Air Conditioning: A central, chilled water plant located on the 21st floor includes two (2) hybriddrive

chiller and a 600-ton electric chiller for after-hours operation. Central station VAV air-handling system
for the high-rise and tower floors and a floor-by-floor VAV air-handling system serving the low
and mid-rise floors. Floors 3-5 and 13-20 have new, dedicated floor-by-floor air-handling units with
waterside economizer. Both air-handling systems utilize low-temperature air that allow for reduced
distribution ductwork sizes and energy savings. Multiple cooling towers, located on the roof, provide
condenser water to the central plant. Cooling towers are winterized and provide condenser water on
a 24/7/365 schedule.

BUILDING SPECIFICATIONS
Heating: Heating is provided with low-pressure steam initially supplied by Con Edison and
various steam pressure reducing stations located in the sub-cellar and the upper floor mechanical
rooms. Steam is converted to hot water for perimeter system .Perimeter heating will be accomplished
with overhead heating coils in perimeterfan powered boxes.
Standard Hours of HVAC Operation: Monday to Friday: 8:00 AM to 8:00 PM
Supplemental HVAC: Available per tenant requirements
Building Management System: BMS system utilizing direct digital technology for monitoring and
control that allows tenants to tie into system for after-hours HVAC usage.
Electricity: The primary electrical distribution service for the building consists of 8 switchboards:
each is rated at 4,000 amps, 480 volts, 3-phase, 4-wire service. Three (3) switchboards are located
on the 21st floor mechanical level and serve floors 23 to 41. Two (2) switchboards are located in the
below grade mechanical level and serve the lower portion of the building. Equipment in distribution
vaults is owned by Con Ed and is located on the 21st floor and basement levels. This is exclusive of
Verizon’s dedicated electrical service. One set of bus duct risers serves the building. Two (2) electrical
rooms are located on each floor of the building for distribution.
Available Power at Tenant Floors: 8 watts/SF low-rise and mid-rise (exclusive of HVAC)
6 watts/SF high-rise and tower (exclusive of HVAC)
Life Safety: The Building contains an addressable “Class E,” central fire alarm system with a fire
command center located on the ground floor lobby. The fire alarm system currently
conforms to Local Law 5.
Emergency Power: Two (2) 2,700 KW turbine-powered emergency generator sets serve the building
located on Level SB. A 19,000-gallon fuel oil tank located on Level SB supplies the generators.
Sprinklered: The Building is fully sprinklered on all occupied office floors. Standpipes and hoses
are located on every floor at the two fire stairways.
Telecommunications: All floors have access to the building’s fiber optics. The current telecommunication
provider is Verizon. Incoming service is at the sub-basement level with one (1) closet provided
on each tenant floor.
