As you enter the wrought iron gates you get a glimpse of the wonderful property that awaits you. Dating

back to 1879, the elevated Victorian facade is set within nearly half an acre. Walk up the stone steps to the grand doorway… as the door opens the sweeping staircase is the first of an abundance of original features that grabs your attention in this striking home.

To the right you will find the formal sitting room, which is a feast for the eyes, from the deep skirting

boards to the main focal point of the room, the marble fireplace. Light just floods into every inch of the space from the large windows and, as your eyes move upwards, they will be overjoyed to discover that the cornicing and ceiling roses still remain. You can imagine relaxing here, the fire warming the room as you listen to music or get lost in the pages of your favourite novel.

To the left of the hall is the lounge, again adorned with those wonderful features that continue throughout

this incredible house. Leading off from the lounge is the conservatory, where natural light pours in; the view beyond make this an ideal space to enjoy the glorious sight of the seasons as the months pass by. Moving through the conservatory, you’re met with an unexpected surprise: the sunroom, which would make a wonderful playroom, games room or another living space. From here, the patio doors lead you on to the terrace that wraps around the sunroom and conservatory.

At the rear of the hall are the dining room and kitchen; it’s amazing to see the original cast iron Victorian

fireplace and cupboards still in place in the dining room. Homely and full of character, this is such a lovely space; you can imagine spending an hour or two in here with your family or entertaining friends. Another fireplace can be found in the kitchen across the hall, which is a fantastic size with enough space to have a table and chairs too. Although you may decide to upgrade this room, it is home to refined ‘Minton’ ornate tiles and bricks.

Taking the stairs upward to the first floor, you can feel the history this home possesses as your hand glides up the

banister. Half way up, it’s hard to ignore the tall statement window which lets light stream onto the staircase. Each of the three elegant double bedrooms is blessed with a marble fireplace, and two of the bedrooms share a ‘Jack and Jill’ dressing room, which could be transformed into an en-suite should you wish. There are no pokey rooms here, as you will see as you enter the very large family bathroom.

Your exploration of this marvellous piece of Victorian history is not finished yet; as you continue up the

stairs, there are two great sized loft rooms. These have been used for storage but we are sure you will have your own ideas for how they can be transformed. Like a scene from Downton Abbey, the stone staircase off the entrance hall takes you downstairs to the basement. Here, you can access the garage, but the three other rooms have been developed into a modern one-bedroom self-contained flat.

The outside space is just as magnificent as the property, with lawned areas and patios perfect for enjoying those

sunny days. Framed with mature and fruit trees, flowerbeds full of colour and a variety of shrubs, you will feel relaxed as you take in what surrounds you. Family BBQs, children playing, cocktails with friends, or your own private haven, it has so many possibilities.

Although at times you may feel worlds away, you can easily access the village of Hollingworth with its

delicious and highly regarded bakery and other wonderful independent stores and restaurants. There are walks aplenty; with a vast area of breath-taking countryside on your doorstep, the location is enviable. Yet the M67 motorway is only moments away and Manchester a mere 11 miles.
