A LETTER FROM Our Leadership

We gratefully acknowledge the devoted service of our Board of Directors, Development Committee, leadership teams and employees.

The year was 1983. It was one week before my college commencement and life was looking good; primarily due to no more books or tuition payments. Some of my buddies, who were more daring than me, were making a trip into

the Blue Ridge Mountains to go rope repelling. “Come along, it will be a blast,” they claimed as they applied not so subtle coercion.

As I yielded to peer pressure, I should have been more cognizant of my fear of heights. They assured me that this was “child’s play” and anyone could do it. Off we went, four wheeling it as far as we could go and then hiking to the top of a cliff. The rock face we were to repel down was “only” 125 feet to the bottom; by their definition “child’s play.”

They hooked me up to all the appropriate gear and gave me some basic directions. I will confess that leaning back, trusting the rope and pushing off was a terrifying moment. As you probably have figured out by now, I made it down okay and actually climbed back up and did the routine a few times more before heading back to campus feeling mighty fine. What started out as trepidation turned out to be a great day.

In 2017, Moravian Manor’s assets crossed the $100 million mark for the first time. While the milestone itself may be somewhat insignificant, the many decisions made over the years by our leadership, team members and residents are indicative of many leaps of faith. These bold leaps forward were accompanied by months and years of planning. One of our residents who was a very successful businessman likes to quote Dwight Eisenhower saying, “Plans are worthless, but planning is essential.” Often reality has unfolded differently from our planning; however, the true value is in the process of planning and this has held true at Moravian Manor.

The plan enables us to move forward boldly knowing that many different options and thoughts were brought to the table. Our Vision Statement says, “To be a unique Community within a Community that excels at anticipating and accommodating the changing lifestyles, expectations, and needs of the people we serve.” Meeting this Vision Statement requires us to lean forward; we are blessed to have talented individuals on the “top of the cliff” with us who have passionately pursued the vision of Moravian Manor.

Thank you for journeying with us as we make Bold Leaps Forward in enhancing Moravian Manor’s mission and vision. I know without my friends’ persistence and prodding, I would have never gone down the face of that cliff. I know without the wisdom of our board, residents, and staff that Moravian Manor would not be the wonderful place it is today.

Moravian Manor is blessed with compassionate and caring individuals who help us bring a new level of care to our residents. Every volunteer has something special and unique that they are able to contribute, and we are thankful for that. It is important to have these uplifting individuals share their time and words to provide opportunities and services to enrich the journey of aging. As Moravian Manor looks forward, we remain committed to fiscal financial management of our resources. Each year presents its own unique set of financial

challenges and opportunities for every organization. In 2017, Moravian Manor’s challenges included lower-than-budgeted census in nursing, personal care renovations and continued stagnant insurance and government reimbursements. Despite these challenges, opportunities were also noted. These opportunities include continued involvement in LGH’s Preferred Provider Network (PPN), five star rating from Center of Medicare and Medicaid Services, as well as the expansion of Warwick Woodlands.

In 2017, Moravian Manor ended the year with an increase in net assets of $3,280,710. It is the first year our assets increased by over $3 million. Unfortunately, our core operations in 2017 were not as strong. In 2017, nursing census was 3% lower than budgeted, with each percentage drop representing approximately $124,000 in unrealized revenue. During this time, our Medicare A & B reimbursements also decreased due to the census challenges. Fortunately, core expenses came in below budget during this time. The majority of the increase for 2017 is attributed to investment gains of over $1.8 million, non-recurring income of over $750,000 for residential living upgrades, and gifts that included a one-time contribution from the Moravian Eastern District of over $579,000 to be used towards benevolent care.

It is imperative that Moravian Manor continues to strategically position ourself for the changes that are currently affecting our industry. As we adapt to

these changes, we are thankful that the renovations in Personal Care were completed in 2017. Much needed updates were made to this area, while increasing the number of suites we are able to offer. The renovations were a success, and after many years of low census in this area it is now flourishing. We also remain excited about Warwick Woodlands as we add on to the campus with the addition of a 54-unit apartment building, scheduled to be completed early next year. By increasing our payer mix with additional Residential Living units, we continue to diversify our payer source to help combat the fluctuations in nursing census and stagnant government/insurance reimbursements. As reimbursements, insurance coverages, aging-at-home, and financial resources continue to be stretched, we are actively monitoring our day-to-day activities to evaluate our strengths so we can adapt to the changing environment.

Moravian Manor continues to be grateful and humbled by the generosity and support we receive from our residents, community, friends, and staff. We recognize that without your support; in regards to talents, time, and funds, it would be difficult for Moravian Manor to fulfill our mission to provide service for all residents. On a personal note, I want to thank everyone who contributes to helping those at the Manor who need financial assistance. I see how your contributions directly impact these residents and the relief in their eyes when they realize that funds are available so they can continue to remain in their ‘home.’ It is no secret that the amount of benevolence assistance to residents continues to grow each year, so I wanted to personally say “Thank You” for contributing. We are blessed to serve our residents and to be the beneficiary of your gifts as we Leap Forward!

Elizabeth A. (Reese) Beecher Memorial Trust FundThe Elizabeth A. (Reese) Beecher Memorial Trust Fund was established in 1972 by a bequest from the estate of J. Franklin Beecher. Income can be used for the relief, assistance, and support of aged women of the Congregations belonging to the Moravian Church of the Northern Province of the United States.

