This impressive publication showcases non-residential construction projects and all the entries in this year’s Master Builders-Bankwest Excellence in Construction Awards. The projects entered in this year’s awards have once again displayed first class workmanship and construction excellence; reflecting the high standards for which the Western Australian building industry has become renowned. The awards once again at tracted great diversity among the entrants, ranging from office buildings and educational facilit ies to the Youth Hostel at Fremantle Prison, across the entire state from Albany in the south to Kununurra in the north. This year we received 76 entries totalling over $3.4 billion in contractual value. Each entry was impressive in its own right.

BUILDING COMMISSION The Building Commission, as a division of the Department of Commerce, oversees the regulation of building, painting, building surveying and plumbing services in Western Australia. The Commission registers industry practitioners including builders, painters, plumbers and private certif iers. It develops and administers building and technical standards and provides research for building codes and standards, including coordinating WA’s input into federal initiatives. Providing information and advice on building industry standards, practitioner registration, codes of conduct and consumer protection to the community, industry and media are regular undertakings. The Commission develops policy proposals and provides support to Government to develop new and amended legislation to ensure a coherent, ef ficient and effective building standard and regulation framework. The Commission investigates and prosecutes offences under the building laws. A single-agency dispute resolution function has been developed to reduce costly delays and give consumers and providers access to professional conciliation, with fur ther access to the State Administrative Tribunal for complex disputes.

ADRIAN RIDDERHOFAdrian is a Registered Builder and a Fellow of the Australian Institute of Building. Having commenced in the building industry over 45 years ago Adrian has gained experience on a variety of projects with some of Perth’s major constructions fi rms. He progressed to holding senior management roles including Director at Entact Clough. Adrian was a founding partner and Managing Director with Perth Building Company, commencing business with that company in 2003. In 2010, PBC was acquired by the national group, Built Environs. Adrian stayed with the new business as the initial WA State Manager to manage the transition and establish the growth path. In 2013, Adrian with partner Kevin Luttrell, decided they needed a new challenge and established Focus Building Company. Adrian is a Past Board of Management member and previous Member of the MBA Construction Council from 2001 to 2013.

PETER BRUECHLEPeter spent his career designing structures. In 1997 he retired from his role as Managing Director of the consulting practice he inaugurated in 1961. Since then he has been a sole practitioner providing structural advice on major projects and in disputes. He was awarded the John Connell Gold Medal by the Institution of Engineers Australia in 2001 and was made an Honorary Fellow of the Institute of Architects in 2002. In 2010 the Master Builders Association of Western Australia awarded him their Robert Law Award. Never noted for his patience Peter has joined the ranks of grumpy old men and considers there is much to be grumpy about.

KEVIN SALEKevin Sale has held senior positions in major Perth companies building volume housing and unit developments both in the metropolitan and regional areas. Kevin’s involvement with Master Builders has been eight years on the Safety Commitment followed by time as the Chair of Housing and a member of both Council and Executive Committees. Kevin is a past President of the Master Builders Association.

ROD MOLLETTRod is a Life Fellow of the Australian Institute of Architects and was appointed as a Member in the General Division of the Order of Australia for his service to architecture in 2014. Rod worked for the practice of Silver Thomas Hanley for more than 40 years, as a practice director for 25 years. Rod has also served on the Australian Institute of Architects (AIA) Chapter Council, the Architects Board of WA (ABWA) and the Architects Accreditation Council of Australia (AACA) in various roles. He continues to serve on Chapter Council and remains both State and National Convenor of the AACA APE and continues to practice architecture as a sole practitioner, provides counselling to younger professionals and professional expertise to a major local authority.

ROD SPROULERod has over 45 years experience in the Australian construction industry including 35 years in senior management roles with major Western Australian builders. He was President of the Construction Contractors Association of WA from 1997 – 2001, a member of the Master Builders Contracts Committee from 1981 – 1993 and a member of the WA Chamber of Commerce and Industry Construction Council from 1998-2001. Rod is a registered builder and was appointed Fellow of the Australian Institute of Building in 2009.

