C. The Work will be constructed under multiple Prime Contractor Agreements. One set of contract

documents are issued covering the multiple Prime Contracts. Prime Contracts are separate

contracts between the Owner and independent contractors representing significant construction

activities. Each Prime Contract is performed concurrently and closely coordinated with

construction activities performed on the Project under other Prime contracts.

F. Drawing Index: Each Prime Contractor is responsible for information provided in the contract

documents, which includes both the drawings and specifications. Information may be located on

multiple drawings or specifications. Consequently, each and every Prime Contractor is

responsible for information on each and every drawing or specification so listed in the

enumeration of drawings.

G. Definition of Extent of Prime Contract Work: The Contract Documents indicate the extent of each

prime Contract. Except where the Contract Drawings contain a more specific description, general

names and terminology on the Drawings and in the Specification Sections determine which Prime

Contract includes a specific element of the Project.

H. All Federal, New York State, Town of Ogden/Village of Spencerport or local government or

School District laws, code, standards, rules and regulations including, but not limited to, Zoning,

planning, fire, health, tax, insurance, safety, OSHA, criminal, building code, plumbing code,

HVAC code, utility company, traffic, labor, transportation, environmental, and education.

I. The following notes are integral to all Prime Contracts:

1. All Bidders are forewarned to review all information in the Contract documents.

2. All Bidders shall visit the site to verify and review existing conditions before estimating the

cost of the project.

3. Review Section 011215 for project schedule.

4. Review Section 015000 for work requirements of temporary construction activities in Prime

Contractor's Scope of Work.

5. Each apparent low bidder shall complete and return the pre-award questionnaire, which is

included at the end of this Section. The questionnaire must be completed and returned within

(48) hours, after the bid opening.

6. All Contractors are responsible for the layout and survey of their own work, unless otherwise

noted elsewhere in the Contract Documents.

7. All Contractors are required to construct the project per the phasing and logistics plans.

Contractors must complete specific area of the site and building for use by the district on of

before the dates listed in Section 011215. All Contractors shall cooperate fully with the

intentions of the plan. All Prime Contractors are specifically forewarned that any delays

caused directly or indirectly by their acts, omissions, and/or failure to perform will result in

the District, or its agents, completing the Prime Contractor's Work by whatever means are

needed to complete the Work. The Prime Contractor causing the delay will be responsible for

any and all costs associated with such issues including, but not limited to, District,

Architectural, Construction Management, Legal, and Inspections costs, plus costs submitted

by Contractors hired to complete the Prime Contractor's Work-in specific areas.

8. Each Contractor shall provide temporary shoring, bracing, supports, or protection systems

needed to complete the Work of their Contract. All Contractors are responsible, individually

and collectively, for maintaining safe-working conditions at all times. Shoring plans must be

submitted prior to work.

9. Dewatering is the responsibility of each Contract.

10. All Contractors are responsible for the safety of their own Workers, Subcontractors and other

personnel on site. Each and every Contractor is responsible for maintaining a safe work site,

and for maintaining safe work procedures. Protect all District facilities, personnel, students,

and activity areas.

11. Each Contractor is required to implement and maintain a project specific safety program.

Each Contractor shall submit their safety program to the Construction Manager for review,

prior to the start of work. The program shall include company safety philosophy, history,

action plan, manuals, hazardous communications sheets, OSHA filings, meeting minutes and

a reporting system for any accidents or injuries.

12. Each Prime Contractor is responsible for providing adequate manpower as needed throughout

the course of the project to maintain the overall schedule and milestone dates.

13. For identification and security purposes, workers are required to wear photo-identification

badges at all times while working at District occupied sites. Each Contractor is responsible for

control, maintenance and updating of the badges worn by their personnel. The District will

provide the equipment and process for creating photo-identification badges.

14. All Prime Contractors are required to clean their own work area at the end of each workday.

All Prime Contractors shall provide daily debris removal. Failure to comply with cleaning

requirements will activate Owner remedies.

15. The General Trades Contractor shall perform the final cleaning of the project before the

facilities are turned over to the District for their use. At that time, the General Trades

Contractor will contract a professional cleaning service to perform the final cleaning service.

16. Contractors are prohibited from using District toilet room facilities and/or teacher

lounges/break areas.

17. Dust Control must be maintained at all times. The General Contractor to provide negative air-

conditions in areas to minimize any exposure to dust and/or contaminants to other areas of

school. This is in conjunction with poly sheeting and conventional dust protection. District

property must be protected where construction work may produce and construction dust. This

required protection is provided by the contractor producing the construction dust.

18. The Construction Manager will receive copies of all Prime Contractors daily reports on a

weekly basis, listing daily activities and listing daily manpower.

19. Hard hats are required. There will be a $10.00 fine per incident for not wearing hard hats. The

money will be donated to a charity of the owner’s choice.

20. Alcohols, drugs, e-cigarettes, tobacco products, firearms, pornography, are strictly forbidden

from the project. There is a zero tolerance for the use of any such products. Possession or use

of such will result in an immediate termination and permanent discharge from the project.

21. Each Prime Contractor’s Contract is active and will remain so, until the architect authorizes a

signed Substantial Completion Certificate.

22. Contractors are required to turn in O&M’s, warranties, guarantees, as-builts, training sign in

sheets (as per contract) and test reports (as per contract) within 15 working days of substantial

completion or the C.M. claims the right to refuse to review pencil copies and/or hold

payments.

23. Any original deficiency list or punchlist distributed by the C.M. or the architect must be

returned showing completion of each item within 15 working days of receipt of such list. Any

deficiency or punchlist item not done to the owner’s satisfaction, the C.M. claims the right to

refuse to review pencil copies and/or hold payments.

24. All contractors are required to wash their vehicles that will track mud onto the public

roadways each time leaving the site.

