arefulfilled. Robustness, speed of delivery and low maintenance arecommon needs for interim accommodation.

Local authorities have a duty to provide homeless applicantswith interim accommodation, however, lack of planning guidanceand objections to these schemes hamper the provision of thesemuch-needed facilities. This coupled with fears among the publicand the stigma surrounding the type of people who may be housedin these properties, means getting the green light on planning is anongoing challenge.

While this problem remains, we at Pellings continue to work aseffectively as possible with our clients to get temporary householdsup and running on sites that would otherwise remain dormant. Itmight not solve the homelessness crisis, but at least interimaccommodation can provide a temporary respite.

WHY DID YOU BECOME AN ARCHITECT?When I was a kid, I made a sofa-exercise-bike for my grandmother from a bicyclewheel. She told me I was a genius likeLeonardo; it’s a memory I cherish.I suppose I was pushed in my decision to

become an architect from my creative mindmixed with very strong rational approach. Ihave always been fascinated by the idea ofchannelling my creativity into creatingsomething concrete and useful.

WHAT DO YOU LIKE ABOUT IT MOST?Many phases of my work are stimulating.The creative phase is the most beautiful; thefirst moment when I start a new project, thesheet is white, everything is possible, andmy mind starts to fill with stimuli and I tryto connect ideas and imagines to create thepictures. The design phase is fun too; whenI look for the best technical solutions tocarry out the work with the owners of thecompanies, and the builders. The mostamazing thing though is the moment whenyou see the work you had imagined finallymade, and above all to see it after a fewyears – if it is ‘ageing’ well.

WHAT IS THE HARDEST PART OFYOUR JOB RUNNING A PRACTICE?It’s really hard to find the balance betweena variety of things: the idea, the project, thecosts, the timing, the customer’sexpectations, the user’s expectations, themarket’s expectations, my expectations, etc.Sometimes I feel frustrated if I struggle to

find a solution. Finding the right balance is the essence of my job; beauty is balance.When everything comes together, it’s a beautiful feeling.

HOW IMPORTANT IS SUSTAINABILITYFOR YOU CURRENTLY VERSUS OTHERPRIORITIES, AND HOW ARE YOUPROMOTING IT IN YOUR WORK?It is useless to deny that every humanactivity is against sustainability, and evenmore so the industrial production that Ideal with in design and architecture.We as designers have the responsibility to

think of solutions that make architectureand products sustainable in relation to theenvironment, but also economically – toreplace consumer products that are not.Recently my studio designed the new

headquarters for furniture maker Filippi1971. Alongside the client, we decided tocreate it inside an existing building instead ofcreating a new building occupying a greensite. For another furniture firm, Diemmebi,we designed a chair for the communitysector that has the CAM (MinimumEnvironmental Criteria) certification,affordable and consumer-friendly.For five years we have also been

collaborating with Wood From Nature ToThings – a group of 50 companiesspecialising in the use of wood, whichpromotes the use of the sustainable material.

WHAT HAS BEEN YOUR PROUDESTACHIEVEMENT SO FAR?My studio has received some awards, butwhat makes me most proud is to see thatmy design or architectural works are

appreciated. In the coming months, asoccer table that I designed will beincluded in a prize catalogue of a well-known supermarket operating in northernItaly. It is fantastic because this cataloguealways features Italian design icons, and itmeans that your work is appreciated on alarge scale.Once, during the inauguration of a

building that we designed in a consolidatedurban context, a man who lived there told me that he had the feeling that thebuilding had always been there. This issomething that made me proud because the building is typologically andsemantically different from the context, butat the same time it compares it in a naturalway and it is a design intention that wasimmediately understood.

WHAT IS YOUR BIGGEST CHALLENGEAT THE MOMENT?We are going to be working in thecamper/caravan sector, where there is stillvery little design innovation. But newenvironmental regulations in theautomotive sector require new solutions.We will work on the interior design of acamper for a new Finnish brand incollaboration with the Filippi 1971 StyleCentre, which specialises in innovativematerials. It is an interesting challengebecause it is a design sector we have neverworked on, and we will have to findinnovative solutions taking into accountaesthetics, technique and costs.

WHAT’S YOUR FAVOURITE MATERIAL CURRENTLY?I am fortunate to work with manymaterials: wood, metal, plastic, glass, fabric,and polyurethanes. It is difficult to saywhich one I prefer. Every materialinfluences my design, all of them have theirown characteristics; and that is a source ofinspiration. I’m working on an entire

collection made with an innovative materialVitter – which is made from paper.

HOW DOES BUILDING DESIGNINFORM PRODUCT DESIGN AND VICE VERSA?Having the ‘forma mentis’ of an architect isuseful to bring a rigour to a project thatmust last over time. Vice versa, theprinciples of industrial production help usarchitects to focus on the essentials andsimplify construction processes. I like tothink of my objects as if they werearchitecture, and my architectural designsas if they were objects.

DO YOU HAVE ‘INTERNATIONALAMBITIONS’ AS A PRACTICE?Our products are already distributed inmany countries across the world. I wouldlove to create architecture or projectsoverseas, as well as collaborate withcompanies from other countries. It wouldbe very stimulating to deal with culturesthat are different from mine.

HOW CAN YOU SEE ARCHITECTS’ROLES CHANGING IN THE NEAR FUTURE?As I said before, the role of designers willbe increasingly important in a world thatwill have to completely change in relationto climatic emergencies. In this sense myrole as a designer has changed a lot inrecent years; more and more, in everyproject, I have to take different needs into

account to co-ordinate groups of peoplespecialised in different fields: structuralengineers, technicians, certifiers, installers,environmental specialists, landscapers,specialists in energy containment.

DO YOU THINK THAT CLIENTS HAVE AN ACCURATE IDEA OF WHAT YOU DO?Absolutely not! I think it is one of thegreatest difficulties for an architect toexplain how long and how much work isbehind a creative project. On the otherhand, I must say that we have beencollaborating with some of our clientcompanies for more than 10 years, andwhen a relationship of trust and respect formutual work is established, interestingprojects can emerge.

Foster + Partners have won the competition to design the new headquarters for Chinese e-commerce firmAlibaba in Shanghai. The building has been designed to “showcase the company’s working culture to thepublic” – situated at Xuhui Riverside, it provides views of the Huangpu River and the Pudong CBD. It isformed around a central space that opens up to create a large public urban room. This design creates an“active social core,” with viewing terraces overlooking the central space as well as the building’s principalentrances opening onto it. The building is also designed to be extremely transparent, allowing people aglimpse into the world of Alibaba as well as preserving views to the outside. The project will utilise offsiteproduction for quality control, reducing wastage, and minimising on-site operations to create an efficientconstruction programme.

