1.3 ProductionProcess.

WhitleyManufacturingproducesavarietyofbuildingtypesofvarioussizes.Ourproductionprocessandfacilitiesareuniquelydesignedandconfiguredtomeetthe challenges of constructing diverse building types successively orconcurrently. AttheSouthWhitleyfacility,oneproductionfacilityisdedicatedto technically demanding customprojects. Buildings canbe assembledwithinthefactoryastheywillsitonthesite.Bybuildinginplace,weensurecontinuityof materials and finishes between the modules that comprise the building.Pieces of angle iron are welded to the integrated frame of each building andalignedatthefactorypriortofinishingwork.Whenunitsarriveatthesite,thisangleironcanbematchedtoensurethatmodulesarelevelandsetastheywerebuilt.

Byutilizingmultipleproduction lines, it ensures thatweareable to reallocatelaborandresourcestoalargeanddemandingproject,ortodeliverabuildingon



an aggressive timeline. DIVISION03CONCRETEWhitley Manufacturing has the capability to offer a lightweight poured concretefloor that is installed in the factory and finished at seam-lines in the field. Thepoured concrete floor is available in a variety of thicknesses andwith reinforcingbasedontheclient’sspecification.Theavailabilityofaproductionfacilitydedicatedto custom projects allows ample time for the curing of the concrete withoutimpedingsubsequentproduction.Concreteispouredoversteelb-deckweldedtoeachmodule’sintegratedsteelframeand provides a strong base over which finish flooring can be overlaid. Thiscapability offers clients the ability to specify high floor loading values and non-combustiblebuildingtypes.Anotherconcreteflooringoptionallowsforslab-on-gradeconstructioninsituationswhere a slab is to be poured at the project site (this may be specified incircumstances where poor soil conditions dictate prohibitively large standardfoundations). Threedimensionalmodularunits canbe constructed in the factory



withtheirflooringomittedandshippedtothesiteviaaremovablecarrier. Atthesite,unitsareremovedfromtheircarrierandsetatopthesite-pouredslab.DIVISION04MASONRYBuildingsrequiringmasonryexteriorfinishescanbeproducedinthefactorywhencircumstancesortheavailabilityoflabordictates.Amasonryveneerproductcanbeapplied inthe factory forshipmenttothesite. Thematerial isheldbackatseam-linesandcanthenbefinishedon-site.Whenmasonry finishes are tobe appliedat the site, sheathingof the appropriatestrength and type and required vapor / thermal barrier will be installed at thefactory,allowingforquickandefficientapplicationofmasonryon-site.IfmasonryorCMUstructuresneedtobeincorporatedintoamodularbuilding,themodular design team can account for this to streamline the construction process.For instance, if a masonry elevator tower is to be positioned at the center of amodularstructure,thebuildingcanbedesignedsomodularunitsbuttflushagainstthe site-built structure for quick completion of the building, preserving theacceleratedtimeline.DIVISION05METALSWhitley Manufacturing has the unique capability of offering custom fabricatedmetalwork to modular building clients. Whitley Manufacturing maintains an in-house,on-sitesteelfabricationshopandateamofwelders.Onallmodularbuildings,thisfabricationcapabilityallowsforthecustomizationofthebuilding’sintegratedstructuralframe. Whereasothermanufacturerspurchasestandardframesfromathird-partyvendortoconstructtheirbuildingupon,WhitleyManufacturing can customize the strength, size, and placement of structuralmembersontheframesofallbuildings.These capabilities offernumerousbenefits to clients. As frames aredesignedperthelayoutofeachbuilding,additionalsupportcanbespecifiedbelowrestroomsorother areas where there will be increased floor loading. Providing additionalsupportbeneaththeseareashelpstoensurethestructuralintegrityofthebuildingwhen it is set at the final project site – and maintains this structural integritythroughoutthebuilding’slifecyclebyensuringthatpropersupportisprovided.As the frameof amodularbuilding serves as the sub-floor, orbase, onwhich thebuilding is constructed, its design is vital to the transport of the building. Thecustomization of frames allows our engineers to exert some control over forcesacting on the buildingwhile it is in transit. Thisminimizes any adjustments thatmayneedtobemadetothebuildingwhenitarrivesonsite.Properframesupportisalsointegraltoourcapabilitytoinstallhigh-endfinishesatthefactory. Ceramiccanbeinstalledandgroutedatthefactorywithoutfearofcrackinganddamage,duetothepropersteelsupportstructurebeneaththeunit.