25. All contractors are responsible to replace ceilings and ceiling tiles they damage. The C.M.

will be final arbitrator of the extent to which each contractor shall be responsible for

replacement of ceiling tiles damaged. All ceilings and ceiling tiles will be replaced to match

original. If contractors cannot agree to their level of responsibility, deduct change orders will

be issued to each responsible contractor for the cost of replacement shared equally.

26. A project specific MSDS file shall be maintained on-site at the C.M.’s office. The contractor

must submit a copy of the MSDS’s for those compounds to be used on-site. All MSDS sheets

shall be on file prior to those compounds being allowed on-site.

27. The General Trades Contractor shall be responsible for plowing and removal of snow from

the construction & staging areas until substantial completion of each project location as

clarified in Section 015000.

28. Painting of exposed pipe, HVAC ductwork and conduit in occupied spaces shall be by the

installing Contractor unless otherwise noted in the Contract Documents. Painting of exposed

piping, HVAC ductwork and conduit in Mechanical Rooms/Boiler Rooms shall be by the

installing Contractor.

29. All Prime Contractors performing sub grade work shall request public utility underground

location stakeout immediately upon award of contract. A private Underground Utility

Locating Contractor shall be hired by the Prime Contractor performing subgrade work to

locate the District’s private underground utilities within the work area. Contractors shall be

responsible for maintaining these stakeout location marks throughout construction, and

submitting an as-built drawing showing location of all located underground utilities, whether

public or private, at the end of construction. Backfilling and compaction of excavations

required to perform subgrade work shall be the responsibility of the Contractor requiring the

excavation. Coordinate backfilling and compaction with the Construction Manager to assure

proper scheduling of required testing.

30. Cutting, removal and patching of concrete slabs is the responsibility of the Contractor

requiring the slab removals, unless otherwise noted on the Contract Documents. This

includes both partial and/or total slab removals that are required for the work of the Contract.

31. The District has the right of first refusal for any equipment and/or materials being disposed of

and that the Contractor to move at their own expense, any equipment and/or materials to a

location designated by the District.

32. Each Contractor shall be responsible for restoration of selective demolition of floors to

approximately –1/8” of final finished floor elevation, unless otherwise noted in the Contract

Documents. Walls shall be restored to a smooth uniform surface condition after selective

demolition of items such as signs, tack strips, clocks, light fixtures, etc.

33. Plumbing, Mechanical (HVAC), Electrical Contractors are responsible for coordination of

their work. Coordination drawings in accordance with the contract documents; shall be

generated within 90 days after execution of contracts by the Mechanical (HVAC) Contractor,

Plumbing Contractor, and Electrical Contractor without delay after award of contract.

Approval of ductwork, piping, and conduit submittals will be contingent upon final review of

the required Mechanical/Plumbing/Electrical coordination drawings. A line item for the

coordination drawings will be identified with a cost on each contractor’s schedule of values.

The Mechanical Contractor will initiate and complete coordination drawings on read/write

electronic files purchased at their expense from the architect if the architect has a fee to

provide these files. The Mechanical Contractor will forward marked up electronic files and

hard copy coordination drawings to the Electrical Contractor. The Electrical Contractor after

including all of its necessary coordination information shall then forward electronic files and

hardcopy coordination drawings to the Plumbing Contractor with a transmittal. The Plumbing

Contractor shall do the same as the Mechanical Contractor and Electrical Contractor and

forward completed electronic files and coordination drawings to the Mechanical Contractor

who will produce enough copies (2 to each contractor) and issue as a submittal to the architect

and CM. Refer to Section 01350 for additional scope and contract requirements associated

with this note.

34. All contractors are required to follow the EPA’s Renovation, Repair and Painting Final Rule

(40 CFR 745).

35. Each Contractor is required to provide cutting and patching of their own work.

36. Provide or procure services of qualified contractor to provide all necessary ramps and leveling

of crane locations wherever and whenever needed for access of crane throughout the worksite.

37. Each Prime contractor shall provide a competent field superintendent at all times/shifts.

38. Lockdown/Lockout drills by the district must be followed by all of the contractors.

39. Time and Material tickets for additional approved work must be submitted for verification of

time and material within 2 weeks after completion of the work.

40. Cutting and Patching is required for each prime contractor for the scope of their work.

41. Lintels- All existing interior walls requiring a M.E.P. opening shall have the installing M.E.P.

contractor provide all work associated with the opening, including cut (lintel & install) and

patch. The General Trades Contractor shall provide and install all other exterior and interior

lintels.

42. Each Contract is responsible to remove and replace/patch existing ceilings to facilitate their

work, unless ceilings are shown to be demolished and/or replaced, which would be the

responsibility of the General Trades Contractor.

43. All Prime Contractors shall maintain within their field office, as well as each gang box at each

school; a current and complete set of Contract Documents (including any Addenda, Change

Orders or Modifications thereto), approved shop drawings, samples, color schedules and other

data pertinent to the Project.

44. Each Prime Contractor is to survey existing work and conditions and submit to the

Construction Manager a written list of damaged areas (e.g.: ceiling tiles) prior to commencing

work. Any damaged areas not identified prior to start of work shall be the responsibility of the

Contractor/Contractors working in that area. Each Prime Contractor shall return areas

disturbed by their work activities to the condition prior to start of Work.

45. Each Prime Contractor must have a decision making representative present at each weekly

Progress Meeting. Other periodic meetings may also be scheduled, which will be attended by

the contractor’s onsite supervisor.

46. The State Education Department has established a rule that noise levels due to construction

activity cannot exceed 60dba, when measured with type 2 sound level meter, in areas

occupied by school students or the school’s staff. All Prime Contractors need to anticipate

construction activities that will produce noise levels above 60dba and schedule this work

accordingly, when students and staff are not present. Any construction noise that exceeds

60dba, in school occupied areas, will be shut down by the CM and the responsible Prime

Contractor will be asked to perform the operation when the area is not occupied by the school.

