Or set Cover Board in low rise adhesive and Mechanically Fasten Tapered Insulation and Base Layer Insulation thru to metal roof deck? In lieu off fastening the Base Layer insulation, setting the Tapered and Cover Board in low rise adhesive? Spec calls for:

Siplast Paradiene 40 FR which is 154 mils and granulated Soprema Sopralast 50 TV Alu which is 160 mils, foil faced, and torch applied. This is a cold spec and

product should have been Sopralast 50 TV Alu Sanded. Also the foil faced is a lot more expensive.

These two sheets are not equal. I would like to propose using:

Sopralene 180 FR GR which is 160 mils and granulated

Project Scope:

The Osborn Hill Elementary School partial roof replacement project encompasses an area

of approximately 43,731 sq. ft. Roof areas A, B, C, E, F, G, H, J, K, M and O on the

schematic roof plan will be will be removed down to the existing flat metal roof deck.

These roof areas will have a new 2 ply modified roof with mineral surface installed. The

new roof system will be installed on 1/4” per ft. tapered insulation with a minimum

thickness of 4.2” over the base layer of insulation, which shall be mechanically attached

with all additional layers adhered.

The insulation will have a minimum depth of 4.2”. All finished roof areas will have a

minimum roof slope/pitch of ¼” per ft. minimum and an average R-value in excess of 30.

The finished roof system will have a roof surface slope of ¼” per ft. minimum.

The existing roof drains will be replaced. New roof drains are required due to the

increased depth of the new insulation system. The addition of overflow scuppers is

included in the project and is required to meet the current State Building Code.

Replacement of the metal gravel stop/fascia will be required at perimeter locations to

accommodate an increase in wood blocking and tapered insulation height/depth at the

roof edge/perimeter. The metal fascia will be an extrude aluminum fascia supplied by the

roof system manufacturer as required to obtain an edge to edge warranty.

Two existing window assemblies in the cafetorium located above roof area C and E will

be removed. The existing window assemblies are approximately 2-1/2” above the

existing roof surface and the requirement to increase the depth of the new tapered

insulation system will result in the new tapered insulation system and roof membrane

covering the bottom edge of the two existing window assemblies. Additionally,

recognized code and industry standards require a minimum 8” flashing height be

maintained above the finish roof surface. These requirements will require the sill of the

existing window opening(s) to be raised 16”. This will require the installation of two

courses of concrete block.

This window system must be removed in its entirety from the existing openings to raise

the sill 16”. The existing window system cannot be modified or adapted to be reinstalled

in the new/smaller window openings.

Once the knee wall has been installed the smaller window openings will have a new

thermally broken aluminum window system will be installed.

An existing window assembly (located above the suspended ceiling in the kitchen) above

roof area C will be removed and infilled with a brick and concrete block masonry wall.

The existing window assembly is approximately 3” above the existing roof surface and

the requirement to increase the depth of the new tapered insulation system will result in

the new tapered insulation system and roof membrane covering the bottom edge of the

existing window assembly. The new masonry wall will allow the new flashing to be

raised to meet the minimum 8” flashing height requirement.

Where indicated on the drawings existing through wall flashing will be raised to maintain

a minimum flashing height of 8” once the new tapered insulation is installed.

The existing roof hatch will be removed and replaced with a new roof hatch with a taller

curb to accommodate the increase in the depth of the new insulation system. Additionally

the new roof hatch will have a safety cage provide by the roof hatch manufacturer and a

ladder -up safety post to comply with all current safety standards.

The existing roof top mounted gas line and two electrical conduits (electrical service for

the portable classrooms) will be raised approximately 8” to accommodate the increase in

the depth of the new insulation. Currently the existing gas line and electrical conduits are

supported on 4” x 4” wood blocking. The existing wood blocking will be replaced with

neoprene dunnage blocks. Wood dunnage is not recommended.

Where indicated on the drawings the existing wood dunnage will be replaced with

neoprene dunnage to meet the requirements of the roofing manufacturer. Wood blocking

is not a recommended material for dunnage. Additionally, the installation of the new

tapered insulation system will require the support legs/structures resting on the dunnage

be adjusted in length.

The unit prices included in the bid are for the replacement of metal roof deck and

replacement of deteriorated wood blocking.

The new built-up roof system will have a 20 year non pro-rated, no dollar limit warranty

and will meet or exceed all other State of Connecticut Building Code and Office of

School Construction Grants requirements.

An Add Alternate is included in the bid to increase the new roof system warranty from 20

years to 25 years.

PARTIAL ROOF REPLACEMENT OSBORN HILLS ELEMENTARY SCHOOL

Middletown, Connecticut The following changes, revisions, and/or additions are hereby made a part of the Contract Documents and shall supersede previously issued documents and shall become a part of the contract documents. Date: May 21, 2020 Information to Bidders: The Contractor may re-use the existing roof top electrical conduit or any portion/ section thereof. If the Contractor elects to use the existing electrical conduit it must be installed and warrantied as new. Any cost associated with ensuring the conduit is installed as new is the sole responsibility of the contractor. Upon reinstallation the Contractor shall ensure the conduit is clean of any mastics, asphalts, roofing adhesives, etc. Information to Bidders:

All request for the substitution of materials and roofing systems must be submitted in accordance with the Contract documents. All materials and roofing systems submitted must meet all the requirements of the Contract Documents. Refer to the Instructions to Bidders included in the contract specifications.

Information to Bidders: The cover board and tapered polyisocyanurate insulation must be installed with the approved adhesive. Mechanical attachment of the covered board and tapered insulation IS NOT allowed. The base layer of 2.7” (flat stock) polyisocyanurate insulation will be mechanically attached (screw fastened) to the metal roof deck in accordance with the contract documents. Information to Bidders: The Contractor shall remove and dispose of duct insulation and EPDM wrap from the roof top duct work located at the rear of the cafetorium. The Contractor shall clean and inspect the duct for any damage and install new 2” thick, 3lb density mineral wool fiberglass insulation (class A fire rated) and wrap with .060 EPDM (fully adhered installation).

A PCB inspection was also performed at the site and is discussed in a separate letter/report. Tom Hibbard, of Hibbard & Rose Architects, identified each of the roofs that will be replaced and had a professional roofer on site to cut and patch all sample locations. A visual inspection was then performed to identify the different types of roofing materials that are present in the areas scheduled for renovations. From each material identified, samples were collected and sent to AmeriSci New York where they were analyzed by polarized light microscopy (PLM).
