4.8 IMPROVING WELLBEING THROUGH PLACE
As the improvement of general ‘wellbeing’ is a core aspect of the scheme, we are pushing the creation of spaces, experiences and environments that are beneficial to this wherever possible. This is achieved through a multitude of aspects within the design, all of which aim to bring a benefit to the physical or mental aspects of wellbeing, through creation of pleasant atmospheres, or spaces for social interaction.
Within the buildings themselves,we are aiming to improve aspects such as access to natural daylight and fresh air, incorporating colour and lighting schemes and systems that assist the circadian rhythm, and creating spaces within that encourage social interaction.
Externally, landscape features are to be added that encourage physical activity through opening walking and cycling routes, creation of active play areas, and making the whole site pedestrian focused. Additionally, social and communal spaces play an important part, most notably within the central courtyard and North triangle, where communal planting and growing occurs, creating vibrant social catalyst spaces.
THE WELL STANDARD
We are implementing the WELL Standard principles into the scheme, as part of the push to create a development that encourages physical and mental wellbeing through a variety of aspects. Seen here are the 10 core principles of the WELL Standard, and the ways in which we are addressing or incorporating the principles into the various units on the masterplan.
1. Internal air quality plan for all buildings with MVHR to all residential units to improve internal air conditionsAlso tasked with reviewing and contributing to improvement for external air quality in coordination with BCBC
2. Public drinking fountains located in landscapeFiltered water fountains in the Health Centre for all to use
3. Location provides ease of access to farmers market in Town centre and local shops. Communal gardens and allotment spaces promote healthy fruit and vegetable growing in addition to fruit tress distributed throughout the site landscapeHealth centre will provide breast feeding room
4. Daylight factors to all buildings reviewed to improve the natural light penetrating all roomsHouses will have roof lights to internalised areas and blackout blinds
5. Connections to playing field, halo centre to be improved. External environment designed to give pedestrian priority and encourage walking and cycling. Large communal gardens and natural play areas to promote socialising and exercise
6. Thermal modelling undertaken for all buildings to avoid overheating and provide ease of temperature control. MVHR and fabric first principles to homes utilised
7. Noise surveys undertaken to inform acoustic report and aim to provide better than minimum levels of sound isolation required.Health centre has audiology specialist facilities
8. Non toxic materials to be specified to all finishes, including materials which actively remove VOCs from the air.
9. Green Therapy explored through increase in views to trees and access for all through the site to lush landscaping. Health Centre has facilities and first point of call for mental health issues in the local area.
10. Health Board and Linc working together with design team to ensure holistic design approach delivers health into the community. Secured by Design certification targeted for all buildings and community contribution fund set up by Linc to give back to existing local community.

education; food advertising and promotion; food security; food safety; strategies to
support breastfeeding.
4. LIGHT: maintained illuminance levels for roads and walkways; strategies for limiting
light pollution and light trespass; glare and discomfort avoidance.
5. FITNESS: environmental design and operational strategies to reduce the risk of
transportation-related injuries; mixed land use and connectivity; walkability; cyclist
infrastructure; infrastructure to encourage active transportation; strategies to promote
daily physical activity and exercise.
6. TEMPERATURE: strategies to reduce heat island effect; policies to deal with extreme
temperatures; policies to manage sun exposure and ultraviolet risk.
7. SOUND: noise exposure assessment; planning for acoustics; techniques to reduce
sound propagation; hearing health education.
8. MATERIALS: strategies to reduce exposure to hazardous chemical substances in cases
of uncontrolled/accidental release and contaminated sites; strategies to limit use of
hazardous chemicals in landscaping and outdoor structures.
9. MIND: access to mental health care, substance abuse and addiction services; access to
green spaces.
10. COMMUNITY: health impact assessments; policies that address the social determinants
of health; health promotion programming; policies that foster social cohesion,
community identity and empowerment; crime prevention through environmental
design; policies and planning for community disaster and emergency preparedness.

5.1 FINAL PROPOSED MASTERPLAN
The final design comprises of a holistic integration of all the constituent elements, and each are equally important to the overall atmosphere and environment that is created across the development . This section will look at each part individually, as well as their contribution to the whole scheme, to provide a full understanding of the various aspects to the proposal.
MASTERPLAN
The proposed masterplan integrates the new community into the existing, whilst creating its own distinct character. As demonstrated in the previous section, the layout has been developed over a period of time, and responds to the local context and boundaries in an appropriate way, to maximise benefits to the local area and the new development itself.
Whilst several options for road access within the site were explored, the most appropriate solution still remained to be retention of the existing access road, and to integrate this into the design. This allows us to maximise the central portion of the site, for the apartments and courtyard, and create a welcoming and social space within the heart of the development.
HOUSING
By utilising a common design language and material palette, all types of housing and apartments across the site have a coherent character. Combined with the simplicity of the building forms, the elegance of the housing design creates a welcoming environment within the residential areas of the masterplan.
HEALTHCARE CENTRE
The Healthcare Centre forms a key focal point at the edge of the site, and acts as an anchor for the communal and civic frontage to the entrance. The direct integration of the Healthcare Centre into the scheme creates a strong link to health and wellbeing on the site, and it is hoped that this ideology is reflected in peoples’ attitudes.