ANDY PEPPERCORNAndy is a registered builder with over 45 years' experience in the building & construction industry. He has held senior management positions for over 25 years. He is a current member of the Board of Management, a member of MBAWA Construction Council and a previous Board of Management member in 2002. He is a passionate advocate of OH&S and youth training and instrumental in getting a recognised industry induction program established in WA. He has been Chairman of the MBAWA Safety Committee for the past 9 years and a Committee member for over 20 years, the MBA representative on the Construction Industry Safety Advisory Council and the past Chairman of the West Australian Group Training Scheme for the previous 10 years. He was also the Deputy Chair of the Building & Construction Industry Training Council of WA between 1995 and 2001.

CHARLIE BAGGETTACharlie star ted in the Building Industry in 1962 doing a five year apprenticeship in Carpentry & Joinery. On completion of his apprenticeship he worked in both Residential and Commercial sector of the Industry. After gaining experience, he commenced studying for his Building Registration Certif icate. He started his own Building Company, Baggetta Builders in the South West in 1980, and is still active in the Company operations. Charlie is now a life member of the Master Builders Association and has held a membership since 1980.

The Scotch College Middle School Development comprised a complex multi staged project that proved to be both challenging and rewarding for the project team. Staging and programme works were spread across an existing tight campus to maintain access for the College. The stage one building works (new middle school) was delivered one full term ahead of the programme, allowing the builder to take early possession of the refurbishment areas. The individual extension and refurbishment of building structures were constructed around three separable portions to facilitate the School’s requirements and maintain access and progress within the overall programme.

The Kununurra Courthouse occupies the site of the town’s original courthouse. The design intention to reflect the local landscape is applied to both external and internal elements and is amplified by the use of ample glazing to the spacious public and waiting areas, providing a strong sense of connection to the external surroundings. The building is a complex concrete and steel structure comprising 72 concrete panels formed and poured on site, in-situ concrete suspended slab, stairs and columns. Externally, the elevation of the building consists of various irregular shapes and angles, both horizontally and vertically.

The redevelopment of Lakeside Joondalup into a super-regional asset presented the project management team with the opportunity to incorporate many innovative methods, technical solutions, materials and material combinations into the design, setting a new standard for the retail industry. For the structure, an innovative contiguous piled basement retaining wall, braced by transfer beams prior to excavation was employed. This solution resulted in substantial capital saving and removed a key construction stage. The ground level structure was also lef t partially open to allow top-down construction i.e. construction of Level one structure while allowing basement excavation activities to continue from the ground level.

The project involved the supply and installation of electrical infrastructure and systems to four remote, unmanned sites for the NBN network. The work on the sites was undertaken concurrently which required applying very strict project management principles to ensure each site had access to sufficient skilled resources, quality requirements were met and the project completed within a compressed timeline. The geographical locations and distances between the sites added significantly to the degree of dif ficulty. As the appointed Lead Coordinator for drawings and integrated systems testing Metrowest worked closely with the project services consultant to formulate solutions and amendments to the base design to ensure all trade requirements were allowed for. As a result, Metrowest developed and prepared a full set of services drawings from the base design, technical specifications, and other trade requirements.

This project required Building Solutions to create an office/workshop facility suitable for the maintenance and storage of heavy cranes. To create a very pleasant environment the landscaped grounds feature af ternoon tea areas, a men’s shed, chicken coups, fruit and vegetable gardens, gazebos, water features and walking paths.

This state-of-the-art Dual Purpose Facility was engineered to withstand the severe cyclonic conditions of the Northwest region and subsequently has been rated for poste disaster function. The building is HD galvanized with steel structure framing and is designed to tolerate substantial wind pressures and projectile impact. The project incorporated the construction of a 10 bed sobering-up centre, providing day and night treatment services for people in the Gascoyne region of Western Australia with alcohol and drug problems that is the first of its kind in WA. CPD Group worked closely with local suppliers, contractors and engineers in ensuring the project was delivered on time and to BCA Level four specifications.

