Big Design iDeasfor small homes

There are any number of reasons families might want to make better use of the space they have in their current or new home. As a family grows, their lifestyle changes, and space for storing toys or doing homework is at a premium. Multigenerational living, where elderly parents, grown children or other relatives all live under the same roof has become common. Or it may just be cosmetic, and the best way to keep clutter at a minimum.

Home builders and remodelers are responding to the demand by maximizing the utility of living spaces without sacrificing visual appeal. With creative storage and built-in features, dining rooms can become a home offices or game room in minutes, living rooms can be used for family meals, and foyers can store much more than coats and umbrellas.

In new home construction, smaller-scale, walkable communities have become popular. To accommodate the size constraints of a skinny lot, homes are being designed with features like stacked garages where two cars can be housed trunk to hood instead of side by side. Using flexible walls, attractive flooring material and a roofless interior garage space, the area can easily be converted to a patio for entertaining.

Improved energy efficiency of windows and doors means homes now feature more indoor-outdoor connectivity. Moveable walls and outdoor spaces tucked within the home’s floor plan provide for better flexible use of the space, as well as improved privacy in densely populated areas. The often-unused space under a stairwell can be engineered to accommodate filing cabinets or drawers, or even to create a sanctuary for the family pet complete with a bed and gates to close it off. Drawers built into stair risers are a great place to store small items such as gloves and hats or art supplies.

The trend extends to home furnishings as well. Murphy beds, where a piece of furniture conceals a bed that can be set up for sleeping in few minutes, have been around for many years. Modern murphy beds are hidden not only in armoires or bookcases, but new designs feature beds that lower from the ceiling electronically at the touch of a button, or fold out from inside a desk or counter.

Other creative, multi-purpose furniture designs include dining tables that convert to a billiard table, bookcases that contain fold-down chairs

for when you’re entertaining more than the usual number of friends and family, and cocktail tables with trays that pull out for eating in front of the television.

Getting Good: Eisenberg Headlines Housing Talk at 2013 Builder LuncheonThe housing market and its role in driving the U.S. economic recovery were major points of discussion during the Sixth Annual Builder & Developer Luncheon presented by Peoples Company and Diligent Development at the Sheraton West Des Moines Hotel.

A crowd of more than 200 homebuilders, developers, investors and real estate professionals joined Peoples Company President Steve Bruere and his team to welcome Dr. Elliot Eisenberg to Iowa for the event, which included updates on local housing developments, lot inventories and predictions for the future.

Dr. Eisenberg, returning to Des Monies following his January appearance at a breakout session during the 2013 Land Investment Expo, said on March 1 that the U.S. housing market is finally showing clear signs of a turnaround.

“Housing is doing, relatively speaking, spectacularly well,” he said.“Not well, but spectacularly well compared to where it’s been.”Factory utilization rates are nearly fully recovered, and low interest rates are expected to remain, staving off inflation for the foreseeable future. Housing prices, housing sales and housing starts are all up. Consumer sentiment is up, too, as is consumer confidence though the latter is at historical lows. Inventories of bank-owned REO properties have also declined, as well as bank charge-offs on single-family homes.

Both new and existing housing inventories, and vacancy rates, have declined as more people purchase homes or rent apartments. Small business confidence is up, and retail sales have more than recovered, said Dr. Eisenberg. Corporate profits increased dramatically to $1.7 trillion from $1.3 trillion before the recession.

“Car sales are stupendously good,” said Dr. Eisenberg, adding that both automobile sales and home sales are key drivers of improving economic conditions, though slow job growth may be a cause for concern. The Architectural Billings Index, a leading economic indicator that typically lags construction by about 12 to 18 months, is also nearly fully recovered. And as housing prices go up, the threat of negative equity is becoming less of a serious problem.

“You need to have cars, which are doing great,” Dr. Eisenberg said. “You need to have houses do well because when the economy improves it’s these sectors that are profoundly dependent on credit to pull the economy out of a recession. If you don’t have these guys going, you can’t get moving all by yourself. You need credit extensions.”

