PROJECT NAME: Hadley Library Renovation ADDENDUM NO. 3 THE FOLLOWING shall become as fully a part of the above named drawings as if included and shall take full and complete precedence over anything stated or shown to the contrary. ACKNOWLEDGMENT: Process consistent with Project RFP 722-16P. Each bidder shall indicate in the place provided on the Form of Proposal acknowledgment of receipt of this Addendum. EACH AND EVERY BIDDER, subcontractor and material supplier shall be responsible for reading each and every item in this Addendum to ascertain the extent and manner it affects the work in which he is interested. n. Data outlets in the following locations shall be revised to be (2) data receptacles, instead of (4). Ensure pullstring is included as per typical data outlet:
i. North Offices, Studies, and Conference Room. (Rooms 115, 114, 113, 112, 111.) ii. Community/Learning Plaza (Room 106).
iii. Staff Office (Room 116). iv. (5) Data outlets in south half of Open Library area, Room 110. (South of grid line #5). v. (3) Data outlets in area east of First Floor elevator access, west of gridline F.
o. Revise data outlet in Break Rm. 117 to have (2) data receptacles.

7. Sheet E-401 (No edits.) QUESTIONS AND ANSWERS Q1. What is the anticipated start and finish date for the Hadley Library project? A. Anticipated start is May 1, 2017. Anticipated finish is November 1, 2017. Q2. Please confirm that audio visual (A/V) and security/access control is provided by Owner. A. Security/access control and public address only. Audio-visual scope is part of GC scope. Q3. Please confirm whether door 010 is new or existing? A. New install. See revised “Door Schedule”. Q4. Can more detail be provided on aluminum gates shown on sheet A-100 at the stairwells? They are not shown
on enlarged details. A. “Provide metal gate with the following requirements: Top rail to be at 48” AFF; vertical members space so as not to allow passage of 4” dia. sphere; gate width and bottom rail to be designed so that no space between adjacent sides and floor will not allow passage of 4” dia. sphere.; provide gate latch on stair side of gate.” Q5. Please confirm if building permit fees are required to be paid by the General Contractor as indicated in
general note 14/G-001, does the City waive these fees for their own projects? A. Building Permit fees are required to be paid by the General Contractor. Q6. Is there a preferred fire alarm vendor? A. No – there is no preferred fire alarm vendor.

Q7. Will PVC piping be acceptable for above grade drain, waste, and vent piping? A. PVC on above grade piping as specified above is acceptable because return air plenums do not reside in project. Ensure schedule 40 solid core is provided. Q8. There are alternates on MEP sheets that are not part of the bid form. A few examples are the plumbing
fixture schedule on P-900, note 8/E-300, and note 34/E-200. Please advise. A. P-900 “Plumbing Fixture Schedule” Delete text for Note #13 replace with “Not Used”; Delete
“Alternate List” E-200 “Detail Notes – First Floor” delete text for note #34 Alternate #5 and replace with “NOT USED”. E-300 “Detail Notes” Note 8 change “Alternate #08” to “Alternate #04” E-300 “Detail Notes” Note 13 change “Alternate #04” to “Alternate #03”
Q9. What is the existing roofing system manufacturer? Is it under warranty? A. Johns-Manville installed in 2010 by Alpine Roofing. Q10. Is there an environmental report for the building or any asbestos abatement required or anticipated? A. There is an environmental report for the building, however any asbestos abatement if required is
not part of the General Contractor scope. Q11. What is the proposed construction schedule and duration? A. See Q1. Selected Contractor to propose a construction schedule and duration. Q12. Can we bid Manko 2450 storefront as an equal? A. Refer to Substitution Request responses. Q13. In spec 084113, section 3.2.B calls for an undefined test on the storefront. Need definition of this test. A. Delete Part “3.2 Field Quality Control” in its entirety. Q14. Will all the shelving and books be removed prior to construction start? By whom? A. All shelving and books will be removed prior to construction start by the library. Q15. The plans call for all existing carpet to be removed, saved and reinstalled. Finish Plan General Note 4 on
Sheet A-900 call to supplement with new tiles as needed. There currently is NO carpeting under the existing shelves, this should be accounted for in the bid unless the owner has stock.
