    There are two options pre-approval and pre-qualification. Topre-quali fy, buyers provide limitedinformation and an estimate of creditscores.

    At Premier Choice Mortgage inAlbuquerque, co-owner and loanoriginator Rob Burdick prefers toskip straight to pre-approval, whichprovides a complete assessment of buyer finances. For pre-approval,buyers must verify their assets withbank statements, provide salaryinformation and authorize a creditreport check.

    Most loans require a credit scoreof at least 660, Burdick says. For

    buyers worried about credit, Burdickrecommends speaking with a brokerto identify solutions. Many first-timebuyers use a high percentage of theiravailable credit, he says. One solutionis to pay down debt on credit cardswith low limits. He tells clients not toopen or close credit lines, which canhurt their scores.

    Once buyers are pre-approved, theywill know how much they can affordand can start looking for a home.

    Mortgage brokers also help buyersdecide on a loan. People who havesaved 10 percent to 15 percent of thecost of their home usually choose aconventional loan, Burdick says.

    To qualify for a Federal HousingAuthority loan, buyers cantpurchase homes worth more than$271,050. They also need a 3.5 percentdown payment.

    In the Albuquerque metro area,first-time home buyers who earn less

    Many of his homes have not onlycovered outdoor kitchen and diningspaces, but also additional patioextensions that open up to the night skiesand invite family and guests to gatheraround an outdoor fireplace or fire pitwhen the dining portion of the eveningis completed. Maduea has constructedhorno ovens and bancos as well.

    Adds Reynolds, Weve includedwood-burning pizza ovens, fireplaces,swimming pools and water featuresto complement the outdoor living andkitchen outside. That means that we arenow designing outdoor living areas largeenough to include cooking areas, diningareas and lounge areas furnished withoutdoor sofas, chairs and tables. Spaceslarge enough to accommodate pool tablesor pingpong are also common.

    Just about every outdoor kitchen andliving area now includes a space for thelarge flat screen TV along with a speakersystem for music.

    Upscale kitchen features include prepsinks alongside bar tops for sitting andeating, refrigerators, freezers and largework areas. The proximity of the outdoor

    living space to the rest of the home shouldbe a primary consideration, according tothe builders.

    Perhaps the most requested featurewe are including in several of our designsis a large glass pocket door system,which when open completely disappears,blurring the distinction between indoorand outdoor living spaces, says Reynolds.

    Go to the state

    Before selecting acontractor, verify his orher license number bycontacting the ConstructionIndustries Division of thestate Regulation & Licensing

    Department (www.rld.state.nm.us/cid). The office is a lsoa good place to find out if there are complaints about abuilder.

    You want to be sure thata contractor or remodelercarries general liabilityinsurance (that coversbodily injury and propertydamage during the courseof work) and workmanscompensation, says JimFolkman, executive vicepresident of the HomeBuilders Association of Central New Mexico. You

    also should get a writtenlien waiver from the bui lder.In case the builder doesntpay his subcontractors,the lien waiver protectsthe homeowner from beingresponsible for these bills.

    Folkman has a list of questions he thinks areimportant to ask a contractoror remodeler before the work

    begins.Find out if the work is

    guaranteed and to whatextent it is guaranteed,he says. Ask if al l thenecessary building permits

    will be obtained, and thenask to see them. You alsowant to know who is incharge of the job so youknow the person to speakwith if there is a problem orquestion.

    If youre working witha remodeler, find out howyour home, children andpets will be protected duringthe construction process.Cleanup is important,especially if you live in aneighborhood. Ask how theremodeler or builder is goingto handle the cleanup at theend of the project.

    Hire a team

    Sometimes, homeownersgo through the processof selecting a contractorafter they begin workingwith an architect. Denmanrecommends hiring both atthe same time so they canwork as a team.

    Ive seen architectsgreatly underestimateconstruction costs,says Denman. Its nottheir expertise to knowconstruction costs the way a

    builder does.The best way to avoidconstruction cost overrunproblems, Denman says,is to make drawings of allchanges to the original plansand get estimates from thebuilder in writing. After bothparties sign and date thedocuments, staple them tothe original contract.

    Always make changes on

    paper first, he adds. Dont just talk about them andthen make them in the f ield.Ive known homeownerswho thought a constructionchange was going to cost$2,000, based on what thebuilder said to them inconversation. When they gotthe bill, the change reallycost $12,000.

    new listings in February of 1,349 dropped 5.93 percentfrom Januarys number of 1,434. The new listings sawa year-over-year increase of 6.05 percent from February2009, which posted 1,272 newlistings.

    Prices still down

    Sale prices continuedto decrease. The mediansale price the price atwhich half the homes sellfor more and half for less was $169,950 in February,compared with $172,240in January and $184,900 ayear earlier.