French architecture practice Moreau Kusunokiand Genton (as local architect) have designed thenew Powerhouse Museum in Sydney, Australia.The architects said: “We envisage the newPowerhouse as a ‘hyper-platform,’ a building withmany functions and limitless potential. The designwill open up towards the river, providing publicspace and creating an open 24-hour precinct.”The project will include 60 residential studios,which will look to attract leading researchers,scientists and creatives from across Australia andaround the world, while also providing ongoingopportunities for students. The project is said tobe the largest investment in arts and culturalinfrastructure since the Sydney Opera House.

Turkel Design Studio has designed a new privateapartment in Palm Springs, California. Designedand built according to prefabricated constructionsystems and technologies, Axiom Desert House ischaracterised by a pillar and beam constructionwith a large open room that opens onto a privatecourtyard. “The house is a modern oasis thatoffers perfect transitions between indoor andoutdoor spaces, making it ideal for life in thedesert, while it can be replicated through sitesand variable climates,” said the architects. Thearchitects experimented with materials, includingCanaletto walnut handles on the guest bathroomsink, and a sculptural fan made of carbon fibre inthe lounge.

SWA/Balsley are designing Highline Plaza at Schuylkill Yards, a mixed-use redevelopment adjacent toPhiladelphia’s 30th Street Station. The architects said the design for the new public plaza will transforman underutilised surface parking lot into “a vibrant landscape of connection.” Part of a master plan tocreate a new mixed-used district, the half-acre plaza will be programmed with a variety of elementsincluding outdoor dining, pop-up retail, performances, and other public gatherings. The design is inspiredby the site’s rail legacy and industrial heritage, with a “dynamic ground plane” mimicking the geometriesof a railyard and interpretive art installations. Highline Plaza is part of Schuylkill Yards’ first phase, whichis scheduled to begin construction in 2020.

HIGHLINE PLAZA, NEW YORKSWA/BALSLEY

Danish architecture firm COBE have designed a new multi-purpose building for sports brand Adidas fortheir corporate headquarters in Germany. The new building, named Halftime, totals 15,500 m2. As wellas a canteen for all HQ employees, the building contains meeting rooms, a conference centre and ashowroom, where the company’s brand ambassadors can stop by to see the latest new designs,collections and ideas. The project features a 8,650-square-metre rhomboid roof structure consisting of V-shaped concrete beams and covered in glass. In fact, a third of the roof consists of skylights, whichallows daylight to enter the building throughout. The concrete beams, each 16 metres long and weighing28 tonnes, add up to a total length of 3.2 kilometres.

HALFTIME, GERMANYCOBE

Jaeger Kahlen Partner is one of the joint winnersat the international competition for Bao’An BayIndustrial Investment Tower in Shenzhen, China.The office building is a set of “shifting volumes”that break the tower into a series of terracedstacked blocks. The tower is located in adeveloping neighbourhood that allows access toShenzhen Bao’An International Airport and thecities along the Pearl River Delta. The floors ofeach building volume are connected by spiralstaircases, forming “vertically cohesive workenvironments.” On this project, Jaeger KahlenPartner worked with Transsolar KlimaEngineeringto develop and incorporate several practical andefficient sustainability techniques into the design.

An innovative and unique recyclingservice set up by NewtonWaterproofing has saved 5.174

tonnes of plastic from going to landfill in 2019.The UK’s leading independent designers

and suppliers of guaranteed waterproofingand damp proofing systems had 223 bags ofHDPE membrane returned to themthroughout the course of the year as part of the scheme.By recycling waste plastic into new

products instead of manufacturing from newHDPE, during 2019 alone Newton haveprevented 5.944 tonnes of CO2e emissionsfrom being released into the atmosphere; theequivalent of burning 1.96 metric tonnes ofpetrol and saving enough energy to make826,200 mugs of tea.Furthermore, since the scheme’s launch in

2017 it has successfully prevented over 13.7tonnes of plastic from going to landfill,equivalent to preventing 15.746 tonnes ofCO2 from entering the atmosphere.It’s no surprise, then, that the service

has won six awards in just over two years, including the ‘Charles Darwin Award’from the British and Irish Trading Alliance(BITA); the ‘Commitment to the Environment

Award’ at the Kent Excellence in BusinessAwards (KEiBA); the prestigious ‘Innovationof the Year’ award from the NationalBuilding Awards; and the ‘Sustainability’award at the Property Care Association BestPractice Awards.Newton Waterproofing’s Managing

Director Warren Muschialli said: “Ourinnovative recycling service had anothertremendous year in 2019 and, as well as theenvironmental benefits, we also saved 223m3

of skip space on site, equivalent to more than24 full skips and therefore 50 skip journeys.This obviously delivers further emission andcost savings.”The closed-loop scheme works in

collaboration with the company’s NewtonSpecialist Basement Contractors (NSBC) whocollect waste off-cuts of plastic membrane on their projects.The waste is then collected by Newton at

the same time as making deliveries of newmaterials, therefore preventing additionalemissions from transporting the plastic. Finally, the material is chipped into small

granules by Newton, then collected by anational recycler for reprocessing and reusingto make new products for the constructionindustry.

Thermal bridging is a big concern in the building industry,it has been recognised as a signi�cant factor in buildingenvelope heat loss. By reducing heat �ow through abuilding’s thermal envelope we can reduce energyconsumption as well as prevent potential condensationissues. Building codes have increased requirements ofbuilding enclosures requiring ‘continuous insulation’without thermal bridging. In 2016 Imperial College London acquiredthe neighbouring disused Royal Mail PostSorting Office from the Science Museum,

sitting on the corner of Exhibition Road andImperial College Road. Architects Pascall+Watson were employed

to devise a sensitive yet practical design forthe change of use of this four storey building.As part of the plans, thought had to be givenas to how to minimise carbon consumption,as well as reduce energy use and wastage inline with the College’s Environmental Policy. A significant amount of heat and

energy can be lost through poor performingwindows and due to the planning restrictions on the new Dyson Building, the numerous beautiful original single glazed windows of all shapes and sizes had to be retained. Therefore, Pascall+Watson specified secondary glazing to improve their performance.Over seven different types were installed to

match the varying styles; large sweeping

curved headed casements were treated withmatching sightline Series 41 side hungcasements, tall traditional box sash windowswere treated with Series 20 and 25 verticalsliding units, along with a tricky installationof high-level stairwell port hole windows atthe top of the building. To increase energyperformance further, the units were glazedwith 6.8 low-E laminate glass.On the façade overlooking the service area

of the Science Museum, obscurity glass was

specified, to prevent distractions for theresearchers and staff. The windowsoverlooking the busy thoroughfares ofExhibition Road and Imperial College Roadwere fitted with a cavity to provide addednoise insulation, creating quiet conducivespaces for learning and meetings. It wasdecided to enhance the security of the groundfloor windows with Secured By Designaccredited units, the Police PreferredSpecification. The new secondary glazing in this state-of-

the-art engineering facility, sits perfectly inthis repurposed former sorting office. Therooms are now quiet and warm, retaining theelegance of the original architectural features.Selectaglaze is a leading specialist in