A. Carpet stock will be provided to the General Contractor. Existing carpet is installed with “Interface Tact-tiles” and should be reinstalled using the same method.
Q16. First Floor Demolition Plan, Detail Note 6 on Sheet E-100 calls to remove the existing Fire Alarm Control
Panel and replace with new. The New Panel is identified on Sheet E-200 Note 28. The existing FACP is capable of performing all the tasks required in Note 28. It does not need to be replaced. The library will have to furnish the programming lockout codes to enable. All work associated with devices required to be relocated or added will still have to be accomplished.
A. Agreed existing FACP to stay. The Library will furnish code(s) to successful bidder for reprogramming for the new floor plan. Q17. The old roofing membrane was manufactured by Johns Manville and installed in 2010. It has a 20-year
warranty and the tie-ins and new penetrations must be completed with Johns Manville materials and to meet their specifications to keep the warranty in effect. The specs for the new roof list the manufacturers as Carlisle or Firestone. We feel it would be beneficial to all to include Johns Manville as an approved manufacturer.

Q18. Is AWI Certification a deal breaker. A. Follow specifications. Q19. Can we switch grade to AWI Custom Grade? AWI states that Premium Grade is used for special projects
only, probably, because it is so expensive. Further AWI Custom Grade is the most commonly used. A. Part “2.2 Plastic-Laminate-faced Architectural Cabinets” item “B. Grade” change “Premium” to
“Custom Grade”. Q20. SSF-1 is a Pental Chroma Quartz: Although the surface is solid, it is not a solid surface, it is stone. We
prefer 3 CM as it is cheaper than 2 CM. Is that okay? A. Yes “Finish Legend” has been revised, refer to revised sheet A-900. Q21. SSF-2 is Corian TBD: Can we get a specification or merely a Price Code A, B, C or D to keep playing
field level? A. SSF-2 has been deleted, refer to revised sheet A-900. Q22. WD-1: Is used on the book drop, but do we know a species Can we assume it paints. This also applies to
the Chair Rail. There is not detail or finish to that. A. WD-1 has been added to “Finish Legend”, refer to revised sheet A-900
Book drop – refer to revised detail 8/A-600 Chair rail – refer to revised sheet A-900.
Q23. Can a soils report be provided? A. No. Q24. Is there a site visit scheduled or can there be access granted for construction? A. Site visit took place on January 4, 2017. Q25. Per note 11 on AD-100 we are to remove all existing carpet tiles and salvage for re-installation. Can more
information be provided on how the carpet tiles are installed? If tile carpet is glued down salvaging it is impossible. Please confirm if it is glued down, if it is to be replaced.
A. Existing carpet is installed with “Interface Tact-tiles” and should be reinstalled using the same method. Q26. Please confirm AWI fabricator and installer certification is required for specification section 064116 or can
this certification be waived? A. Follow specifications. Q27. Per 064116 Premium grade is to be provide and is very expensive. Can Custom grade be provided as it is
most common? A. Part “2.2 Plastic-Laminate-faced Architectural Cabinets” item “B. Grade” change “Premium” to
“Custom Grade”. Q28. Per A-900, SSF-1 is to be Chroma Quartz @ 1½” but Chroma Quarts only comes in ¾” & 1¼” please confirm
if 1¼” is acceptable. A. Yes “Finish Legend” has been revised, refer to revised sheet A-900. Q29. We assume full overlay flush cabinets as shown in the elevations, not pursuant to specification
section 064116, which conflicts. A. Part “2.2 Plastic-Laminate-faced Architectural Cabinets” item “F. Type of Construction:” change
“Face Frame” to “Frameless”.

