1. INTRODUCTION
1.1 BUILDING DESCRIPTION
The Ground, Lower Ground & Basement levels of the City Wharf Development. The space totals 43,837 sq ft finished to a CAT A standard.
1.2 DESIGN CRITERIA
Ceiling height dimensions for the various levels are as follows: (Unless noted all dimensions are slab to slab) - subject to identified pinch points.
All units will have a 500mm deep zone for mechanical and electrical services from the ceiling slab height. All units will have a raised access floor system with an overall depth of up to 100mm from the floor slab level. Nominal open floor height levels from finished floor to lowest services:

1.3 OCCUPANCY STANDARDS
Means of escape: 1 person per 7 sq m.
Internal environment: 1 person per 8 sq m.
Lifts: 1 person per 10 sq m with 15% diversity (i.e. 1 person per 12 sq m).
Sanitary Provision: 1 person per 8 sq m (BCO 6465:2009).
1.4 BUILDING SPECIFICATION
The Developer’s works will comply with or exceed relevant applicable British Standards
or British Standard Codes of Practice, Building Regulations, Quality, Assurances, the requirement of the Fire Officer, Health and Safety at Work Act, Workplace Regulations 1992, CDM Regulations and all other statutory and Local Authority requirements prevailing.
1.5 DESIGN LIFE
Building Services design life will generally be in accordance with CIBSE Guide M Appendix 13.A1.
1.6 BREEAM
The CAT A design has been designed against BREEAM for Offices 2014 assessment with a “EXCELLENT” rating achieved.
All Suites are to achieve an EPC B rating.
2. FINISHES
2.1 OFFICE AREAS
Walls: White painted plasterboard in areas where concrete is not exposed, with recessed skirting.
Floors: Gravity Laid 600 x 600 x 29mm thick medium duty steel floor tiles. Adjustable pedestals.
Ceilings: Exposed services in powder coated and spray painted RAL9010 white finish. Ceiling slab to be white painted finish.
Lighting: Suspended modular light fittings - white finish.
Doors: Paint sprayed solid core doors - colour code RAL 9004.
2.2 ENTRANCE AREAS / STEPS / PLATFORM LIFT FLOORING:
Exposed metal platform lift and metal step access to office floor level.
Platform Lift Walls: Ground Floor Entrances.
Platform Lift Floor: Black Mondopave Rubber Flooring.

2.5 SUPERLOOS
The quantity of sanitary fittings provided, based on the applicable codes and regulations will meet the requirements for an average population density of one person per 8 sq m plus BCO tolerance provision. One disabled person toilet will be provided for each Office Unit and one DDA complaint WC will be situated in each unit.
Floors: Grey ceramic tiling to all bathroom areas. R12 rated slip resistant tiling to floors of superloo/shower rooms.
Walls: Half height (lower section of walls) within cubicles tiled, remaining area of wallspainted. All lobbies to WC areas painted plasterboard.
Ceilings: Painted plasterboard.
Fittings: All fittings to be matt black finish steel products. Grab rails to disabled WC’s grey plastic. Sinks to be wall hung white ceramic with wall mounted mirror above.Wall mounted WC unit with concealed cistern.
Cubicles / Doors: Toilet doors to be solid core construction in a black painted finish. Brushed stainless steel ironmongery.
2.6 SHOWER AREAS
Floors: Grey ceramic tiling to all bathroom areas. R12 rated slip resistant tiling to floors of superloo/shower rooms.
Walls: Half height (lower section of walls) within cubicles tiled, remaining area of walls painted. All lobbies to WC areas painted plasterboard.
Ceilings: Painted plasterboard.

