CHAPTER 1.1 THE PROBLEM
I.1 Introduction
In a growing population and demand of the people town centers and commercial complex
are areas that creates businesses, sources of the needs of the entire neighborhood or a
community it powers the entire area with its services that every individual needs to live. Food,
water, money, goods and other products are located making it a center of life in a community,
rapid growth in population through the years results demands not only in goods but the standards
of being on a municipality into a city rises up, failure to deliver such standards not only in economy
but in architectural results flaws like traffic congestion, crowded hallways and uncomfortable
places that no human being could resist in a subsequent number of times. Pacita Commercial
Complex in the heart of San Pedro, City in Laguna and is the third and last town center that made
up the downtown area of the whole city. Its adjacency to Bian City makes it more special
because its where vehicles from the infamous Maharlika Highway passes by making it an
important key to some of the drivers, the complex composes of fast food restaurants, a Tiange

Center, supermarkets, banks and transportation like the PNR, Jeepney, UV Express, Pedi
cab, Tricycle, Buses. The whole complex is the heart of the whole subdivision and villages because
of the uniqueness of the stores and its services implied, and everyday commuters from any parts
of San Pedro usually go, making it the center of San Pedro City, creating a diversified complex
and linkage between the unseen advantages of transportation capability means efficiency in every
aspects of the place, contributing not only to the progress of the area but because it gives people
comfort of having such facilities into a certain place thus effectiveness is resulting factor.
The proposed study aims to provide the component city of San Pedro specifically the
owner Pacita lands with a well-planned and well adapted town center which will be the center of
commercial, businesses, health and transportation in the residents of Pacita 1 and 2 and other
subdivisions across the whole city, the target users will be the consumers and other commercial,
health, businesses related services and the commuters. The end market will be the staffs of each
and every establishments, and the tricycle drivers, Jeepney drivers, bus drivers, and other PNR
related staffs and maintenances. The proponent is to develop a diverse complex which will be
able to service the residents of the city and the neighboring city as well.

I.1.2 Background of the Study
The area that composes the Pacita Commercial Complex used to service only the small
municipality of San Pedro, since the area of San Pedro was develop by the La Paz developers, the
whole municipality of San Pedro flourish and progressed rapidly, 20 barangays was established
by the local government of the area, several subdivisions dominated the area of San Pedro, Pacita
Complex is one of the largest subdivisions in San Pedro, in which the Pacita Commercial Complex
was established to be the center of commercial, trade and business and serves as the basin for
commuters from Metro Manila or South Luzon, Visayas and Mindanao provinces and not only the
subdivision of Pacita but all of the neighboring subdivisions as well.
The old Pacita Commercial Complex
The roads of the Pacita Commercial Complex was given to the local government by the La Paz
Developers, so the access from other roads of the government will be synchronized which will
help the travel of the users from the other subdivisions and villages will be at ease, the Pacita
railway station is one of the oldest station in Region IV-A which connects the goods from other
provinces, commuters from Metro Manila to the commercial complex that helps the livelihood.

The early building established in Pacita Commercial Complex was the Commercial building which
is located in the center of the complex, the gas station was soon demolished and a fast food chain
Jollibee was established in front of the National Road, the tricycle terminal was soon added, and
Pedicab terminal in the south side was introduced to the public, city buses and provincial buses
was operational since then and converted the parking lot into a bus terminal, the Jeepney was
already swarming in front of the complex and other transportation like the UV express existed.
Old picture of PNR Pacita Station
On March 27, 2013 the municipality of the San Pedro was converted to a component city of the
province of Laguna, since then the Pacita Commercial Complex was deemed to be as always aside
from the 2 towns of San Pedro City, the iconic complex of San Pedro City, San Pedro City was
known as Labasan because of its nature where commuters and other visitors are coming in and
out of the neighborhood and serves a gateway to other visiting users, by the year 2015
authorities and NGOs are striving that the city of San Pedro will be incorporated to Metro Manila.