No additional compensation will be allowed for compliance with this regulation.

47. There will be NO contact between the Contractor or their personnel and any of the school’s

students or staff. The Contractors are not to take direction from anyone but the Construction

Manager.

48. General Clarification: The General Trades Contractor shall provide all exterior wall openings

for HVAC equipment.

49. The General Trades Contractor shall provide all exterior brick patching/fill-in where louvers

are to be removed. All brick work shall be toothed in.

1.5 COORDINATION

A. The General Trades Contractor shall cooperate with and coordinate the Contractors who will,

under separate Contract with the District provide certain equipment and materials. The General

Trades Contractor shall schedule the work of the Contractors to avoid any delays in the overall

completion of the schedule that may result from the inability of the other Contractors or Suppliers

to access the building or site to properly install their equipment within the time frame of the

Construction Schedule. Additionally, it is the responsibility of all Prime Contractors to coordinate

their own work with the work of the other primes. All Prime Contractors will assist the General

Trades Contractor with coordination of all work. All Prime Contractors will ensure materials are

on site and ready for installation in accordance with the construction schedule so as to not delay

other contractors’ work.

1.6 WORK SEQUENCE

A. All Work will be conducted in a number of continuous phases (refer to Construction Phasing Plans

and Phasing Schedule section 011215) structured to minimize interference with the activities of

the District’s personnel, and structured to permit the facilities to be occupied during construction

and renovations at the existing school buildings. Work that has been phased for times other than

the summer recess must be performed in a manner that minimizes interference with normal school

operations in a manner that complies with the requirements of NYSED 155.5 “Unified Safety

Standards for School Construction and Maintenance Projects”.

1. Each Prime Contractor is responsible for providing adequate manpower as needed throughout

the course of the Project to maintain the overall construction schedule and milestone dates.

2. See Specification Section 011215 for specific requirements.

B. Work hours from June 26 – Sept 1 shall be between the hours of 7:00 AM and 5:00 PM daily,

Monday through Friday. Work hours from Sept 1 – June 26 shall generally be available for

construction between 3:00 PM and 11:00 PM daily, Monday through Friday. All work shall be

done second shift unless authorized by the district and its agents in advance. (No work shall be

performed in occupied areas of the existing building unless the work area is isolated from the

occupied area in accordance with NYSED 155.5 Unified Safety Standards for School Construction

and Maintenance Projects. Unoccupied areas of existing buildings during school holidays and

breaks shall generally be available for construction 24 hours daily. All work to be coordinated

with and approved by the District through the Construction Manager. Activity and access shall be

confined to the designated staging and construction areas. All exits and escape windows shall be

maintained at all times. Activity in the staging area shall be conducted in a manner that causes

minimal disruption to District operations. Any Work that requires disruption to existing building

occupants, entries, exits, utilities, etc. shall be coordinated with and approved by the District

through the Construction Manager. Start of work day where noise is generated and disruptive to

adjoining neighborhoods start time will be subject to local noise ordinances at no costs for

compliance shall be passed onto the district. Contractors are subject to start and finish times of

equipment in accordance with local noise ordinances and contractors are responsible for associated

costs and maintain the schedule

C. All additional costs for overtime or second or third shift Work required by any Contractor to

ensure Work completion in accordance with the project completion dates will be the responsibility

of the Contractor. Service shutdowns, utility transfers, work in occupied spaces when necessary to

be completed nights, weekends, holidays etc… costs shall be borne by the contractor.

D. Each Bidder shall plan labor, materials (including long lead items), equipment and subcontractors

as needed to complete Work in accordance with the following project completion schedule,

including punch list completion. See the Phased Construction Schedule in Section 011215 for

area specific completion requirements at each building site.

E. Each Bidder shall review Section 011215 (Project Schedule) for milestone completion dates. Each

contractor shall provide sufficient manpower, including extended hours, premium/multiple shifts

hours, weekend and holiday hours to assure that the work of each Prime Contractor is substantially

complete and ready for the owner’s beneficial occupancy.

1.7 PRIME CONTRACTOR USE OF PREMISES

A. General: The Contractors shall limit their use of the premises to the Work areas indicated in the

Contract documents.

B. Use of the Site: Limit use of the premises to Work areas indicated in the Contract documents. Confine

operations to areas within Contract limits indicated. Do not disturb portions of the site beyond the

areas in which the Work is indicated.

1. District Occupancy: Allow for District occupancy and use of the existing building and by the

public during construction. The District will occupy the site and existing buildings

throughout the duration of the project. The District will continue to occupy portions of the

building throughout holiday, conference days, workshop days, community activities and

summer breaks throughout the duration of the construction project. Contractor work will be

coordinated with the District through the Construction Manager to facilitate Contractor access

to occupied areas of existing buildings during these summer time periods.

2. Driveways and Entrances: At all times, keep driveways and entrances serving the premises

clear and available to the District, the District’s employees and emergency vehicles. Do not

use these areas for parking or storage of materials. Schedule deliveries to minimize space and

time requirements for storage of materials and equipment on-site.

3. Before the start of construction, Contractors will be directed to a designated staging and

parking area(s) as indicated by Construction Manager and Owner.

4. All contractors must not have deliveries or influence of any kind to the Bus schedule at any of

the buildings. Specific schedules will be provided at a later date.

C. Use of Existing Buildings: Maintain the existing buildings in a serviceable and weather tight

condition throughout the construction period. Repair damage caused by construction operations.

Take all precautions necessary to protect the building and its occupants during the construction

period.

1.8 OCCUPANCY REQUIREMENTS

A. District Occupancy: See 1.7.B.

B. Partial Owner Occupancy: The Owner reserves the right to occupy and to place and install

equipment in completed areas of the building prior to Substantial Completion, provided such

occupancy does not interfere with completion of the Work. Such placing of equipment and partial

occupancy shall not constitute acceptance of the total Work. Cooperate fully with the District or

his representative during construction operations to minimize conflicts and to facilitate Owner

usage. Perform the work so as not to interfere with the District’s operation.