Frame design can also be used to the client’s advantage at the site. In instanceswhere soil conditions might dictate large, costly footers and piers, the framestructure canbe custom fabricatedwith additional strengthanddesigned to spanlongerdistances,thusreducingtheamountoffoundationworkrequiredatthesite.Customsteel fabricationcanalsobeusedto fabricatewall,roof,andfloor framingmembers. This allows for expanded design optionswith customwall and ceilingheightsandthicknesses.Ourfamiliaritywithsteel-framedconstructionallowsustobuildanumberofnon-combustiblebuildingtypesasrequiredbyclients.Our steel fabricating capabilities also allow us to provide a variety of protectivestructuresandsteelenclosures. Theseenclosuresorvaultscanbeusedtoprotectorshieldavarietyofequipmenttypes,protectingthemfromeitherdamageortheftfrom the outside, or protecting the building’s occupants from potentially harmfulsideeffectsoftheequipment’soperation.Ourfamiliaritywithsteelconstructionandtheabilitytocustomfabricateandweldallowsustoprovidethemostcomplexandsensitiveofshieldedvaults.Weproduceradiation-shielded vaults that house the latest in oncology equipment, radiofrequency shieldedmagnetic resonance imaging facilities, and explosion resistantbuildings that protect employees at hazardous work sites and armed forcespersonnel.DIVISION06WOOD,PLASTICS,ANDCOMPOSITESWhitley Manufacturing builds a variety of standard wood-frame buildings. Ourdesign expertise allows us to utilize economical wood-frame construction in avariety of building typeswith the inclusion of fire suppression systems, includingmulti-storybuildings,STC-ratedbuildings,andprogressivecollapsedesigns.Woodframe construction can be used in conjunction with steel structural members toproduceflexible,openclearspanbuildingsforrapiddeploymentandversatileuse.Bothinteriorandexteriorfinishescomprisedofwood,plastics,andcompositescanbe applied within the factory or prepared for site installation. Refined plasticproducts such as vinyl composition tile, which offers durability and ease ofmaintenance,canbelargelyinstalledatthefactorywhilebeingheldbackatseam-lines, preserving accelerated delivery schedules while still offering visual andaestheticappeal.DIVISION07THERMALANDMOISTUREPROTECTIONDesign of a robust and energy-efficient building envelope is an integral part ofmaintaining energy efficiency and holding building lifecycle costs in check.Similarly,adequatemoistureprotectionplaysamajorroleinpreservingindoorairquality. With an in-house design group, thermal andmoisture protection can beoptimized to balance up-front construction costswith building lifecycle operatingcosts.



