(ARA) - For some homeowners, remod-eling projects are regular occurrencesto keep their homes looking fresh.Sometimes, that means smallerchanges like a new coat of paint orchanging a light fixture. Other times, more substantial changes are needed.Determining those changes can be achallenge, but looking at the potentialreturn on investment is a great way toprioritize.

Bathroom remodeling offers a

68.7 percent return on investment, according to a National Association ofRealtors survey. One way to add valueto a bathroom remodel is to pick bath-room fixtures that are more efficientthan what you currently have installed.Americans are going green in manyareas of life, whether with more ener-gy-efficient light bulbs, hybrid cars or byrecycling more regularly. Bathroom fix-tures are no different.

Here are three reasons why

you should consider going green withyour bathroom modeling project:

* Products may beoutdated. Toiletsmade before 1994use anywherefrom 3.5 gallonsto 8 gallons perflush (gpf),while new EPAWaterSenselabeled high-efficiencytoilets canwork beau-tifully on amodest 1.28 gpf.Not sure of your toilet's vin-tage? Look at the underside of the tanklid - the date of manufacture is oftenstamped into the porcelain. In theshower, the typical showerheadinstalled in California homes built after1994 uses as much as 2.5 gallons perminute. At that rate, your eight-minuteshower consumes a whopping 20 gal-lons of water.

* Savings to be had. Compared to 3.5gpf toilets, TOTO's Aquia One-PieceDual Flush High-Efficiency Toilet has aflushing system that enables homeown-ers to select the level of water usedeach time the toilet is flushed - 1.6 gal-lons for bulk waste or .9 for liquid. Theapproach provides exceptional watersavings paired with outstanding perfor-mance. A family of four can save morethan $90 annually on their water bill, and $2,000 over the lifetime of the toi-

let.If you replace a typical 2.5 gpm

showerhead with a TOTO high-efficien-cy Trilogy Showerhead, you will experi-ence the same luxurious shower, yet

consume a responsible 14gallons, saving 20

percent ofthe waterused byolder models.

Evensomething likea faucet cancontribute towater savings.TOTO's SilasWidespreadLavatory Faucet isa WaterSenselabeled lavatoryfaucet that consumes

a responsible 1.5 gallons per minutewithout sacrificing an ounce of perfor-mance. Its design has a classic con-temporary elegance with a graceful, curved spout.

* Be a trendy homeowner. A whop-ping 68 percent of builders surveyed bythe National Association of HomeBuilders say that energy-saving tech-nologies and features including low-Ewindows, energy-efficient appliances, and LED lighting will be common alongwith other green features like engi-neered wood products, and water-sav-ing plumbing fixtures such as dual-flushtoilets and low-flow faucets by 2015.Start now and you'll be ahead of thecurve.

ADVICE YOU CAN TRUST. PEOPLE YOU CAN COUNT ON.

(ARA) - From warm woods and creative col-ors to memorable murals and tailored tex-tures, interior designers and industryexperts predict 2012 will offer a multitude ofoptions for those interested in giving theirhomes a fresh look. Even better for today'scost-conscious consumers is that many ofthe trends are easy and inexpensive.

The facts about furniture

According to Emmy Award-winninghome design expert, author and TV/radio

personality Christopher Lowell, upholsteredfurniture coverings are being driven moreby texture and less by prints. Yesterday'sbulky, stationary pit sofa will be replaced bylower backs and seats along with smaller"footprint" pieces clustered into conversa-tion groups for more flexibility and ease ofinteraction. Stacy Garcia of Stacy GarciaDesign Studio sees a movement of woodsfrom very dark mahogany and espresso tolighter and mid-toned woods, with raw, nat-ural walnut, cherry and white oak beingespecially prevalent.

Make a statement

For homeowners interest-ed in adding life and personality toa bedroom, living room, familyroom or office, a decorative wallmural is a quick, cost-effectiveway to go,explains ToddImholte, presi-dent of MuralsYour Way,whose productshave been fea-tured on theTODAY show,ExtremeMakeover: HomeEdition, DivineDesign, Man Cavesand Moving Up.With 25 mural categories including Disney, famous artwork, cities and cityscapes, nature, and sports, as well as the ability tocreate murals from favorite photos, thechoices are virtually unlimited. The compa-ny also recently launched a repositionablewallpaper line.