1. Prior to partial Owner occupancy, mechanical and electrical systems shall be fully

operational. Required inspections and tests shall have been successfully completed.

Upon occupancy, the Owner will operate and maintain mechanical and electrical systems

serving occupied portions of the building.

2. Upon occupancy, the Owner will assume responsibility for maintenance and custodial

service for occupied portions of the building. However, the District will not clean up

behind contractors; responsibility for any debris caused by contractor operations remains

with the Prime Contractor.

2. Notes to Site Work Contract (Contract #101)

a. All Site Work bidders shall visit the site to verify and review existing conditions

before estimating the cost of the project.

b. Site Work Utility installation is the responsibility of the Site Work Contractor.

The Site Work Contractor is responsible for all concrete and paved sidewalks.

Concrete or paved sidewalk installed over a foundation will be provided by the

General Trades Contractor. The Site Work Contractor shall make final

connections to storm, sanitary, water, foundation drains, gas, and fire protection

approximately 5’ from the buildings unless otherwise noted.

c. Site Work utilities including storm, fire protection, water, gas and sanitary are

by the Site Work Contractor and shall pay all associated costs and fees for

utilities installation, reconstruction and disconnection.

d. The Site Work Contract 101 is responsible for offsite disposal of unsuitable

spoil and rock resulting from the work of the Site Work Contract.

e. Building pads are defined as approximately 5 feet beyond the outside face of the

perimeter walls. The Site Work Contractor will be responsible for all grading

outside the building pad, including up to all foundation and perimeter walls and

seed landscape.

f. Review all geo-technical information of the site including test pit and boring

evaluation.

g. Dust control is the responsibility of the Site Work Contractor throughout

construction, including the supply of water used for dust control.

h. At building pad grade change locations, where a slope is required to meet OSHA

requirements, The Site Work Contract and General Trades Contract shall

coordinate their work, and the following shall apply: Interior Building

Pad/Foundation Locations—The General Trades Contract is responsible to

backfill the foundations to the underside of the slab. Exterior/Perimeter

Building Locations-General Trades Contract shall backfill to the same elevation.

The Site Work Contractor is responsible for remaining backfill, sidewalks and

all final exterior grades.

l. The Site Work Contract includes all site demolition such as utilities, paving,

fencing, trees, curbing, stone, decorative planters etc., relocation of existing

relocated plantings replacing in kind for 1 year, benches, planter boxes, etc., and

offsite legal disposal of same and the protection and maintenance of all existing

utilities throughout construction, including those to be relocated or replaced.

m. The Site Work Contractor is responsible for dewatering for the work of their

Contractor and the entire site, excluding the area within the building pad.

Dewatering of the area within the building pad (all areas within the perimeter

foundation walls) is the responsibility of The General Trades Contract.

n. Field engineering is the responsibility of the Site Work Contract, for work of

this contract.

o. Starting at the building foundation walls the site contract is responsible for all

concrete and paved structures that are not on a foundation including but not

limited to the following retaining walls, landings, aprons, pads, concrete slabs,

curbs, sidewalks, ramps, exterior stairs, etc. Install all sleeves and embeds

provided by others for this work.

p. The Site Work Contractor shall provide the District and Architect with a written

agreement and stipulated legal compliance to properly dispose of material off

site. In addition this contract will comply with all DEC Regulations.

q. The Site Work Contractor shall maintain traffic and is solely responsible for

safety throughout the length and duration of the work of the Site Work

Contractor. Temporary traffic lanes must be a minimum of 12’ wide.

r. The Site Work Contract is to supply and Coordinate with Construction Manager

and Owner locations of signs, cones, and flag-persons as necessary to maintain

proper traffic control for the duration of this project. The Site Work Contractor

is required to implement the use of temporary traffic control signals if necessary.

s. The Site Work Contractor shall keep roads clean of mud and debris. This

includes but is not limited to scraping, sweeping, and washing. No materials to

be tracked off site. If materials are tracked off site, it shall be cleaned up

immediately.

u. Review Section 015000 for work requirements of temporary construction

activities in the Prime Contractors scope of work.

w. Site Work Contractor will provide all temporary construction orange and chain

link fence on the project need to protect work of this contract. The Site Work

Contractor shall maintain fencing throughout the duration of the project and will

remove and dispose of all temporary fencing at the end of the project. The Site

Work Contract shall include within its schedule of values a line item reflecting

both material and labor for maintenance of the fence for a reasonable amount of

the value of the fence.

x. The temporary fencing shall be moved and or relocated at no additional

cost to the owner, wherever deemed necessary at the direction of the

Construction Manager. The Site Work Contractor is also responsible for

protection of vegetation as noted in the contract documents. The Site Work

Contractor is responsible for the installation, maintenance and removal of all

temporary parking lots and access roads needed to complete work of this

contract.

y. The Site Work Contractor shall be responsible for implementation and

maintenance of the SWPPP Permit (Storm Water Pollution Prevention Plan) and

will be copied on inspection reports for compliance and will be responsible to

correct any non-compliance noted by governing bodies, inspection agencies and

Contractor. General Trades Contractor must comply with all air monitoring

requirements for the work of this contract.

m. The General Trades Contractor shall coordinate all selective demolition with the

work of other Prime Contractors.

n. The General Trades Contractor shall be responsible for removal and disposal of

lead containing ceramic tile and other lead containing materials as shown on the

Contract documents.

o. All Contractors are responsible for dewatering for the work of their Contract.

p. The General Trades Contractor shall be responsible for quality assurance of

selective demolition performed under The General Trades Contractor and will be

responsible for damage to the Owner’s property or the work of others.

q. The General Trades Contractor shall provide Dumpster service for all building sites

for the activities of all Contractors, prime or otherwise, until the completion of

punchlist Work and acceptance by the Architect. The General Trades Contractor

shall clean and maintain all Dumpster areas and shall provide hauling and legal

disposal of construction debris off site. Roofing Contractor provides their own

dumpsters.

r. General Trades Contractor specific selective demolition:

1. All interior and exterior building demolition complete, including but

not limited to concrete, masonry, structural and miscellaneous steel,

decking, doors and frames, specialties, equipment types, furnishings,

casework (wood or metal), partitions, floors, flooring, ceilings,

bleachers, etc… unless defined in other Prime Contractor’s scope of

work.