Q30. Some of the HSS Tube Steel parts for the new elevator framework are called out as HSS6x5x1/2. This size is not available with any of the local steel vendors. I checked (6) different sources and no one was able to provide a price. Is there another size which can be used?
A. Steel member sizes have been revised, refer to revised details on S-004, S-006 andS-008. Q31. Sheet #E-000 under “Communications Systems” #3 states EC to install Data & Telecommunication cable.
Sheet #E-200 under System Furniture Schedule & Connections. Note #1 states Telephone/Data cabling and devices shall be provided by tenant communications systems vendor under separate contract. Could you be more definite and/or exact with duties?
A. This Addenda Revises System Furniture Schedule & Connection Notes to clarify accordingly. Q32. On sheet # E-400 Detail note #1 refers to grounding bus bar detail on sheet # E-101, should that be sheet #
E-200? A. See Addenda edits for Sheet E-400, which has been adjusted accordingly. Q33. Sheet # E-200 first floor detail note #3 could you give the manufacture and model specs for the projector
screen and who would be supplying them? A. This equipment needs to be provided by the General Contractor:
Screen: Da-Lite Tensioned Contour Electrol #39153LS (45”x80”, screen HD Progressive 1.1, color white) Projector Panasonic PT-EZ770Z with ceiling mounting bracket
Q34. Who are the present fire protection and communication vendors? A. Integrated Safety Services, Matthew Foster is the service provider. Q35. I do not see any fire protection sprinklers on the drawings. Would it be correct to say that they are not
needed? A. Incorrect, sprinklers are required. Refer to sheet AC-100.
Fire sprinkler design is issued as a performance specification. Scope of design is described in Fire Protection General Notes listed on MP-001 as well as within specification 211000-1.02.
Q36. Is the current roof under warranty? If it is what contractor is the roof warrantied by? What type of roof is the
existing roof? A. Yes. Alpine Roofing installed a Johns Manville TPO roof in 2010 with a 20-year warranty. Any new
work needs to keep the warranty intact. Q37. What are the terms of the existing roofing warranty? When was the roof installed and is anyone currently
maintaining the current roofing warranty? A. See Above Q36 Q38. Per the Specifications 075423, 2.1 Manufacturers, 2.1.A.1.a Alternate Manufacture is Carlisle TPO. Can
Versico also be used the alternative manufacturer they are the same company just different labeling? A. No, Refer to Substitution Request responses. Q39. The documents state that we must replace each existing cable with a new cable (Note 33 on sheet E-200).
However, not all existing cables are shown on the drawings. At the site this morning we saw several existing locations that are not shown.
A. Scope includes removal all of the existing data/phone cable. Install new CAT-6A in all existing locations AND new locations.

Q40. Are we to only install new cables for the outlet locations shown on the drawings or do we have to budget for replacing existing cables not shown?
A. Provide new cables in every location, new and existing. Q41. (Please note that there are ~ 54 data, 29 telephone, and 35 cut-off cables in the basement telecom closet.
Are all of these are to be replaced with new) A. Contractor is not responsible for replacing the 35 -"cut-off" cables, these are supplied and installed
by Owner. The contractor is not responsible for the 29 telephone cables. Contractor is responsible for ALL new data cabling the 54 existing. Contractor is responsible for removal of all abandoned telecom cables as per the Sheet E-000 General Notes.
Q42. Please provide the product specifications for SSF-2, TP-1, VCT-1 and LVT-1 A. “Finish Legend” and “Finish Plan” have been revised, refer to revised sheet A-900. Q43. Please confirm if the project is City or State tax exempt. A. The City is not tax exempt. Please check CCD website
https://www.denvergov.org/content/denvergov/en/treasury-division/business-taxes.html and with the State to be sure.