These issuesareaddressed in-plant throughtheuseofvarious insulation types tobestsuitprojectspecifications.Beyondstandardinsulation,WhitleyManufacturinghasthecapabilitytoofferuniquethermalprotectionmethodssuchassprayed-foaminsulationwithinthefloorandwallsystemswhichexpandstofillanythermalvoids.Other strategies include both active and passive protection ranging from theelimination of thermal voids, adequate sealing of seams and penetrations, andprotectivewrapsandbarriers.DIVISION08OPENINGSWithin the factory,WhitleyManufacturinghas thecapability to installavarietyofdoors and windows within structural openings. Our in-house design andpurchasing/procurement teamhave thecapabilityofaccommodatingspecializeddoors andwindows inmodular structures. Weworkwith STC-rated, blast-proof,insulated, anddoorswithavarietyofprotective shielding’s. Asa custombuilder,even specialty items such as pocket doors, or doors and windows with specialtyhardwarecanbeinstalled.Toensuretheexceedingqualityofthefinishedproduct,weofteninstallourframeswithatolerancetoallowfortheinevitablemovementofthebuildingduringtransit.Uponarrivalat thesite, the framecanbeadjusted, thedoorhung,and finish trimapplied.Our procurement staff and experience with custom projects allows for factoryinstallation of specialized doors and hardware. This ensures that all Openingsbenefit from the efficiencies of off-site construction: cost savings and consistentlaborrates,extensivequalitycontrol,andanacceleratedtimeline.DIVISION09FINISHESOur approach to theotherFacilityConstruction SubgroupDivisions, coupledwithour unique production process and extensive quality control, safety, and projectmanagementprograms,allallowforWhitleyManufacturing tooffer installationoflabor-intensiveandhigh-endfinishes.Avarietyofwallcoveringscanbeinstalledinthefactory,rangingfromeconomicalvinylwall coverings, through fire-rated gypsumproducts, up todurablematerialssuchasFRP.Bycustomfabricatingthesteelintegratedframeonwhichthebuildingsits,alevel,solid,andsteadysurfaceisprovidedasabaseuponwhichtobuild.Thissameframesystemalsoallowsforthebuildingtotravelwithrelativelylittletraumatoinstalledmaterials.Allthesefactorscombinetodeliverqualityandsavingstotheendclient,asthebuildingarrivewithouttheneedforre-work,preservingboththescheduleandbudget.The added support of custom fabricated steel framing is also integral to theinstallationofbathfinishessuchasceramictileandflooringcoveringsofalltype.A



major benefit of off-site modular construction is the time savings and consistentcostswhich it delivers. Specialty finish contractors such as ceramic tile installersare often highly paid and may be subject to very limited availability, especiallyduringthepeakconstructionseason.Byofferingtheseserviceswithinthefactory,WhitleyManufacturing can further reduce timelineswhile offering an economicalalternative to contracting the work at the project site. Through our customconstructioncapabilities,theworkisdeliveredwithahighstandardofqualityandconsistency.DIVISION10SPECIALTIESSpecialtyitemswithinaprojectcanoftendelaytimelinesandpushbackthedateofoccupancy. By theirnature, specialtiesare subject to limitedavailabilityand longlead times. With an experienced procurement / purchasing team andcomprehensive, in-houseprojectmanagement,WhitleyManufacturing canquicklyidentifyspecialtyitemsandarrangeforthemtobeinstalledwithintheproductionfacility. Our strong relationship with material manufacturers and distributiongroups,weareabletoidentifyandsourcespecialtyitemsforclientsandeithershipthemwith the building or install them prior to delivery. Specialty items offeredinclude marker boards, signage, modesty partitions, corner guards, lockers,specialtystorage,screens,blinds,andotherbuildingaccessoriesasnecessitatedbytheclient’sdesignandspecification.DIVISION12FURNISHINGSTo further streamline the construction process and preserve the integrity of theconstructionschedule,WhitleyManufacturingcaninstallfurnishingsandcasework,orpreparethebuildingfortheirinstallationon-site.Atthebeginningofthebuildingprocess, our project teamworks closelywith the client and their design team (ifapplicable) to identify furnishingswhichcould logicallybe installed in the factory.These items will be procured byWhitleyManufacturing and installed during thefinishingphases,priortothebuilding’sshipment.Insomeinstances,theconstructionprocessmaybefurtherstreamlinedthroughtheomissionof items. For instance, if caseworkconceals anelectricalboxwhichwillneedtobeaccessedon-site,itmaybedeterminedthatintheinterestofexpediency,theitemshouldbeomitted.Itemswhichcannotbeprudentlyinstalledatthefactorycan be prepared for. Preparation can include the installation of bracing or theframing of a rough openingwhere theywill be placed later. For items requiringelectricalconnecting,conduitorwirechasecanbeinstalledtosimplifythepullingofwireatthesite.Thesizingofelectricalpanelswilltakeintoaccountfurnishingsthatmaybe installed at the site. In thismanner, the customerbenefits from the timesavingsofmodularconstruction,evenwhenworkmustbeundertakenatthesite.DIVISION13SPECIALCONSTRUCTIONAlthough Whitley Manufacturing specializes in permanent, custom, modularconstruction, the company has the capability to produce buildings intended forfuture relocationorwith a temporaryuseperiod inmind. These facilities canbe