Space planning and the internal fitout design all revolves around a central atrium void over three levels. Each floor has a conceptually dif ferent fitout theme, using a variety of materials to achieve a notably dif ferent identity, whilst still maintaining capability and connectivity.

Additional project challenges comprised the integration of new service systems to the complex Public Transport Authority grid and management systems. Pindan were awarded the contract to construct and refurbish the Claremont Council Chambers that was destroyed by fire in November 2010. Theproject involved restoring the old heritage council of fices and building a new three storey extension. Structurally the construction methods comprise multiple forms of construction, namely in-situ reinforced concrete slabs with post tensioned beams, delta precast flooring system for suspended slab supported on precast concrete walls and columns. The external precast concrete walls display a honed and sealed finish. The use of steel stud framed walls and brickwork, feature on the restoration of the heritage building.

Over the course of 2014, Curtin University building 501 has undergone an extensive refurbishment. Over $20 million have been invested by Curtin University of Technology to bring this building, built in 1975, up to current modern standards for the Faculty of Planning Design and Building services. Following the principles of the Curtin master plan the building has been re-organized to provide learning and student spaces on the 2 lower levels which features state of the art interactive online learning facilities both formal and informal. The School of education offices and open plan work areas are located on levels 3 and 4, providing a home to the faculty’s personnel.

The St John of God Hospital in Murdoch (SJGMH) is the largest provider of private health services located in the southern metropolitan area of Perth. The SJGMH Redevelopment Project is made up of several key areas including the construction of a new seven level building consisting of 90 specialty consultancy suits; a new six storey building connected to the existing hospital comprising four levels of ward suites and a specialist centre and expansion of CSSD, theatres, ICU and CCU building. The complexity and number of existing services posed significant challenges throughout the course of the works, particularly with isolations, cutting over and integration of new services with the existing live operating services, which needed to be maintained 24 hours a day.

The intent of the refurbishment was to retain the existing building fabric but completely strip out all existing internal and external finishes, including windows and doors. Internal finishes comprise of Terrazzo imported from Spain for the front of house flooring, cladding to the two new internal bars, blackbutt timber wall paneling throughout the entry and ground floor bar, ceramic wall tiles to the bathrooms and kitchen areas with epoxy grout. This project presented a very high degree of dif ficulty given the constricted workspace, complexity of the finishes, amount of works scope and the very tight client desired timeline.

This 26 storey residential tower comprises 267 luxury apartments including three levels of executive penthouses. The main structure consists of in-situ concrete columns and bubble deck precast concrete slabs, that were craned up and edge formed. Plastic balls, reinforced and cast-in services were then installed and concrete poured. The main elevations of the building utilise a combination of precast wall panels and commercial grade windows, with the higher level penthouses incorporating a curtain wall clad steel roof structure with specialist lights illuminating the blue glass at night. The site had numerous constraints as the client insisted the adjoining low rise apartment building needed to commence construction at the same time.

This integrated health and community facility comprises a mixed use two storey building with a partially underground undercroft car park with 211 car bays. Also included is a GP SuperClinic, allied health services, Department of Human Services offices, pharmacy, café, library and medically related office areas. The structure is complex and consists of a mix of insitu concrete both conventional and post tensioned, precast floors, core filed blockwork, and internal and external steelwork integrated into the concrete structure. Globally, the building is an architectural and environmental showcase with use of a wide range of high end finishes, and both active and passive systems to reduce energy consumption.

The structure of the three storey Health Centre comprises cast insitu concrete floor slabs and insitu concrete columns, clad with Moedling Terracotta tiles, Alpolic Cladding and double glazed window openings. The building also comprises a large facade canopy, with external exposed feature steel structures, aluminium sunscreen louvers and Webforge walkways. The project was particularly dif ficult as the building was constructed on all four boundaries of the site adjacent to a busy main road, with a public transport service outside, next to a public library and with the Wanneroo Council Offices over the road. The knowledge and professionalism of the site team ensured that the project progressed in the most ef ficient manner.

