CUT OFF BOLT THREADED END FLUSH WITH NUT WHEN REQUIRED BY FINISHES AND 1" MAXIMUM FROM NUT OTHERWISE. PROVIDE STANDARD CUT WASHERS UNDER HEAD AND NUT WHERE BOLT BEARS ON WOOD. USE PLATE OR MALLEABLE IRON WASHERS AT EXPOSED CONDITIONS OR AS INDICATED.
2. ALL BOLTED OR NAILED STRAP CONNECTIONS SHALL HAVE AN EQUAL NUMBER OF BOLTS OR NAILS EACH SIDE OF THE SPLICE JOINT. 1. IN PREPARING THE PROJECT PLANS, THE SOURCE OF INFORMATION WAS BASED ON THE EXISTING BUILDING PLANS PREPARED BY, NORBERT M THOMAS/WALTER J RICHARDSON ARCHITECTS , DATED 10 MARCH 1964. THE CONTRACTOR SHALL VERIFY ALL EXISTING JOB CONDITIONS, REVIEW THE PLANS AND VERIFY ALL DIMENSIONS PRIOR TO CONSTRUCTION. THE CONTRACTOR SHALL NOTIFY THE ARCHITECT/ENGINEER OF ALL DISCREPANCIES AND EXCEPTIONS BEFORE PROCEEDING WITH ANY WORK. DRAWINGS FOR THE EXISTING CONSTRUCTION ARE AVAILABLE FOR REVIEW.
2. ALL WORK NOT INDICATED AS EXISTING (E) SHALL BE ASSUMED TO BE NEW (N).
3. ANY REMOVAL, CUTTING, DRILLING, ETC OF EXISTING WORK SHALL BE PERFORMED WITH GREAT CARE. SMALL TOOLS SHALL BE USED IN ORDER NOT TO JEOPARDIZE THE STRUCTURAL INTEGRITY OF THE STRUCTURE. IF STRUCTURAL MEMBERS OR MECHANICAL, ELECTRICAL, OR ARCHITECTURAL ELEMENTS NOT INDICATED FOR REMOVAL INTERFERE WITH THE NEW WORK, THE ARCHITECT/ENGINEER SHALL BE IMMEDIATELY NOTIFIED AND PRIOR APPROVAL SHALL BE OBTAINED BEFORE REMOVAL OF THE MEMBERS.
4. DO NOT OVER CUT EXISTING WOOD, CONCRETE, MASONRY OR OTHER WORK TO REMAIN. CUTS SHALL BE MADE NEATLY TO A CORNER, THEN ALTERNATE MEANS SHALL BE USED TO REMOVE REMAINING MATERIAL. CONTRACTOR IS RESPONSIBLE FOR REPAIR/REPLACEMENT OF OVER CUT MATERIAL AS DIRECTED BY THE ARCHITECT AND/OR ENGINEER.
5. EXISTING DAMAGED STRUCTURAL MEMBERS WHICH ARE UNCOVERED SHALL BE REPORTED TO THE ARCHITECT/ENGINEER FOR REVIEW AND REPAIR.
6. REMODELING REQUIRES ASSUMPTIONS BE MADE REGARDING EXISTING CONDITIONS WHICH MAY NOT BE VERIFIABLE WITHOUT DESTROYING OTHERWISE ADEQUATE OR SERVICEABLE PORTIONS OF THE STRUCTURE. THIS ANALYSIS DOES NOT MAKE ANY GUARANTEE TO THE ADEQUACY OF THE STRUCTURAL DESIGN OF THE EXISTING BUILDING NOT SPECIFICALLY ADDRESSED IN THE STRUCTURAL CALCULATIONS. ZFA SHALL NOT BE RESPONSIBLE FOR UNSATISFACTORY PERFORMANCE OF EXISTING PORTIONS OF THE STRUCTURE NOT SPECIFICALLY ADDRESSED IN THE CONSTRUCTION DOCUMENTS.
