1.1INTRODUCTIONEnhancing key access from Church Street, the development seeks to introduce a true public space into the Cremorne South Precinct at the termination of the axis of Adelaide Street. The public space is proposed as a contribution to the amenity of the area and is available for the enjoyment of the public and building users alike.68-88 Green Street is a long site that mediates between residential scale buildings to the north and larger light industrial buildings to the south. The architectural response sympathetically articulates the massing of the building form into a series of connected buildings of varying scale that transitions gently from residential to commercial scale. The material palette proposed ties in to the industrial and commercial heritage of Cremorne through the use of brick masonry, off form concrete and metal screening.
This Design Report has been prepared by Bates Smart on behalf of 88 Green Pty Ltd and forms part of a Town Planning Application to be submitted to the Yarra City Council.It describes the proposed architectural response for the sites known as68-88GreenStreet,CremornewhicharelegallyidentifiedasLots 1-6 on Plan of Subdivision 303214S. The proposal has been developed with consideration to the principles set out in the Swan Street Structure Plan 2014 and the Yarra Planning Scheme.

1.2ARCHITECTURAL STATEMENT
The proposal is for an environmentally sustainable development that integrates natural ventilation, on site energy generation through photovoltaics, rainwater harvesting and reuse. A focus on building occupant wellness is also evident through the connection of internal space to external terraces and wintergardens, creation of front of house primary stair connections between levels and ample provision of end of trip facilities.The proposal is for a high quality commercial space with excellent sustainability credentials and encouragement of public realm improvements through the provision of true public space, a sensitively designed street wall and implementation of walkable active street frontages.
