An opportunity to forward fund a 60 bed Travelodge Hotel, two storey McDonalds drive-thru restaurant and four complimentary retail / restaurant units.

-Agreement for Lease signed with Travelodge, McDonalds and Explore Learning with GDK inlegals, leaving only two units to let.

-New 25 year leases to Travelodge and McDonalds.

-Travelodge and McDonalds account for 66% of the total projected rent with 59% of theincome benefitting from inflation linked reviews.

Site Situation

The site is extremely prominent with an extended frontage to the city’s main ring roadand directly adjacent to an 85,000 sq ft Tesco superstore. Additional amenities includingCrown Wharf Retail Park and the recently developed Waterfront leisure scheme arewithin immediate walking distance while the New Art Gallery has in excess of 200,000visitors each year.

In addition to the 36,000 cars which pass directly outside the site everyday, footfall isfurther enhanced by Walsall College, which has Walsall’s largest sixth form withapproximately 10,000 students and over 650 staff.
