    FOREWORD

    In the current era a lot of people are facing difficulties to build house, as they have a piece of land and sufficient funds for construction purpose, as some have a

    knowledge and experience but can't spare time and some have no knowledge I experience of construction work. Some are fed off / annoyed due to behavior and

    performance of builder / contractor and work is held/delayed.

    In our opinion the simple reason of above is that both the parties had not shared their thoughts ideas regarding specification of work to be executed, utilities,

    accessories, fixtures, to be used before signing the agreement.

    Mostly they discuss the rates and finalize the agreement.

    Disputes always occurs while execution of work regarding the matters which were not discussed before and work is held/discontinued and sometime increases

    up to this extent the matters are referred to the court and settled which is just wastage of time and money. To avoid such future disputes we provide asspecification of material', utilities, fixtures etc to be used in construction of building so that respected client should study it thoroughly and practice will be

    helpful for assurance of highest possible quality standard to the entire satisfaction of our respected Clients.

    1. SPECIFICATIONS

    What is Specification? Specification describes the nature and the class of the work) materials to be used in the work, workmanship etc. which is very importantfor execution of the work. The cost of a work depends much on the Specification. Specifications should be clear, and there should not be any ambiguity

    anywhere. From the study of the specifications one can easily understand the nature of the work and what the work shall be. The drawings of a building or

    structure show the arrangement of the rooms and various parts, and the dimension, length, breadth and height with very brief descriptions of different parts.

    Drawings do not furnish the details of different items of work, the quantity of materials, proportion of mortar and workmanship which are described in

    specifications. Thus the combinations of drawings and specifications define completely the structure.

    During writing specification attempts are made to express all the requirement of the work clearly and in a concise form avoiding repetition. As far as possible,

    the clauses of the specification are arranged in the same order in which the work will be carried out. The specifications are written in a language so that they

    indicate what the work should be.

    Specifications depend on the nature of the work, the purpose for which the work is required, strength of the materials, availability of materials, quality of

    materials, etc.

    2.1. GENERAL SPECIFICATION OR BRIEF SPECIFICATION .

    General or Brief specification describes the nature and class of the work and materials in genera' terms, to be used in the various parts of the work; from the

    foundation to the superstructure. It is a short description of different parts of the work specifying materials, proportions, qualities etc. General specifications

    provide general idea of the whole work or structure and are useful for preparing of the estimate.

    For general idea, the general specifications of different class of buildings are given below. These will of course very accordingly to the necessity and type of

    works.

    General Specifications for a First Class Building

    Foundation and Plinth : Foundation and plinth shall be of l-class brickwork in 1: 6 cement mortar over 1:4:8 cement concrete.

    Damp Proof Course : D.P.C. shall be 2.5cm (1) thick cement concrete 1:1/2:3, mixed with one kg of Impermo per bag of cement or other standard water

    proofing materials as specified and painted with two coats of bitumen.

    Superstructure: Superstructure shall be of 1-class brickwork with 1:6 cement mortars. Lintels over doors and windows shall be of R.C.C.

    Roofing: Roof shall be of R.C.C slab with an insulation layer and Cement concrete.

    Flooring : Marble/Ceramic Tiles or Mosaic.

    Finishing: Inside and outside walls shall be of 12mm (1/2) cement plastered 1:6.

    Doors and Windows : Wooden, steel or aluminum.

    Miscellaneous: Rain water pipes of cast iron or of PVC shall be provided and finished painted. Building shall be provided with 1st class Sanitary and

    water fittings and Electrical installations.

    2.2. DETAILED SPECIFICATIONS:

    The detailed specification is a description to express the requirements in detail. The detailed specification of an item of work describes the qualities and

    quantities of materials, the proportion of mortar, workmanship; the method of preparation and execution and the method of measurement. The detailed

    specifications of different items of work are prepared separately and describe what the works should be and how those shall be executed and constructed.

    Detailed specifications are written to express the requirements clearly in a concise form avoiding repetition and ambiguity. The detailed specifications arearranged as far as possible in the same sequence of order as the work is carried out. The detailed specifications are prepared properly to help in execution of the

    work.

    Every engineering department prepares the detailed specifications of the various items of works and get them printed in book form under the name 'Detailed

    Specifications' when the work UI a structure project is taken up the 'Detailed Specifications' are referred.

    2.2.1. Detailed specification of various items of works

    The detailed specifications in various items of works are as follows:

    2.2.1.1. Earth work in excavation in foundation

    Excavations : Foundation trenches shall be dug out-to the exact width out of foundation concrete and the sides shall be vertical. If the soil is not good and

    does not permit vertical sides, the sides should be sloped hack or protected with timber shoring Excavated earth shall not be placed within 1m (3') of the

    edge of trench.

    Finish of trench: The bottom of the foundation shall be perfectly leveled both longitudinally and loose concrete so that concrete may be laid to the exact

    width as per design. The bed of trench shall be lightly watered and well rammed. If rock and boulders are found during excavation, these should be

    removed and the bed not be laid before inspection and approval of the trench by Owner of the house / building. Termite control treatment shall be provided

    in the foundations if required by the owner and will be charge able separately.