The right touch

According to Lori Dennis, interiordesigner, author and upcoming star ofHGTV's new show The Real DesigningWomen, next year's textures and fabrics willinclude iridescent metallic woven within fab-ric; strong patterns and bold prints; modernfloral; tailored woven fabrics like tweed, her-ringbone, plaid and houndstooth; vel-vet/velour, sumptuous dupioni silk, and fauxfur. Natural fibers such as bamboo, jute, eucalyptus, cotton, silk, wool and cork willremain popular, adds DeAnna Radaj ofBante Design LLC.

A splash of color

Deborah Wecselman of DWD Inc.suggests starting with neutral hues oftaupe, beige, cream, grey, black and white, and then adding unexpected pops of colorwith bold accessories from bright yellowpaintings to royal blue vases. Dennisechoes this vibrant color spectrum, with richjewel tones like emerald, amethyst, sap-phire, ruby, garnet and citrinealong with deep teal, fuchsia, honeysuckle, coffee and gold.

Light up your life

According to Bradburndesign team manager Martin Lucki, lighting options will include linenshades with clean tailored lines

and a play toward texture. Lamp bodieswill be made of carved reclaimed woodsdeftly finished in soft, neutral tones thatshowcase the natural wood grain.

Beverly Hills designer Christopher Grubb ofArch-Interiors Design Group, who considersdecorative lighting "the piece of jewelry in aroom," recommends architectural sconcesfor applying makeup or shaving to avoid theshadows cast by overhead lighting.

Please tread on me

Kitchen designer/blogger SusanSerra sees a renewed interest in woven orknotted textures on rugs with "back tobasics" motifs that harken back to simplertimes. These rugs are easy and cheerful tolive with, make a design statement, andserve as interesting foundations for roomswith upholstered or casework furnishingsmost often seen in neutral colors. Lowellalso sees a trend toward investment arearugs on tiled floors or those resurfaced withwood or faux wood veneers for better wearand tear and a greater perceived homevalue.

Decorating on a dime

According to artist/designer/authorPablo Solomon, people will continue to lookfor unique, cost-effective ways to improvetheir homes. They'll buy and restore sec-ondhand furniture, swap artwork and acces-sories with friends, and use yard sale pro-ceeds to purchase new items for theirhomes. Consignment stores and estatesales will be hot in 2012, adds best-sellingauthor and home design expert Lauri Wardof Redecorate.com, with people discoveringthe benefits of buying older, distressedpieces that are well made and affordable.Chairs and sofas that can be reupholsteredor slipcovered, and cabinets for storage, willbe sought for their quality as well as theaesthetic interest they add to modernrooms.

(ARA) - Just as regular tune-ups mayextend the life of your car, performingroutine maintenance to your home'sheating, ventilation and air conditioning(HVAC) system may extend the life ofyour HVAC equipment. While there aresome tasks homeowners can handleon their own, many HVAC projectsrequire a professional contractor.

Independent Customer Care(TM) Dealers from American StandardHeating & Air Conditioning offer a quickoverview of basic service tasks for do-it-yourselfers and service jobs thatrequire a pro:

Furnace maintenance: DIY

Filters prevent dust and dirt from build-ing up in your HVAC system. However, dirty filters slow airflow, forcing yoursystem to work harder. The extra exer-tion can increase energy costs andlead to a damaged system. To preventcostly repairs and keep your systemoperating at peak efficiency, replaceyour furnace filters on a monthly basis.

Furnace maintenance: Pro

A licensed HVAC contractor should fullyinspect your furnace at least onceper year. During an annualinspection, the contractor willcheck the heat exchanger andmay adjust the burner. Dependingon what type of heat-ing system you have,a professional mayalso check or cleanthe flue.

Outdoor unit: DIY

Keep the area sur-rounding the outdoorunit free of debris -remove any grass or leaves near thebase of the unit and keep nearbyshrubbery pruned. If the exterior of theunit becomes dirty, you may also use asoft brush or vacuum cleaner to cleanthe surface.