Q44. Please confirm the roof type (material). Is there currently a warranty on the roof restricting who can do
work on it? A. See Above Q36 Q45. Please let us know what roofing contractor installed the current roof? A. See Above Q36 Q46. Who will carry the special inspections cost for structural materials observations and testing? A. The City will. Q47. Can you please confirm who has the HVAC controls? A. Westover, who is the local Andover Representative Q48. Can you please confirm if there is a proprietary fire alarm contractor? A. There is no proprietary fire alarm contractor. Q49. Please confirm where the prevailing wage rates for Denver, CO can be found that should be used for this
project, or are they all contained in the project specifications? A. The prevailing wage rates that we will be using were attached in addenda #2 Q50. Is there a specified or preferred location that the new fire riser for the upper zone is expected to go through
the floor and feed the spaces? A. Sheet P-100 add note to first floor plan in southwest corner of Corridor 119. “Location of new fire
riser location serving 1st floor”. Q51. The fire riser will need to increase to a 4” pipe. The fire department may or may not require that the FDC
be upsized as well which would require additional sprinkler, concrete, brick and drywall work. We will assume this is necessary as the entire system should be brought to current NFPA code requirements. Please confirm.
A. Existing riser serving basement zone should stay same size except for minor adjustments at fire entry location. New zone for upper level should be 4” riser. It appears existing 6” core through foundation would allow upsize for 4” FDC. Fire protection contractor to confirm requirements during their design. Existing 4” fire entry and backflow is acceptable to remain.

Q52. The specifications manufacturers for Elevators call for a Basis of Design: Otis Elevator – Hydrolift. Are other manufacturers acceptable?
A. Remove Otis Elevator from acceptable manufactures. Provide Elevator from one of the following: 1. Schindler 330A 2. ThyssenKrupp Endura
Q53. Please provide assumed construction start date for this project. A. See Q1 above. Q54. Per Alpine Roofing, the existing roofing membrane was manufactured by Johns Manville and installed by
Alpine in 2010. It has a 20-year warranty and the tie-ins and new penetrations must be completed with Johns Manville materials to meet their specifications to keep the warranty in effect. Should the project specifications be amended to list Johns Manville as the sole-source manufacturer?
A. See Q36 above and refer to specification revisions. Q55. Per Toilet Accessory Schedule, the sizes of framed mirrors G5 & G9 is to be determined by the Architect.
Please provide sizes for bid purposes. A. Sizes have been added refer to revised “Toilet Accessory Schedule”. Q56. Please confirm that fire suppression system is to be extended to provide coverage at main floor and that
adequate water pressure exists to extend the system. A. See Q51 Q57. Sheet E-000 indicates that GC is to solicit bid(s) from building owner’s designated fire alarm contractor.
Please provide contact information. A. There is no proprietary fire alarm contractor. Integrated Safety Services, Matthew Foster is the
service Provider. Q58. Is any additional equipment (transponder, etc.) required to bring the existing fire alarm system up to code? A. Replacement of existing equipment is anticipated as part of the FACP replacement. Additional
transponders, etc. are not anticipated, as this is not a new building, nor larger than 50,000 sq ft. Q59. Sheet E-000, Note #3, states that all data & telecommunications cabling shall be installed by EC using vendor
identified in specifications. It does not appear that vendor is identified. Please provide additional information. A. See response to Question #33. Q60. Is the IT scope of work part of the work scope or will that be handled directly by Owner’s vendor? A. All telecommunications infrastructure work is included in the scope. Q61. Sheet E-000, “Communication Systems”, Note #5 is incomplete. Please provide rest of information. A. Note 5 continues under the second column under “Communications Systems”. Q62. Please confirm any/all security work related to card readers, devices and/or programming will be by Owner. A. Confirmed Q63. The bid form and specifications note four (4) alternates. The drawings identify a total of six (6) alternates
between sheets G-001, E-300 & P-900. Please clarify which alternates we are to carry and adjust bid form(s) accordingly.
A. Q72. Please clarify which shelving is new and what is existing and what it expected of the GC - if any labor will
be required for work other than the installation of the end panels, who’s responsibility it is to determine what shelving is needed and what is available at other facilities, who will ultimately be responsible to determine the quantity and type of shelves needed?