2. WORKMANSHIP AND DETAILS SHALL CONFORM TO THE AISC SPECIFICATIONS AND THE CBC UNLESS NOTED OTHERWISE.
3. BOLT HOLES SHALL BE È" LARGER IN DIAMETER THAN THE BOLT. ANCHOR BOLT HOLES SHALL BE É" LARGER IN DIAMETER THAN THE ANCHOR BOLT.
4. WELDING ELECTRODES SHALL MEET AWS REQUIREMENTS AND ELECTRODES SHALL BE E70XX FOR SHIELDED METAL ARC, F7XX-EXXX FOR SUBMERGED ARC (SHOP WELDS ONLY), ER70S-X FOR GAS METAL ARC AND E7XT-XX FOR FLUX CORE (UNLESS NOTED OTHERWISE).
5. ALL STRUCTURAL WELDS SHALL BE INSPECTED AND CERTIFIED BY A QUALIFIED TESTING AGENCY. CERTIFICATION SHALL BE SUBMITTED TO THE ARCHITECT AND THE BUILDING DEPARTMENT.
6. TEMPORARY SHORING AND BRACING SHALL BE USED AND SHALL BE ADEQUATE FOR ALL LOADS TO WHICH IT MAY BE SUBJECTED. LEAVE TEMPORARY BRACING AND SHORING IN PLACE AS LONG AS MAY BE REQUIRED FOR SAFETY, AND UNTIL FINAL FRAMING CONSTRUCTION IS COMPLETED.
7. HIGH STRENGTH GROUT: ASTM C1107, NON-SHRINK, NON-METALLIC AGGREGATE TYPE, CAPABLE OF DEVELOPING MINIMUM COMPRESSIVE STRENGTH OF 7,000 PSI AT 28 DAYS WHEN PLACED IN A FLUID STATE. PROVIDE "MASTERFLOW 928" MANUFACTURED BY BASF.
8. SEE ARCHITECTURAL DRAWINGS FOR FINISHES ON STEEL FRAMING. UNPAINTED STEEL FRAMING WITH EXTERIOR EXPOSURE SHALL BE HOT-DIP GALVANIZED PER ASTM A123 CLASS 55 MINIMUM OR OTHERWISE FINISHED WITH A HIGH-PERFORMANCE EXTERIOR COATING APPROVED BY THE ARCHITECT AND ENGINEER. PROVIDE VENT HOLES PER ASTM A385 AT CLOSED SECTIONS (SUCH AS HSS). SUBMIT PROPOSED LOCATION OF VENT HOLES FOR REVIEW BY ENGINEER. ALL CONNECTION HARDWARE AT EXTERIOR EXPOSURE FRAMING SHALL BE HOT-DIP GALVANIZED PER ASTM A153 OR F2329. ASTM F3125 GRADE A325 HIGH-STRENGTH BOLT ASSEMBLIES MAY BE MECHANICALLY GALVANIZED PER ASTM B695 CLASS 55 OR HOT-DIP GALVANIZED PER ASTM F2329. MATING BOLTS AND NUTS SHALL RECEIVE THE SAME ZINC-COATING PROCESS. REPAIR ALL UNCOATED, DAMAGED, OR ALTERED GALVANIZED SURFACES PER ASTM A780.
9. CONTRACTOR TO SUBMIT SHOP DRAWINGS PRIOR TO FABRICATION FOR REVIEW. GENERAL CONTRACTOR TO REVIEW SHOP DRAWINGS PRIOR TO SUBMISSION TO ARCHITECT/ENGINEER. COORDINATE TIMELINE OF SUBMITTALS WITH OWNER.