Outdoor unit: Pro

When servicing anoutdoor unit, a professional will inspectthe unit's wiring and repair any loose ordamaged connections. A licensed

HVAC contractorwill also removeany debris that youmay have over-looked or can't see,as well as oil thefan and inspect theunit's interior forany damage.

Ductwork: DIY

Leaky ductworkwastes energy and

reduces the life span of an HVAC sys-tem. DIYers are encouraged to inspectall visible ductwork in the attic, crawl-space or garage for cracks or leaks. Most local home improvement storescarry a variety of metal tapes orsealants that you can easily apply toseal leaks however, homeowners areencouraged to contact a professional

for tougher jobs such as adding newductwork.

Ductwork: Pro

A professional duct cleaner will inspectthe entire system, including ductworknot accessible to you. As a part of theinspection, a professional will takeapart the vents, clean the vents andregisters, and check for mold, asbestosand other contaminants. A contractorwill often seal off any fiberglass insula-tion in the ducts, preventing it fromblowing into the home.

While a professional HVACcontractor will keep your system run-ning at its most efficient, there are afew things you can do in tandem tohelp extend the life of your HVAC sys-tem. In addition, regular care to yourheating and cooling system may alsoimprove your home's energy efficiencyand enhance indoor air quality. (ARA) - As the chill of winter sets in, yourhome interior may be lacking the warmthand comfort you'd prefer. Fortunately, creat-ing an inviting atmosphere does not requirehuge amounts of time or money. And youdon't need to be a professional interiordesigner - or even have experience in dec-orating - to transform your home into a wel-coming haven. To bring your decor into theseason and give your home noticeableappeal, follow a few easy tips.

Paint

Color has an enormous effect onmood and it greatly influences the atmos-phere of a room. Neutral and white wallscan feel stark and cold during the wintermonths, so consider warming them up withrich hues like those found in Dutch Boy's2011 holiday palette. Yellow Springs,Reservoir Red and Loden Wool will createthe perfect cozy feel, and accents of UltraWhite will make your new colors stand outeven more. "The warmth of this light yellowis reminiscent of lights glowing on the tree, popcorn strands strung, or light from the

candles set on the mantel," says RachelSkafidas, color and design specialist forDutch Boy Paints. "It's the perfect backdropfor a deep, traditional red and mistletoegreen." And don't stop at paint - incorporatethese colors into other decor elements for afestive feel throughout the home.

Rugs

Hardwood and natural stone floorshave become extremely popular in the pastseveral years, but these options can becold and unpleasant underfoot in the wintrymonths. Adding rugs in visible areas willinstantly give any room a more inviting look,as well as warmer feet on cold winter morn-ings. Experiment with different sizes, styles, shapes and designs throughout the home. You might even consider switching out cur-rent kitchen and bathroom rugs for moreseasonal choices to give these rooms a fes-tive appeal.

Lighting

Now that winter is here and days

are shorter, depending on natural sunlightto brighten a room past mid-afternoon is nolonger an option. But instead of harsh whiteceiling lights, give your home a cozy glowwith strategically placed lamps, candlesconces and wall lights. A variety of lightsources creates a welcoming feel that stillallows occupants to entertain or read com-fortably. A trip to any home improvementstore will prove there are endless possibili-ties to light your home, with many uniqueand easy-installation options to choosefrom.

Accessories

It's the littlethings that can makethe biggest difference, and accent items havea great effect on theambiance of yourhome. From decora-tive sofa pillows, tofestive candles, to holi-day table runners, thedetails of a roomdetermine its mood. Ifyou're feeling creative, many home and craftmagazines have hun-dreds of ideas for do-it-yourself wreaths,

centerpieces, wall hangings and otheraccents. And appealing to other senses witha pine-scented candle or seasonal bowl ofpotpourri will instantly make a room moreinviting.

No matter what your budget ordecorating experience, you can give yourhome a cozy, comforting feel easily andaffordably. Using these tips, you'll be readyto enjoy the great indoors in no time at all.
