Recommended HVAC Systems for Addition and Remodel Pearl Street Brewery
La Crosse, WI Design Conditions Outside Air: ASHRAE 97.5% Winter and 2.5% Summer for La Crosse, WI Inside Air: 68-72 degrees DB and 35-60% RH for all non-production spaces 60-80 degrees DB and 30-65% RH for production and industrial storage spaces Ventilation: ASHRAE 62.1-2016 version Basic Design Concept A. The basic HVAC concept shall be a closed loop heat pump system using multiple water-to-air
unitary heat pumps. B. The current configuration shall utilize a hot water boiler plant to add heat to the circulation
loop. Multiple boilers shall be incorporated with multiple 399 MBH boiler modules recommended, but not required. All boilers shall be condensing and suitable for entering water temperatures as low as 45 degrees. The boiler plant shall be configured with one module greater than the maximum calculated heating load.
C. Heat rejection shall be accomplished with multiple dry coolers. A minimum of two dry coolers shall be provided. No additional heat rejection capacity above maximum cooling load will be required.
D. A geothermal field may be provided in the future. All heat pumps shall be selected to utilize 30 degree fluid for winter heating.
E. Heat pumps shall be selected for 115 degree fluid temperature for summer cooling. F. Circulating fluid shall be 25% polypropylene glycol and 75% water. G. A minimum of two (2) circulating pumps shall be provided and may be designed for parallel
operation. Both pumps shall be controlled with variable speed motor drives based on system differential pressure. All heat pumps shall be equipped with motorized valves to stop fluid flow when no call for heating or cooling exists.
H. All sanitary exhaust systems serving toilet rooms, janitor closets, and similar spaces shall utilize enthalpy energy recovery with recovered energy being injected into outside air pathways. Multiple energy recovery units or a centralized energy recovery system may be used, at the Contractor’s option. Isolated, single-fixture toilet rooms may be exhausted directly without energy recovery.
I. Provide a DDC-based energy management system to control operation of the central plant equipment, all unitary heat pumps serving occupied spaces, and all energy recovery units. Unitary thermostats not connected to the energy management system may be used for single temperature equipment in production and storage areas.
J. Supplemental electric heat shall be selected and provided for: 1) All exterior vestibules. 2) All elevator shafts. 3) Stair S-7. 4) Toilets 124 and 125 Electric heat will be installed by others.
Tasting Room 1. Multiple, unitary heat pumps shall be used to serve this space. 2. Exposed paint-grip spiral ductwork shall be used for all air distribution. Ductwork painting by

equipment will be provided. 1. Provide a single unitary heat pump to serve this space. 2. Conventional rectangular ductwork to be concealed above a suspended ceiling. 3. System shall operate as a single zone, constant volume system. 4. Assume equipment will be located on the floor in mechanical rooms to be determined. Alternate Bid: Under the Alternate Bid, provide additional equipment to serve a full service kitchen as follows: 1. Include a Type 1 stainless steel hood, 8’ feet in length, nominal 2,000 CFM exhaust air volume,
with fire suppression system factory installed. Duct to the roof. 2. Include a dishwasher vapor hood, nominal 48” x 48” in size and 600 CFM exhaust air volume.
Duct to the roof. 3. Include a direct gas-fired make-up air unit sized to equal the kitchen hood air volume, located on
the roof and ducted to the kitchen. Connect 80% of the make-up air to a plenum mounted to the exhaust hood and the remainder to conventional ceiling diffusers. No cooling on the make-up will be required.
Performing Arts Center 1. In general, this space will not be served from the central plant equipment. 2. Provide one or more packaged rooftop units with natural gas heat and electric cooling. 3. The unit(s) shall be located on grade on the northwest side of the Stage and ductwork shall
enter the building into Storage 123. 4. Ductwork shall be exposed paint-grip spiral ductwork with final painting by others. Integrate
ductwork into the attic trusses.
5. Provide and install sound attenuators on both supply and return air ductwork connections to all rooftop equipment.
6. Rooftop units shall incorporate full enthalpy economizers with powered relief air pathways. 7. The system shall operate as a single zone, constant volume system. 8. Incorporate CO2 sensing to manage ventilation air to the space. Second Floor Office Suite 1. Provide a minimum of (3) unitary heat pumps to provide heating and cooling for this space.
Exact configuration to be determined at a later date. 2. Conventional ductwork may be used in this space. 3. Each heat pump to operate as a constant volume, single zone system. Apartment 1. Provide a single unitary heat pump to provide heating and cooling for this space. Exact

Production Spaces The following spaces shall be provided with separate heat pumps for independent temperature control: A. Shop 114 B. 03 Work 113 C. 03 Office 110 D. Lab 111 E. O3 Rec. 108 F. Incidental spaces adjacent to rooms may be served by these heat pumps as applicable. Fermenting, Bottling, Brew House (107A, 107B, 107C) and Specialty Brewing 100: 1. These spaces shall be heated and cooled with multiple, suspended unitary heat pumps installed
without ductwork. 2. Include no work for the brewing production as part of this project. Mill 101: 1. This space is a Class 1, Division 1 Hazardous Occupancy. No cooling will be installed. 2. Select and provide an electric unit heater with Class 1, Division 1 rating. Toilet Facilities within the Production Areas: 1. Equipment these spaces with one or more unitary heat pumps to maintain a minimum 65
degree and maximum 78 degree temperature. 2. These spaces shall be ventilated via a single energy recovery unit. The tempered make-up air
shall be discharged back into the brewing spaces.
3. Avoid ductwork within the brewing spaces as best possible. Basic Materials A. Standard galvanized steel constructed per SMACNA Standards shall be used throughout, except
for the Brewing Rooms and the Kitchen grease hood. Galvanizing shall be paint-grip where exposed.
B. Any ductwork within the Brewing Rooms shall be stainless steel. C. Circulating water shall be constructed with Schedule 40 black steel or Type L copper tubing.
Steel and copper shall be joined without dielectric protection. D. Provide and install isolation valves and manual balancing valves on all heat pumps. E. Circulating water shall not be insulated at this time.