Futurebuild’s conference returns for2020, and the event organisers havedescribed it as “bigger and better than

ever before,” with the climate andecological crisis leading the conversations.Over the three days, politicians, academicsand industry shapers will guide thediscussions. Sessions for architects in the Conference

Arena will include ‘ProfessionalCollaboration: Do it together,’ developed inpartnership with the Chartered Institute ofArchitectural Technologists (CIAT). The idea behind the Nexus Buildingwas one of collaboration – setting upa “community of innovators”, as well

as becoming home for the University of Leedsnew Design and Innovation Centre. With animpressive new entrance on WoodhouseLane, Nexus forms a striking gatewaybetween the city and the southern corner ofthe campus.

The University of Leeds wanted theirlandscape strategy to create an exciting visionfor the development of the campus – withinspiring, memorable and unique spaces –which complements the built landscape. Akey aim of the University is for it to be asustainable University of which the campuslandscape is a core part.

They specified that the landscapedevelopment is to be an exemplar of urbanbiodiversity, creating a biodiverseenvironment and providing ecologicalcorridors within the city. It was important for the campus landscape to be an inspiringplace which encourages innovation, liveresearch, learning and discovery. Invigorated,high-quality public spaces should form anetwork of hubs across the campus which

encourage a diversity of activity. The campus landscape is underpinned by andpromotes the university’s values ofsustainability to become a living lab forsustainable solutions.

The external landscaping provides arelaxed, aesthetically pleasing setting,featuring breakout areas, a sustainablegarden, and a biodiverse rain garden, allwhich helped towards the project’s“BREEAM: Excellent” rating.

The annual BREEAM Awards, saystheir organiser BRE, showcases “themost innovatively sustainable

BREEAM rated buildings from around theworld of the previous 12 months.” Award categories include different

regions around the world, project types,and professional recognition, as well aspartnership awards with GRESB, thebenchmarking system for real estate assets.This year however will see the introductionof the new ‘Director’s Award’. In the midst of a large urbanredevelopment project in the centre ofthe German city of Wuppertal in North

Rhine-Westphalia, sits City Plaza, adramatic new five-storey store for theclothing chain Primark, has uplifted arundown district.

Set among a mix of building styles,including modern, post-war developmentsalongside historic architecture, and nextto improved public space linking therailway station to the city, the project hasbeen created as a striking centrepiece to abusy urban hub. The area is used by tensof thousands of rail and bus passengersevery day.  

Despite such a complex backdrop,project designers Chapman Taylor were notrequired to follow any local vernacularbuilding styles or special regulations,allowing them the freedom to design aconsciously modern and striking building,with the aim being to avoid creating a“pastiche of Wuppertal’s heritage,” as leadarchitect Yvonne von Salm puts it, “butrather to add to the city’s build legacy witha new layer, firmly rooted in the present.”

Through this artistic licence, thearchitects have formed a distinctive curved,undulating facade, clad with alternatingbrass panels and glass curtain walling,lifting the area’s look and feel alongside themajor ongoing works in the surroundingpublic realm.

The contractIt has taken six years in order to get to thispoint however, as von Salm explains. Shetells ADF that in 2014, the City ofWuppertal launched its largest post-warurban renewal project to date – the

redevelopment of the down-at-heel districtaround the railway station. The City ofWuppertal orchestrated a competition todevelop the brownfield land here, with theprocess requiring interested investors to putin a financial offer for the site, supported byan architectural proposal.

Says Yvonne: “Based on the financialstrength of the investor, Signature Capital,and the architectural quality of theproposal, the City then selected us as thewinning team to design the area’sregeneration.”

Having worked with Signature Capitalelsewhere, they were asked in this instanceif they would be interested in developing anexisting urban design scheme for the widersite, which was created by another firm.

ComplicationsAfter winning the contract, the architectswere presented with a series of challenges,beginning with the site, which requiredcomplex and expensive works beforeundergoing the building’s actualconstruction.

Once construction started, one such earlychallenge for the project was that the sitesits on solid rock, which had to bedynamited to allow for an undergroundlevel of car parking, service access andother facilities. “This was a timeconsuming, expensive, and tricky process,”tells Yvonne.

Another site challenge that followed thiswas to redesign the connection between therailway station and the city centre. “Therailway station was previously severed fromthe city centre by a dual carriageway, andpedestrians had to walk through anunwelcoming underpass,” says Yvonne.

The project architect in charge of a new architecturally adventurous flagship retail storein the German city of Wuppertal explains to Jack Wooler how the practice went aboutrevitalising a large brownfield site, and created a unique retail environment.

Because of this, that highway was loweredby 6 metres, and a new bridge made ofsteel and folded glass built, flanked on bothsides by retail/food and beverage pavilions.Yvonne adds: “The new bridge transforms the pedestrian experience,seamlessly linking the station with the city centre.”

A perhaps smaller, but still significantdesign challenge for the architects was toreduce the size of the public square infront of the railway station, and createwhat the architect describes as a “muchmore human scale.”

“We achieved this, for example, byproposing the relocation of the mainbuilding to bring it into closer focus,Yvonne explains.

A striking centrepieceNow complete, users crossing the new,improved public realm are greeted by thenew flagship store’s unique, amorphousand slanted facade, which achieves its aimof forming an architectural landmark inthe city.

The curved facade of brass panels first

draws the eye in with its intricacies – eachpanel having to be designed “individuallyand with care” because there couldn’t be auniform size and shape, each panel alsohaving a unique perforation to create adiscernible pattern from the variety.

Inspiring City Plaza’s exterior here wasthe city’s 18th and 19th century textilesboom, details Yvonne, the practice takingin influence from the yarns, fabrics andlace that were created here, as well as thecolouring of such materials.

“We decided to create a multiply,curving facade,” she says, “leaningoutwards at the upper levels by 4.6 percent (a total of 2 metres overall), whichresembles the folds of curtains.”

