AREA CONTEXT PLAN MASTERPLAN FOR MIXED-USE DEVELOPMENT (INIITIAL DEVELOPMENT)

GLOBAL VIEW

- Implementation of DENSE URBAN PRINCIPALS in lieu of suburban development.

- Create an URBAN RESIDENTIAL CULTURE/STRUCTURE that can support the urban master plan already in place or coming online, not complete with it. (i.e. “P” Street Retail Corridor, Existing Downtown shops and restaurants, existing Haymarket & new Haymarket developments.

- Introduce SUSTAINABLE NEIGHBORHOOD BASED RETAIL COMPONENTS that activate the community.

- Embrace the existing URBAN STREET GRID, recognizing established boundaries to define neighborhoods.

- Utilize the proximity to SCHOOLS, BUSINESSES & PARKS.

- ACTIVATE ADJACENT PARKS creating a greater sense of place and establishing a broader COMMITMENT TO BEAUTIFUL PUBLIC GREEN SPACE AND PUBLIC ART