more space has to be given, growing demand and certain approaches has
to be based on a city level planning, and analyzing it is the key solution.
To sustain architecturally the demand of the emerging city of San Pedro
o Formulation of certain nodes and certain spatial consideration in order to
answer the future problems of space of the complex vehicular of pedestrian
traffic, and certain spaces lacking in order for the comfort of the users.
Create a certain boundary of transportation that wont be conflicted
o Create a seamless and fluid transition of different kinds of transportation
lurking inside the complex, in which they wont be conflicted to each other,
that could create traffic and discomfort to the users due to its distance or
the level of necessity based on the specific location of the transportation.
Systematic arrangement of different activities into one focused place
o Creating a focused activities in a complex could result to good flow activities
without any conflicting reasons to have the congestion or other problems.

Integrated Bus Terminal cum Commercial Complex at Mohali, India
Arch. Gourav Kumar architectural thesis of a commercial complex in Mohali, India
A point in the system for use. Multiuse space concept efficient use of space for entertainment,
shopping & related activity, concept of planning of different activity
Gourav Kumar said that transportation is one of the most important requirements for the aid
of communication from one place to other for visiting purpose or in the sense of tourism. A
number of factors like the convenience from one place to the other, promotion of tourism, for
communication between places etc. Have predicted the importance of planning such as roadways
industries in the as sense of bus terminals. Transportation system improves the social, economic,
industrial and commercial progress and further transforms the society into an organized one. It
is one of the essential services, vital force for determining the direction of development. To
achieve the desired transportation balance and for the system to be efficient, it is essential to
provide organized facilities in the system.as transportation is concerned with the movement
between origin and destination involves the movement of people and goods, there is need for an
access point in the system for use. multiuse space concept efficient use of space for

ByJeepney on C-5 and by buses which stop a short walk from the Tiendesitas gate. The
shopping center is run by the management team ofGreenhills Shopping Center.Tiendesitas is a
30,000 square metres (320,000 sq. ft.) complex of "villages" featuring stylized Filipino
architecture. The complex functions like an "urban retreat" where one can walk around in wide-
opened villages. The complex is made up of twelve pavilions inspired byMaranao architecture,
which in turn traces its roots back to thebahay kubo. The roof of each pavilion is covered with
chemically treated Cogon grass, and is equipped with sprinklers to avoid mishaps during fires.
Duyans (hammocks) are scattered around the development to offer short breaks during shopping
trips. The Filipiniana inspiration extends to the comfort rooms: old kalesa wheels were
transformed into chandelier frames to light up these restrooms. More than 450 traders
fromLuzon,Visayas andMindanao specializing in merchandise from regions not usually found in
mainstream retail outlets exhibit their wares in Tiendesitas' shopping pavilions. Haggling a

National Highway connecting Pacita Commercial Complex
Based on the conducted research the main problem within the area of the PCC is during torrential
rainfalls which results to flooding delaying the flow of the usual commuting and transportation
capability of the whole complex, flooding is the concern because of shops being flooded that
results to certain damages to stocks and selling products, Hans Queano a daily commuter in
Pacita Commercial Complex said that rainy seasons in the area is the biggest drawback in the
complex, hence he suggested that elevated walkways and sheds will bring relief to the
transportation network and the businesses that are operating within the area.

Inside of the Commercial Building
Jeepney Terminal which occupies the national highway causes traffic commuters whom
are waiting on the so called terminal left their garbage in the area, lack of waiting sheds specially
on rainy seasons is a hassle example of the transportation network within the area, dark and lack
of ventilation inside the commercial building because of poor planning and maintenance, the use
of lights in midday are signs of not organized and discrete planning of the structure, and very
small hallways that none of the bystanders and passerby would want to go, hence the whole
business inside the establishment isnt having any regular income that results to bankruptcy.