The architect explains how this curvedgold cladding, produced by German metalfacade manufacturer Pohl FacadeDivision, fits into the surroundingvernacular: “Our ambition was to presentWuppertal as a vibrant blend of the oldand the new – with a contemporary designfor a striking centrepiece building whichwould help to achieve that in a way whichwould complement the wider urban

context of impressive historical buildings.”She continues: “The design was selected

early on because of its ‘wow’ factor, andremained remarkably consistent fromearly concept stages through tocompletion on site.”

InteriorsA cantilevered brass canopy extends fromthis facade – designed in keeping with thebuilding’s geometry and using a materialpalette corresponding to the facade cladding– and into the ground floor of the newbuilding; users are thereby led into the mainentrance area.

Intended to cause an immediate reaction,Yvonne says that the “building serves as astatement of intent,” for the client, enablingPrimark to “raise its profile in Germany andreposition itself in the market.”

With the original brief being to housemultiple retail tenants and a hotel across itsfive above-ground floors, the building coversa 2,000 m2 plot, the extensive retailfloorspace distributed across four storeys.

clothing brand however to house the flagshipstore, with the tenant carrying out theinterior fit out. To add to the retail space,there are office spaces on level five, as well asthe basement garage and storage area on thelower ground floor.

Throughout the interiors, long sight-linesextend through and beyond the building, theexpansive glazing flooding the retail andoffice spaces with light. “Due to the fact thatit is a ‘solitaire’ building, and the extremelyflexible design concept,” says Yvonne, “we’vebeen able to integrate windows on all foursides wherever necessary, allowing sufficientnatural daylight into the building as andwhen required.”

By using specialised glass, the building’sglazing enables this abundance of naturallight without causing glare, as well asoffering heat resistant properties to controlsolar gain and help reduce energyrequirements in terms of cooling. Alongsidethis, the interiors make extensive use of LEDlighting to supplement the natural light.

Structural complexityThe entirety of this complex building wasfirst designed in BIM by the architects, with

the other contractors then able to make useof their model, as Yvonne says, “simplifyingthe process, preventing clashes, and saving alot of time on the development.”

“The curved and slanting facade was aparticular challenge here,” she continues, “ifit wasn’t for our BIM capabilities, it mightnot have been possible.”

Part of this complexity was the need tomake every panel individually, and ensure ittook its correct place in the overall pattern.To achieve this, each panel was numberedand allocated a position on the facade, whichshe says was “a very complicated process.”

The finished facade was constructed usingKME’s TECU brass (pre-burnished andlacquered) metal panels, and Thermoplus S1(optiwhite) glass from German manufacturerRisse Glass across the main building, as wellas Delodur (optiwhite) 8 mm across the glassentrance lobby to the store. This is built ontop of the 8.10 m x 10.60 m structural gridfound the basement; it’s 10.60 m x 10.60 mfor the floors above ground level.

This glazed mullion-transom facade isventilated from the rear, utilising mineralwool insulation, and clad with an underlyingmembrane. The facade itself consists of a

multi-part substructure and cladding withpre-burnished and lacquered copper andaluminium alloy composite panels. The facade’s brass panels are certified as an

environmentally friendly building product inaccordance with ISO 14025 and EN 15804.The brass material used is designed to bedurable for a long life, meaning that thefacade will require minimal maintenance orreplacement materials.

Uplifting the areaAccording to Yvonne, the city’s public havealready recognised the improvement thatthe scheme has brought about: “They arenow able to walk between the railwaystation and the city in a seamless and muchmore pleasant way, and they can also seethe way in which the square’s proportionshave become much more human in scale.”“More than that however,” she continues,

“the design of the building lifts the area. Itcreates new possibilities – people now dwelland watch the world go by over a coffee orwander around exploring in a space whichwas previously grubby, and functional. It’snow a positive experience just to stand there

and look around, and to appreciate the newsense of place that the design has created.”The architect tells ADF that the project

has also become a catalyst for furtherdevelopment in Wuppertal since itsconception, and is now a “key reference”for discussions about how to regenerateurban centres, during what she says is “aperiod of uncertainty about the future ofphysical retail.”This has been reflected by the sector too

– Chapman Taylor’s Düsseldorf studio,together with the investor SignatureCapital, won the prestigious global MAPICAward 2019 in the ‘Best Retail City CentreRegeneration’ category, the EuropeanProperty Award 2019-20 for ‘Best RetailArchitecture in Germany,’ and the GermanPolis Award 2016 in the ‘RegeneratedTown Centres’ category.As well as achieving such industry praise,

through its distinct and idiosyncratic designthe practice have succeeded in creating anarchitectural landmark in the city ofWuppertal, and have helped transform apreviously run-down area into a lively andattractive urban destination. �

Navigating central London via itsriver is not yet something thatmany Londoners do on a daily

basis. However more commuters are nowusing the MBNA Thames Clipper river taxiservice run by Transport for London fromBattersea to Woolwich, alighting to andfrom a striking new pier at Royal Wharf inthe East End. It’s the result of a client whowanted to go beyond simply creating apractical means of mooring this sizeablevessel, to creating a considered architecturaladdition to the city which provides newpublic space on the river. Ballymore and Oxley’s Royal Wharf is a

major new riverside mixed-use development

of low and medium-rise blocks includingaround 3,400 residential units, and locatedjust west of the Thames Barrier and southwest of City Airport. According to AlanDempsey, director at architects Nex—,Ballymore and Oxley “were looking forsomething different” when they appointedthe firm, who were in competition against aclutch of much larger practices. This explains why they had the

confidence to pick a firm with noexperience of transport infrastructure, butpossessing “a very clear vision for how thispier could address some bigger questions,”says Dempsey. It was to be much more thanjust a “bus stop,” he says, but would

“contribute to the city and the riverside interms of providing a meaningful publicspace.” In addition, the client was alsoattracted by the practice’s keenness tocollaborate, including with the marineengineers on the project, Beckett Rankine.The steel, aluminium and timber

structure replaces a derelict jetty withsomething with a great deal of architecturalmerit, but which also serves the practicalneeds of a new population of city dwellersliving in Royal Wharf but commuting toother parts of the city. It has also beendesigned as a public space in its own right,so serving the potentially conflicting needsof lingering visitors and commuters in arush was a key challenge for the architects.

