Also available is the 122-acre McCalla ranch, directly abutting the Heffington Ranch to the north. The ranches are located in Southwest Travis County, off of Hamilton Pool Road and Destiny Hills Drive, adjacent to the city of Bee Cave, Texas, yet are not within the City of Bee Cave corporate zoning limits and is in the City of Austin’s 5-mile ETJ. This area is within the coveted Lake Travis ISD School District, one of Austin’s top districts. Downtown Austin and ABIA Airport are within a 30-minute drive.
The Heffington ranch was much larger in the past but over the years, Mr. Heffington carved off pieces and developed and/or sold them, around the subject tracts remaining 131 acres, and is what is now the Destiny Hills neighborhood (Section I and II) and soon to be Creeks Edge. There are numerous opportunities here ranging from keeping the ranch or ranch’s intact as a family ranch/estate, to sub-dividing into 2-5-acre ranchette tracts for residential homesites, to fully developing the 131-253 acres into a higher density residential neighborhood. Most of the existing home sites in Destiny Hills range from 2-4 acres in size. There are no restrictions or Home Owner Associations on the subject tracts however there are some restrictions and HOA’s within the original Destiny Hills (Sections 1 and 2). The main road, Destiny Hills Dr. is a 60’ Right-Of-Way owned and maintained by Travis County.
After Mr. Heffington’s passing 2 years ago, his widow has continued their lo ng history of cattle ranching and has cattle and horses spread out amongst the Heffington Ranch and multiple other ranches in the area, but now wants to consolidate all of her cattle on to one larger ranch southeast of Austin, so this is the reason for selling now. As stated, additional land is available for sale, the 122 acre McCalla Ranch, directly abutting the Heffington Ranch along its northern boundary, so combined acreage available totals over 253 acres. There are currently several Mobile Homes and Barns on the ranch that the current owner will bedis assembling and relocating at the time of sale, to another ranch they own.
The ranch is currently served by a deep water “Trinity Aquafer” well and several domestic septic systems at the mobile home sites on the property and the Pedernales Electric Coop provides electric service.
In the case of new development, there are several potential options for water and wastewater utility services near the property. For water, a connection to the West Travis County Public Utility Agency could be made via their Hwy 71 or Hamilton Pool Road service corridors. Another opportunity would be a connection to the Lazy Nine MUD which provides water and wastewater services to the Sweetwater residential and commercial developments, immediately north of the tracts in the Hwy 71 corridor. And since the Heffington and McCalla tracts are not located within another districts CCN, the West Travis County Water Control and Improvement District #17 (“WCID 17”) could annex the properties into its district and provide water and/or waste water services.
+/- 2-acre single family homesites in Destiny Hills have recently sold in the $325,000-$350,000 price range for interior, limited view lots. In the new, larger lot section of Sweetwater, custom home sites are available starting in the high $200,000’s to over $350,000. And in the new section of Spanish Oaks, newly developed home sites are starting at over $500,000 for 1 acre lots and go up to over $850,000 ++ for 1 acre lots with hill country views. The Heffington/McCalla tracts combined will produce over 150 luxury lots ranging in size from 1 1⁄2 acres to 2 acres in the heart of the Bee Cave/West Austin area.