PNR Pacita Station
Jaywalkers lack of pedestrian walkway and proper waiting areas the overall circulation
inside the complex arent really accessible most of the time youll end up crossing all over the
roads which is not only dangerous but very risky specially from people who are carrying heavy
loads, very small walkways specially on the side of the railway are not a good sign. Most of the
time commuters are always in contact with vehicular traffic, which is very dangerous. Old and
useless PNR Station on the south side of the complex which isnt really used as a decent railway
station, Very inaccessible especially for those commuters that are coming from the national
highway, the mud from the railway and the very small walkways commuters tend to get lost.

Bus Stop in Pacita Commercial Complex
The Pacita tricycle terminal which is located on the west side of the complex has its own
problematic issues to address, the overall tarmac which the tricycles are lined up is consisting of
soil, which in rainy season becomes mud, that makes commuting very hard, and lack of sheds
just the front of the terminal is only has sheds. The bus stop which is near the tricycle terminal
is not suitable when rainy season, commuters are forced to run to the nearest shed which is the
shed of the tricycle terminal, very narrow walkway in the area is not suitable for large numbers
of commuters, and the rapid unloading of the buses are meant to create a traffic on the road.

Bus Terminal in Pacita Commercial Complex
The UV Express facing the national highway is occupying the parking lot for costumers of
the establishments, without proper terminal the commuters that are lined up and waiting for UVs
arent having sheds that will protect them from extreme heat and rainy seasons, The bus terminal
in front of Pure gold has its own problematic issues, the turning radius of the buses creates traffic
and maneuvering in and out of the terminal cost a lot of time, this scenarios are very much
present in any time of the day, the small road which buses are coming isnt conducive because
of its narrow width that is hard for maneuvering buses in and out of the terminal and causes
certain problem like traffic in the area, and time is wasted in maneuvering buses in the terminal.

Lack of public urinal and garbage disposal areas
Absence of landscapes that dictates the peoples movement and direction are one of the
resulting factors to be considered, potholes from the roads, improper disposal of waste,
jaywalkers, old building and poor maintenance results to deterioration of the center of the
complex, terminals doesnt have sheds so rainy days are hard for the commuters, and stops the
flow of travel cutting lines from the whole complex. Traffic flow every 7:00am and every 5:00 am
resulting to heavy traffic to moderate. Issues like tricycle terminal clogging the road, improper
bus and jeepney stops are one of the main causes of traffic, dangerous jaywalking activities that
negates the traffic also are the factors of not orderly termination.
The absence of concrete on the terminal of tricycles, potholes results to thick mud every
rainy season, lack of sheds from commuters coming from buses, UV express, Jeepnies are one of
the worst scenarios that could happen, inadequate ventilation, lack of sunlight means more
electric cost to power lights, lack of planning for the pedestrian results people arent visiting the

The wet market has its own store room which other goods like rice and some fish products
are stored, the store room is not sealed which means other insects are prone to the area, and
moist are the problems of the store room, which will spoil the foods inside the store room.
Delivery area of the wet market
The wet market has an area which all the fishes are brought after they are delivered in
the market, this is the delivery room, the area have a very slippery floor, scales of the fishes and
other waster are being mop to the open canal to the left which has a foul odor. The roof have
some holes which tends to create floods inside the market when it is in the midst of raining.