2. All patching to match finishes of surfaces affected by the demolition

work of this Contract. Include patching as necessary where the

mechanical contractor removes the existing unit ventilator. Surfaces

scheduled to receive new finishes per the room finish schedule are to be

patched ready to receive the new finishes to be installed by other Prime

Contractors or the General Trades Contractor.

3. Cutting and removal of structural members.

4. Cutting of openings in partitions for new doors including patching to

match of floor, wall and ceiling finishes.

5. Removal of existing materials and equipment called for removal and

demolition, including but not limited to items on contract documents

unless specifically noted elsewhere.

s. The General Trades Contractor shall provide all patching and scraping necessary to

prepare existing walls for new finishes. Preparation shall include scraping of

existing paint and or wallpaper where deemed necessary to receive new finish

scheduled.

t. The General Trades Contractor shall provide all scribing, cutting, shimming, and

patching for the work of this contract per Division 6.

u. Painting of exposed pipe, HVAC ductwork and conduit in occupied spaces shall be

by the installing Contractor unless otherwise noted in the Contract Documents.

Painting of exposed piping, HVAC ductwork and conduit in Mechanical

Rooms/Boiler Rooms shall be by the installing Contractor.

v. The General Trades Contractor shall install all loose lintels and louvers for all

outdoor air-intake openings, Louvers to be provided by the Mechanical Contractor.

All exterior trim around louvers is to be provided by the General Trades Contractor.

The exterior trim shall be aluminum, per the architect’s requirements. The trim

enclosure and louver assembly shall be weather tight.

w. The General Trades Contractor is responsible for caulking of all exterior louvers,

interior lintels and any other material penetrating masonry work.

x. The General Trades Contractor shall provide all rough carpentry blocking required

for the project unless specifically defined in other prime contractor’s scope of work.

y. The General Trades Contractor shall receive and install all auxiliary embedded

items, furnished by other contractors, into concrete and masonry work, including

lintels, sleeves, access doors, grouting of base plates etc., provided the products are

delivered on a timely basis. If they are not provided on a timely basis, General

Trades Contractor shall notify the Construction Manager in writing.

z. Include in contract temporary closure of all window opening, doorways with

plywood and 2”x4” framing. Doors to include hinged openings and insulated on the

inside. Maintenance of enclosures is in this contract. Temporary window opening

enclosures will be constructed of 2”x4” framing with reinforced plastic serving as

light source minimum of 24 square feet, balance of opening closed with ¾” exterior

rated plywood.

aa. General Trades Contractor is to provide all structural steel for roof penetrations,

including angle and decking for new roof work. General Trades Contractor will

provide complete infill of roof openings new roof(s) unless otherwise noted.

General Trades Contractor will provide insulation, membrane, fasteners, and any

other roofing accessory work noted in the details shown on the contract drawings.

The General Trades Contractor shall provide all steel including but not limited to

the following:

1. Miscellaneous sheet metal fabrications, except items defined in Mechanical

Contract.

2. Steel framing for typical rooftop mechanical support

3. Sump pans for roof drains

4. Miscellaneous framed openings for MEP penetrations for new roof

openings.

bb. Louver(s) opening(s) in precast, EIFS, masonry and LGMF are constructed by the

General Trades Contractor and includes all lintels.

cc. The General Trades Contractor shall perform the final cleaning of their work and

that of other Prime Contractors before the facilities are turned over to the District.

dd. The General Trades Contractor is responsible for checking, securing and locking all

windows, doors, gates, and temporary entrances for security purposes for all shifts.

ee. All Prime Contractors are required to clean their own work area at the end of each

workday. The General Trades Contractor shall provide continuous daily debris

removal and daily broom cleaning.

ff. The General Trades Contractor shall perform the final cleaning of the project before

the facilities are turned over to the District for their use. At that time, the General

Trades Contractor will contract a professional cleaning service to perform the final

cleaning service.

gg. The General Trades Contractor shall provide all necessary floor patching and

leveling to receive new floor finishes as indicated on the finish plans. The General

Trades Contractor is responsible for PH and moisture testing and remediation to be

able to install new floors and meet manufacturer’s requirements.

hh. The General Trades Contractor is responsible to build all emergency exit ways and

temporary partition walls. Including but not limited to installation, maintenance,

and removal of entire system. The General Trades Contractor is responsible for

patching ALL finishes to match existing.

ii. The General Trades Contractor to provide an additional 300 Linear Feet of

temporary fire separations from floor to deck in existing corridors as directed by the

Construction Manager at no additional cost to the Owner. Each of these fire

separations shall meet the following specifications.

Wall type Wall Type A entire width of the corridor.

Pair of 3’- 8” x 7’ – 2” Hollow Metal Type “G” Doors with “C” label.

Hollow Metal Double Door Knockdown Frame with “C” label.

Hardware Set #1 (or similar) with two (2) Sentronic Holder/Closers with

Fire Alarm System connection. Provide necessary panic egress hardware.