A ‘dog leg’In Dempsey’s words, the client’s desire wasthat the pier should be “distinctive, highquality and memorable,” and that’s why“they looked for the design to be a closecollaboration between an architect and

engineer.” The key distinguishing aspect ofthe pier is its ‘dog leg’ structure, angling outto the east from the riverbank to atriangular public viewing platform pointingtowards the Thames Barrier, then backtowards the city, terminating in a floatingpontoon waiting area. This division initially came from an

architectural decision to break the pierdown into “more manageable distances,”says Dempsey. The pier needed to extend130 metres to reach water deep enough forthe Thames Clipper during all tides – thetidal range is high at that point of the river– but this would have made for a long, andperhaps oppressive walkway. He adds: “Wedidn’t want the sense of travelling down atunnel or a long series of gangways, it wasreally about opening up the expansive viewswherever we could.”With the decision made to separate the

pier into two sections, the architects decidedto design the first 40 metres as a generous“public promenade.” This is divided by a

It’s the result of a clientwho wanted to go beyondsimply creating a practicalmeans of mooring thissizeable vessel, to creatinga considered architecturaladdition to the city

clear boundary from a second gangwaysection more focused on efficient transportof pedestrians – this boundary providedboth by the viewing platform, and the sheerfact of the dramatic change in angle.The result is almost to provide two piers,

given they have two distinct horizons forusers – the public promenade in particular“draws upon ideas about British seasideand river piers, and the open horizons youget from them.” From the promenade,there’s an uninterrupted view east towardsthe Thames Barrier, thanks to the 162 m2

triangular viewing platform being enclosedwith a frameless balustrade of “ultra-transparent” glazing. Then as the pier headsback westwards, there’s a view ofGreenwich and Canary Wharf, also gainedthrough the 4.5 metre glazed wall of thecovered waiting area.

Experiencing the pierThe public promenade section is over 5metres wide – considerably more than the

minimum needed to get to and from apontoon. Dempsey says this will allowpeople to linger and look while commutersmove past them. “You might have 50people embarking or disembarking at rushhour, so there’s space for people who mightalready be there, moving at a slower pace.”The promenade also has a generous woodparapet designed for people to lean on; “itinvites pausing.”The 65 metre long gangway is more

enclosed than the public space, to protectcommuters heading further out into theriver, with a steel roof. Diagonally arrangedaluminium battens which have beenpowder-coated in a copper hue run alongthe sides, continuing from the publicpromenade section and echoing traditionalpier design. Rising above the parapet herehowever to support the roof, the walls’ability to let in daylight helps avoid aclaustrophobic feel while protecting usersfrom the elements. While narrower than thepublic section, the space’s 4 metre height

further avoids any sense of “feelingcompressed into a tube.”

In terms of structural engineering, thefirst span creating the public promenade isstraightforwardly broken into three sectionsof supports, with a pile at each junction,and the triangular platform is fixed ontofurther piles. However the gangway isfloating, like the pontoon, which has a pairof ‘dolphin’ piles holding it place in theriver. The gangway section, despite beinglonger, is a single span, a more pleasingvisual result which required “working veryclosely with the engineers to work out howwe could do it in one piece, rather than cutit up and bolt it back together on site.”

The pontoon that houses the waiting areais a neatly designed, rhomboid in planstructure which exploits the change in levelnecessitated in the second section of the pierby the first section being flat for the benefitof the public. Leaving the gangway, usersarrive at the top of wide wooden stairs

which continue around the space as seating,like a miniature amphitheatre, and are givena “nice overview of whole space.”

Users may also descend the final metreand a half to the floor level by a ramp,which wraps around the rear of the seatingarea; the ramp is separated from the seatingarea by a semi-enclosed timber screen wallthat offers waiting commuters protectionfrom the wind. Dempsey explains how thissuccessfully addresses the level change: “Wewanted to keep it as level as possible on thepromenade, so the challenge was how doyou design that ramp in an integrated wayso it feels a natural part of the pontoonrather than a separate mode of access stuckin the corner.” In the evenings the ‘wrapped’nature of the screened seating “makes for acomfortable space that people don’t feelintimidated to spend time in.”

The shelter’s form is “defined by its cutand folded butterfly roof,” say thearchitects, helping accentuate a feeling of

lightness by concealing the structuraldolphin elements behind compact servicezones enclosed in a light grey metalliccladding. There are four slender internalsteel columns, “more required to hold theroof down than hold it up because of windand tidal loads,” and wrapped in polishedstainless steel.

The roofline is sloped to take in directviews towards the towers at Canary Wharf,the O2, and beyond them the City ofLondon. The glazing that runs along the 12metre front elevation rises to around 4.6metres at one end, and has two openingsallowing users to access a viewing platform.

The mild steel roof is folded upwards likea butterfly for practical as well as aestheticreasons – aiding drainage, but also helpingto bring light into the space. As well asproviding an interesting form, light bouncesoff the water, causing reflections onto theceiling (which is powder-coated in a similarcopper colour to the aluminium battens)

and is reflected down into the space.Dempsey says that one of his keyinspirations throughout the design wasTurner, and the way the painter “incessantlycaptured the changing light on the river.”

MaterialsThe materials palette refers to both pierheritage and shipbuilding, and “speaks toboth the practical needs and maritimesetting.” The zig-zagging steel structure ispainted a dark, slightly bluish grey to offer acontemporary look that will weather well.The steel wall panels of the waiting area area pale metallic grey – to “kind of disappear,reflect the light and horizon, and leave theroof to appear to float,” says the architect.

Ekki hardwood timber, well known for itshigh performance in marine settings,features prominently, forming the steppedseating in the waiting area, and warming thespace. The timber is also used for handrailsalong the length of the pier, plus the

triangular sculptural seating on the viewingplatform that echoes the shape of thewaiting area pontoon.

LEDs mounted in the pier’s structureuplight the copper coloured battens,creating a sense of theatre at night time, andmounted under the parapet, illuminate theblack resin walking surface. The viewingplatform has LEDs running around theglazed perimeter and the timber seating.

ChallengesDempsey says the biggest challenge thedesigners faced was to ensure thecontractors delivered a level of finish toensure this public space would ‘feel’ highquality. “These are people who spend mostof their time making big steel plate andmarine structures. It was initially just achange to their mindset to get them tounderstand we were looking for a precisionthat was probably in excess of what theywere normally used to dealing with.”

Bridging the divide between normalmarine engineering and the level of tactilearchitectural quality that the architectsinsisted on was further challenged by thedesign and build project being built overseasbefore being shipped to site and craned intoplace. “A contractor could very easily havecome back and said they wanted to split itinto a number of parts or make certainchanges,” says Dempsey. “It took a lot of co-ordination and collaboration between theengineers and ourselves to complete thedesign to quite a significant extent – tomake sure the answer is really the onlyanswer anyone’s going to choose.”