I.3.3. Research Instruments
This are the tools or instruments used in gathering data in the study of the Pacita
Commercial Complex, this will be the basis for the identifying the particular needs in the study
and making a reliable source for future inferences. In the study of the PCC, we used the tools
used Interview and Observation.
I.3.3.1 Research Instrument: Random Sampling
In an Random Sampling it is defined as a random on the spot interview, which means
asking directly toward the user in action, that can define the issues of the place, and its thoughts
in the situation, This occurs by asking questions for much needed information for the interviewee
Verbally and directly. One of the methods used in interview is interviewing commuters
which is residing and using the complex for years and decades past, and base their experiences
on the research, stall owners and different modes of transportation drivers interviewing can
satisfy the research method used, thus giving more evidence and clarity to the overall problem
of the site.
Hans Christian Queano is residing in San Pedro City for almost 2 years now, and his
experiences in the complex, every single detail of what he do and what he is wanting more out
of the vicinity was told in an interview, thus recommending some options and varying ideas. Kuya
Gilbert sells pirated CDs and DVDs in his stall inside the commercial building, and he said that
business is slow in the area, mainly because of lack of passerby and people coming inside. Aling
Jessa inside the Wet and Dry Market told us her hindrance in the disposal of the garbage and the

Lack of drainages inside the wet market, and the ventilation is making her so
uncomfortable and business is slow because of consumers are going for the bigger commercial
establishments. Commercial stall owners are being interrogated of out of 18 stalls inside the
commercial building 12 of them arent happy about the location because of the lack of passerby
and costumers going inside of the place. This can be very hard for the business to earn income.
I.3.3.2 Research Instrument: Observation
This technique is used when the data is not adequate through the use of interview and
some other method. In observation it is the direct means of identifying the current facility of the
complex, the direct means of studying the flow, movement of the people in the facility, the used
of the spaces and identifying what is in the facility. Site visit is performed in order to commit this
method. In the site visit, we identified the mentioned problematic areas and prove the existing
problem, and taking it to account, the proponent are the consumers, commuters and stall owners.
Observation can be a power tool in creating a scenario and finding out the different flaws
and drawbacks of the place, this can be concluded or supported by various interrogation and
surveys to make the observation more credible and more feasible. Observation in the complex
could be the tool for the sightings of different problems that will be addressed to the complex.

Chapter 1.5 Conclusion and Recommendation
As part of an effective study of different problems of the commercial complex, the
proponents should include and identify the possible approaches to the problems of the vicinity,
in this chapter, proposals and interferences are created to the study of the proposals.
As we proposed, the Pacita Commercial Complex has certain problems inside which are in
the lack of natural lighting and ventilation, this means that electrical bills could rise up and stall
owners are the one taking the hits, so proper execution of this problems can help to ease the
factors. The modernization of the whole complex from the commercial building and the wet and
dry market and the several terminals can help to the comfort of both the target and end users,
certain approach like the Tiendesitas where the stalls are the common space so that passerby
and shoppers will be forced to go one common place so that ease of travel and comfort will be
the benefit of the commercial complex, The redirection of traffic means, both private and public
utility vehicle wont be conflicted and the proper flow of the vicinity will be achieved, and the
isolation of both the vehicular and the pedestrian means flawless interaction of each group
without conflicting interest, this could result to proper execution of the whole research study.
Reorienting of spaces for proper development and flaws of each and every establishments
could result to direct passage of different needs of the users, and limit time consuming in travel
time and push the efficiency to its exceeding limits, weakness and strengths are tackled in the
research study which adds information to the problems of the vicinity, thus the strengths in which
certain location has to be optimized to gain more benefiting results, due to the lack of passerby
and circulation inside the main commercial building, it must be the common space of the
pedestrian

Circulation that could result to certain problems in transition of both the traffic. As the local says
the commercial complex is the center of transportation for the commuters, and the business and
commercial establishments so proper execution of different problems should be announced and
documented to seal different kinds of problem that arouses the commercial complex and the
terminals inside it. This problems should be solved accordingly to the governing codes and
standards and the laws to achieve legitimate results, and provide the Pacita Commercial Complex
into a hub of transportation, and the center of business and commercial needs of the users. The
lack of public toilets for the public user serves a hindrance in creating a diversified public friendly
place and complex for the consumers, commuters, end users. This is very critical needs to create
the perfect impression of a good complex and transportation hub, linking everything into one
huge complex that could cater any type of user. From the transportation department down to the
commercial diversity, the complex could create a diversified the whole complex. From the
commercial restaurants, fast food chains, and other commercial services. It can sustain the people
all around the complex. Giving importance to each and every user that makes up the whole
complex can be the success that the study is aiming for. Various methodology in creating a
diversified and complementary complex can be achieved based on the findings of the research.