The project involved constructing a multilevel building utilising tilt-slab concrete, steel framing and glass panels for the exterior, with feature brickwork, exposed services and wooden beams in the interior. Existing services presented several challenges during the build, including connecting the venue’s modern waste services to the antiquated sewerage tunnel under the site. A very large, brick Western Power substation was also located in front of the future entrance to the building and Utopia Industries successfully liaised with all stakeholders to demolish and relocate this service elsewhere on the site.

The clients demanded an extremely high level of quality of construction on this mixed use development given its prominent location in the CBD. The demolition component of the works were technically challenging from a design and temporary support perspective, and had to be managed intensely due to the close proximity of the public both through the arcade and the impact on Hay Street. Whilst the existing columns and piled foundations had been designed to support a future structure, they were not designed to take the load of the new design of 10,000sqm of office space.

The Scotch College Middle School development required a high quality of Construction that included herringbone red brickwork panels, feature tile and sandstone cladding throughout and external featured louvres and angled Jarrrah cladding to the steelwork. The individual/ extension and refurbishment of the building structure were constructed around three separable portions to facilitate the Schools requirements, and maintain access and progress within the overall programme. Procedures for installation were planned, implemented and closely monitored by EMCO Site Management to ensure it met with the overall quality and design requirements.

‘Ngoolark’ is a bold new university building and civic place, linking several key buildings with a dynamic architectural energy.

The forecourt is defined by a dramatic undulating concrete podium which creates new public space over two interlinking levels, whilst the building is a sleek 5 storey glass box clad on all sides with a gold perforated aluminium sunshade screen.

‘Ngoolark’ is testament to JCY’s design sophistication and on site collaboration with PACT Construction.

Constructed to meet a five star energy efficiency rating, Building 34 has allowed all student facilities to be brought together under one roof utilising state of the art technology, such as large LED panels. The full wrap around façade was certainly a major challenge, combined with the glazing it forms the complete sun shading element of the building. The complex nature of services required included constructing in-ground ductwork, which delivers airflow from the existing university system into the new building. In addition, all works were carried out in the landscape of a busy, fully functional university, resulting in a wide range of access, noise and safety issues.

Cloisters on Hay is a mixed-use development comprising extensive demolition through an existing two level basement and existing one level of fice floor to allow for a new 13 level lif t and stair core to pass through, to which connected nine new levels of commercial of fice space, and fully enclosed top level central plant room. The development also included the re-alignment of the existing Cloisters Arcade, and re-development of the retail units and central courtyard space, including a fully glazed canopy providing a fantastic social space protected from the elements. The project was delivered on schedule.

A vital boost to the community, the two-storey Baldivis Library and Community Centre incorporates a contemporary library, e-training areas, meeting rooms, offices and on-ground plaza areas. This exciting project has many unique aspects, including the curved roof and the intricate façade - from the hexagonal ceramic tiles to the stone, timber and aluminium composite cladding and rendered brick, there is very lit t le material repetition. Realising the complex façade design required the builder to develop a building methodology to bring all the facets together. The site’s location in a busy public space created further challenges.

The Cockburn Integrated Health and Community Facility is a mixed-use two storey building with a partially underground under croft car park. Office spaces and clinical tenancies include a GP SuperClinic and specialist consulting rooms, allied health spaces, State Government Services including Centrelink and the new Cockburn Library. The structure is complex and consists of a mix of insitu concrete both conventional and post tensioned, precast floors, core filed blockwork and internal and external steelwork integrated into the concrete structure. The building structure design includes a number of cantilevered balconies, protruding elements of the building at opposing angles and internal feature staircases completely freestanding.