builttospecificationtosuitthedesignneedsoftheclient,constraintsofthesite,andtosuitthepurposebeingaddressedbyconstruction.DIVISION21FIRESUPPRESSIONWhitley Manufacturing can build to suit custom needs, in both wood frameconstructionandsteel-framedconstruction.Ifthebuilding’suse,orbuildingcodesandordinancesdictatetheinclusionofafiresuppressionsystem,thenthebalanceof the system can be installed in the factory. Based upon the specification, thedegree of completion can be determined by themanufacturer and the client andtheir design team (if applicable). A typical fire suppression system installationwould include the piping for the sprinkler system being installed above the gridceiling framing and the sprinkler fixtures being provided aswell. At the site, thesystem can be quickly connected to site-installed risers and tested prior tooccupancy.DIVISION22PLUMBINGThe production team at the factory features plumberswhowill installwaterlinesandfixturesthroughoutthebuilding.Duringthedesignphase,thein-housedesignteamwillworkwiththeclienttostreamlinethedesignandoptimizetheplacementoffixtures,minimizingthenumberofconnectionsthatmustbemadebetweenunits.Manifoldworkandconnectiontositeutilitiesisthenperformedatthebuildingsite.Whitley Manufacturing also has the capability and experience to install highlyspecializedplumbingsystems. Anexamplewouldbethecomprehensiveplumbingsystem required for a dialysis clinic. The factory is capable of providing thenumerous supply lines to the individual dialysis stations, as well as specialtyplumbingtoaccommodateR.O.,acid,andbicarbonateusedinthedialysisprocess.DIVISION23HVACWith thebroaddiversityofprojectsbuiltby the company,WhitleyManufacturinghas the capability and experience to install a myriad of different HVAC systems.From self-contained, economicalwall-mount units, to split systems, roof-mountedunits, individual through-wall units, to specialized medical chillers, WhitleyManufacturingisabletoaccommodateavarietyofHVACsystems.Basedontheneedsoftheclient,desiredperformanceofthesystem,andlogisticsofthebuilding, theHVACunitmayneed tobe installed at the site. In this instance,ductwork, diffusers, return air grilles, thermostats and controls can all still beinstalled,andtheHVACunititselfmayevenbeprovidedforsiteplacementandfinalinstallation(i.e.tobemountedontheroof).Our capabilities extend toworkingwithnon-HCFCbased “green” refrigerants andzoningseparateareaswithindividualcontrolstoprovideoptimalthermalcomfortfor the building’s occupants and users. Even complex systems can be providedwithin the factorysetting. For instance, radiation therapyrequires theuseof twomedical-gradechillersandtwoautonomousairhandlerslocatedabovetheceiling.



DIVISION26ELECTRICALThe factory can supply electrical systems installed by qualified professionalsmeetingeventhemoststringentrequirements. Wehavethecapability toprovidewiringandelectricalfixturesofavarietyoftypesasrequiredforindividualprojects.We are experienced with MC cable, EMT systems, blast-proof and hospital-gradereceptacles, and the complex electrical requirements of the latest medicaltechnologies.Electriciansarecostlycontractorsandthesituationcanbeexacerbatedduetothelackofqualifiedpersonnelor their limitedavailabilitydependentupon the siteofthebuilding. By installing thebalanceofreceptacles, fixtures, lighting,andwiringruns at the factory, the electrician at the site need only make cross-seamconnections,finishthehomeruns,supplyandwirethemainpanelandconnectittothesiteutilities(dependentuponthescopeofworkdesignatedbythecustomer).WhitleyManufacturingcanprovideinformationandassistancetoclientsseekingtopursue alternative energy solutions as well, ranging from photovoltaic arrays tosolarthermalandwindturbinetechnology.4.0QUALITYCONTROL+SAFETYPROGRAM4.1QualityControlProgram.WhitleyManufacturing iscommittedtodeliveringabuildingof thehighestqualitywhilepreservingthesafetyofworkersinthefactoryandon-site,aswellasstudentsandfacultyofthecollege.