certain factors will sustain and satisfy the needs and the wants of the users, that will help them
to bring the optimal comfort level of every individual using the site, Pacita Commercial Complex
has been the key area for transportation, commercial center for the towns of San Pedro City, thus
the proponent propose a modern approach to the redevelopment of the whole complex, each
and other proponent are not satisfied to the existing conditions of the site, Modernization of
dynamic flow of every other activities of the complex not only evolve the site but it thrives and
grow to the future endeavors that will be happening on the site, formulation of different strategies
in to dynamic approaches will be the beneficial factor of the site because of its characteristics of
live and free flowing full of activities and an active place in the city, the spaces that will be created
into the distinct theme of the commercial and the market structures and the terminals will also
help to sustain rigid and maintenance free structures that will help to save money and cost for
replacement and maintenances, the aesthetic of each and every establishment inside the city
correlated great benefits to the complex, creating a distinct character that will emerge in the
center of the city, bringing many tourist, commuters and daily shoppers into the complex,
admiring different strategies in evolving living of the people in the future, the Modernization
dynamic ideology is more likely focuses to the advantages of both the transportation sector and
the stall owners as well as the environment, and the visitors of the site and its future up brings.

II. 3 Application to the project
II.3.1 Application: Modernized Dynamic Approach on Pacita Commercial Complex
II.3.1.1 Facade
Modernization of certain aesthetic values of the establishment inside the site forms a characteristic
of the well-designed approach. Both the interior and exterior are the similar relevance of the
materials and the design, which will not lose the overall characteristic integrity of the complex.
Dynamic and free flowing materials, from the steel and transition to glass and from the wood that
will look more alive, that could negate something to the site that will help it to create an
impression.
The intention of the faade to be dynamic and interesting
In the planning of the facades of each and every establishments inside the complex, designing it
with movement and dynamism will harmonize the alive spirit of the complex as such.

The modernized architecture will play the vital role of the aesthetics of the whole faade and the
corresponding establishments in the complex, creating a single theme for every other
establishments that will bring the uniformity of the design and making an impression of different
kind of establishments into a one single complex structure, certain dynamic and neutral earth
colors will provide the establishments the ground willing to rise in the midst of a certain complex,
wood, steel and glass will play along together the transition of various elements and creating a
classy and harmonious feeling to every part of the complex, thus attention of different people will
be directed to the different establishments and will able to tell the different needs and uses of it
based on the dictation of the design. Newly constructed commercial complex and transportation
hubs are into the extensive used of steels and glasses that creates a progressive stance of the
site. Glass not only make it more interesting but helps to the application of passive lighting.
II.3.1.2 Modernized Passive Lighting and Ventilation
Passive shadings like the use of overhangs that control the solar heating season, the beginning
and the end of the period solar gain through the south face glazing, fixed overhangs should be
designed so there is a separation between the top and of the windows and the underside of the
projecting surface, lights will be used on the common spaces so because people move from one
point to the other restricting the solar to focus on a certain individual the introduction of solar
chimney to the ventilation of the wet and dry market not only creates a well-ventilated space but
to provide passive cooling for the stall owners. Lighting can be achieved in proper selection of
window type and windows orientation to the sun and the direct feed of the sun into the window
which will not exceed the tolerable level of each and every person inside the establishments.