2.7 TERRACE
Floors: 600 x 600 paving slab build up to flooring - butt jointed.Terrace Dividers: Timber slatted frames in solid oak separate the individual unit terrace areas.
Planters: Built in planter units with plantings to all unit terraces.
3. BUILDING SERVICES
3.1 AIR-CONDITIONING
The office will be air conditioned by a Variable Refrigerant Flow (VRF) system complete with Heat Recovery. Fan Coil Units (FCU’s) will bepositioned across the ceiling zones of the floor plates to suit the thermal zoning.
The FCU’s will filter, heat or cool the supply air in order that the internal environmental conditions are achieved. The fan coil units will be positioned to accord with the architectural planning and internal FCU zones will not exceed 60m2. Spare capacity will be provided on the individual unit plant to allow for future tenant cooling requirements up to the design criteria noted previously.
3.2 PRIMARY VENTILATION
Outside air will be afforded to the office space via a mechanical ventilation system, which will consist of on-floor air handling plant and shall be ducted to each of the fan coil units. Air will be exhausted from the WC’s at a rate of 10 air changes per hour.
This will provide a negative pressure within the toilet areas and lobbies ensuring that the direction of air flow is always away from the circulation/ office areas and into the toilets, mitigating spread of unwanted odours.
DESIGN CRITERIA:
Internal Design Temperature: 24oC +/- 2oC (Summer)20oC +/- 2oC (Winter)Population Density: 1 person per 8m2.
Small Power Allowance: 25 watts per m2 (Diversified to 15 W/m2 for Primary Building Load)
Outside Air Provision: 12 litres/ second / person.
Mechanical Noise Criteria: NR38
Lighting Illuminance: 300 - 500 Lux
3.3 DOMESTIC HOLD AND COLD WATER SERVICES
The incoming metered mains cold water supply will enter the building at Ground floor level. Cold water distribution will be provide to toilet and shower areas, with capped connections to allow for future connections to tenant teapoints and / or vending machines (this will be by way of a valve junction point within bathrooms). Domestic Hot Water (DHW) serving wash basins, showers and sinks etc. will be provided by ‘point of use’ electric water heaters, which will be located within the local ceiling voids.
3.4 BUILDING MANAGEMENT /AUTOMATIC CONTROLS
The office will be provided with an independent automatic control system to provide overall control, monitoring and metering of all the separate elements of the mechanical engineering system elements.
3.5 SMOKE VENTILATION
The building will be equipped with a smoke ventilation system which will clear the basement levels for fire brigade access in the event of a fire. This will be confirmed as part of the overall fire strategy document.
3.6 LOW VOLTAGE SWITCHGEAR AND DISTRIBUTION
The Main LV Intake / Switchroom will be located in the existing plantroom. Power will be distributed from this location to each of the office units via electrical services risers.The existing incoming utility LV electrical supply will be provided with separate outgoing UKPN owned metered ways to serve each tenant demise. General lighting and power supplies to the office area will be provided
by Tenant distribution boards installed to a single location within each Unit (accessible from the office space).
3.7 SMALL POWER
A raised floor system will be utilised to distribute the electrical and communications networks within the office. The strategy for providing small power to the office floors (to be completed by future tenants) is via an underfloor busbar tracks. Tap-offs would be taken from the busbar tracks to serve flush floor mounted floorboxes which would contain both power outlets and data sockets.
3.8 GENERAL AND EMERGENCY LIGHTING
General Lighting will be designed in accordance with the requirements set out in the Code for Interior Lighting (LG7) published by theChartered Institute for Building Services Engineers (CIBSEE). Automatic lighting control will be incorporated as a means of controlling energy consumption (including occupancy sensing and daylight dimming). Emergency lighting will be provided to illuminate escape and circulation routes for the purpose of safe evacuation of the building and to provide an adequate level of lighting to operate essential electrical plant during a main failure. All luminaires will be the self-contained 3 hour battery type.
3.9 FIRE ALARM AND DETECTION SYSTEM
A fire alarm / detection system will be provided to BS5839 and will include a multi-zone control panel located in the entry areaof each office unit. The classification at completion of the Category A works will be Category L5, as defined by the fire engineer.
3.10 DISABLED PERSONS WC ANDREFUGE ALARMS
A disabled persons alarm system will be provided to each disabled WC and shower room. Local alarm indicators will be provided over the entrance doorway to the toilet and shower with a reassurance indicator lamp and reset facility within the cubicle. The alarms will go back to a central panel located at the entry to the office unit. Disabled refuges are provided in the building with a disabled
refuge intercom system at the foot of all staircases. The intercom will go back to the main fire panel and central concierge station.
3.11 TELECOMMUNICATIONS
IT containment will be provided within each electrical riser to aid the future installation on telecommunications wiring as part of a Category B works.
3.12 SECONDARY POWER SUPPLY
A secondary power supply will serve the smokecontrol system and fire enhanced lift, as these are life safety items. To improve resilience the secondary supply will need to be derived from a separate high voltage ring. 3.14 Vertical Transportation 1 no. Machine Room Less (MRL) lift will be provided within each unit, within the constraints of the existing lift openings within the floor slab.
