dear friends & colleagu�,For 35+ years, our mission has always been about saving lives. Never was it more true than last year when COVID-19 arrived.

From the very start of the crisis, our network of donors, volunteers, and community partners stepped up to make sure our neighbors experiencing homelessness were safe and cared for. Through so many uncertainties brought on by the pandemic, the commitment from supporters like you was a constant.

The pandemic created a dramatic shift in how we operate. Our supporters answered the call, helping provide the extra space, materials, and infrastructure needed to protect our guests, many of whom are elderly or immunocompromised.

While many industries transitioned to remote work, our heroic staff continued to show up in person, ensuring that our doors could stay open. Our employees, showing exceptional strength and the highest character, put their own health at risk in order to provide hope to our neighbors in need.

Throughout the pandemic, we never wavered from our overall objective of ending homelessness, not just managing it. We continued investing in our homelessness prevention and diversion programs and in new permanent supportive housing for formerly homeless individuals, families, and Veterans.

Without people like you, we couldn’t have advanced our long-term goals while also meeting the immediate and ever-changing challenges at our front door.

The road ahead is daunting, as we try to recover from unprecedented public health and economic crises. But we move forward with hope and optimism because of supporters like you.

Ed was in disbelief as he walked through his new home, marveling at the kitchen appliances, furniture, and his own private bedroom.

“Wow, look at this,” he said. “This is beautiful.”

On June 1, 2020, Ed moved into the newly renovated property at 48 Warren Avenue in Brockton. Father Bill’s & MainSpring (FBMS), in partnership with the City of Brockton, acquired the distressed property on Warren Avenue and converted it into a beautiful new home for six formerly homeless individuals.

In total, FBMS operates more than 550 permanent supportive housing units across Southern Massachusetts.

Ed became homeless a couple of years ago after the death of his mother, whom he took care of, led to emotional and financial struggles. He was staying at the MainSpring House, FBMS’ emergency shelter in Brockton, when COVID-19 arrived in March.

In response to the coronavirus, FBMS implemented new intake procedures at our shelters and worked with local community partners to set up satellite shelters to ease crowding. In the spring, we opened satellite sites at the South Shore YMCA fieldhouse in Quincy and with emergency tents in Brockton.

In the summer, we transitioned these sites to hotels in Quincy and Brockton.

Ed, who is in recovery from addiction and suffers from anxiety and depression, said it was challenging to be in a shelter during the pandemic, not knowing if he would contract the coronavirus.

He said getting his own place helped calm his worries.

“What I went through I thought was hard, but what I’m receiving now, nothing can compare to this: getting my brand-new home,” Ed said.

Steph Watson, FBMS’ former Housing Coordinator who now serves as the Operations Manager of the agency’s Northern Region, helped Ed move into his new apartment.

“He has always been and continues to be a wonderful, caring, kind man,” Steph said. “It was such an honor to be part of that special day for him. He was extremely emotional and appreciative.”

FINDING REFUGE DURING

CRISIS

Thanks to supporters like you, Jennessa and her daughters, Gabriela and Aliyanna, were able to exit homelessness, leave the congregate shelter they were living in, and move into an apartment a mere three months before the pandemic arrived.The timing was critical for Jennessa, who was born with a congenital heart disease. She and her two daughters also struggle with asthma.

At a time when personal space, particularly for those with underlying health conditions, could mean the difference between life and death, Jennessa was incredibly grateful that her daughters had a safe space to call home.

“When they get older,” Jennessa said, “they’ll have the memory that yes, their Mom was there for them, but also that there are great people in the world who helped.”

Gabriela was only 2 years old and Jennessa was pregnant with Aliyanna when the family became homeless in 2017, after Jennessa had to break up with their father. It was November, temperatures were dropping fast, and they had nowhere to go.

Thanks to supporters like you, Gabriela and Jennessa didn’t have to spend the holidays on the streets or in a car. Instead, they found a safe, warm refuge in one of our family shelters. Just 10 days later, Aliyanna was born.

FBMS helped Jennessa apply for a housing voucher. When it came through, we also arranged for her to acquire furniture and clothing. On December 20, 2019, Jennessa and her girls moved into their own apartment, just in time for Christmas!

Today, Jennessa is busy taking online classes to start a new career as a corrections officer. And when she needs to run her ideas past someone, Jennessa knows she can still reach out to her former re-housing case manager from FBMS.

Father Bill’s & MainSpring’s (FBMS) emergency shelter in Quincy. Nervous about the potential spread of COVID-19 in a shelter setting, she was relieved that FBMS had implemented a stringent intake process.

She was tested for COVID-19 upon entering the shelter and then stayed in a quarantine space while awaiting her results. Once her test came back negative, Patsy moved into her own room at a Quincy hotel serving as a satellite shelter during the pandemic.

Sox, designated as an emotional support dog by Patsy’s doctor, was able to join her in the hotel. While in shelter, Patsy has received three meals per day, thanks to our amazing network of supporters.

Many of the volunteers purchased meals from local restaurants, providing support for our neighbors in need while also assisting businesses hit hard by the crisis.

Patsy is working with FBMS staff to secure Social Security benefits, and she has plans to get back to work and save up to move into a studio apartment.

“Mentally, I’m getting back to the place I want to be. I’m finding myself again because I forgot who I was,” she said.

Thanks to supporters like you, Patsy was one of the more than 260 individuals per night who had access to safe shelter, hot meals, and basic services during the most challenging winter in Father Bill’s & MainSpring’s 38-year history.Last year, Patsy and her dog, Sox, were sleeping outside behind a dumpster after she suddenly lost her apartment and couldn’t afford a new place. At age 61, she couldn’t believe she was homeless.

“I didn’t know what I was going to do,” Patsy said.

Less than a decade earlier she had owned her own home while living with her longtime partner. But then adversity struck: her soulmate passed away from cancer; she developed a series of physical ailments; and she began struggling with anxiety and depression. This led to years of being in and out of work, culminating with her becoming homeless in 2020.

After sleeping on the streets for more than two weeks, Patsy headed to Father Bill’s Place,

groundbreaking for the Envision Bank Home for Veterans in Randolph. The property, which

opened in October 2020, is now home to 10 formerly homeless Veterans.

Father Bill’s & MainSpring (FBMS) has partnered with the state and City of Brockton to purchase the Rodeway Inn in Brockton and convert the property into 69 permanent supportive housing units for formerly homeless individuals.

Our agency believes this approach — converting underutilized properties like hotels into housing — can be done on a larger scale and could be a game-changer in how our state and country approach homelessness and protect our most vulnerable neighbors in a public health crisis.

In June 2020, FBMS began utilizing the Rodeway Inn as a satellite emergency shelter in order to depopulate the MainSpring House, our main shelter located in downtown Brockton. The goal is to install kitchenettes in each room, turning them into efficiency apartments ready for move-in by Fall 2021.

This is a rendering by The Narrow Gate Architecture of FBMS’ proposed Housing Resource Center in Quincy. The HRC is our new individual shelter model which aims to reduce reliance on overnight shelter by offering day services to focus more on homelessness prevention, diversion, and rapid re-housing.

The HRC would consist of two new buildings comprised of a

new day center, an emergency shelter, and on-site efficiency apartments. The new buildings would be located at 39 Broad Street, across the street from our current shelter site, Father Bill’s Place. In September 2020, FBMS signed a 99-year-lease with the City for the site at 39 Broad Street, a key step in our plan to build the HRC.