Mildred L. Bender Memorial FundThe Mildred L. Bender Memorial Fund is a donor restricted fund established in 1995 by family and friends of Mrs. Bender, a resident of Moravian Manor from 1988 to 1994, as a tribute to this woman whose life and work exemplified a spirit of ministry to others. The memorial has a two-fold purpose. First, to recognize each year outstanding service by a staff member, a resident, and a volunteer; and second, to assist health center residents whose funds have been depleted and cannot meet the full cost of care.

John and Edna Bonham Memorial FundThe John and Edna Bonham Memorial Fund was established in 2011 with a gift from the estate of Mr. and Mrs. Bonham. John and Edna had been residents of Moravian Manor from April of 1986 when they moved into a Manor Greene Apartment until their respective deaths in 2010 and 2007. Portia A. Bowman Memorial FundThe Portia A. Bowman Memorial Endowment Funds was established in 2012 with a gift from Miss Bowman’s estate. The proceeds from the Fund are designated for benevolent care. Portia was a life-long Moravian and was active in both the church and in Moravian Manor. She served on the board of trustees from 1994 to 2005 and served as board treasurer during that time. Portia was an active volunteer and a member of the Lamplighters Association, Moravian Manor’s auxiliary. She served on the Archives Committee and was instrumental in the formation of the Lititz Porch Walk held annually in October and sponsored by the Manor. Portia was honored in 2010 as the recipient of the Mildred Bender Volunteer Award.

Bricker Memorial Endowment FundThe Bricker Memorial Endowment Fund was established in 2006 by Manor resident Victoria H. Badorf and family in memory of her aunts, Sophia Lucinda Bricker (1872-1945), Eve Magdalene Bricker (1880-1961), and Elizabeth Bausman Bricker, M.D. (1877-1979). Proceeds from the Bricker Memorial Endowment Fund are dedicated to the care and maintenance of the Beck Memorial Garden at Moravian Manor.

Richard G. Davis Memorial FundThe Richard G. Davis Memorial Fund is a donor restricted fund established in 1996 by Manor resident H. Stella Davis in memory of her husband. Income from this fund helps residents whose funds are depleted and cannot cover the cost of services and care they need.

Cynthia Jones Eastman Memorial FundThe Cynthia Jones Eastman Memorial Fund was created in the year 2000 by her brother Philip Harris Jones in his sister’s memory. The fund was established to restore and maintain the Steinway Grand Piano that was donated to Moravian Manor by Cynthia’s family in her memory. Cynthia Jones Eastman was a resident of Moravian Manor where she resided in cottage 107. The piano was a gift to Cynthia from her parents on her sixteenth birthday.

Doris A. Henly Memorial FundThe Doris A. Henly Memorial Fund was established in 2005 by her family and friends to honor her loving, altruistic memory. Mrs. Henly was a resident of

Moravian Manor where she resided in cottage 115 from 1995 until her death on November 19, 2004. Mrs. Henly was an active and compassionate member of the Manor’s community, and she spent most Mondays beginning the fall of 1996 serving as a volunteer in the Children’s Corner, the Manor’s child care center. The fund’s purpose is to enrich the literacy program of the Children’s Corner and proceeds will be used to purchase books and related materials, to create and maintain an intimate outdoor reading garden in Doris’s memory, and to enhance the literacy program as needs are identified.

“Poss” McCloud Memorial FundThe “Poss” McCloud Memorial Fund was established in 1984 in memory of Paul “Poss” McCloud, who served on the Board of Trustees from 1970 to 1983 and held the office of Board President from 1978 through 1983. Interest from this fund is used to purchase personal items for residents whose funds have been depleted.

Moravian Home of Lititz for Aged Women Trust FundThe Moravian Home of Lititz for Aged Women Trust Fund was established by the Association for the relief, assistance, and support of aged women of the Congregations belonging to the Moravian Church of the Northern Province of the United States.

New Horizons Permanent Endowment FundThe New Horizons Permanent Endowment Fund was established in 1984 with gifts from an Eastern District Campaign. Income is used to provide care for less-than-full-pay residents.

Mr. and Mrs. William R. Parsil Memorial FundThe Mr. and Mrs. William R. Parsil Memorial Fund was established in 1999 by the Parsil Family. The fund’s interest has been designated for the Moravian Manor Alzheimer’s Program.

The Ernest T. Selig, Jr. and Dorothy Ferree Memorial Endowment FundThe Ernest T. Selig, Jr. and Dorothy Ferree Selig Memorial Endowment Fund was established by their estate in 2011 in memory of Ted and Dorothy’s longstanding relationship with Moravian Manor, beginning as charter residents of Herbst Haus until Ted died in 1998 at age 93. After transferring to assisted living in the Manor, Dorothy later moved from Lititz

The funds, which were gifted by family and friends, support various aspects of the Manor’s ministry. In 2013, $276,231 was transferred from the Manor’s endowment funds into operations to support the designated purpose of the funds.

John Traeger Memorial Endowment FundThe John Traeger Memorial Fund was established in 1958 from a bequest established by Mr. Traeger of Bethlehem, Pennsylvania. Interest from this fund can be used at the discretion of the Board of Trustees.

The Dean Worth and Emily Klenin Endowment FundThe Dean Worth and Emily Klenin Endowment Fund was established in 2017 by Emily Klenin in memory of her husband Dean Worth. The fund is designated for staff education, specific in the area of Alzheimer’s and Dementia. Interest from this fund will provide further professional training and education opportunities for staff to develop the expertise and skills needed to be the best Alzheimer’s and Dementia care partner they can be.