Two (2) Exit Signs similar to Everlite SLX60 Series.

jj. The General Trades Contractor is to provide all shop drawings (4) weeks after

award of contract. Abatement and window / door submittals shall be provided

within (2) weeks after award or contract.

kk. Provide early submittal on HM frames & doors in masonry walls.

ll. General Trades Contractor is also to provide unless otherwise noted:

1. All lintels indicated in the documents, coordinate with those trades needing

lintels for their work

2. All seismic bracing for masonry walls

3. All bent plate at perimeter, typical edge condition and at all floor stops

4. All miscellaneous metals as designed or required for the completion of the

concrete, masonry and miscellaneous work.

5. All railings and steel stairs.

6. All handrails. (interior and exterior as shown on plans)

7. General Trades Contractor shall provide temporary protection for fine finish

items such as spiral stairs and handrails until time of final cleaning by

General Trades Contractor.

8. All structural steel for roof mounted equipment and structural steel roof

penetration supports, each contract who has roof mounted equipment will

provide curbs to the Roofing Contractor for installation by the Roofing

Contractor for the new work only unless otherwise noted.

mm. The above list is presented for general guidance only and does not necessarily cover

the entire requirements of the project as shown on the drawings, details, and/or as

specified hereinafter. Contractors shall provide a complete system.

nn. The General Trades Contractor shall provide caulking of all soffits, ceilings, joints,

etc; as deemed necessary for work of this contract.

oo. The General Trades Contractor shall provide temporary protection for doors and

hardware installed under General Trades Contractor until time of final cleaning.

pp. General Trades is responsible for the coordination of location of chalk, tack, and

qq. General Trades Contractor shall furnish and install all hardware, cores, cylinders

and labels for the scope of its contract for all new doors and frames that are in the

General Trades Contractor contract. General Trades Contractor will install all

electric strikes for the scope of its contract and provide transformers for power

actuated hardware, Electrical Contractor shall provide power and connections for

transformers and pipe and wire back to nearest available power panel.

rr. The General Trades Contractor shall install all strikes and transformers for doors

with contacts. The Electrical Contractor shall provide power from the transformer

to the nearest power panel with available space.

ss. The General Trades contractor shall provide all glazing for hollow metal frames and

all of the doors it provides within its contract. Also, provide all power supplies and

install for final connection by the electrical contractor, coordinate this work.

tt. The Electrical contract shall temporarily suspend and protect all light fixtures in

areas that will have abatement. The light fixtures shall be suspended in a sufficient

manner that will have a uniform look and safe connection to the structure above.

The light fixtures shall be thoroughly cleaned of all asbestos containing material.

The General Trades contract will be responsible for any components that are

integral to the construction and operation of fixtures that includes but is not limited

to lenses, bulbs, ballasts, frames, etc. that are damaged during the abatement of the

space.

uu. The Electrical contract shall carefully remove any devices from the existing

ceilings/walls in areas that will have abatement. Such items include but are not

limited to…speakers, exit signs, fire alarm devices, security devices, etc. The

devices shall not be disconnected from its power source. The devices shall be

temporarily suspended from the existing structure. The devices shall be thoroughly

cleaned of all asbestos containing material. The General Trades contract will be

responsible for any device that is damaged during the abatement of the space. All

fire alarm devices will be sealed against dust contamination to avoid compromising

the integrity of the device and prevent false alarms.

vv. The Electrical contract shall secure, as high as possible, including but not limited to

all existing loose and suspended wiring, cabling, conduit, communication cabling,

fiber optic, data cabling, control wiring, etc…in any area where ceilings are

removed, ceilings are removed and reinstalled, ceiling replacement as described in

ALL of the contract documents in all new and renovated areas. Coordinate so as not

to interfere with new equipment and utility installations.

ww. The Electrical contractor shall secure, as high as possible, including but not limited

to all existing loose and suspended wiring, cabling, conduit, communication

cabling, fiber optic, data cabling, control wiring, etc…in all crawl spaces,

basements and attics where abatement takes place.

xx. The General Trades contractor shall have a licensed electrician available to work in

asbestos containment areas to facilitate electrical work as necessary. The General

Trades Contract is responsible for abatement of any asbestos wiring identified on

the construction Documents. The General Trades Contractor shall carefully

coordinate the disconnecting and removal of wiring with the Electrical Contract.

yy. General Trades Contractor shall provide final interior and exterior cleaning of

glazing and framing work performed under this contract at the time of final project

cleaning.

zz. General Trades Contractor is responsible for disconnection and reconnection of any

and all attached ceiling systems to the window systems. If the ceiling system is

damaged, General Trades Contractor is responsible for replacement.

aaa. The General Trades Contractor will provide and install all louver openings in

storefront and curtain walls and will remove, any existing louvers designated to be

abandoned and removed, all these openings will be infilled with acceptable material

approved by the architect and will be provided by the General Trades Contractor.

bbb. The General Trades Contractor is responsible for caulking of windows, interior and

exterior.

ccc. The General Trades Contractor shall submit a shoring plan prior to any structural or

masonry work, new or existing.

ddd. The General Trades Contractor shall provide all necessary custom fitted closure

trim around any window installed in the contract.

eee. The General Trades Contractor is to provide all rescue window label stickers per the

contract drawings.

fff. The General Trades Contractor is responsible for asbestos and PCB abatement of all

aluminum windows, storefronts, curtain-walls and door systems indicated for

j. All contractors are responsible for dewatering for the work of their Contract.

k. The Mechanical Contractor shall note the Mechanical equipment is intended to be

provided in accordance with the completion dates indicated on the phasing

schedules.

l. Responsible to provide any and all access panels and doors and if located in fire

rated walls, ceilings etc… and doors must have equal rating. Access panels must be

new and match existing finish colors.

m. This contract will fire caulk, fire safe etc… as necessary any place its contract

penetrates a fire rated system, not limited to hangers, supports, duct, pipe etc…

n. The Mechanical (HVAC) Contractor shall provide adequate support and protection

of the existing Mechanical (HVAC) systems until such time as the new systems are

in place and ready for use by the District.

o. Coordinate all Mechanical (HVAC) electrical work with the Electrical Contractor

and the Construction Manager.

p. Painting of exposed pipe, HVAC ductwork and conduit in occupied spaces shall be

by the installing Contractor unless otherwise noted in the Contract Documents.