    Finds: Any treasure and value able material found during the excavation shall be the property of the department Iowner.

    Trench Filling : After the concrete has been laid, masonry has been constructed the remaining portion of the trenches shall be filled up with earth in layers

    of 20cm (8") and watered and well rammed. The earth filling shall be free from rubbish and refuse matters and all clods shall be broken before filling.

    Surplus earth not required, shall be removed and disposed, and site shall be leveled and dressed.

    2.2.1.2. Lean concrete in foundation. 1:4:8

    Materials: All material shall be as per standard specifications. Coarse aggregate shall be of crush stone ballast of 40mm gauge or as specified supplied by

    engineer in-charge/owner. Any rejected material shall be removed from site within 24 hours.

    Fine aggregate : shall be of crushed lime stone.

    Cement : shall be fresh port land cement of standard specifications and shall have the required tensile and compressive stress and fineness.

    Water: shall be fresh port land cement of standard specifications and shall have the required tensile and compressive stress and fineness.

    Proportions : The proportion of concrete shall be 1:4:8 as cement: Sand: Stone-ballast. Compressive strength or concrete of 1:4:8 proportions shall be as

    per required standard after 7 days.

    Mixing : Mixing shall be done on a clean watertight: masonry platform of sufficient size.

    Cement and sand shall measure with wooden box in proportion 1:4 and mixed thoroughly dry to have uniform colour. The dry mixing of cement and sand shall

    be spread over the stacked ballast to the required thickness to give the specified proportion. The material shall be mixed dry turning at least 3 times. Clean

    water should be add slowly and gradually by water can to required quantity while mixing the material mixed thoroughly by turning at least three times. So that

    the whole surface of each ballast gets coated with mortar and the mix become plastic of uniform colour of workable consistency and should be such that the

    ballast do not separate tram me mortar. Concrete shall be only for the days work, old and stale concrete shall not be used. For big work mixing shall be done

    by machine. In this case aggregate and wet mortar shall be poured in the drum while it is revolving. The water should be added slowly to required quantity and

    the mixing shall be continued for at least one minute till a mix of uniform colour and workable consistency is obtained and should be such the ballast does not

    separate from the mortar.

    Laying and compacting: Bed of foundation trench shall be lightly sprinkled with water before concrete is laid. Concrete shall be laid slowly and gently in

    layers not thrown in layers of not more than 20cm and thoroughly consolidated to15cm with 6kg or12 Ibs iron rammers. During consolidation concrete

    should be kept from earth, dirt leaves and other foreign matters. The consolidation shall be checked by water test by digging a hole of about 7.5 cm dia and7.5cm deep in the concrete and filling water. The water level should not sink more than 1.25cm in 15 minutes if concrete has been well consolidated.

    Joint and Consecutive layers : When joint in a layer of concrete is unavoidable at end shall be sloped at an angle of 30 degree and junctions of different

    layers shall break joints. In laying upper layer of concrete the lower surface shall be made rough and cleaned and watered before upper layer is laid.

    Curing: Concrete after completion shall be kept wet for specified period and no masonry shall be constructed upon it during this period. The curing shall

    be done by spreading gunny bags or sand or keeping them wet by water-can regular interval.

    2.2.1.3. Cement Concrete. 1:2:4

    Materials : Aggregate shall be of invert materials and shall be clean, dense, hard, sand, durable non-absorbent and capable of developing good bond with

    mortar.

    Coarse aggregate shall be of hard broken stone of granite or similar stone free from dust dirt and other foreign matters. The stone ballast shall be of 20mm or

    size and down and all should be retained in a 5mm square mesh or 3/1 nit square and well graded such the voids do not exceed to 42 percent. The gauges of

    the stone ballast shall be as specified depending on the thickness of concrete and nature of work. For building work 20mm gauge shall be used.

    Fine aggregate shall be of coarse and consisting of hard, sharp and angular grains and shall pass through screen of 5mm or 3/16"square mesh.

    Sand shall be of standard specification clean and free from dust, dirt and organic matters. Cement shall be fresh port land cement of standard specification and

    shall be the required tensile and compressive tresses and fineness.

    Water shall be cleaned and free from alkaline acid matters and suitable for drinking purposes. Proportions: The proportion of concrete shall be1:2:4 as cement:

    sand: stone aggregate by volume unless otherwise specified. Minimum compressive strength of concrete of 1~2:4 proportion shall be 14kgs per sq or 2000 Ibs.

    per sq. inch on 07 days.

    Stone aggregate and sand shall be measured by volume with boxes Cement need not be measured by box, one bag of cement (50 kg) should be considered as

    1/30cum or1.25 cft. Size of measured box shall be 30 X 30 X 38cm or 35 X35 X 28cm equivalent to content of one bag of cement. AU material shall be dry. If damp sand is used compensation shall be made by adding add lanai sand to the extent required for the bulking of damp sand. Mixing shall be of machine mixed.

