BURNS COMMERCIAL PROPERTIES 2017 RETAIL MARKET SURVEY TYLER, TEXAS The Retail Market Survey compiled by Burns Commercial Properties reveals that the retail sector continues to be the strongest sector of the Tyler commercial real estate market. The seventy four properties surveyed (up from sixty eight last year) currently report an occupancy rate of eighty seven percent, almost identical to the eighty seven and one half percent level in last year’s survey. The average asking rate for leases stands at $17.88 per square foot per year, an increase from the $16.83 rate calculated in the 2016 report. The total amount of retail space represented by the participating properties is 3,385,009 square feet, an increase of 105,192 square feet. The amount of vacant space stands at 445,421 square feet, up from 407,081 square feet. The total absorption of space during the year was 66,852 square feet. The problems existing nationwide which major retailers are struggling with concerns the increased tendency of shoppers to purchase goods online rather than in stores. A number of major chains have been closing stores due to a downturn in sales. Thus far, Tyler has experienced the closing of the Macy’s Department store and Gordmans. Another negative occurrence in the local market has been the recent closing of several restaurants, some of which occurred after the data for this report had been obtained. This trend could become more pronounced in Tyler during the current year as the retail sales taxes collected by the City of Tyler decreased in calendar year 2016. BURNS COMMERCIAL PROPERTIES 2017 RETAIL MARKET SURVEY TYLER, TEXAS

The Retail Market Survey compiled by Burns Commercial Properties reveals that the retail sector

continues to be the strongest sector of the Tyler commercial real estate market.

The seventy four properties surveyed (up from sixty eight last year) currently report an occupancy rate

of eighty seven percent, almost identical to the eighty seven and one half percent level in last year’s

survey.

The average asking rate for leases stands at $17.88 per square foot per year, an increase from the

$16.83 rate calculated in the 2016 report.

The total amount of retail space represented by the participating properties is 3,385,009 square feet, an

increase of 105,192 square feet. The amount of vacant space stands at 445,421 square feet, up from

407,081 square feet. The total absorption of space during the year was 66,852 square feet.

2016 RETAIL MARKET SURVEY TYLER, TEXAS

The 2016 edition of the Burns Commercial Properties Retail Market Survey contains data which indicates that the Retail sector continues to be the

strongest category in the local commercial property market.

The construction of new retail space has continued in the past year, with over 230,000 square feet of space being added to the market during this

period. In spite of the completion of additional space, the occupancy rate remained virtually unchanged, coming in at 87.5% just below the 87.8%

level achieved in last year’s survey.

Of the sixty eight centers surveyed, forty one (sixty percent of the total) of these enjoyed occupancy rates of ninety percent or higher. Twenty four

properties quoted a one hundred percent occupancy level. A large portion of the vacant space is located in centers constructed prior to 1990.

The strong demand from retailers for space in the Tyler market has resulted in an increase in the quoted rental rates from an average of $15.73 per

square foot in 2015 to $16.83 in 2016.

The survey covers only multi-tenant retail centers and does not include Broadway Square Mall. Additionally, it does not include single tenant free-

standing buildings. A large portion of the grocery stores and restaurants typically occupy properties which fall into this category. A number of single

tenant retail and restaurant buildings have been constructed in Tyler in the past twelve months, including two WalMart neighborhood markets and

a Super One grocery.

Tyler has enjoyed a reputation as a market which produces a high level of retail and restaurant revenue per capita. The fact that a significant number

of non-Tyler residents enter the market to shop and to visit the local restaurants has resulted in a strong demand from retailers of all types. Tyler has

established a position as the retail leader in the eastern portion of Texas and is receiving an increasing amount of attention from national and retail

chains.

2015 RETAIL MARKET SURVEY

TYLER, TEXAS

The 2015 Tyler Retail Market Survey shows that the Retail sector was the shining star of the commercial real estate market over the past twelve months.

The Survey includes data on sixty six properties, five of which are new centers which opened in the past twelve months. The total square footage of the centers

surveyed is 2,860,747, which is an increase of 6.3%. In spite of the availability of the additional space, the occupancy rate rose to 87.8%, up from 87.3% in the 2014

report.

The average lease rate for the centers included in the survey is $15.73 per square foot, up from $15.09 per square foot from 2014. The fact that the market absorbed

164,670 square feet of space and the average asking price increased confirms that the retail market in Tyler experienced a very strong year.

The most significant project in the retail sector over the preceding twelve months has been the construction of a portion of the Village at Cumberland Park, located

at 8730 South Broadway. This development is located on seventy eight acres north of Loop 49. At this time, 375,000 square feet of retail space has been completed.

The developer (Retail Connection) has plans to enlarge the center to approximately 700,000 square feet, which would make this the largest retail center in the section

of Texas east of Dallas and Houston. Several retailers new to Tyler have located here, including Gordmans, TJ Maxx, DressBarn, Skechers, Petco, Versona, and

Beauty Brands. Additionally, Abuelo’s, Zoe’s Kitchen, and Rotolo’s Pizzeria are restaurants new to the Tyler market which have leased space in the center.

Additionally, several new small retail projects were completed in the Old Jacksonville Road corridor, a corridor which continues to experience growth in traffic

counts and residential construction.

National and regional retail chains have discovered that Tyler is an attractive market as the trade area contains an approximate population of 415,000. The diverse

retail selection along with the outstanding medical facilities in Tyler, and the fact that Tyler offers excellent medical facilities causes many citizens of surrounding

towns to drive to Tyler on a daily basis.

The overall strength of the local market is evidenced by the fact that forty of the sixty six properties surveyed report an occupancy rate of ninety percent or more,

and twenty seven centers are one hundred percent occupied.

The addition of a number of national retailers to the local market will likely result in an increase in the amount of shoppers who travel to Tyler, which should be

beneficial to the entire retail sector.