Dr. Eisenberg said in the Midwest foreclosure problems are less of an issue compared with the broader U.S. housing market, and good growth and diversification is helping states such as Iowa standout as above average. He said agriculture in Iowa is “running on all cylinders.”

The Sixth Annual Builder & Developer Luncheon concluded with remarks from Peoples Company representatives Kalen Eastwood Ludwig and Scott Kelly, who spoke on behalf of Peoples Company and Diligent Development. Eastwood Ludwig shared a snapshot of active, pending, and sold inventories for total single-family homes and newly constructed homes in the 18 Central Iowa communities tracked by Peoples Company.

The program also featured statistics and remarks on the number of housing lots available, permits pulled, final plats, lots developed and new construction sold in the past year, as well as a synopsis of Peoples Company and Diligent Development lot inventories and residential developments in and around Greater Des Moines.

Eastwood Ludwig said that in Greater Des Moines, the top five markets for new construction sales in 2012 were Ankeny, Urbandale, West Des Moines, Waukee and Grimes. “We believe with record-low inventories of both existing and new construction homes, the housing market as a whole will return to normalized levels of price appreciation,” she said.

Dr. Eisenberg is a nationally acclaimed economist and pubic speaker who places fun and humorous twists on presentations for audiences across the country. A former senior economist with the National Association of Home Builders in Washington, D.C., Dr. Eisenberg lectures frequently on the economic impact of homebuilding, the consequences of government regulation and strategic business development, among other topics. He suggested homebuilders are enthusiastic with housing prices no longer on a downward trend.

“Housing is doing well. It’s cleaning itself up nationally,” Dr. Eisenberg said. “The problems that were there and were pervasive are melting away one by one. The economy is improving. And while the improvement is uneven across all sectors, things are getting good.”

CLIVE, IOWA (Feb. 14, 2012) – According to the Iowa Association of Realtors® (IAR), Iowa home sales have increased in 18 of the last 19 months. January continued this trend with sales up more than 14 percent from last year.

IAR’s January 2013 Housing Trends Report shows that home sales climbed 14.7 percent as 1,898 homes sold/closed in January, compared to the 1,655 homes that sold/closed in January 2012. Twenty-eight of the 44 local Realtor® boards in Iowa reported increases in sales.

Prices increased in January as well, as the median sale price jumped 7.3 percent from last year. The median sale price increased by $7,851 from $108,199 last January to $116,050 last month. Twenty-eight local Realtor® boards had increases in median sale price. Average sale price was up as well, with a 6.3 percent increase from last year at this time. Average sale price was $136,183 in January 2013 and $128,131 in January 2012.

The average days on the market was 102 days, down 12 days or 10.5 percent from January 2012. Twenty-seven local boards had decreases in average days on the market.

2013 started out strong with another solid month of sales and prices in January, says Don Marple, president of the IAR. “We continue to see a great deal of activity in the market, and expect that to increase even more as we move into the spring and summer months, which are historically busier times of the year in the real estate industry.”

“Increased sales paired with steady listings in 2012 resulted in a decreased inventory, a situation that we haven’t seen in awhile,” continues Marple. As of January 2013, the statewide inventory of homes on the market was 17,234, down 19 percent from January 2012. “This level represents 5.9 months supply of inventory, which indicates a pro- sellers market situation,” he explains. “Potential sellers who have been watching the market and waiting, may want to consider listing their home now.”

On another note, Marple adds that Realtors® continue to fight for property owner rights. “We are happy to share this good news about the Iowa housing market on the heels of our annual visit to the state capitol,” he says. On February 12, more than 300 Realtors® from across the state convened in Des Moines to visit with state legislators about issues that may impact Iowa property owners, including property tax reform, radon testing and others, he explains. “IAR will continue to monitor and discuss these issues here in Iowa as well as in Washington, D.C., as defending home ownership remains one of our highest priorities.”