    For small work hand mixing shall by batches.

    Hand Mixing: Mixing shall be done in masonry platform or sheet iron tray. For concrete of 1:2:4 proportion, first two boxes of sand and one bag of

    cement shall he mixed dry thoroughly and then this dry mix of cement and sand shall be placed over stack of 4 boxes of stone aggregate and whole mixed

    dry turning at least three time to have uniform mix. Water shall then be added slowly and gradually with a water-can while being mixed to the required

    quantity 25 to 30 liters or 5 to 6 gallons per bag of cement to provide plastic mix of the required workability and water cement ratio. The whole shall be

    mixed thoroughly turning at least three times to provide a uniform concrete.

    Machine Mixing: Stone ballast, sand and cement shall be put into the concrete mixer to have the required proportion, for concrete 1:2:4 proportions. First

    box is of stone ballast then two boxes of sand and then are bag of cement shall be put into the c.c.mixer, the machine shall be revolved to mix the material,

    dry and than water shall be added gradually to the required quantity 25 to 30 liters (5 to 6 gallons) per bag of cement to have the required water cement

    ratio. The mixing should thorough to have a p lastic mix of uniform colour. It requires 11/2 to 2 minutes rotation for thorough mixing. Mix concrete shall be

    unloaded on a masonry platform or on a sheet iron.

    Slump: Regular slump test should be carried out to control the addition of water and to maintain the required consistency. A slump of 7.5cm to 10em"3 to

    4" shall be maintained for building c.c 1:2:4.

    From work: From work centering and shuttering shall be provided as required as per standard specifications before laying concrete to confirm to support

    or to keep the concrete in position. The inner surface of the shuttering shall be oiled to prevent concrete sticking to It. The base and from work over which8

    concrete to be laid shall be watered by springing water before concrete is laid. Forms should not be removed before 14 days in general side forms shall

    Laying: concrete should be laid gently (not thrown) in layers not excluding 15cm and compacting by pinning obtained. For important work mechanical

    vibrating should be used, for thick or mass concrete immersion types separate coarse aggregate from concrete should be avoided. After removal of theformwork in due time the concrete surface should be free from honeycombing, air holes and or any other defect.

    Concrete should be laid continuously, if laying is suspended for rest or for the following day the end shall be slopped at an angle of 30 degree and made rough

    for further jointing. When the work is resumed, the previous sloped portion shall be roughened) cleaned and watered and a growth of neat cement shall be

    applied and the fresh concrete shall be laid. For successive layer the upper layer shall be laid before the lower has set.

    Curing : After about two hours' laying when concrete has begun to harden, it shall be kept damp by covering with wet gunny bags or wet sand for 24 hours

    and then cured by flooding with water making mud walls 7.5cm or 3"high or by covering with wet sand or earth and kept damp water proof continuouslyfor 7 days.

    2.2.1.4. Reinforced Cement Concrete (R.C.C)

    Steel: Reinforcing bars shall be of mild steel or deformed steel of standard specification. and shall be free from corrosion, loose rust scales, paint, oil and

    grease, paint etc. The steel bar shall be round and capable of being bent (double over) without fracture. Bars shall be hooked and bent accurately and

    placed in position as per design and drawing and bound together tight with 20 S.W.G. annealed steel wire at their point of intersection. Bars shall be bent

    cold by applying gradual and even motion. Bars of 40mm or 1%" diameter and above may be bent by heating to dull red and allowed to cool slowly

    without Immersing in water or quenching. Joints in the bar should be avoided as far as possible, when joints have to be made an overlap of 40 times

    diameter of the bar shall be given with proper hooked at ends and joints should staggered. Bigger diameter bars should be joined by welding and tested

    before placing in position. While concrete steel bars shall be given side and bottom covers of concrete by specified cover 4cm to 5cm or 1 to 2" for

    beam and 1cm to 2cm to for slab. During laying and compacting of concrete the reinforcing bars should not be disturbed

    Centering and shuttering: Shuttering shall be either of hard wooden planking 3cm or 1 thick or of steel plates stiffened by angle iron. The shuttering

    shall be supported in battens, props, wedges and properly cross braced together as to make the form work sufficiently rigid strong, stable to support the wet

    concrete work and should not yield on working and laying concrete as made in such a way that they can be slackened and removed gradually without

    disturbing the concrete. Beams for centering shall be carried and supported on the walls with double wedges underneath and supported at intervals with

    props. Props shall consist of ballies or brick pillars in mud mortar. Billie props shall rest on double wedges placed over wooden sole planks of 40 mm or 1

    thickness so as to facilitate tightening and easing of the centering and shuttering. In case of brick pillars the wooden sole plank shall be provided at the

    top of pillars and double wedges inserted in between the sole plank and the beam of the centering and shuttering. The shuttering shall be kept clear of wall

    bearing and made to rest on cross-beams or battens. The shuttering shall have smooth even surface and its joints shall be closed tight should not permit

    leakage of cement mortar, If required the joints shall be lined with craft paper or other approved material. Inner face of shuttering shall be applied with a

    wash of moulded oil, raw linseed oil, soap solution or other approved lubricants to have a smooth and finished surface to prevent adherence of the concrete.

