Hi and welcome to our Quarterly Report for July—September 2018.

It’s music festival time and by the time you read this, it will be all over for another year. This is a huge event for the Whitsundays and is a great drawcard for tourists and locals. Click here for more information on this great festival that comes to town every year.

In the real estate side of things, the quarter finished strong, however it would have been stronger if a few deals had not of fallen over. There are quite a few buyers having problems getting finance compared to six months ago, mostly due to new lending criteria making things a little more difficult. There’s been a few deals fall through on building and pest clauses, which at the end of a contract makes things very difficult for agents and owners to keep afoot.

I’d highly recommend to any sellers to ensure you get a building and pest inspection done prior to going to the market. This should alleviate any issues down the track and is a good thing to be able to hand to a buyer prior to negotiations starting.

In the high end of sales, we are happy to advise that we’ve sold another house at the exclusive Mandalay Estate right at the end of Mandalay Road. The house sale was an “off market” transaction and both buyer and seller are very happy with the result. The super high end property in the Whitsundays is on a roll, with only one house on the market at Chesapeake and this is currently under negotiations with Adam Webster from our office. Our office is very proud to sell the majority of these homes and the latest statistics in Queensland are that no one else sells more homes above $1m than Ray White.

The rentals team and super busy with 40 applications received in the last 7 days alone. The rental vacancy rate has dropped to around 3% which is a good steady number in my books. We are looking for some more staff to join our rentals team, with Becky leaving to have her baby and Petrina moving South with her family in early January.