Painting of exposed piping, HVAC ductwork and conduit in Mechanical

Rooms/Boiler Rooms shall be by the installing Contractor.

q. All Prime Contractors are required to clean their own work area at the end of each

workday. The Mechanical (HVAC) Contractor shall provide daily debris removal.

Failure to comply with cleaning requirements will activate owner remedies.

r. All Contractors shall provide any and all temporary shoring, bracing, support, or

protection systems necessary to expedite their work requirements, including the

maintenance of workers safety and compliance with OSHA safety regulations.

s. Mechanical Contractor will install all concrete and pre-cast pads necessary to place

equipment installed by the Mechanical Contractor.

t. The Mechanical Contractor is responsible for re-insulation of all abated HVAC

piping. Coordinate with General Trades Contractor and abatement drawings.

u. The Mechanical Contractor is responsible for permanent insulation on HVAC piping

that will remain. This includes Mechanical hot water and steam lines.

v. The Mechanical Contractor shall include any necessary isolation valves (material &

labor) for new and existing piping to facilitate the phasing schedule of work.

w. The Mechanical Contractor is responsible for the removal of unit ventilators at all

schools. Refer to contract drawings for locations.

x. When welding, this contract shall use smoke eater ventilation units to eliminate any

smell associated with using torches or welding equipment.

y. The Mechanical Contractor is required to coordinate with the Temperature Controls

Contractor for installation of Controls, equipment startup, balancing of systems

throughout the phased work and final commissioning.

z. For General Clarification: Louvers are to be provided by the Mechanical Contractor

and turned over to the General Trades Contractor (101) for their installation per

General Trades note Z. All sheet metal sleeves, etc… for connection of mechanical

unit to louver shall be furnished and installed by the Mechanical Contractor.

aa. The Mechanical Contractor is responsible for adjusting and balancing per Section

3. Coordinate cutting of all openings through roof deck with Roofing

Contractor for new roofs. The MEP Contractor requiring will need to

hire a roofer to flash to existing roofing systems.

k. The Electrical Contractor shall provide concrete work per section 033000, for all

equipment as necessary.

l. The Electrical Contractor shall coordinate and install all electrical fittings and

components furnished by General Trades Contractor.

m. The Electrical Contractor is responsible for offsite disposal of unsuitable spoil

resulting from the excavation work of the Electrical Contractor.

n. The Electrical Contractor is responsible for ALL electrical hook-ups and final

connections needed for all new and relocated equipment.

o. All Contractors are responsible for dewatering for the work of their Contract.

p. The Electrical Contractor shall note the intent of the Electrical Contract is to be

provided in accordance with the completion dates indicated on the phasing

schedules.

q. The Electrical Contractor shall be responsible for and includes the following but is

not limited to all electrical hookups for all new and existing equipment for this

project, mechanical equipment and all associated patching.

r. Responsible to provide any and all access doors and if located in fire rated walls,

doors must have equal rating. Access doors are to be new and match existing

finishes.

s. This contract will fire caulk, fire safe etc… as necessary any place its contract

penetrates a fire rated system, not limited to hangers, supports, duct, pipe etc…

t. All excavation work will be restored to grade and compacted according to Division

31 in the Specifications.

u. The electrical contractor shall furnish, maintain, and remove all power necessary for

temporary heating, cooling, and dehumidification. Electrical Contractor will provide

temporary power to all trades with no maximum amperage. All power connections

will be relocated as deemed necessary by the Construction Manager at no additional

cost to the owner.

v. All Contractors shall provide any and all temporary shoring, bracing, support, or

protection systems necessary to expedite their work requirements, including the

maintenance of workers safety and compliance with OSHA safety regulations.

w. The Electrical Contractor shall be responsible for coordination of all systems

changeovers. Submit plan for District approval. All shut downs and changeovers

shall occur at off hours. Coordinate all electrical work installations with the

Construction Manager. The Electrical Contractor shall remove all temporary

electrical systems at the end of construction.

x. For all ceiling work, the Electrical Contractor shall remove, store and reinstall

existing lighting, or add new lighting associated circuits back to nearest available

circuit breaker including all conduit, conductors, connectors, breakers, hangers and

labels, as required by the contract documents.

y. Painting of exposed pipe, HVAC ductwork and conduit in occupied spaces shall be

by the installing Contractor unless otherwise noted in the Contract Documents.

Painting of exposed piping, HVAC ductwork and conduit in Mechanical

Rooms/Boiler Rooms shall be by the installing Contractor.

z. All Prime Contractors are required to clean their own work area at the end of each

workday. The Electrical Contractor shall provide daily debris removal. Failure to

comply with cleaning requirements will activate owner remedies.

aa. Where removed items create holes, the Electrical Contractor is to install replacement

cover plates that match existing color and finish or remove existing anchors, patch

and finish to match. (For work of this contract)

bb. The Electrical Contractor is responsible to infill and replace all necessary ceilings or

ceiling tiles and grid damaged or removed and provide a complete ceiling system

when removing existing electrical fixtures or items.

cc. Electrical Contractor is responsible to provide raceway and or wire mold as needed

for the installation of all occupancy, heat and smoke sensors.

dd. The Electrical Contractor is solely responsible for bringing all power to all security

devices.

ee. The General Trades Contractor shall install all strikes and transformers for doors

supplied in their contract. The Electrical Contractor shall provide power from the

transformer to the nearest power panel with available space. Provide all work

identified for Electrical Contract in Section 087100.

ff. The Electrical Contractor is responsible for coordination of all roughing to wire mold

and locations for all doors with D.D.C. Installation prior to door installation.

