Structural Changes in the Alice Springs CBD

• What places in the CBD can provide guidance about appropriate built form and design parameters for future development?



Quality Design OutcomesBuilding height should not be viewed in isolation of other aspects of

building design.

• Roofs are highly visible from lookouts; roof gardens or terraces may be options to soften the visual impact of roofs. What issues need to be considered in roof gardens?

• What should the minimum building setback be for new 5 and 8 storey buildings?

• What issues are associated with activating the street as part of new buildings?



Building Heights

Options canvassed in the Discussion Paper suggest building heights between 5 – 8 storeys in certain CBD locations

• What should the maximum height limit be in Alice CBD?

• What should be the height of new buildings adjacent to heritage places?

• What conditions could be applied to increased height limits?



Key Views and VistasThe key views that need

to be protected are of the MacDonnell ranges, Billy Goat Hill and Annie

Meyer Hill (as viewed from ANZAC Hill).

• Are there other key views or vistas not addressed?

• Are views of the Todd River from street level as important as views of hills from lookouts?

Next Steps

• The Planning Commission will consider the feedback and submissions provided during the exhibition period

• The Built Form Guidelines (as amended) and an accompanying report will be provided to the Minister for Lands, Planning and the Environment in early 2015, requesting he consider amending the Planning Scheme to incorporate the Built Form Guidelines.