The final product is a visually arresting,but somehow familiar structure in manyways, that both sits well in its context butbreaks with normal pier design to maximiseits location for all users. By allowing anarchitect to take the reins in an unfamiliartypology for them, the client has ensuredthat achieving a high quality finish has beenkept at the forefront. In so doing they’vedelivered a piece of exemplary newtransport infrastructure for London thatalso gives some exciting public space to thecommunity at large.

According to Dempsey, the project’ssuccess has been most visibly demonstratedby a visiting US delegation to a majormarine conference in late 2019, who alightedat the pontoon. “They were blown away tosee that this was the kind of infrastructurethat London produces.” This pier is animportant part of attracting more users towhat is a much more pleasant, as well aseffective, means to get around the city. �

Adedicated laboratory air managementsystem, supplied by TROX, has been installed to optimise safety and

environmental performance in a major new clinical and research facility. The TROX EASYLAB system, incorporatingTROX VAV controllers, specialist filters,grilles and diffusers, will assist Norfolk-basedQuadram Institute to meet the stringentrequirements for its world-class research.

To meet the complex and critical air management demands of the project,BuroHappold Engineering and SESEngineering Services worked in close co-operation with TROX UK to design andinstall the air management systems for thenew site.

During the design phase, wind tunneltesting was carried out to determine safe fumeefflux parameters for the scheme. TROX alsoanalysed the air terminal device requirementsof different zones in the building during thedesign phase, to determine the best possible

designs of grilles and diffusers to maintain theoptimum safe and comfortable workingenvironment for researchers, staff andpatients. To account for the specific researchoperations carried out in separatedepartments across the site, TROX workedwith the design team and other experts todetermine the most appropriate HEPA filtercells and diffusers, and installed specific roompressure control capabilities for theContainment Level 3 labs, and volume offsettracking controls for the Containment Level2 spaces.

The resulting TROX EASYLAB room airmanagement system installed in the new

facility ensures that supply and extraction ofair is optimised automatically in eachlaboratory to maintain safe workingenvironments. In addition, TROX VariableAir Volume (VAV) controllers ensure that theenergy efficiency of the building’s central airconditioning and cooling system is alsooptimized for best-in-class environmentalperformance across the site as a whole.

AET Flexible Space was contracted tosupply the innovative underfloor airconditioning (UfAC) system to 24 St

James Square. The brief for AET was tomaximise floor-to-ceiling heights within theconstraints of the original building whileproviding flexible air conditioning at eachfloor plate.The office space within 24 St James Square

was no longer fit for purpose and requiredsignificant refurbishment. The remodelling of the office interiors at all levels was drivenby seeking to maximise floor space and takefull advantage of views from the doubleaspect interior.In almost all cases, AET’s UfAC system met

the requirements of this refurbishment, andin any cases where the standard system didnot meet the specification, AET was able todesign bespoke elements to solve theproblems. Crucially, key architecturalelements of the building were preserved,including the original ceilings.

AET’s UfAC CAM-V system makes use ofthe space beneath a raised access floor tocreate the air ventilation path, eliminating theneed for ceiling-based services and associatedduct and pipework, and at the same timemaximising the floor to ceiling heights. Theunderfloor system creates a brighter andmore airy office environment, and also meansthat the services can be maintained at aneasily accessible level. AET’s UfAC systemsprovide far greater flexibility than ceiling-based air conditioning systems. Once anoverhead ceiling air conditioning system is

installed it is not possible to easily repositionthe air terminals. AET ‘s UfAC system is veryflexible, modular in design, and are installedat floor level, making it easy to install,maintain and re-arrange to suit the changingneeds of the workspace. AET’s Fantiles caneasily be relocated, offering huge savingswhen reconfiguring and adapting workspace.The 24 St James project has already won

the “Best Office Architecture London” awardat the 2019 International Property Awards.

Finding the formula for spaceBathrooms, often harsh and sterile placeswith poor acoustics and cold surfaces, caneasily be transformed into softer and moresensory places of recuperation.Typically, the main areas of focus within

bathroom design include materials, textures,colours and patterns. However, there areother aspects that also warrantconsideration. To do this, designers mustfirst understand the four key senses;auditory (sound), visual (sight), kinaesthetic(touch) and olfactory (small) and the impactthat these have upon wellbeing.

Establishing a sensory spaceLet’s start by looking at the visual senseand the impact that lighting has on us – in

particular preserving the sanctuary of sleep.Preventing overstimulation of this sensecan be achieved through opting forautomatic lights that cast soft light ontofeatures such as smart shower toilets andcisterns featuring orientation lights thatguide users around the bathroom space. Consider, too, auditory – an extremely

powerful sense and one that is constantlyworking to decipher information. Our earswork even when we’re asleep, with thebrain continuing to process the sounds itdetects, albeit in a different way. And whenwe are awake, we need to consider theimpact that irritating sounds could have onour mental wellbeing – a dripping tap ortraffic noise, for example.Managing the acoustics within a

bathroom is key, and there are several ways to ensure noise is contained within aspace, both inside the room and behind the scenes. Often overlooked, scent, which is

processed in the olfactory cortex of thebrain’s limbic system, has a strong effect onour experiences. Naturally, this can have anegative effect in the washroom. Lavatoryodours are generally dealt with by maskingunpleasant smells with harsh chemicalsprays. The latest thinking in odourextraction technology takes a moreinnovative approach, filtering the airwithin the space to neutralise unwantedodours, with the technology integratedseamlessly into the washroom solutionsand, therefore, in a way that’s unobtrusiveto the design. Finally, a deeper understanding of the

importance of touch has allowed bathroomdesigners and manufacturers to adapt andembrace the ways in which we interactwith our spaces and the technology withinthem. From heated toilet seats and remotecontrols to hygienic, presence-detectingflush mechanisms and no-touch taps, manybathroom features are becoming even moreuser-friendly and tactile.

The Northern General Hospital inSheffield chose Yeoman Shield firerated door protection systems to

refurbish doors in the Radiology Department.The configuration and refurbishment of

the department was undertaken to improvepatient flow, the overall environment and torationalise inpatient and outpatient areas tosatisfy privacy, dignity and capacity issues.

Yeoman Shield’s (Harrison Thompson)directly employed fixing operatives, who havebeen assessed as being competent to installsuch passive fire-resistant products by FIRAS,installed fire rated door protection panels,PVCu clad Glazing Bead Units and DoorEdge Protectors to various doors throughoutthe unit.

The addition of these products will preventimpact damage, extending the lifecycle of thedoors in turn reducing the amount of timeand money spent on repair and replacement,whilst contributing towards an aestheticallypleasing environment.