Our Quality Control Program consists of a two-phase inspection and qualityassurance program. We are inspected at regular intervals by our third-partyengineering agency, T.R. Arnold and Associates of Elkhart, IN. They inspect forsafetyandbuildingcodecomplianceaswellasthequalityofworkmanship.

Furtherdaily inspectionsandongoingmonitoringareundertakenbyour in-houseQuality Control staff. This ensures accountability for the work performed andquicklyhighlightsandremediesanyissueswhichmayneedtobeaddressed,beforetheycanaffectthescheduleforcompletion.Theentireprojectteam,incorporatingEstimating,Operations,Engineering,Purchasing,QualityControlandSafety,ProjectManagement,andProductionmeetsregularlytodiscussworkcompleted,adherencetoschedule,itemsthatrequirespecialattention,itemsthatrequirecorrection,andadvisetheclientsofprogress.

Dailyprogressphotosofworkcompleted,andwork-in-progressallowtheclientandother contractors to view the construction process as it occurs. If any issuemay



arise, this allows for it to be addressed and corrected immediately, while thebuilding is in the factoryandworkcanbecompletedeasily. Thephotosallowforreview and comment by the entire project team on a continual basis throughoutconstruction.Accountability is stressed through weekly meetings. An intensive pre-projectplanningprogram identifies anyaspectsof thedesign thatmight slowproductionand solutions to these, ensures the availability of material within the allottedschedule, and identifies and remedies any safety concerns thatmight existwithintheproductionfacilityoratthesite.4.2SafetyProgram.At Whitley Manufacturing, the safety of employees, contractors, and the generalpopulationattheprojectsiteisoftheutmostimportance.

Within the factory setting, workers perform their job out of the elements,eliminating accidents caused or exacerbated by inclement weather, as well asprotecting exposed materials from the elements to prevent the future growth ofmold,mildew,andotherenvironmentalhealthhazardsthatcaninfiltratestructuresthatareexposedtotheelements.

Allwork iscompleted incompliancewithOSHAoccupationalsafetyrequirements.Workers utilize modern building equipment and assemble the structure usinginnovativetechniques. Constructionsafetyequipment isrequiredandavailableatallworkstations.

Additionally, Safety Committee members (comprising factory group leaders,foremen, supervisors, and office staff) are trained to watch for and immediatelycorrect any unsafe behavior, equipment, or processes during the constructionprocess.

The initial project meeting reviews the building, its schedule as it progresses,materialsandprocessestobeused,andanyuniquesafetyhazardsthatcouldariseduring construction. This planning extends to work to be done at the site. Byidentifyingriskandtaking thepropercorrectiveorpreventativeaction,aswellasalerting employees to certain areas and situations that may require extra care,Whitley Manufacturing strives to ensure the safety of all employees and sub-contractorsinvolved.

Ourcorporatecultureofaccountabilityandopendoor/nophonescreeningpolicy,allows workers to report conditions they believe to be unsafe, raise concerns,request repairs or new equipment, and be proactively involved with the safeprogressionoftheproject. Weeklymeetingsatthefactoryand“toolbox”meetingsatthesiteprovideaforumforpossiblesafetyconcernsandissuestoberaisedandaddressedimmediatelybeforeanyinjurymightoccur.



