21THE GRAIN HOUSE / ACCOMMODATION
1. STRUCTUREThe building was originally constructed in 2001. The floors are constructed with pre-cast concrete planks that span between steel beams supported generally by a steel frame with reinforced concrete walls to the cores. The concrete walls provide lateral stability to the building.
The ground floor is a reinforced concrete slab supported on a series of reinforced concrete ground beams. The ground beams span between pile caps which were cast onto bored CFA piles. Around the perimeter, the piles are set back and the ground beams cantilever to support columns.
The building is to be extended at third floor and fourth floor with the addition of a new fifth floor and roof-top terrace. The existing cores are to be partially demolished and a new reinforced concrete core and piled foundation and piled foundation constructed to support both the existing floors and the new extension. The lateral stability in the new design will be shared between the new core, retained core walls and portalised steel frame action in the new steelwork.
The floors of the new extension are to be formed with cold-formed metal joists and a ply deck. Around the new core (where new piled foundations will have been provided) a concrete floor will cast onto a permanent metal for work.

2. OFFICERaised FloorsA 130mm fully accessible solid-oak topped tiled raised access floor will be provided throughout the offices. Clear voids will range from 75mm to 150mm.
CeilingsCeilings to be plasterboard with exposed steel beams, and linear LED light fittings set below. All mechanical ducting and electrical tray work will be exposed including galvanised ductwork.
ColumnsExposed steel columns.
DoorsThe office lobbies will feature a Crittall style double doorset opening directly onto the floors.
WallsAll walls to have a white painted plaster finish.
WindowsThe extended parts of the third and fourth floors and new fifth floor will benefit from panoramic floor-to-ceiling windows.
3. LIFTSA Destination Hall Call System will be installed with access from all lift waiting points. The system will enable a population density of one person per 10m2 at 80% occupancy.

with disabled access.– Both lifts serve all office floors.– One lift extends up to terrace level.– Lift speeds: 1.0 metres per second.– Average waiting time under 30 seconds
(BCO compliant).
4. MECHANICAL SERVICESAir ConditioningA separate high efficiency heat recovery VRV air conditioning system will be provided to each tenant area, comprising exposed ducted fan coil units with spiral ductwork and circular grilles arranged in BCO-compliant zones with each unit capable of operating independently of all other units.
A separate controller is to be provided on each floor and tenants will be able to add local controls to each unit as required.

Office VentilationA central ventilation system will provide fresh air at a rate of 1.5l/s/m2 (12 l/s/person) to all office floors. The air will be filtered and heated/ cooled to a constant 21°C and delivered to the rear of the fan coil units via a system of exposed ductwork. The central AHU is to be provided with high efficiency heat recovery and integral low energy DX cooling/ heating.
Toilets, Changing & Shower, Supply and VentilationA separate system is to be provided to ventilate and heat the toilets and showers.
Bike StoreThe bicycle store will be ventilated from the toilet ventilation system.
Communal HeatingElectric heating will be provided to the stairwells and corridors.
Water SystemsA boosted cold-water system will serve the entire building from a central booster set. Hot water will be provided from a central gas fired hot water heater located within the Ground Floor plant space. Each tenant space will be provided with cold water and drainage connections for a future teapoint.
Dry RisersA dry riser system is to be provided with outlets on every level for fire brigade use.
5. ELECTRICAL INSTALLATIONSupply & DistributionEach floor is to be provided with a separate distribution board with integral metering of power lighting and mechanical supplies to the tenant A/C system.
The small power installation will comprise cleaner sockets only. The distribution board has 80% spare capacity for tenant small power and lighting services.
LightingThe floors will benefit from suspended linear LED light fittings arranged to achieve an average lux level of 400 lux at 0.7 uniformity. Light fittings will be dimmable. A fully programmable control system is to be provided to each floor with PIR sensors and daylight sensors. Wiring will be exposed via galvanised trunking and conduits.
Toilets and corridors will be provided with LED downlights. Stairwells are to be lit with wall-mounted LED lighting.
6. PROTECTIVE INSTALLATIONSFire AlarmAn automatic fire alarm system will be provided throughout the building offering protection level L2. Smoke detectors will be present throughout and the warning systems will include visual devices for those with impaired hearing.
The system will be fully interlinked with the mechanical systems and lifts.
Smoke VentilationA smoke ventilation system will protect the exit corridors from the offices. This will comprise roof mounted smoke extract fans and powered grilles, all linked to the fire alarm system. A UPS unit will provide back-up in the event of power failure. Automatic natural ventilation will also be provided to the stairwell and the ground floor corridors.
Disabled RefugeDisabled refuge locations will be provided on each floor, complete with intercom systems connecting them to a common control panel for fire brigade use.
Lightning Protection A fully compliant lightning protection system will be provided, to include surge suppression to all distribution boards.
7. COMMUNICATIONSTelecommunicationsThe building will benefit from two dedicated fibre lines offering tenants diverse uncontended bandwidth. Ducting will be provided to the roadways on both sides of the building with two separate riser pathways running throughout the building offering resilience on each floor. Guest Wi-Fi will be available throughout the common parts of the building.
8. SECURITYEntry SystemAll external doors, the door to the cycle store on the ground floor and the entrance doors to tenant demises will be protected by magnetic locks and an access control system.
TECHNICAL SPECIFICATIONThe front door to reception will be equipped with a video intercom system with handsets in each tenant space.
CCTVA CCTV system will be installed, providing coverage to the outside of the building, the public areas on the ground floor and the roof terrace.
9. BUILDING MANAGEMENT
Building Management SystemA BMS system will be provided allowing remote monitoring and control of the ventilation and air conditioning systems. The system will allow the electrical meters to be read remotely.
10. FACILITIES
Bicycle Storage16 bike storage racks will be provided in a dedicated bike store with a further 9 lockers for folding bikes.
ShowersThere will be 6 showers (including 1 DDA-compliant showers).
ToiletsThere will be 28 toilets across the floors all accessed from landlord areas, this includes 4 accessible toilets.