    For slab and beam small camber shall be given in the shuttering. Camber of 1cm per 2.5m 1 per 10 ft with a maximum of 4cm 1.

    Centering and shuttering should not be removed before14 days in general i.e. 4 days for R.C.C columns, 10 days for roof slab and 14 days for beams.

    Centering and shuttering shall be removed slowly and carefully so that no part is disturbed or damage.

    Centering and shuttering shall be measured in sq ft, and the surface areas in contact with concrete shall be measured. (if work is done on item rate)

    Proportion of Cement Concrete: Cement concrete shall be Of 1:2:4 proportions by volume for slabs, beams, lintels, and 1:1:3 proportion for columns

    unless otherwise specified.

    Materials for Concrete: The stone aggregate~ shall usually be 20mm to 6mm to gauge unless otherwise specified. For heavily reinforced concrete

    members as in the case of ribs main beams the maximum size of aggregate should usually be restricted to 5mm less than the minimum clear distance

    between the main bars or spaced. Limitations of the size of the aggregate may not be so important.

    Lying: Before laying the concrete, the shuttering shall be clean, free from dust, dirt, and other foreign matters. The concrete shall be deposited in its final

    position. In case of columns and walls it is desirable to place concrete in full height if practical so as to avoid construction joints but the progress of

    concreting in the vertical direction shall be restricted to one meter per hour. Care should be taken that the time between mixing and placing of concrete

    shall not exceed 20 minutes so that the initial setting process is not interfered with. During winters concreting shall not be done if the temperature falls

    below 4degree centigrade. Concrete shall be protected by frost and concrete affected by frost be removed and work redone.

    Concrete shall be compacted by mechanical vibrating machine until a dense concrete is obtained. The vibration shall continue during the entire period of

    placing concrete. Compaction shall be completed before the initial setting starts i.e. within 30 minutes of addition of water to the dry mixture. Over

    vibration which will separate coarse aggregate from concrete shall be avoided. After removal of work in due time, the concrete surface shall be free from

    honeycombing, air holes or any other defects.

    Structure exceeding 45 meters in length shall be divided by one or more expansion joints. Structures in which plan dimension changes abruptly shall be

    provided with expansion joint at the section when such changes occur. Re-enforcement shall not be extended across an expansion joint at the break

    between the sections shall be complete.

    Finishing: If specified the exposed surface shall be plastered with 1:3 cement sand mortar not exceeding 6mm or 1'X," thickness and the plastering shall

    be applied immediately after removal of the centering while the cement wash shall be given.

    2.2.1.5. Damp proof coarse 2.5cm or 1" C.C. 1: 1 1/2: 3

    Materials : Damp proof coarse shall consist of cement. Coarse sand and stone aggregate of 1:1 :3 proportions with 2% of Impermo, cem-seal or acc proof

    by weight of cement of other standard water proofing of 2.5cm thickness. The cement shall be fresh port land of standard specifications. The coarse sand

    shall be clean of 5mm size and down. The stone aggregate shall be hard and tough of 20mm size well guarded and free from dust and dirt. Compo seal.

    Pudlo, Cleo and other standard water proofing compound shall be used and the quantity shall be used as per instruction the manufacturers.

    Mixing: Mixing shall be done on a masonry platform or on a sheet iron tray in the proportion of 1:1:3 by measuring through boxes. The cement is first

    mixed thoroughly with the water proofing compound to the required quantity and then mixed dry with the sand in the proportion of 1:1 .The mix of

    cement and shall then be mixed dry with stone aggregate to have the proportion 1:1:3. Clean water shall then be added slowly and gradually while being

    mixed to the required workable consistency. Turning shall do the mixing at least three times to give uniform and homogenous concrete.

    Laying: The level of the surface of the plinth shall be checked longitudinally and transversely. The top of wall at damp proof coarse should be laid withfrogs of brick downward. Side forms or shuttering of strong wooden batten of 2.5cm thickness shall be fixed properly and firmly on both sides to confine

    the concrete so that the shuttering does not get disturbed during compaction and mortar does not leak through. The inner edges of the shuttering shall be

    oiled to prevent concrete adhering to it. The surface of the wall shall be cleaned and the masonry shall be wetted by water before concrete is laid. The

    concrete shall be laid within half an hour of mixing and compaction thoroughly by tamping to make dense concrete and leveled both longitudinally and

    transversely. After 2 hours of lying the surface of concrete shall be made rough and chequered so as to form a key with the wall above. The damp proof

    coarse shall be laid in continuation in one day with out any joints. Joints or break if unavoidable shall be given at the sills of doors or openings. If joints

    cannot be avoided the joint the joint shall be slopped and sloped surface shall be applied with neat cement wash just before starting concerting on thefollowing days, shuttering shall be removed after 24 hours. On removal of the shuttering the edges should become smooth without and honeycombing.