5.0DIVISIONOFLABORThe division of labor between in-house personnel and sub-contractors is decided upon aproject-by-projectbasedonthewishesoftheclient,anycoderequirementsfortheproject,theneedforspecializedtradesbaseduponthespecification,andthetimelinefordeliveryofthebuilding.Utilizingin-houselaborprovidescontrolledandeconomicalcostsfortheclientanddeliversconsistencyofworkmanship,andassuch,wouldbethechoiceinmostcircumstances.In some instances, specialized qualifications or certifications may be required by thebuilding codes governing the project’s site, and as such, outside labor with thosecertificationsmightbecontractedifaqualifiedindividualwerenotavailablein-house.Also,in the caseof very specialized systems, suchas the radio frequency shielding installed toprotect the scan room in amagnetic resonance imaging building, specialized contractorswiththerequiredcertificationsandexperiencewouldbehiredtoperformtheinstallationofthismaterial,workingwithinthesupervisionofthein-houseQualityControlpersonnel.WhitleyManufacturinghastheuniquecapabilitytoreallocatelaborresourcesfromoneofour multiple production lines in order to meet aggressive timelines or to avoid projectdelays. In an instance where this did not provide the necessary resources to meet aproject’sschedule,ourexternalbuildingset-uppadcouldbeutilizedtosetthestructureinplaceandgeneraltradescouldbesub-contractedtoprovideadditionalassistance.In this manner, Whitley Manufacturing is able to meet even the most aggressivelyacceleratedschedulesandovercomeanydelaysthatmayoccurtoprovidepromptdeliveryofbuilding’stoclientsacrosstheglobe.6.0PROJECTMANAGEMENTAnin-houseProjectManagercoordinatesallactivitiesatthefactoryandon-siteandinsures accountability for deadlines and quality of work. The Project Managerservesasasinglepoint-of-contactfortheclientandothercontractorsandensuresthat projects are completed on schedule. This brings familiaritywith the uniqueconditions present on a variety of building types. This experience translates intomanagement of the project that minimizes issues for the client, adheres to thedeliveryandcompletion schedule,providesassistanceand supervisionat the site,andcontrolscostoverrunswhilemaintaininganexceptionalstandardofquality.7.0IN-HOUSEDESIGNDuring the design phase of the project, Whitley Manufacturing works in closecooperationandcollaborationwiththeclient,primecontractor,ourin-housedesign



department, third-party engineering firm, and the client’s architecture firm (ifapplicable).

(Ifworkingincollaborationwithaclient’sA+Efirm).Ourdesignteamreviewsthebuildingandhighlightsanychanges thatmightbebeneficial, for thearchitectandclient to view. We look to optimize building dimensions to allow for the mostefficient use and re-use of materials, as well as taking advantage of our volumematerialpurchasingpowertorecommendanysizesortypesofmaterialsthatcouldbeusedatasavingstotheclient.

The focus of the design phase is to produce accurate and detailed productiondrawings,andtostreamlinethebuildingforacceleratedconstruction,andthebestcost-valuetotheclient.

During thedesignphase, theclient ispresentedwithapprovaldrawingsreflectingthedesigntobebuiltalongwithmaterialsamples,catalogcuts,andcolorchoices,ifthesedecisionshavenotbeenpreviouslymade.Ifabeneficialmaterialsubstitutioncould bemade, this is highlighted for the customer, along with the benefit to bedelivered,fortheirreview.

Following approval, production drawings are created to detail each step of theprocess explicitly to guide the trades in the factory in a coordinated constructioneffort. In-house material requisition personnel ensure that all materials areavailable for the building, so the schedule is not compromised by long lead-timeitemsorproductiondelaysfromourvendors.

Duringtheprocessofcreatingtheproductiondrawings,anyaestheticorstructuralissues that arenotedareaddressed internallywith theproject teamandwith theclientandownertoensurethatdelaysareavoided.Anychallengesortaskswhichrequirelongtimeperiods(i.e.thecuringofconcrete,ceramictile)arenotedsothattheycanbescheduledsoasnottodelaytheprojectasawhole.7.1FLEXIBILITY7.1.1IN-HOUSEDESIGN.Thehallmarkofourin-housedesignandapprovalsdepartmentisflexibility.Havinga largedesign groupon staff allows for the company tomeet the variedneeds ofdifferent customers. Our design group is all highly experienced with modularconstruction. In some instances, we are able to meet a client’s design andspecificationneedsusingourin-housestaffandclientinputtocreateanewbuildinglayoutormodifyapreviouslyconstructedbuildingplantosuittheirneeds.Inthisinstance,theclientsavesmoneyusuallyallocatedforarchitect’sorengineer’sfees,asin-housedesignservicesareprovidedaspartofthebuildingcost.



