Demolition
The Contractor shall be deemed to have visited the site and ascertained the full extent and nature of the demolitions.Allow for all necessary temporary supports, which must be agreed with the Structural Engineer prior tocommencement of the works. The demolition work comprises of removal of internal and external masonry and/orstudwork partitions where indicated on the drawings. Please note that any traces of asbestos discovered on site mustbe reported immediately to the CA and disposed of strictly in accordance with all current legislation relating to theremoval and disposal of asbestos.
Groundworks
The contractor is to adjust levels over the area of the new extension as necessary, inclusive of the formation of thenew ground floor slab area. Allow for removal of excavated material. Excavate for drain trenches and soakaway.Excavate trenches for strip footings and pad foundations to the required widths and depths as required by the SE /Building Inspector and as shown on the drawings.
Concrete
All concrete work is to be carried out in accordance with the relevant British Standards and Codes of Practice.Cement shall be Portland Cement ordinary grade to BS 12, in accordance with Structural Engineers spec. Concretestrength, mix, reinforcement, cube tests etc. to be as specified by the Structural Engineer.
Foundations
Foundation trenches are to be dug for the full extent of all new walls. Excavate trenches for foundations to dimensionsas indicated on the drawings.

full width and length of walls, stepped as required, with laps in the length not less than100mm as necessary. Trim to the face of the render and point up.
Allow for making good any areas of the existing external or internal brick and block wallsthat are damaged by the demolitions. Allow for DPCs to all new external walls and any
parapet up stand at a minimum 150mm above prevailing ground level.

PAINTING AND DECORATING
Decoration work will consist of painting all new and existing walls, ceilings, internal timberwork and external timberwork. All paint to be applied strictlyin accordance with the Manufacturer's instructions.
PreparationPreparation of all new surfaces (walls ceilings and joinery) to be strictly in accordance with manufacturer's written recommendations.New plastered walls are to be prepared and then painted using 1 mist coat and 2 full coats of vinyl matt emulsion, colour to be advised by client
Apply 1 mist coat and 2 full coats of white vinyl matt emulsion to all ceiling areas.
Joinery (Internal and External)Prime new r internal joinery and paint in 1 undercoat and 2 top coats to a white satin gloss finish. Apply two coats of Shellac to internal oak doors,where required.
Existing ceilings and walls are, where applicable, to have all cracks filled with interior 'Polyfiller' and are to be rubbed down and cleaned so as toprovide a smooth, clean and stable surface for repainting.
GLAZING
Glazing within zone between finished floor level and 1500mm above(800mm in any internal glazed paritions) must be either:
a. toughened or toughened and break safely to B.S 6206 orb. robust i.e 8mm annealed glass in panes not exceeding 1.1m in bothheight and width orc. 6mm annealed glass in small panes i.e max width 250mm and area0.5m2 all in accordance with Building Regulation Approved Document1991 Part N1. All opening lights (and doors) to be fitted with effectivedraught-strips.

FIRE RESISTANCE
All steelwork to be encased to provide half-hour fire protection, in accordance with approveddocument. Where meter boxes are situated externally, they are to be non-combustable, lockedand fully sealed.Smoke detectors to latest Relevatn Building Standards: To be BS 5446: Part 1. To be mains poweredand interlinked on all levels. All structural steel to be encased with 12.5mm Gyproc Fireline board.
All new doors from habitable room opening onto the stairwell to be ½ hr fire resistance onto 35 x 25stop screwed and glued to door lining. All structural steel to be encased with 12.5mm GyprocFireline board.Existing first floor ceiling retained. Install fireline board between first floor structure and existing ceilingif required by Building Control. Use 50mm mineral wool to floor zone.
For any escape route serving a second floor (or above), confirm with building control any requiredfire upgrade. Minimum to be 2 layers of plasterboard and skim (to acheive 30 min fire protection) tonew staircase serving the second floor. Other upgrades to be confirmed once build-ups have beenconfirmed.
Escape windows: Any window being used as part of fire strategy for means of escape to beminimum 0.33m² in area. To be min dimension of 850mm high and 500mm wide. Cill dimension to bebetween 800mm - 1100mm.

Rainwater to main roof to run into existing drainage run. Rainwater from groundfloor extenion roof (i.e the area where the footprint is extended) to fall tosoakaway - which should be located minimum 8000mm from house.

Soil pipes to be encased in boxing constructed toachieve min, mass of 15kg/m2 formed from 38mm x 38mm s.w. framing faced with2 layers 12.5mm plasterboard, joints staggered, finish with plaster skim. Provisionsto be made for acces to s.v.p at each floor level s.v.p's to be surrounded with25mm thick unfaced mineral wool throughout their length.
Any top end ventilating stack to finish at least 900mm above any opening within3000mm and to be caged. Discharge and stub stacks terminating within thebuilding to be fitted with 100mm DURGO air admittance valve or similar.
Rodding eyes at all changes of direction of waste and soil pipes all comply to thesatisfaction of Building Control.Where necessary, pipes and hot water storage to be thermally insulated tocomply with Approved Document L1, Section 3.
Drainage Work to be in accordance with B.S 8301 and engineering drawings.
