metrovation :: WHO WE ARE
Our company, founded over 25 years ago, is the
successor to Terranomics Development, upon
whose 30 years of success we build. We take a fresh
approach to every project to complement and add
value to the specific environment.
The company and its principals have developed or
redeveloped over 3,500,000 square feet of buildings
and currently hold approximately 2,250,000 square
feet of retail, office, hotel and residential properties.
Metrovation has transformed previously underutilized
areas into thriving communities infused with economic
vitality. From Downtown Red Bank and The Grove at
Shrewsbury in Central New Jersey, to the Ironworks
District in Oakland, California and Crossroads in
Bellevue, Washington, our properties have revitalized
their neighborhoods, communities and regions.
METROVATION IS A PRIVATELY OWNED SPECIALTY REAL ESTATE DEVELOPMENT COMPANY. WE CONCEPTUALIZE, CREATE, MARKET AND MANAGE UNIQUE PROPERTIES THAT BRING NEW LIFE AND NEW POSSIBILITIES TO PLACES.
Metrovation combines a market-driven
approach with intense hands-on management
and leasing. We build success by developing
the right mix of tenants to achieve long-term
stability, value and adaptability to market
conditions. We do this in every project we
undertake, whether it’s a retail, office or
mixed-use development.
Our driving force is to make places vital.
Slightly unorthodox, always original,
Metrovation has created compelling,
energetic properties that stimulate growth
while remaining true to the character of the
communities in which they are located.

core investments ::WEST SIDE ARTS DISTRICT
A showpiece in the District is the Two River Theater’s
spectacular home and performance space. The Red Bank
train station is also at the center of the District. It is a
landmark building, now thoroughly modernized, which is one
of the busiest commuter stations between New Jersey and
New York City. Close by, the New Jersey Transit Bus Depot
and the Yellow Car Taxi Company make this District
a transportation hub.
The Anderson Building is an 1920’s warehouse building that
will be transformed into a 40,000sf office and retail building.
Located directly across the street from the Red Bank train
station, this project will exemplify Metrovation’s commitment
to redeveloping mixed-use properties in urban settings.
RED BANK’S ARTS & ANTIQUE DISTRICT IS RICH IN CULTURE AND HISTORY. IT INCLUDES THE HISTORIC COUNT BASIE THEATER, THE MOLLY PITCHER INN, AND THE GALLERIA— A COLLECTION OF ANTIQUE STORES, UPSCALE SHOPS, RESTAURANTS AND OFFICES IN A TURN-OF-THE-CENTURY BRICK FACTORY BUILDING.
Other Metrovation projects in the neighborhood include
25 Bridge Avenue and West Side Lofts, a state-of-the-art
mixed-use development completed in 2015.
The West Side Lofts project features 91 residential units,
live work spaces and shops designed specifically as a
cluster of specialty retail and restaurants to complement
the character of the Arts & Antiques District of Red Bank.
The project is anchored by retailer, West Elm
and Triumph Brewery.
These projects represent the ideals of smart-growth
by tying into and enhancing an existing neighborhood
arts district and supporting the revitalization of mass
transportation, centered around Red Bank’s train station.

core investments ::PROPERTIES EAST
The Grove at Shrewsbury is Metrovation’s premier property
in Central New Jersey. It is the dominant center in the region,
serving the high income households in the Monmouth County
region and beyond. The 150,000 square foot lifestyle center
is a magnet for upscale shoppers who enjoy its garden-filled
streetscape environment.
The Grove’s development and success led to Metrovation’s
involvement in nearby Red Bank. Here we have been a major
factor in revitalization of the downtown with the development
of several key properties on Broad Street and beyond.
Metrovation developed another successful lifestyle center
south of Red Bank in Sea Girt, New Jersey on Highway 35.
Brook 35 Plaza has helped define a newly emerging region.
THE GROVE AT SHREWSBURY IS THE NATION’S FIRST CENTER CALLED A “LIFESTYLE CENTER.” THE MIX OF THE BEST LOCAL SPECIALTY RETAILERS AND OUTSTANDING REGIONAL AND NATIONAL STORES DRAWS AFFLUENT SHOPPERS FROM MONMOUTH COUNTY AND BEYOND. FROM THE FIRST YEAR OF OPERATION, THE AVERAGE SALES FOR FASHION RETAILERS HAVE INCREASED EACH YEAR.

Unique and successful Metrovation retail developments
include: Crossroads in Bellevue, Washington; Santa Rosa
Southside in Northern California; and Five Points Plaza in
Huntington Beach, California.
Hotel Healdsburg is the highly acclaimed jewel of Healdsburg,
California that epitomizes the inviting sophistication of the
North Sonoma Wine Country and is a key component of
the downtown.
Metrovation’s properties make up most of the Oakland
Ironworks District in Oakland, California. Located near Jack
London Square, The Ironworks District is a collection of
repurposed industrial buildings set in a vibrant environment
and filled with interesting tenants. The award-winning 200
Second Street, in the nearby Jack London District, was also
developed by Metrovation.
Two of our San Francisco office buildings are within the
South of Market (SoMa) area in superior locations which offer
multiple opportunities. At 650 Fifth Street in San Francisco, the
area is building all around us. Our property is across from the
Caltrain station which connects the City to Silicon Valley. It is a
few blocks’ walk from the San Francisco Giants’ ballpark and
the surrounding loft and retail district. Our current plans for
this property include Hotel SoMa, now in the planning stage.
THE VARIETY OF METROVATION’S WEST COAST PROPERTIES ILLUSTRATES THE BREADTH OF OUR DEVELOPMENT EXPERTISE.
Metrovation’s 230 California Street is an historic building
located at the foot of California Street in San Francisco’s
most prestigious business district. We are completing
redevelopment, which includes an exciting new restaurant,
sidewalk and lobby renovation, and redesigned offices.
We are continually improving our properties in keeping with
our belief that a property is never “finished” but always in the
process of “becoming.”