7.1.2COLLABORATIVEDESIGN.Anotherassetofourdesigndepartmentistheirabilityandexperiencewithregardsto collaborating with architecture and engineering firms in the design andspecificationofafacility. Therearetwopossibilitiesforcollaboration. Inthefirstinstance,adesignandspecificationmayhavealreadybeencompletedfortheclient.Inthatcase,thein-housedesigngroupreviewsthearchitect’sblueprintsandmakessuggestions to optimize the layout formodular construction. Mark-ups aremadewithaneyetostreamliningtheprocesstoyieldtimesavingsorreducingtheprojectcost through utilizing standardized sizing to lower material costs or changingdimensions to insure the most efficient use of materials.Iftheclientdoesnothaveplansproducedyet,ourdesigngroupcanworkindirectcollaborationwith the architecture or engineering firmandproduce a design andspecificationwiththeaestheticsandsustainabilityprovidedbythearchitectandtheefficiencyandtime/costsavingsofpre-fabrication.7.2PRODUCTIONPLANSOncethedesign,specifications,andmaterialselectionshavebeencompleted,ourin-housedesigngroupproducesproductionplans.Theseplansdetaileachcomponentofthebuildingthrougheverystepoftheproductionprocess. Plansareutilizedbythe project team as a whole to complete their individual task items (materialprocurement, operations logistics, quality control, third-party inspections, statesubmittals).Plansarereviewedbyourindependent,third-partyengineeringfirmtoinsurecodecompliancepriortoproduction.By producing detailed drawings for every stage of construction (i.e. roofconstruction, wall construction, ceiling plan, etc.) consistency and precision isstressedateverystageoftheproductionprocess.7.3PRESENTATIONPLANS+VISUALIZATIONAnother benefit offered to the client by our in-house design group is preliminaryfloorplans, axonometricprojections, andexterior renderings. Thesevisualizationoptionsensurethatthecustomerisa fullanddetailedpictureofhowthebuildingwill look upon completion and allows them tomake educated design changes toenhanceitsfunctionality.Exteriorrenderingsallowforrealisticanddetailedviewsofthecompletedbuilding,assistingwiththeselectionofmaterialsandensuringthatthefinishedproductdeliveredmeetstheirneedsandwishes.



8.0MATERIALPROCUREMENTWithpurchasingandprocurementpersonnelateachfactory,WhitleyManufacturingis able to provide clientswith lowmaterial costs. Onemajor benefit ofmodularconstruction is that it takesplace indoorswithin a controlled environment. Withconstruction taking place indoors, removed from the elements, areas that oftenharbor problems tied to poor indoor air quality (the inside of the wall or roofsystemforexample)areprotectedfromtheelementswhiletheyarevulnerabletopenetration and the potential for growth of mold, mildew, and other harmfulallergens.Whenmaterialsareprocured,theyarestoredeitherwithintheenclosedfactory,orinanotherlocationprotectedfromtheelements,8.1VOLUMEPURCHASINGAs a national builder, with three factory locations across the country serving aclientele from coast to coast and overseas,WhitleyManufacturing is able to takeadvantage of volume purchasing discounts from manufacturers, package volumepurchasesfromsuppliers,andourstatusasamanufacturerandabilitytopurchaseproductsatwholesalepricingdirectly,toprovidelowerbillofmaterialscostswhencomparedtomanytypicalsitecontractors.8.2SUPPLIERRELATIONSHIPSBy purchasing a significant volume of product from suppliers and materialmanufacturers,weareabletoformbeneficialrelationshipswiththem.Thisresultsin enhanced service for the client should repairs be needed in the future,preferentialpricing,andenhancedavailabilityofcertainlonglead-timeitems.8.3CUSTOMPER-PROJECTPROCUREMENTWhitleyManufacturingdoesnotkeeplargeinventoriesofmaterialsinstockwithinthe factory. This offers several benefits to the client. First, it demonstrates ourproficiencyinmaterialprocurement.Asmaterialsarefrequentlyordered,itfostersa detail-oriented and careful culture amongst purchasing agents, ensuring thatorders are placed accurately and inspected thoroughly prior to their use inconstruction. Additionally, it ensures that new material is used in any and allbuilding projects ordered. By procuring materials on a per-project basis, iteliminatesthepossibilityofexpiredadhesivesorsealants(forinstance)beingused.