gg. The Electrical Contractor will install all concrete and pre-cast pads necessary to

place equipment installed by the Electrical Contractor.

hh. The Electrical Contractor shall update all panel directories on a weekly basis.

ii. Electrical Contractor shall secure as high as possible including but not limited to all

existing loose and suspended wiring, cabling, conduit, communication cabling, fiber

optic, data cabling, control wiring etc…in any area where ceilings are removed,

ceilings are removed and reinstalled, ceiling replacement as described in ALL of the

contract documents in all new and renovated areas. Coordinate so as not to interfere

with new equipment and utility installations.

jj. Electrical Contractor shall reinstall all existing devices that were temporary

suspended by the Electrical Contract as part of the abatement work. Devices include

but are not limited to…. Lights speakers, exit signs, fire alarm devices, security

devices, etc. and orientate the fixtures to duplicate their original installation

placement.

kk. The Electrical Contractor shall provide adequate support and protection of the

electrical systems until such time as the new systems are in place and ready for use

by the District. Maintain all existing systems including District requirements for

power, lighting, safety and communication systems throughout the construction

project.

ll. The Electrical Contractor shall remove all existing light fixtures, speakers, fire alarm

devices, security, or any other device to accommodate the General Trades work. The

Electrical contractor shall reinstall and reconfigure (if necessary) the said devices

after the General Trade contractor is completed with their work. The Electrical

contractor shall secure, as high as possible, including but not limited to all existing

loose and suspended wiring, cabling, conduit, communication cabling, fiber optic,

data cabling, control wiring, etc…in all crawl spaces, basements and attics where

abatement takes place.

mm. The Electrical contract shall secure, as high as possible, including but not

cabling, fiber optic, data cabling, control wiring, etc…in any area where ceilings are

removed, ceilings are removed and reinstalled, ceiling replacement as described in

ALL of the contract documents in all new and renovated areas. Coordinate so as not

nn. The Electrical contract shall temporarily suspend and protect all light fixtures in

areas that will have abatement. The light fixtures shall be suspended in a sufficient

manner that will have a uniform look and safe connection to the structure above. The

light fixtures shall be thoroughly cleaned of all asbestos containing material. The

General Trades contract will be responsible for any components that are integral to

the construction and operation of fixtures that includes but is not limited to lenses,

bulbs, ballasts, frames, etc. that are damaged during the abatement of the space.

oo. The Electrical contract shall carefully remove any devices from the existing

ceilings/walls in areas that will have abatement. Such items include but are not

limited to…speakers, exit signs, fire alarm devices, security devices, etc. The devices

shall not be disconnected from its power source. The devices shall be temporarily

suspended from the existing structure. The devices shall be thoroughly cleaned of all

asbestos containing material. The General Trades contract will be responsible for any

device that is damaged during the abatement of the space. All fire alarm devices will

be sealed against dust contamination to avoid compromising the integrity of the

device and prevent false alarms.

pp. The MEP Contractor requiring roof penetrations and patches on existing roofs is

required to hire a roofing contractor to maintain any and all roof warranties, this is

included for but not limited to curb removals / curb installation / deck patches / roof

penetrations / openings / structural steel supports / blocking and roofing patch to

match existing roofing materials.

Notes to Roofing Contract (Contract #106)

a. All Roofing bidders shall visit the site to verify and review existing conditions

before estimating the cost of the project.

b. The Roofing Contract shall provide Dumpster service for all activities of their

work, until the completion of punch list work and acceptance by the Architect.

The Roofing Contract shall clean and maintain all Dumpster areas, and shall

provide hauling and legal disposal of construction debris off site.

c. The Roofing Contract shall be responsible for all asbestos/PCB abatement and

lead removals for their work, as shown on the contract documents. Removal

and disposal of hazardous materials is to be performed in accordance with the

construction documents.

d. The Roofing Contract shall provide the following specific selective demolition:

1. Removal of existing materials and equipment called for removal and

demolition, including but not limited to all items on contract

documents.

f. The Roofing Contract shall provide all rough carpentry blocking required for the

project.

g. The Roofing Contract shall provide and install all metal railings, stairs, ladders

and steps as shown or described on the contract documents including re-

anchoring existing ladders. Furnish all sleeves and embeds as necessary for this

work.

h. The Roofing Contract shall provide all necessary leveling to receive new roof

finishes.

i. Steel requirements for this contract include but are not necessarily limited to the

following:

Provide & Install:

1. All roof railings, roof ladders. Including new anchors for existing.

2. All handrails. (as shown on plans)

The above list is presented for general guidance only and does not necessarily

cover the entire requirements of the project as shown on the drawings, details,

and/or as specified hereinafter. Contractors shall provide a complete system.

j. The Roofing Contract shall provide all caulking necessary for the work of this

contract.

k. The Roofing Contract shall provide final exterior cleaning of any and all exterior

walls, surfaces found soiled with any roofing materials. Including cleaning debris

from the ground around building, parking lots, courtyards and lawns.

l. The Roofing Contract shall be responsible for repair and restoration of all interior

and exterior finish systems it damages or disrupts due to its work and activities.

m. The Roofing Contract shall be responsible for all penetrations, patching and curb

installation on new roof(s) for mechanical, plumbing and electrical work including

but not limited to demolition, new installations and relocation of existing

equipment / pipe. The MEP’s will provide all their curbs / penetration boots to the

Roofer Contractor for installation on new roof work.

n. The Roofing Contract shall provide adequate support and protection of the existing

mechanical and electrical systems until such time as the new systems are in place.

o. In addition to the requirements described in section 015000 of the project manual,

the Roofing Contract shall be responsible for all temporary protection and

equipment to facilitate all phases of construction on this project. This includes but

is not limited to temporary construction required to maintain a water tight building

and system during the renovations to the roof and masonry.