The doors in the hospital’s radiologydepartment were required to be colour codedto reflect the actual department areafunctions e.g. Fluoroscopy rooms denoted by Yellow.

With a wide colour palette available from Yeoman Shield, the door protection was able to be supplied in correspondingcolours, adding to the design and function ofthe department.

Valarie Jerome, is the eponymous nameof a new optometrist in Newbury,Berkshire. With a focus on eyecare

advice and guidance, rather than just the sale of multiple frames, the challenge forinterior designer Vicky Tallon, was to reflect this different philosophy in thebusiness’ premises. Vicky and Valarie weresoon joined in their design discussions byClare Sheffield, brand design consultant atStrong & Together.“Valarie had been thinking about

establishing her own business for some timeand had some clear ideas about what she didand didn’t want in her premises;” explainedVicky. “There are obviously certain ‘musthaves’ that have to be incorporated whendesigning an optometrists eg a comfortableand relaxed waiting area for patients, anadministrative area, somewhere for frames, tobe displayed and, of paramount importance,the clinical consultation area. Combiningthese into a relatively small area, that

allowed people to move easily to the different functions, took some careful design.It meant reconfiguring the interior to allow asmoother passage through the various stagesof a visit along with significant changes to the external fascia.”The result is a calm, chic boutique

ambiance, that includes clean, white linesaccentuated with light, copper coloured,industrial style display elements. Thespherical shape of an eye’s pupil is reflectedin many of the design components, not least

the business logo, and the decoration on therear wall of the main area. Vicky Tallon, interior designer, said:

“Working with Valarie and Clare has beenreally rewarding. Valarie knew what shedidn’t want and Clare really understands thata brand is not just a logo. You only have to watch Mad Men torealise sales and marketing moveswith the times and evolves within

the era it operates. During the 60s and 70s,we demonstrated how products worked, inthe 80s and 90s as media channels andcustomers became more sophisticated, wefocused on behaviours. Today, we use ourunderstanding of customer requirements toshape the ‘offer’ of tomorrow – identifyingproblems and developing solutions enabledby technical advancement, which allowgreater opportunities for integration.This is particularly true of the automatic

door and access control sector. Oncethought of as very different beasts,manufacturers are now recognising theirsymbiotic relationship, supported by thelikes of BACnet and KNX operatingsystems which have enabled access andsecurity solutions that easy to control andcan form part of an integrated buildingmanagement system.In isolation, both product types have

earned their place within key requirements.Powered pedestrian doors facilitateaccessibility, control environments, supportfire strategies and enhance building security.Access control systems enable improvedsecurity, controlling and regulating access,and flow of people to a building or sectionswithin it.The correct specification of access

control is imperative. It is important toidentify what type of system is required:what it needs to achieve, who are thepredominant users, and what access levelsneed to be set.There are four principal systems: stand

alone, proximity reader access, networked,and door entry.Stand-alone systems are by far the most

cost-effective means of controlling access topremises. All of the equipment necessary tosuccessfully secure an entrance is localisedto the door and access is granted uponpresentation of a valid code. A pre-determined code is manually entered into akeypad, which sends a signal to the door,

granting access for a short period of time.A proximity reader works in conjunction

with a proximity card and an accesscontrol panel. The reader emits a smallelectromagnetic signal known as an ‘excitefield.’ When an authorised proximity cardis brought within that field, it absorbs asmall amount of energy, effectivelyswitching the card on. It transmits a uniquenumber to the reader and verifies this withthe control system. Networked systems are complex but

provide a platform for significantly greatercustomisation – determining security levelsand monitoring usage. With a networksystem, all locally controlled doors arewired together, creating a communicationpath managed by a computer interface,which runs specific access control software.This offers higher levels of security that canmeet the requirements of each specific areaand can often be managed by a remotecontrol on a PC or mobile device.A typical networked system can be

programmed for mandatory or role-basedaccess. Mandatory systems provide accessto classified personnel and are commonly

used within police or militaryestablishments. Role based is more oftenused in larger organisations where securityis extensive but granted based on individualroles. The advantage here is that screeningcan be reduced for those people requiringaccess to non-secure areas.Door entry systems are utilised on secure

doors through which visitors cannot gainaccess via the access control system. Theyallow visitors to draw attention to theirarrival via a call button, which alerts asecurity desk or reception to their presence.Call panels can be speaker-based but astechnology advances, very sophisticatedcamera images can also be communicated.Access control systems can be simple or

sophisticated – from digital keypads tobiometric devices activated by a pre-programmed fingerprint or retina scan.It’s perhaps easy to understand then, why

automatic doors and access controlproducts make perfect partners. As securitydemands increase against a backdrop ofsocietal threats such as counter terrorism,industrial espionage and the need to protectvulnerable people and children, oursolutions and systems need to speak to eachother effectively.

There are also practical day-to-day benefits.When combined, they can control dooropening speeds, ‘hold open’ times andclosing speeds and forces to ensure thatonce opened, door return to its secure state consistently.A common question arises when access-

PROJECT ANALYSIS At the beginning of 2019, in the center of thePolish city Łodz, opposite to one of the city’sbiggest buildings – the neo-baroque IzraelPoznański’s palace, a new four-star hotel was inaugurated under the Puro brand. Thehotel has 136 rooms, a restaurant, a bar on

the roof-garden with a view to the city,conference rooms and even a cinema called“Cinema Paradiso”. The interior wasdesigned by the London based firmSuperfutures. The impressive interior designfollows the artistic and cinematic tradition ofthe city and the strategy and tradition ofPuro’s parent company Genfer.As a project that strategically wanted to focuson design, aesthetics and functionality, Alufireproducts were a perfect fit.

THE SOLUTION The frameless fire-resistant system, AlufireVision Line (AVL) was chosen to complete thesophisticated and modern interior of Purohotel in Łodz. The AVL system was usedamong others to complete the obstacle-freeviews from the corridors, staircase and somerooms to the internal atrium. Mounted on theedge of the ceiling without handrails due tothe incredible 1000N/m of force sustained,AVL gives the possibility of creating wide,undisturbed view lines optically enlarging thespace and allowing natural and artificial lightto reach more spaces. This solution’s primaryfunction though is restricting and resistingfire, up to 60 minutes. And AVL ensures in this project too, the safety of people in a fire emergency.