Designing a certain idea in respect of dynamic approach is that interactive stores which every
stores has its own theme depending on its own goods, but in this way uniformity is the most
important aspect that could be a driving force in the overall characteristics of the interiors. Certain
materials that will harmonize the different kind of the approach in the certain forms of interior.
III.3.3 Application: Modes of Transportation Terminal Focused
Ideology of different kinds of terminal
Different kinds of terminal which services different commuters and different appro4aches into
certain principles for each and every terminal behavior. Pedicab, Bus, Jeepney and other modes
of transportation, the transition between glass and steel will be the extensive use of this materials
will not only develop the existence of the characteristic of the terminal and its certain principles.
The relief of the passenger in the extent of waiting for the line for the turn in the transportation
sector, certain landscapes and the emulsifying design of the interior will entertain the waiting
users, comfort rooms are also dedicated for every sector or terminal, due to many people using
the different kinds of transportation, basic needs like food and the urinal needs must be sustained
to create a dynamic and diverse to the extent

Design approach to transportation terminals
Approach for the road segregation
The approach in creating a flaw less and hassle free diversified integration of different modes of
transportation into marriage of commercial complex and transportation hub must determine the
exact various types of transportation, several methods should allow the distinct implementations
of such designs, like the 3 way barrier of not only isolating buses in the complex but the private
vehicles as well. Bus stops for rapid transportation needed waiting sheds that allow people to of
waiting posture to sit around and wait for the buses to come, the Pacita MG station needed to be
as modernized as well. So different methods in creating a distinct railway station to satisfy the
users must be as carefully designed. Emulsifying the designs that joining concrete, steel and glass
could create an impression, methods in planning for the direct access of people to the complex.

1.3.4 Application: Commercial Building Planning
Upon the application of different technologies and modernization in the internal buildings
that would support different ideology in planning an designs, visitors and different users and their
own activities, spaces that are creating activities must be in positive impact such as the uplifting
of the users of the complex, the passer-by could create a circulation that common spaces existed.
This sets of activities could create certain attitude in planning the commercial building and the
wet and dry market, thru its course in the actions of people and the activities that every day.
Spaces creating activities:
Waiting Areas Seating, Watching Television
Stalls Transactions
Pathways Walking
Activities results to a better and configuration, positive outlook and somehow help the commercial
and the transportation sector of the building.

Greeneries such as having a landscape garden will be a relaxing point and a refreshing color to
the eye, greeneries promotes such sustainable design and environmental friendly executions,
greeneries are another factor of transition between environment and manmade materials, this
blends into the designing of the hardscapes and softscapes of the structure. Trees and ornamental
plants promote the environment, and very pleasing for the commuters and passerby, and give
interest to the visitors and other stall owners and staffs of the complex, living wall or other
contemporary designs that promotes the greeneries will not only help to clean air from the
pollution from the bus, jeeps and private vehicles, not only promotes the environment but the
people using it as well. Green space creates activities like open fields and other personal works.
III.3.4.1 Commercial Building Planning: Characterizing and giving identity to space
Color gives emphasis thru certain interior space or exterior space, giving a color to an environment
creates a characteristic and its identity, neutral colors creates general outlook to all the people,
and creates a neutral mood which help them to focus to such interiors. The use of certain
materials create strong impressions to the people around, from class to cheapness of the material,
but certain materials creates a strong impression but not will cost a lot for the aesthetic value,
same will apply to transportation sector and the market place neutral material that creates a clean
and purified approach that will be compatible to the users and the seller inside the market. The
use of materials through the floor and the ceiling, space framing from the ceiling of the market
and different establishments will help the air to circulate inside the space, and the minimization
of ceiling which gives the space a confine feeling and helps the space to flourish and to grow.

III.3.4.2 Commercial Building: Crowd Control and Circulation Dictation
The crowd control and the submissive behavior of people to obstacles that could relate
them to the certain space for the walking leisure and other personal walking preferences, giving
them continual walkway without the interference of vehicular traffic will be the basis of the
circulation that could result to certain drafts that potentially direct the traffic to the stalls and
other dead spaces that arent use in the complex, and giving the people time for going everywhere
in the complex and preferences. Correlation from landscaping and certain pathways will exist.
