In 2001 the interior design company KNUDSEN was founded in Rungsted, Denmark. In the

The human mind has an immediate ability to conceive of the

most fantastic structures and shapes. Although modern day technology has pushed boundaries of what is possible to construct, limitations still apply. And to that CFOs always agree!

Constructibility is the art of balancing design, construction, and cost. Creating the best possible.

When we engage in sketching and pre-design, considerations regarding constructibility and budgeting are predominant. It is often a precarious undertaking to balance cost projections with expectations of design and functionality. It is our hallmark to patiently inform our clients of what to expect from a design.

The consummate experience of our team constitute a solid basis for estimating costs at very early stages. We believe it is greatly beneficial to overall success that expectations and

requirements of the client are closely aligned with real life conditions, such as time and money.

Our services take the client through all the steps from initial idea over construction to maintenance and future improvements. If the client only is in need of selected services we are flexible as to provide exactly what they need.

We select proper materials for our projects as we firmly believe durable designs are dependent on quality of material and outstanding craftsmanship.

Our services comprise of small to medium sized projects and we have experience in designing and building offices, showrooms, exhibitions, retail spaces, warehouse and storage facilities, and private dwellings. Below is a list of selected projects from China:

Danish Footprint, Hongkou: 2500 m2 design & fashion exhibition; conceptual design and construction management (2007)

China International Creative Design Week, Zhabei: 3000 m2 design exhibition; detailed design and construction management (2008)

Villa Riviera #29, Minhang: 500 m2 private villa; detailed design and construction management (2009)

Several high-end retail brands

have engaged with our construction team throughout the years. We have implemented shop designs in many cities across China. We therefore have extended experience in making pre-conceived designs come through. We are proud to be long-term collaborating with major clients to set up new retail spaces as they expand their

pbusiness in the Chinese market. Also, we have facilitated clients with

solutions for their permanent showrooms and set up a series of temporary exhibitions at various locations in Shanghai. On several occasions we have altered designs and provided creative solutions as circumstances required it.

We manage turn-key solutions and work well with subcontractors and assigned purveyors. Clients are provided with elaborate project schedules that

meet industry standards. Based on our experience we deem our team well equipped to manage individual retail projects up to approx. 5000 m2.

Design development of retail spaces can also be undertaken as we are backed up by a team of professional architects and designers.

Most of us spend considerable time at work. When

business owners and managers wish for high levels of productivity in their offices, careful attention should be paid to the physical work environment. We have designed and build several office spaces where business and employees thrive as a result of an inspiring environment. A striking business domicile not only serves the purpose of being an imposing facade to clients, but the works on the inside must be highly

conducive to all functions of business. We carefully listen to our clients’

demands and wishes and understand the task of combining these in comprehensive designs. Since most office projects are limited by budgets we make an extra effort to stay within the boundaries and make timely deliveries.

We engage with stable and reliable partners only and secure all materials are in full accordance with drawing specifications. Also, we carry out a full twelve month guarantee on all works.

The Nilorn office in Shanghai was designed and built in 2014. As much natural light as possible was brought into the space. All rooms were separated by specially designed walls made up of various combinations of cabinets, shelving, glass panes, and storage spaces, making the environment light and open. The result was a non-cluttered bright office with a collective almost 200 meter shelves and cabinets. (photo by Emil Jensen, © AKCN 2014)

CAD software and have implemented BIM (Building Information Modelling) standards for most of our project. The Autocad Revit is the foundations of our drawing system which means that all drawings are based on a comprehensive 3D model. This way of working makes it secure and fast to alter and update design and schedules. Also, if the project prescribes it, we can elaborate several design alternatives in a relatively short time.

Sun light permeating living spaces allows occupants to breathe

with weather and seasons. Natural light creates environments in harmony with the outdoor. On the private dwelling projects we have implemented navigating with sun rays has been our clue in solving floor plans and placing openings. We from Scandinavia like to think that building with the sun is a Nordic phenomenon, and in fact it is. The scarcity of natural light during long freezing winters spurred the Scandinavians to creatively harvest rays of sun and spread them in their buildings. There is no better decoration material than sun light.

Perspective drawing of roof top apartment in the renowned French Concession in Shanghai. In order to blend gracefully in with the surroundings the project features rustic elements such as black painted iron window

framing and wooden plank flooring. Large amounts of direct sunshine are either directed through the double glazed panels or absorbed and reflected by flexible multi-layered curtain

installations beneath the roof glazing. Sixty percent of the glazing surface can be opened allowing for a semi-outdoor kitchen area

where BBQ in the warm sprig evenings makes you want to stay in Shanghai

just a little longer!

here comes the sun

Transformations

At the Villa Riviera an entire outer wall was taken down and replaced with floor to ceiling glazing panels. The eastern facade was now open to the sun! All interior walls on the ground floor was demolished. Only a couple of new walls were put up in the north-western quarters. Cascades of light was admitted to the new spacious kitchen and the two en-suite living rooms. Bringing in the sun rays of the early morning is one of the definite reasons why this villa has been constantly occupied since its finalization in may 2009. (photo by Semko Balcerski, © AKCN 2012)

Only the cold shell was there!

The Modern Villa no.62, located in Shanghai’s western suburban district of

Xujing, was successfully transformed into a luxurious home with swimming pool, large open sunny rooms, and a spacious signature

family kitchen. Except for a couple of beautiful old trees in the garden all plantation was removed. An extensive green lawn was opened towards the river running right next to the premisses.

The five hundred square meter villa was rented out well in advance of its finalization. Not the usual scenario in China!

Life in the kitchen can be limited to occasional visits, like placing empty

pizza boxes in the trash or performing a dish wash. We all appreciate resting in a comfortable living room couch and although not everyone is into sophisticated cooking, the kitchen can easily become the centre of domestic activities: pull a stool, check your mail as you grab a cup of morning coffee, chat with the kids before they take off to

school, talk to friends stopping by, join the family around the kitchen counter as dinner is being served. A well-designed kitchen is the prefect family room.

Conventional division of the kitchen into a working part (the so-called Chinese kitchen) and a more representational part is required by some customers. But our experience with kitchen design tells us that incorporating all functions of the kitchen into one big room have tremendous positive effect on daily life.

Along its perimeter, the kitchen island has power outlets installed beneath the table top. High quality solid wooden flooring boards certainly has proved both functional and durable at Villa Riviera, and architecturally they merge the kitchen area with the adjacent spaces.