Although a requirement for most newdevelopments, other – often forgotten– planning measures encouraging

sustainable drainage (or SuDS) also apply tonew or replacement paving around existingproperties. They are explained in brand neweditions of Interpave’s ‘Permitted Paving’ andother guidelines, which are now available todownload via www.paving.org.ukOriginating from the government-backed

Pitt Review, various requirements for SuDSaffecting retrofitted new and replacementpaving were put in place through changes toplanning rules in England, Scotland andWales some time ago. But the growingawareness of the importance of SuDS andpermeable paving in the fight against floodingmeans increasingly robust enforcement bylocal authorities today.Before these changes, paving anywhere in

a garden related to a ‘dwellinghouse’ orwithin various non-residential properties,using any materials, was considered to be

‘permitted development’ – effectively, anautomatic planning permission withoutneeding a planning application. But theserights no longer apply to new or replacementdrives or other paving between a house andthe street, or within industrial, warehouse,office and shop premises – unless it ispermeable paving or drains water onto apermeable area within the property. Otherwise planning permission will be

needed but – with the latest national and localplanning policies encouraging or requiring

SuDS – unlikely to be granted. For example,the Greater London Authority includes astrong presumption against impermeablepaving in its proposed planning policies.For more information, download the

It’s over three years since theGovernment chose to abandondedicated requirements for SuDS on

new developments in England using theFlood and Water Management Act.Instead, the latest National PlanningPolicy Framework calls for SuDS ondevelopments of 10 or more dwellings orsimilar scale non-housing schemes, and forit to provide multifunctional benefitswhere possible. These measures are now being applied

and enforced with increasing effectivenessby local planning authorities, throughlocal policies and guidelines. Even the2019 National Design Guide fordevelopments considers that: “Well-designed places have sustainable drainagesystems to manage surface water, floodrisk and significant changes in rainfall.”

Dedicated SuDS requirementsHowever, last year the Welsh Governmentdid implement Schedule 3 of the Act. Newmeasures include the establishment of aSuDS Approving Body (SAB) within eachlocal/unitary authority. SAB approval isrequired for drainage systems on new andredeveloped sites, and the SAB will berequired to adopt and maintain approvedSuDS that serve more than one property.In Scotland, 2011 regulations simplyrequire surface water drainage systemsfrom new developments to dischargewater to the environment through SuDS.In addition, other – often forgotten –

changes to ‘permitted development’ rightsfor new or replacement paving aroundexisting properties are now being moreeffectively enforced. They apply to homesand also industrial, warehouse, office andshop premises, unless permeable paving or apermeable area within the property is used.Otherwise planning permission will beneeded, and this should be refused – withlocal policies requiring SuDS now appearing.For example, the Draft London Plan states“Development proposals for impermeable

paving should be refused where appropriate,including on small surfaces such as frontgardens and driveways.”

Natural drainageAs the new Welsh National Standardsexplain: “The SuDS approach mimicsnatural drainage, managing surface runoffat or close to the surface and as close to its source as practicable.” By its verynature, concrete block permeable paving is uniquely placed as an essential,attractive, surface-based, multifunctionalSuDS technique.

Of course, all developments need paving,whether for pedestrians, vehicles or otheruses. CBPP simply combines well-drained,safe and attractive surfaces for a widerange of applications with attenuation,storage, treatment and conveyance ofrainwater – by its very nature requiring noadditional land-take. Fundamentally, CBPPcaptures the rainwater that falls upon it(which is immediately removed from thesurface) and can also handle runoff fromroofs and other impermeable surfaces. CBPP attenuates and treats this water

before infiltrating gradually into the groundor, where ground conditions precludecomplete infiltration, discharges a delayed,gradual flow of clean water, either at thehead of a SuDS management train or to aconventional drain system or watercourse,so improving water quality and reducingdownstream flooding. CBPP is therefore anessential part of any development,irrespective of the drainage regime.

Defining urban characterOf course, paved surfaces help to define thecharacter of any development. The growingchoice of CBPP products available fromInterpave manufacturers – with numerous

shapes, styles, finishes and colours – allowsreal design freedom. At the same time,CBPP can provide a completely level, well-drained, firm and slip-resistance surfaceaccessible to all, without the need for cross-falls, channels, gulleys or otherinterruptions. Rainwater ‘ponding’ iseliminated, reducing the risk of ice formingon the surface and preventing splashingfrom standing water.As a result of its unique capabilities,

CBPP offers designers the exciting potentialof a gradual supply of treated water forsafe, open SuDS features downstream. Thiscan be integrated with landscape designand promotes biodiversity. The challengefor architects is to fully integrate SuDS andCBPP into their schemes from the verystart. As the RIBA’s 2014 report ‘Building aBetter Britain’ pointed out: “For too long,we have been designing water out of ourtowns and cities when we should have beendesigning it in,” and stresses the need to:“start putting water at the heart ofdiscussions about what makes places greatto live in.”

At 600 acres, Central Park,Avonmouth, Bristol is a warehouseand distribution development,

strategically located between the M49motorway on its Eastern boundary and theA403 to the West. A 40 acre site has beenbuilt by Berberry, a privately owned propertydevelopment and investment company. Theydemanded the contractors achieve the highestenvironmental standards for the surfacewater drainage systems installed. With areas designated for HGV access

and hard standing, car parks and areasaccessed by smaller commercial vehicles, theroad and yard surfaces employed includedconcrete, asphalt and block paving. Thismeant various types of surface channellingwere required by the contractor, ChurngoldConstruction, to ensure the drainage needs of the site as a whole. Hauraton systems;RECYFIX® HICAP®, FASERFIX® SUPER,RECYFIX®MONOTEC and ENVIROKERBwere chosen to meet the drainage

requirements. FASERFIX® SERVICE channelwas also specified to house cables and coolantpipe-work. Three sizes of RECYFIX® HICAP®

F–1000, 2000 and 3000, were selected, allwith a loading category of Class F900(900kN). This system was used to drain theHGV access and hard standing concretedareas. All the channels supplied are made ofRECYCLED polypropylene (PP) with fixedductile iron, 14mm open slot inlets finishedwith KTL, a rust resistant coating.The asphalted areas accessed by HGVs and

smaller commercial vehicles were drained by22 metres of FASERFIX® SUPER 100 FibreReinforced Concrete (FRC) channels fittedwith Class F900 ductile iron gratings. Thesechannels feature metal protection along theirtop edges, not only does this detail provideexceptional wear resistance and increasedload bearing capability, the components areso strong, even prior to installation they areable to endure the rigours of building sites.

In total 82 metres of RECYFIX®

MONOTEC 100x230mm (Loading categoryClass D400) were used to drain the car parkblock/asphalt surfaces. As well as the surfacedrainage products supplied, 13 metres ofFASERFIX® SERVICE 300 channels withClass E600 ductile iron covers were installedproviding protection for cables and coolantpipe-work to two condenser units.
