Standard architectural services fall into thefollowing phases:
MASTER PLANNING
The first step in creating architecture is to programthe spaces and needs required for the facility. Thisinvolves one-on-one meetings with the client, toursof the existing facility, visits to similar projects, andoften a public forum for community input. The"dream" is established during this phase.
SCHEMATIC DESIGN
Once spatial, functional, and special needs areestablished, our design team will analysis "ProgramObjectives" and conceptualize potential drawingsfor the client's review. Also during this phase,three important project criteria are decided:Budget, Program, and Schedule.
DESIGN DEVELOPMENT
Following schematic-design, the DesignDevelopment stage further develops the mostworkable, approved plans and allows estimates ofprobable construction costs. Continual planrevisions (directed by the Owner) during this phasehelp ensure client satisfaction.
CONSTRUCTION DOCUMENTS
This part includes the preparation of documentationused by contractors for competitive bidding andproject construction. Typically, each drawing setcontains construction documentation packages forthe site, architectural, structural, mechanical, andelectrical sections.
BIDDING AND NEGOTIATION
During this phase of the project, competitive bidsare received and critically evaluated. A contract forconstruction is then awarded, usually to the lowestresponsible bidder, at the direction of the Owner.
CONSTRUCTION ADMINISTRATION
Almost every project's final phase involvesConstruction Field Observation, review of ShopDrawings, approval of Change orders, ProjectCoordination, and approval of Contractors'Applications for payment

COMPUTER DESIGN AND DRAFTING
Utilizing the latest releases in computer-aideddesign and drafting software produces accuratedrawings that are created and edited efficiently.Additionally, proposed schemes can be viewedfrom an infinite number of positions usingthree-dimensional capabilities. In 3-D, a realisticfeel for the design with its spatial and functionalqualities are easily envisioned.
LIFE-CYCLE COSTING
Examining the cost-effectivemess of variousdesign concepts and construction materialsincorporated into a scheme offers clients a basisfor project budget decisions. Life-Cycle costingprovides a comparison of the initial constructioncost of a design against the projected costsincurred over time. This type of analysis revealswhen a design concept or material with a lowinitial cost may be excessively expensive overtime.
VALUE ENGINEERING
Utilizing a systematic approach of thoroughinvestigation, various engineering options can beevaluated by their anticipated short-term andlong-term expenditures. Costs vary with eachengineering option; however, value engineeringcan offer clients a basis for project constructionbudget decisions, as well as, operations andmaintenance budget planning.

Architecture Plus will be ultimately mindful of the project budget.During the design phase, we will use a procedure we refer to as shortand long term life-cycle-costing. We will carefully examine the costeffectiveness of various design concepts and materials that could beincorporated into the project. Our analysis will compare initial cost tothe projected cost that may be incurred over time. Frequently, we findthat a design concept for a material with a low initial cost can actuallybe excessively expensive over the life of the facility.
The anticipated cost of the project will drive the decision to proceedwith construction. In order to arrive at an accurate cost estimate,Architecture Plus will employ a three step method.
FIRST, we will spend as much time as required to formulate a correctand detailed program for the facility before any design work actuallybegins. The program will define space, square footage, LEEDrequirements, functional needs, and the inclusion of any specialmaterials required by program design.
SECOND, we will determine the most economical means, methods, andmaterials for construction to fulfill the program requirements. We willdo extensive research to arrive at the best available constructionalternatives for the new facility.
THIRD, we will do a cost estimate by carefully determining the exactamount of materials and labor that will be involved in construction. Adetailed and accurate cost estimate will unfold.
We utilize a third party cost estimator and have tremendous confidencein our ability to stay within a project budget. By using a source thatdoes estimating on a daily basis, we address fluctuating marketconditions, which drive the cost of construction materials.

This Emergency Medical Stationhouses two ambulances and providesoffice, living, and support spaces forfour career personnel. The projectincludes frosted glass clerestorywindows for natural lighting of theambulance bays.
Utilizing a gas furnace coupled to anelectric heat pump, with infrared gasheating in the bay, keeps the utilitybills below $800 a month even duringthe most severe weather.

Size: 8,000 square feet
The City of Jasonville needed a newfire station to replace there datedfacility. Property directly to the westof their existing building was acquiredfor that purpose. A grant was awardedto the city in the amount of $ 400,000for its construction.
The building contains 3 bays fortrucks, a smaller bay for anothervehicle, two large offices, a radio room,and men's and women's locker rooms.
The building serves a second functionas a community meeting space with akitchenette and restroom.
Above the office space is an unfinishedstorage room which can be modifiedwhen the need arises to providesleeping quarters for firemen.
The City provided in-kind services tocomplete the construction of thestation which included utility and sitework.

Posey Volunteer Fire Station servesClay County and has many of its runsalong Interstate I-70. Receiving agrant from FEMA, Architecture Pluswas one of eight firms interviewedand was selected to design their newstation. The fire station must beLEED certified in order to receivefunding. The Fire station containstwo double bays for fire trucks andtwo slots for support trucks.
When a computer energy model wasused during the design, the buildingwas so well insulated that no readingresulted. The engineer had to addload to the building to get a number.
The facility includes InsulatedConcrete Forms for walls and 12"thick Structural Insulation Panels forthe roof. The light colored metal roofreflects heat away from the building.The HVAC system is unique. It drawswater from a 100,000 gallon cistern tooperate a water source heat pump thatruns through radiant pex tubing inthe concrete floor slabs. A patent isbeing considered for its design.
The cistern is filled with rain waterfrom the roof. The water is also usedfor "gray" water to flush the toiletfixtures.
