▫ Required for every Initial Inspection and Initial Services work order.

▫ Designed to make answering questions easier for you.

▫ Some questions have been added or reworded.

▫ Online HPIR designed with intelligence.

▫ Alerts you when required questions are not answered.

▫ Additional notes/comments section at bottom (section 18).

▫ A blank version is located in your work order print package.

HPIR Part 3 (AKA Property Condition Report, or PCR)•Item Condition (guidelines for answering)

▫ OK, Missing, Damaged, or N/A

▫ OK: Only if item is fully tested and functional Example note: “Air conditioner tested with active electric and found

functional. Thermostat responded to controls and cold air moved through system.

▫ Missing: If any or all parts of an item are missing Example note: “Approximately 100 feet of copper plumbing missing.

Unable to complete pressure test and plumbing is non-functional.”

▫ Damaged: If an item is visibly damaged or is non-functional after fully tested. Example note: “Tested refrigerator with generator, would not turn

on.”▫ N/A: If unable to fully test an item due to some other reason

besides missing or damaged components. Example note: “Unable to fully test gas furnace as gas is off to the

property. Blower fan tested and functional.”

HPIR Part 3 (AKA Property Condition Report, or PCR)•Detailed testing notes

▫ Inaccuracies on the PCR can lead to disruptions in the closing process▫ We ask that you record detailed, handwritten testing notes to supplement your answers.

▫ The online PCR provides some room for these notes in each section, however space is very limited.

▫ Utilize section 18 for additional notes space.

▫ How did you test the item? Generator, active utility, air compressor, ladder inspection, etc.

▫ What were the results of the test? HVAC system responded to controls and Heat and Air Conditioning are functional. Roof shows no signs of damage, or necessary repair; surface is in good condition and

roof has 10-15 years of useful life remaining. Plumbing held pressure for 30 minutes at 40 PSI, kitchen faucet leaks, supply lines

shut off under sink Etc…

▫ Or, Why were you unable to test the item? Water heater drained upon arrival, unable to fully test without water. Unable to fully test gas stove since gas is off at property. Etc…

▫ Add any additional detail that is important to disclose.

Remember, buyer’s will be using this information. Please be clear and concise.

Ask yourself, “If I were buying this property, what would I need to know?”

Online HPIR•Keep in mind

▫ Currently, revising the online HPIR will NOT move the job off the issue queue. A file (preferably a photo) must be uploaded to the job in order to move it off the issue queue. Please be patient while we work to correct this problem.
