The Taupo, Turangi and Kinloch Real Estate markets have been on a steadily improving path since 2010
which is positive and exciting news for the local economy. From around 2015 we have seen gradual
increase in sales volumes and values, and the predictions for the next few years are similar, the good
news is now home owners are now seeing some good capital growth
The Taupo district is now a very popular destination, both summer and winter, with buyer interest
coming from all over New Zealand & international quarters. Many people are settling here and making
Taupo their home or investing their dollars here for the future or holiday fun. We have consistently
strong interest from city buyers who are struggling to keep up with their own markets (especially
Auckland) where prices have reached unattainable levels in some cases. The Great Lake Taupo area is
definitely on the shopping list for buyers looking to move here or purchase investment property as our
property prices are still within reach of most purchasers.
The question we are “always” asked is “What is the market going to do in the coming months or years?”
Due to increased buyer demand there have been gradual price increases however there will always be
affordable buying opportunities in Taupo, Turangi and Kinloch and a steady volume of sales.
In the upper end of the market unique properties are well sought after from national and international
quarters. Buyers can be selective and cautious as they are throughout most areas of NZ, but well priced
and widely marketed properties are receiving stronger interest than past years. Expatriates returning
home to a strong New Zealand economy still see our local residential market as attractive alongside
some good commercial and business prospects.
There is no doubt that this region is still thriving and attracting national and international visitors, and
although our markets may alter slightly from one year to the next we are one of the most popular areas

been waiting for. Once the solicitors have completed
the money exchange, your solicitor will release the
keys to the new owners. As a general rule of thumb,
you’ll move out in the morning and the buyer
moves in that afternoon.
5. GETTING NOTICED

up. Photos are taken and the
advertisements are written and
placed in our REAL Property and
Property Guide magazines.
Window cards go up in the
appropriate Tremains offices.
Flyers are produced by our
marketing team and your property
is listed on prominent property
websites. You’ll get noticed all right!
8. AN OFFER IS MADE
When an offer is made this will
be brought to you in writing for
your consideration. Now the
negotiations start. Having had weekly
reports and regular discussion
with your sales consultant you’re
in a great position to negotiate with
a buyer to your best advantage.
6. POWER UP THE NETWORKArrangements are made for our
team of sales consultants to visit
so they can get a good feel for
your home. They may already have
buyers looking for a property
just like yours so this kind of
networking is invaluable.
7. HERE COME THE BUYERS
Your property will be discussed at
weekly sales meetings and any
one of our sales consultants can
bring potential buyers through

having regular open homes too.

Both parties reach agreement and
signed contracts go to the solicitors.

• IN GENERAL
Clean everything. Eliminate clutter wherever possible as
this creates the impression of spaciousness.
• KITCHEN
Many home buyers consider the kitchen to be the
most important room of the house. When they look
at your kitchen they’ll pay particular attention to the
cleanliness, layout and storage capacity. Make sure all
appliances are spotless, odour-free and in good working
condition. Fix any dripping taps, loose cabinet hardware,
and outdated or inefficient light fittings. Tidy out drawers
and cabinets.
• STORAGE
As a general rule take out half of what’s in the wardrobes
and storage areas to make them look bigger. This might
be a good time to throw out, donate, sell things you no
longer need. Remove excess furniture, even if it’s only
temporarily, to make rooms seem spacious. Basement,
attics and garages often end up as dumping grounds.
Make sure these areas are well organised and give
prospective clients the impressions that there’s plenty
of room for all their belongings.
• OUTSIDE
Your buyers will make their initial assessment of your
property as soon as they see it. Mow the lawns, weed
the gardens, trim back overgrown trees and shrubs and
sweep up leaves. A neat and tidy entrance also creates a
positive first impression.
• WALLS AND CEILINGS
Repair any cracks in the walls or ceilings and repaint if
necessary. Replace outdated wall paper. Clean finger
marks off high-traffic areas and get rid of cobwebs.
• WINDOWS
Clean windows inside/out. Replace cracked glass,
broken sashes and cords. When your home is being
shown, open curtains to let in as much light as
possible. Wash or dryclean curtains/drapes if required.
• FLOORS
Carpeting has a major impact on the look of a home.
Vacuum thoroughly or have it professionally cleaned. If
it is badly worn, outdated or stained, consider having it
replaced. Check if wooden floors need to be refurbished.
Clean tile floors, and repair or replace cracked tiles.
• PAINT
Take a good look at the paint on the inside and outside
of your home, is it cracking, peeling or chipping? If it is,
a fresh coat for your exterior may cost you a bit of time
and money but may elevate your home from “fixer-
upper” to “move in and enjoy.” If it does need painting,
choose colours that are appropriate to the style of your
house and that blend in well with the neighbourhood.
• ROOF
Buyers will pay close attention to its condition. Paint
corrugated iron or clean tiles, fix leaky corroded
downpipes and gutters. Inside, a watermarked ceiling
is a sign to buyers that the roof has leaked- even if the
cause has been repaired.
• OPEN HOMES
We also recommend you and your pets are absent during
open homes as this puts buyers at ease. If you do stay,
please let your sales consultant do the talking.