    Curing: The damp proof coarse shall be cured by watering and kept wet for 07 days, and the construction of wall above may be started. The surface shall

    be cleaned and watered before masonry' is s tarted.

    2.2.1.6. Brickwork Fist Class:

    Bricks : All bricks shall be of first class of standard specifications made of good brick earth thoroughly burnt, and shall be of deep cherry red or copper

    colour. Bricks shall be regular in shape and their edges should be sharp and shall emit clear ringing sound on being struck and shall be free from cracks,

    chips, flaws and lumps of any kind. Brick shall not absorb water more than one-sixth of their weight after one hour of soaking by immersing in water.

    Bricks shall have minimum crushing strength of 105 kg. per sq cm or 1500 lbs per sq inch.

    Mortar : Mortar shall be specified and materials of mortar shall be of standard specifications. For cement mortar cement shall be fresh port-land cement of

    standard specifications. Sand shall be sharp, clean and free from organic and foreign matters. For rich mortar coarse or medium sand should be used and

    for weak mortar local fine sand shall be used. Proportion of cement sand mortar shall be of 1:3 to 1:6 as specified. Materials of mortar shall be measured to

    have the required proportion with measuring box and first mixed dry to have a uniform colour in a clean masonry platform and then mixed by adding clean

    water slowly and gradually to have workable consistency and mixed thoroughly by turning at least three times. Old and stale shall not be used. Mortar for

    one hours work only shall be mixed with water so that the mortar shall be used before setting starts.

    Soaking of Bricks: Bricks shall be fully soaked in clean water submerging in a tank for period of 12 hours immediately before use. Soaking shall be

    continued till air-bubbling is ceased.

    Laying: Bricks shall be well bonded and laid in English bond unless otherwise specified. Every coarse shall one another and vertical joint in alternate

    coarse shall come directly over one another, No damaged or broken bricks shall be used. Closers shall be of clean cut bricks and shall be placed near the

    ends of walls but not at the other edge. Selected best shaped bricks should be used for face work. Mortar joints shall not exceed 6mm or in thickness and

    joints shall be fully filled with mortar. Bricks shall be laid with frogs upward except in the top course where frogs shall be placed downwards. Bricks shall

    be carried out not more than 1m or 3ft. height at a time. When cleaned and wet with cement slurry. At the end of the day the plastering shall be closed on

    the body of the wall and not nearer than 15cm to any corner. Curing shall be started as soon as the plaster has hardened sufficiently not to be damaged

    when watered. The plaster shall be kept wet for at least for 10 days. Any defective plaster shall be cut in rectangular shape and replaced.

    Note : Different proportions of mortar which shall be used for plastering: Cement sand mortar 1:3, 1:4, 1:6. For ceiling plastering 1:3 cement mortars with

    coarse sand IS generally used.

    2.2.1.7. Flooring

    All flooring including Skirting shall be of marble of approved colour with chemical polish except car porch, Driveway, flooring beyond covered area, the

    flooring shall be of mosaic floor in ordinary port land cement with grinding and polishing etc. unless otherwise as specified.

    2.2.1.7.1. Marble Flooring

    The marble floor consists of two layers, the bottom 2cm to 2.5cm or to 1 cement concrete 1:2:4,1:1:3 as specified and the upper layer of specified thick

    rich mortar consisting sand and cement in proportion 1:2 one part of cement and 2 part of sand. The top laver is laid on the next day. Cement shall be standard

    of specification. The sand shall be coarse, well graded, clean and free from dust and dirt. The marble shall be of best quality (locally produce or as specified.)

    1cm or 3/8", 1.2cm or , 2cm or " and 2.2cm or 7/8" thick. The size of marble shall be as specified in floor and skirting.

    The material of mortar, cement and sand as specified should be of standard specifications. The materials or mortar shall be first dry mixed; by measuring with

    boxes to have the required proportion (as specified) and then water shall be added slowly and gradually and mixed thoroughly. The thickness of mortar for

    fixing of marble in flooring shall be as specified usually 1.2cm .

    First mortar shall be laid and pressed on the surface and then brought to a true smooth and uniform surface by means of float and trowel. After laying the

    cement mortar marble tiles shall be fixed one by one and compacted by beating and tamping and leveled with wooden floats. After about 2 hours of laying the

    surface shall be covered with wet bags and kept wet and left undisturbed for two days.

    The grinding and polishing shall be done by grinding machines in three operations, first grinding with machine fitted with coarse grade stone, second grinding

    with medium grade stone. And final grade stone.

    Finally when the surface is absolutely dry, oxalic acid powder shall be well rubbed on the surface with pieces of felt and a few drops of water and this operation

    shall be repeated until the surface becomes perfectly smooth and glossy. The surface may also be rubbed with wax to give a glazing surface. White cement or

    color cement shall be used to have the required colour if specified.

