“The stairs are original and have elegant curves,” describes owner Louise, “The fireplaces were reclaimed from a stately home in Wales, and they are of similar age and closely match those fitted when the property was built. The property was home, for many generations to the family who owned the cinema at the end of the street, and we have a picture of the house taken in around 1890 with a maid on the pavement pushing a small pram, and others of their children wearing their school uniform in the garden taken during the1930’s. They are now very elderly, but have popped in for tea. During the Second World War this family often hosted RAF aircrew from nearby airfields, and we have found several letters of thanks from the crews.”

The downstairs sitting room with superb open fire provides an excellent centre piece to the property, especially during the cold winter months as it warms the entire house with natural heat. The flow of the downstairs rooms into the garden creates ideal access during the summer. “The fact that the kitchen leads into a sitting room, which leads into a garden room, which itself leads into the garden is great. This is particularly useful when the weather is sunny, as it is possible to leave the French doors open and have the children run right through, or entertain in the garden without any trouble,” she continues.

The sitting room on the middle floor is quiet and south facing so always bright and sunny; it makes for a perfect office, where Louise and Adrian have been able to work and study from home.

The property is bursting with unique features, the fold down bed in the small study / bedroom on the middle floor is disguised as a bookcase it is very useful, yet you would never know it was there. There are several fantastic schools in the vicinity; state, private and grammar, as well as Warwick University which is just a short drive away.

The town provides excellent transport links, with travel to the capital taking around one hour and ten minutes from Leamington Spa Railway Station. “The walled gardens are safe and very quiet, it is hard to imagine when you are relaxing here, that you in such close proximity to Jephson Gardens, The Parade and train station ! From the top bedroom one can look out over the quiet residential area and see Victoria Park and the neo-classical buildings on Dormer Place.”