2. WOOD SCREWS SHALL CONFORM TO ANSI/ASME B18.6.1. PROVIDE PILOT HOLE 70% OF DIAMETER OF SCREW SHANK WHERE FASTENING HARDWOOD TIMBER SPECIES OR WHERE WOOD TENDS TO SPLIT. MINIMUM PENETRATION IS (10) DIAMETERS, UNO.

EXISTING CONDITIONS NOTES:
1. Existing structural elements shown on these plans represent assumed conditions based on existing
plans, if made available, documentation by others and know standard construction practices. It is
not warranted that the conditions shown are totally representative of those existing. Owner and
contractor shall investigate existing conditions prior to start of construction.
2. Owner and contractor should be aware that exposed structural conditions may differ from those
which are concealed by finishes, occur below grade or area subject to changes due to time,
environment or modification by others.
3. Existing structural conditions indicated as existing (E) or verify in field (V.I.F.) require that the
contractor either verify the presence of such conditions, provide new materials to create such
conditions, or notify designer of conflicting condition.
4. Owner or contractor shall immediately consult with the designer where visual observation or
demolition exposes existing conditions which conflict with the construction documents or reveal
damaged or deteriorated structural or architectural elements that are to remain as part of the finished
product.
5. Owner or contractor should notify local governing authority if visual inspection or demolition reveals
the presence of hazardous materials in any form at the project site, including but not limited to,
asbestos, asbestos products, PCB's or other toxic substances.
6. Contractor is responsible for the design of all temporary shoring and bracing of the existing structure
during construction.
SELECTIVE DEMOLITION NOTES:
DESCRIPTION OF WORK:
1. Extent of selective demolition work is indicated on architectural drawings. Contractor shall be
responsible for all shoring and temporary bearing of existing structure required during demolition
work.
2. Types of selective demolition work: demolition requires the selective removal and subsequent offsite
disposal of the following:
a. Cutting and removal of areas of concrete floor & walls, and removal of doors, partitions,
HVAC, plumbing, electrical and miscellaneous fixtures.
b. Removal of all items required to complete new work as indicated.
JOB CONDITIONS:
1. Occupancy: Owner may be continuously occupying areas of the building immediately adjacent to
areas of selective demolition (verify with owner). Conduct selective demolition work in manner that
will minimize need for disruption of owner's normal operations. Provide minimum of 72 hours
advance notice to owner of demolition activities which will severely impact owner's normal
operations.
2. Condition of structures: Owner assumes no responsibility for actual condition of items or structures
to be demolished.
3. Partial demolition and removal: Items indicated to be removed and "salvaged" are to be properly
stored and protected on site. Other items not indicated to be salvaged may be removed from
structure as work progresses. Transport disposal items from site as they are removed.
4. Storage or sale of disposal items on site will not be permitted.
PROTECTIONS:
1. Provide temporary barricades and other forms of protection as required to protect owner's personnel
and general public from injury due to selective demolition work.
2. Provide protective measures as required to provide free and safe passage of owner's personnel and
general public to and from occupied portions of building.
3. Protect from damage existing finish work that is to remain in place and becomes exposed during
demolition operations.
4. Protect floors with suitable coverings when necessary.
5. Construct temporary insulated solid dustproof partitions where required to separate areas where
noisy or extensive dirt or dust operations are performed. Equip partitions with dustproof doors and
security locks.
6. Remove protections at completion of work.
7. Damages: Promptly repair damages caused to adjacent facilities by demolition work at no cost to
owner.
INSPECTION:
1. Prior to commencement of selective demolition work, inspect areas in which work will be performed.
Photograph or videotape existing conditions of structure surfaces, equipment or to surrounding
properties which could be misconstrued as damage resulting from selective demolition work; file
with owner prior to starting work.
PREPARATION:
1. Cover and protect furniture, equipment and fixtures to remain from soiling or damage when
demolition work is performed in rooms or areas from which such items have not been removed.
Erect and maintain dust-proof partitions and closures as required to prevent spread of dust or fumes
to occupied portions of the building.
2. Where selective demolition occurs immediately adjacent to occupied portions of the building,
contruct dust-proof partitions of minimum 4" studs, 5/8" drywall (joints taped) on occupied side, 1/2"
fire-retardant plywood on demolition side, and fill partition cavity with sound-deadening insulation.
3. Provide weatherproof closures for exterior openings resulting from demolition work.
DEMOLITION:
1. Perform selective demolition work in a systematic manner use such methods as required to
complete work indicated on drawings in accordance with demolition schedule and governing
regulations.
2. Cut concrete and masonry in small sections. cut concrete and masonry at junctures with
construction to remain using power-driven masonry saw or hand tools, do not use power-driven
impact tools.
3. Promptly remove debris to avoid imposing excessive loads on supporting floor framing.
4. If unanticipated mechanical, electrical or structural elements which conflict with intended function or
design are encountered, investigate and measure both nature and extent of the conflict. Submit
report to owner in written, accurate detail. Pending receipt of directive from owner, rearrange
selective demolition schedule as necessary to continue overall job progress without delay.
SALVAGE MATERIALS:
1. Salvage items: consult with owner regarding items to be salvaged. Carefully removed indicated
items, clean, store at a location within the building as directed by the owner and obtain receipt.
DISPOSAL OF DEMOLISHED MATERIALS:
1. Remove debris, rubbish and other materials resulting from demolition operations from building site.
Transport and legally dispose of materials off site.
2. If hazardous materials are encountered during demolition operations, comply with applicable
regulations, laws, and ordinances concerning removal, handling and protection against exposure or
environmental pollution.
3. Burning of removed materials is not permitted on project site.
CLEAN-UP AND REPAIR:
1. Upon completion of demolition work, removed tools, equipment and demolished materials from site.