    2.2.1.7.2. Mosaic flooring

    The mosaic floor consists of two layers, the bottom layer of 2cm to 2.5cm or to 1" cement concrete,1: 2 : 4 ,1 :1 : 3 or as specified. The upper layer

    6mm or thick consisting of a mix of marble chips and cement in the proportion of 1:1 :,one part of the cement and 1 part of marble chips should be laid

    on very next day. It shall be laid more than the specified thickness in order to get the specified thickness after cutting and finishing. Cement shall be of standard

    specification. The sand shall be coarse, well graded, clean and free from dust and dirt. The stone shall be hard and tough. Granite stone of 1.2cm or gaugewell graded clean and free from dust and dirt. The marble chips shall be of 3mm or 1/8 gauge having maximum size and minimum size of 1.5mm or 1/16.

    Large size of marble chips to 6mm or shall be used in floors of big rooms.

    Cement concrete shall be prepared by mixing the ingredients dry by measuring with boxes to have the required proportion. First cement and sand snail be

    mixed dry and this dry mix shall be mixed with stone chips dry and then mixed by adding water slowly and gradually and mixed thoroughly to have a uniform

    plastic mix. The base shall made rough, cement washed and then the concrete shall be laid In 2cm or thick layer In panels of 1m x 2m or 3x 6 bounded

    by 3mm thick glass or marble strips. After laying, the concrete shall be compacted by beating and tamping and leveled with wooden floats.

    The marble chips and cement shall be mixed by measuring with boxes to have the required proportion first dry mixed and then thoroughly mixed by adding

    water gradually to have a uniform plastic mix. Within the two hours of laying of the bottom layer of cement concrete. the upper layer of marble chips and

    cement shall be laid and the surface tamped lightly and finished perfectly level with straight edge float and trowel After about 2 hours of lying the surface shall

    be covered with wet bags and kept wet and left undisturbed for two days. The grinding and

    grade stone and final grade stone.

    2.2.1.8. Wood Works

    Doors: Timber shall be of best quality of Deodar wood for Chaukhats frames, panel door shutter free from sap, knots, wraps, cracks and other defects. All

    woodwork shall be neatly truly finished to the exact dimensions. AU joints shall be neat and strong truly, and accurately fitted and glued before fitted

    together.

    Chaukhats : Chaukhats shall be properly framed and joined by mortise and tenon joint with hard wooden pins and the joints shall be coated with white lead

    before fitted together. Chaukhats shall be of section as per drawing. Concealed faces of Chaukhats shall be painted with a prime coat before fixing the

    position. Door shutters shall be hollow flush door of 1 thick with 4mm commercial ply pressed on both sided over Deodar wood paneled/Partitioned

    frame as specified. The style of door shutter shall be planed neatly and truly finished to exact dimensions. The style shall be framed property and

    accurately with mortise and tenon Joints and fixed With Wooden pins.

    Panel Door Shutters : Panel Doors shutters shall be of 1st class Deodar wood. All other door shutter shall be hollow flush by using Teak ply wood on

    Deodar wood frames.

    Fittings: All doors should be provided with handles on both sides and all windows with handles on the inner side. One of the doors of each room shall be

    provided with sliding bolts on the inner side for locking. Necessary hinges, tower bolts, hook bolts, stops for keeping the leaves open and also wooden

    blocks to prevent 'eaves striking the jambs of wall etc. shall be provided. The fitting may be of iron, brass or oxidized as specified of approved quality.

    Screws shall be of suitable length and correct diameter and shall be fixed with screw driver and not by hammering. However, the owner should provide

    hard wears including door lock.

    The surface of shutters and Chaukhats shall be painted with two coats of approved paint over a coat of primer. Faces of Chaukhats in contact with masonry

    shall be painted with two coats of so lignum or coal tar or other preservative before fixing. A prime coat of painting with primer paint shall be applied in the

    remaining surface before fixing in position.

    Windows: Fully glazed Aluminum windows of standard specification shall be provided. Colour of glass shall be dark brown unless otherwise specified.

    Kitchen: Stainless steel sink, concealed hot and cold water lines: power points for accessories. Glazed Ceramic tiles on walls up to 7' height and matt tiles

    in flooring. Marble counter top and Kitchen cabinets are usually provided of standard quality. Shutter of the cabinets shall be glazed with Deodar wood

    frame or as specified. Kitchen cupboard shall be provided under the marble counter.

    Bath Rooms: Glazed Ceramic tiles on walls up to 7' height or up to ceiling as specified and mat tiles on floor colour matched and aesthetically treated.

    Concealed hot and cold water lines, Wash basin, with mixture, and vanities if specified stop cock and shower mixture, as specified will be provided in bathrooms.

    2.2.1.9. Painting

    Distempering : The distemper shall be used local made of specified best quality and colour. The surface must be smooth perfectly and dry before

    distempering is commenced.

    The number of coats shall be two or as specified. The distemper shall be kept well stirred in containers and shall be applied with broad brushes horizontally and

    immediately crossed vertically. Brushing should not be continued too long to avoid brush marks. The second coat shall be applied after the first coat is dried up.

    Distempering should be done during dry weather, but not during too hot weather, o r during wet weather.