5.2 HOUSING & APARTMENTS
5.2.1 WEST TERRACE HOUSES
The housing design follows an overall character and style across the whole site, with variations on the basic types to suit their location and orientation on site. The West Terraces are situated to the Western edge of the site, at the base of the steep slope, and generally are gesturing into the site, and creating one of the first impressions of the development.
The traditional gable frontage was employed for this terrace, as it creates an instantly relatable domestic form and scale, and helps to define the individual houses along the terrace. The existing context of houses to the North, along Park Street, and to the top of Glan-y-Parc, all feature similar gable facades, making this form appropriate to the existing residential appearance.
By using a simple material palette, the subtle variations in form across the different unit sizes are accentuated and create a unique character for each house. A small, walled bin and bike store is positioned at the front of each house, clearly defining a portion of private external space for each property. Each house has its own car parking space on a private driveway in front of it, separated from the adjacent driveway by a strip of planting.
The primary buff brick materiality is taken from the local context, and the use of lighter shades of masonry as the primary building material. This is complimented by the use of the alternative grey brick on specific houses, to create visual interest across the terrace.

5.2.2 NORTH TERRACE HOUSES
The North Terraces follow the same principles of the West terrace, in that the individual house types feature subtle variations on the base appearance, to achieve a balance between the overall terrace and the individual houses. The difference here is due to the orientation of the block, and in orienting the roof pitches so they are predominantly South-facing, making them more suitable for PV panels. We then create a feature out of the 3 bed houses positioned at either end of the terrace, and bring the front gable out to ‘book-end’ the terrace.
Internally, the layouts are identical, except for the living rooms, which have been moved to the South of the property, to allow more natural South light, as opposed to the flat North light that the living room would receive at the rear of the property. This is reflected in the elevational treatment of this block.

5.2.3 CENTRAL COURTYARD HOUSES
The houses bordering the central courtyard consist of a combination of the 2 bedroom houses, one unique 3 bedroom house and bungalows.
The 2 bedroom houses are identical to those in the West and North terraces, with the houses at the Southern border of the courtyard incorporating the South-facing living rooms present in the North terrace. These feature the South/North facing roof pitches to ensure maximum sunlight exposure to PV panels.
The single 3 bedroom house sits at the gable of the Northern boundary houses, to create a unique corner unit where the road turns around the top of the courtyard housing. The front entrance is off the Western road, positioning the front of the house at 90 degrees from the other houses here, and in line with the bungalows instead. This ensures the prominent corner is made to appear more active, than seeing a blank gable.
The bungalows are a combination of 1 and 2 bed, wheelchair accessible units, which sit at the Western edge of the courtyards, and create a smaller scale side to the courtyard, to allow more light into the space, and create a sense of rising scale. These again follow a similar design and material style to all other housing elements, but have their own unique character due to their height. This is highlighted through the use of render to the external facade and external canopies providing shelter to front doors.

5.2.53-STOREY APARTMENT BLOCK
A combination of 1 and 2 bedroom apartments make up the 28-unit 2 storey apartment block, arranged as one straight run, with an external deck access from the Western side of the building. This arrangement allows for dual-aspect apartments to work, providing clear views through to the East, and natural light and views to the courtyard through the West. The external deck access also allows greater filtration of natural light and air to the apartments and circulation, to create a more pleasant environment. With the central courtyard located directly adjacent to the block, the external deck also provides attractive views of the space and a persistent link with the natural environmental outside.
The ground floor features large cut-throughs to allow pedestrian access through the apartment block and into the courtyard. These areas also house the cycle and bin stores, creating an efficient arrangement of circulation and service space. These cut-throughs are decorated with colourful glazed bricks to create an attractive and vibrant entrance to the courtyard, and to ensure these spaces do not feel oppressive or intimidating.
The two vertical circulation cores will be clad in a bronze metal panel, to create distinct features of these towers, and create a visual link with the Healthcare Centre and Register office, which utilise the same style of cladding.