2. All appliances, fixtures and all other manufactured materials to be installed per manufacturer's
specifications, conditions and clearances with the highest standards of workmanship in Northern
California. Provide seismic bracing to all gas burning appliances.
3. Interior studs shall be 2 x 4 @ 16"o.c. typical, u.o.n.
4. Exterior studs shall be a min. 2 x 4 @ 16"o.c. continuous floor to roof unless braced at ceiling,
u.o.n.. Interior studs may stop at the ceiling unless needed to extend to the roof for lateral stability.

wall). Brace interior walls with ceiling diaphragm or cross wall braces at 10'-0" o.c. maximum

7. Fireblock at ceilings, floors, furred-down ceilings, showers, soffits, pipe openings, ducts and
chimneys at floor and ceiling and at concealed draft openings not to exceed 10'-0" o.c. maximum.
8. Provide approved building paper under siding and approved flashing at exterior openings typical,

10. Provide cement backer board under mop sink surrounds. At ceramic tile surrounds, install tile per
'Tile Council of America' (T.C.A.) standards. See Interior Elevations.
11. Contractor to verify all window rough opening dimensions in field and coordinate openings with
structural framing requirements. Rough openings and structural framing requirements shall be
maintained.
12. All gypsum board shall be installed per Gypsum Association standards. See Floor Plan for special
gypsum board installation locations. All double layered gypsum board (where occurs) shall be
installed with edge nailing at 8"oc at each layer and all joints staggered a minimum of 24". Typical,

FLOOR PLAN NOTES:
1. Provide approved exterior flashing at all exterior openings typical.
2. All appliances, fixtures and all other manufactured materials to be installed per manufacturer's
specifications, conditions and clearances with the highest standards of workmanship in Northern
California. Provide seismic bracing to all gas burning appliances.
3. Interior studs shall be 2 x 4 @ 16"o.c. typical, u.o.n.
4. Exterior studs shall be a min. 2 x 4 @ 16"o.c. continuous floor to roof unless braced at ceiling,
u.o.n.. Interior studs may stop at the ceiling unless needed to extend to the roof for lateral stability.
Cripple walls between ceiling and roof require standard stud framing, 2 x 4 @ 16"o.c. with a
maximum 10'-0" height, typical u.o.n.
6. Brace exterior walls and interior partitions at each end and at least every 25 feet of wall (parallel to
wall). Brace interior walls with ceiling diaphragm or cross wall braces at 10'-0" o.c. maximum
(perpendicular to wall).
7. Fireblock at ceilings, floors, furred-down ceilings, showers, soffits, pipe openings, ducts and
chimneys at floor and ceiling and at concealed draft openings not to exceed 10'-0" o.c. maximum.
8. Provide approved building paper under siding and approved flashing at exterior openings typical,
u.o.n..
10. Provide cement backer board under mop sink surrounds. At ceramic tile surrounds, install tile per
'Tile Council of America' (T.C.A.) standards. See Interior Elevations.
11. Contractor to verify all window rough opening dimensions in field and coordinate openings with
structural framing requirements. Rough openings and structural framing requirements shall be
maintained.
12. All gypsum board shall be installed per Gypsum Association standards. See Floor Plan for special
gypsum board installation locations. All double layered gypsum board (where occurs) shall be
installed with edge nailing at 8"oc at each layer and all joints staggered a minimum of 24". Typical,
u.o.n.
13. All egress doors must be openable from the inside without the use of a key, special knowledge or
effort.