    Painting of steel and iron works : All rust scales, dirt, supplier's delivery marks, oil, grease etc shall be removed by rubbing with sandpaper before

    painting. Special care shall be taken for cleaning of corners. All structural steel work shall be painted with red lead before erection except the surface

    which will be in contact with concrete. Where corrosive effect likelihood from sea atmosphere, a coat of raw linseed oil shall be applied. Two to three

    coats of approved ready manufactured paint or ready mixed paint shall be applied at right angles to each other after erection of the structural member. Each

    coat shall be allowed to dryup perfectly before the succeeding coat is laid over it. painting shall be carried out during dry weather.

    Spirit Polishing: Polish Pure shellac varying from pale orange to lemon yellow colour, free from resin, dirt, etc., shall be dissolved in methylated spirit at

    the rate of O.15kg of shellac to 1 liter of spirit. Suitable pigment shall be added to get the required shade.

    Preparation of surface : The surface of the timber shall be cleaned and rubbed down smooth with sand paper. Knots if visible shall be covered with a

    preparation of lead and glue laid on while hot. Holes and indentation on the surface shall be filled with putty and smoothened. The surface shall then be

    given a coat of wood filler made by mixing whiting (powdered chalk) in methylated spit at the rate or ",.5 Kg of whiting per of sprit . The surface shall then

    be rubbed down perfectly smooth with glass paper and wiped clean

    Application: A pad of cotton covered by a fine cloth shall be used to apply the polish. The pad shall be moistened with the polish and rubbed hard on thewood in series or overlapping circles applying the polish sparingly but uniformly over the entire surface to give a uniform surface and high gloss. Number

    of coat shall be as specified. The second coat shall be applied, after the first is dried, in the same way as for the first coat.

    2.2.1.10. Electrification

    For electrical installation PVC pipe diameter 3~Uor above shall be used for electrification of the building before plastering. Cable shall be local made by

    Pakistan cables or new age Cables as approved by the owner as under

    2.2.1.11. Miscellaneous

    Rain water pipe of PVC or cost iron shall be provided and finished painted. Building shall be provided 1st class sentry and water and gas fittings shall of IIL,

    KPM with Chinese fittings. Gas point shall be provided for oven in kitchen and for Room Heater where required by the owner. All bathroom accessories shall

    be made of standard quality manufactured by Forte or Master as required/approved by the owner. Ceramic tiles shall be fixed up to 7 feet height and 7 feet

    height and the owner shall select colour.18

    Front Face : Chakwal stone, marble or ceramic tiles of approved quality and colour shall be fixed on the face. Protection grills shall also be provided on the

    3. CONTRACT SYSTEM

    In contract system the work is got done through contractors who arrange all material required and employ the workers required for the completion in time.

    A contract agreement is a bond; the contractor and the owner are bound by the terms and condition of the contract. The contract agreement stipulates the

    quantity of works and rates, the detailed specifications of various items of work to be done, the time limit within the whole work shall have to be completed and

    various other conditions. Contracts are usually arranged by entering into bargaining between the owner and the contractor.

    Usually there are two types of contracts which are applicable for different types of constructions but in private sector two types of contracts are being executed.

    3.1. Lump sum contracts with material:

    In lump sum contract, the contractors undertakes the execution or construction specific work with all its contingencies to complete it in a respects withinspecified time as per the detailed specification of all item of works pertaining to the whole work, Planes and detailed drawing, progress and other conditions of

    contracts dimension where required are included. The quantities or schedule of different items of work are not provided, in the private sector .Specifications of

    various item of work is provided by the owner and the contractors has to complete the work as per construction plane and specification at the contract rate

    mutually agreed by the Owner and the Builder @Rs._________/- per square foot is fixed within a fix time irrespective of quality of work. On completion of

    work no detailed measurement of different item of work is required, measurements is taken of the built up covered area physically at site, but whole work is

    compared and checked with plan and drawing.

    Rates : The rate is mutually decided by the Owner and the Builder on covered area basis @ per square foot.

    DEFINATION OF EXTRA WORK. The work carried outs beyond the covered area which does not falls in the range of covered area is treated as extra work

    for which the rates are to be decided separately by mutual understanding of the Owner and the Builder.

    DETAILS OF EXTRA WORK. compound wall, Drive way, servant quarter, flooring beyond the covered area, providing & fixing of main Gate, providing

    &fixing of safety fence/grill over compound wall, fancy railings on terrace or on top roof, watch mans cabin which is not included in the proposed covered

    area of the House/Building, shall be an extra items of work. Boundary wall is a separate item for which rates are also decided accordingly.

    3.2. Labour Contract:

    In the labour contract the contractor is bound to execute the work as per specification and construction plans provided. The Specifications of various item of

    work and all the materials, utilities, accessories are to be provided by the owner. and the contractors has to complete the work as per construction plane and

    specification at the contract rate mutually agreed by the Owner and the Builder @Rs._________/- per square foot is fixed within a fix time irrespective of

    quality of work

    Rates: The rates are decided on covered area basis @ Rs.______/- per square foot.

