Kleinfelder led the LEED Gold design for this BRAC-funded, fast-track Armed Forces Reserve Center (AFRC) in Middletown, CT. This ACEC award-winning design-build project, completed in 19 months, included a 164,000 square-foot AFRC and a 35,000 square-foot vehicle maintenance shop (VMS) on a challenging 42-acre site.
INNOVATIVE SUSTAINABLE DESIGN Kleinfelder evaluated the initial design for a three-story facility on a steeply sloping site with wetlands. Our architects created a four-story design, reducing the building footprint and minimizing excavation and disturbance to adjacent wetlands. This LEED Gold design included net zero storm water flows, renewable energy components, and efficient HVAC and building envelope designs.
FAST-TRACK BIM-BASED DESIGNKleinfelder led design charrette partnering sessions with 11 USAR and CTARNG companies and battalions, USACE, and the general contractor to determine end-user mission needs. We integrated design and construction staff from the initial conceptual design through construction using building information modeling (BIM) to coordinate design disciplines and construction trades. This helped avoid clash delays during construction, expedite the BRAC-mandated schedule, and enable the USAR and National Guard to occupy the 200,000 square-foot facility in just 19 months after Notice to Proceed.

INNOVATION IN DESIGN, SUSTAINABILITY, AND ENERGY CONSERVATION
MISSION SUSTAINABLE DESIGN ● Enhanced access to the primary loading area by adding an
additional loading dock and relocating major storage areas from the upper floors, simplifying materials movement by troops
● Minimized six-bay VMS lighting requirements using clerestory windows to increase natural light and light interior finishes
● Army Reserve’s first green roof minimizes stormwater impact, conserves rainwater, and avoids heat island affects
● Storm water control design resulted in net zero stormwater flows matching hydrology to the pre-existing wooded site and avoiding wetland impacts, while achieving the mission-required 25 acres of impervious surfaces
ENERGY SUSTAINABLE DESIGN ● DODESA-compliant sustainable design decreased lifecycle energy
consumption 30% by: ○ Reducing heating requirements 12% with R30 roof and
R15 wall insulation, triple-pane glazed glass with sun shades, and energy management systems with automated Point-of-Use (POU) controls
○ Minimizing O&M costs using energy-efficient lights with POU controls, and renewable energy including photovoltaic cells, solar hot water panels, and elevator regenerative drives
● Exceeding ASHRAE 90.1 35% using EPAct-compliant HVAC systems with enthalpy heat recovery wheels to recapture energy normally lost to exhaust air, variable air volume boxes to regulate treated air flow, and energy management controls

Our innovative design provided

successfully fast-track the design
and construction, completing
the project in only 19 months.