    The work beyond the covered area which does not fall in the range of covered area is treated as extra work for which the rates are decided separately, the

    boundary wall is a separate item for which rate is also decided accordingly.

    10. That the Owner has paid a sum of Rs.500,000/- (Rupees Five Hundred Thousand Only) to the Builder in cash/Cheque as mobilization advance in

    presence of the following witnesses which will be adjustable/ recoverable in percentage from the remaining amount of this contract, to be paid by the

    owner as per the payment schedule given above from each payment at the time of payment as per schedule mentioned in above.

    11. The Owner shall have to pay the running account payments to the Builder as per schedule agreed upon both of the parties from time to time as the

    work is in progress. For any claim or dispute the decision of one party shall not be final, in such case the issue shall be resolved by both the parties by

    12. That the Owner shall pay the remaining amount of this contract as per schedule given above on success fully carrying out the work as per schedule,

    13. That on the completion of the construction, the Owner shall pay the remaining amount of construction at the time of taking over possession after

    physical measurement of covered area of the building as built, as per rate decided above by the both of the parties.

    14. That during construction period, the Owner shall all whenever so called by the Builder to do or cause to be done all such acts, deeds and thing which

    the Builder may require him to do in connection with the said plot of land or in relation to carry on of the construction work thereon.

    15. That Owner shall in any way transfer/ or alien at the said plot of land and the construction made thereon unless all the claims and demands of the

    Builder mentioned above are fully paid and satisfied by him. The Builder shall always have his right, lien and first charge over the said plot and the

    construction to be made thereon for money payable to him by the owner under the terms of this Agreement.

    16. That default of payment by the owner to the Builder of the construction charges as decided above @ Rs.1500/-(Rupees One Thousand Five Hundred

    owner shall lose all his rights whatsoever in the said plot of land and/or construction thereon..Which both shall thereafter belong to the Builder, who

    shall thereafter be deemed to be the transferee of the owners rights in the property?

    NOWTHE BUILER ASSURES TO THE OWNER

    1. That the Builder shall complete the work within the specified time as per specification and shall maintain the progress with quality of work. If he fails to

    maintain the progress or completing the work in time, the contractor shall be able for compensation or penalty, however the time may be extended by

    the Owner on request of the Builder on valid reason. The delay due to environmental conditions will not be considered as delay.

    2. Work shall be done strictly in accordance with specifications, drawings and orders; bad work is to be liable dismantled or contractor is liable for

    compensation or penalty. If the progress is not satisfactory, contract may be terminated for bad work, unsatisfactory progress or unnecessary delayed.

    3. The Builder shall execute the work as per altered specifications and design if such alterations are done by the Owner. The Builder shall arrange for all

    materials, tools and plants: the work shall be open for inspection. The Builder has to pay wages to the workers as per the rate of the wages of locality.

    The Builder shall also be responsible to pay the Compensation to the workman in case of any accident or damage.

    4. All taxes royalties, etc, on materials to be used in execution of work shall be paid by the Builder which included in the rates mentioned above.

    AND WHEREAS the builder above named has agreed to execute/Construct the House/Building on the said plot of land under his supervision on behalf of the

    owner, and the Owner has agreed to the said proposal of the Builder under mentioned description of work of said House/Building in accordance with the terms

    &conditions noted below and agreed upon both of the parties.

    That the Builder will construct and/or get constructed a residential building as per plans to be approved by the authorities concerned on the a foretasted plot at

    the @ of Rs._____/- per sq. ft.

    All materials and necessary services for the construction shall be arranged and supplied at the site of work by the owner

    The Contractor shall be responsible to engage all the manpower and to get the work done according to specifications.

    The Contractor shall arrange the Materials for scaffolding, centering and shuttering and other similar materials, and tools for working, plants and machinery, are

    required.

    The measurement shall be taken from shade to shade of roof slab of each floor separately as length of roof x Width of roof = area is square foot. And estimated

    cost of the contract is taken as Total covered area x rate of construction=estimated cost.

    The contractor shall be paid for work done on measurement /inspection of the different items of work at different stages of work as per stipulated rate and payment schedule mentioned in this contract agreement.

    The area of construction beyond covered area, flooring in around the main building, servant room, fixing of main gate, drive ways, Parapet wall on top roof,

    fixing of marble or any stone, construction of compound wall shall an extra work and shall be charged separately as per scheduled rate agreed by the both

    parties.

    The contract is on the basis of Tashi Kandi/masonry works only and the contractor undertake the execution/construction of a specific work all its contingencies

    to complete it in an respects With in a specific time for a fixed rate of construction Rs____/- (Rupees___________________Only) per square ft.

    The detailed specifications of all items of work pertaining to the whole works, construction plans and drawings .The general specifications and description of

    different parts of the building where required are included.

    The schedule of rates for various items of work is also provided which regulates the extra amount to be paid for the any additions or alterations. In this case no

    measurement of various items of work involved in the original work is required, but the measurement of extra works only shall be taken.