This facility will provide an elite training base for the West Coast Fever allies with a permanent base for the Netball WA organization. This major investment in the sport will be backed up with education and playing opportunities for participants of all levels to develop the varied skills needed to ensure the sport thrives in the current environment. A combination of in-situ concrete, structural steel and tilt panel construction are the main superstructure elements. The structural steel roof trusses were required to span 63m column to column unsupported.

The project involved the supply and installation of electrical infrastructure and systems to four remote, unmanned sites for the NBN network. The work on the sites was undertaken concurrently which required applying very strict project management principles to ensure each site had access to sufficient skilled resources, quality requirements were met and the project completed within a compressed timeline. The geographical locations and distances between the sites added significantly to the degree of dif ficulty. As the appointed Lead Coordinator for drawings and integrated systems testing Metrowest worked closely with the project services consultant to formulate solutions and amendments to the base design to ensure all trade requirements were allowed for. As a result, Metrowest developed and prepared a full set of services drawings from the base design, technical specifications, and other trade requirements.

DenMac was contracted to provide all labour, plant, equipment and materials necessary to deliver the works, which comprised the supply and installation of Alucobond Composite Aluminium and Exotec Cladding for Edith Cowan University on the Joondalup campus. Careful measurement, drawing and cutting were required as the colours chosen for this project by the Architect required a specific ‘batch-run’ from the supplier, and were not held as a normal stock item. Given the complexity of the work on this project, including highly visual, large scale and brightly coloured features, it is evident that DenMac have successfully delivered a high quality product.

With 12 months from site possession to market, this methodology presents an effective, af fordable and innovative alternative option to Perth’s higher density future home market. Modules are manufactured utilising vehicle manufacturing technology on a robotic production line with a mono-coque chassis as the main structural component of the box. The chassis is then supported within a steel skeletal column structure to allow the modules to be stacked and bolted together. Boxes are delivered pre-finished internally and externally with all facade treatments fit ted in the manufacturing facility.

The Bailey Motel is a post-modern, two storey building shaped around a carpark exemplifying the 1950s cultural traditions of previous generations of car travellers. M Construction’s challenge included providing contemporary dining from a far more functional, efficient kitchen on the ground floor without losing existing apartment capacity or food services to guests, and to extend the restaurant to gain an additional fifty covers. Impressive in its design and internal finish, the kitchen and dining room now flow together seamlessly with custom design details and bespoke finishes to satisfy client specifications.

The scope of works called for the fit-out of this hospitality venue, which previously was a vacant, ground-floor space within the Rendezvous Hotel complex. The design called for numerous lengths of heavy-gauge marine rope as ceiling decoration. Utopia Industries successfully worked with a specialist sub-contractor to design and fabricate a metal fixing solution strong enough to safely suspend the rope while ensuring the fixings remained concealed. The constrained site, very tight twelve week timescale and use of unique materials all contributed to this project having a high degree of difficulty.

The project required the development of a new baseball field and pitch complete with scorer hut and dugouts. The area was stripped of top soil and existing grass and vegetation, which were spread throughout the area, and in particular along the embankment of the new oval. The pitch zone has new reticulation installed throughout. The oval was maintained for twelve weeks so as to ensure turf grass consolidation. Extensive scanning of the area minimised the underground services from being damaged during the excavation of footings and development of the pitch.

A key component to the successful delivery of the Butler Railway Station was a constant commitment to the quality of construction. Multiple façade solutions were selected to ultimately provide a seamlessly fluid exterior, including Vitreous Enamel cladding, Novabond aluminum composite panels and Danpalon Polycarbonate cladding. Additional project challenges comprised the integration of new service systems to the complex Public Transport Authority grid and management systems. Controls implemented to achieve a successful interface included off site inspections and testing prior to site implementation, inspection and test plan recording on all site works, progress meetings and detailed site inspections with end users.

The re-construction of the fire ravaged Mount Lawley Primary School comprises the building of a new two storey, 12 classroom block whilst retaining and rebuilding the 113 year old brick façade. The structure itself is a combination of concrete retaining walls, steel frame and precast concrete panels to provide lateral stability. The second building (covered assembly) features a steel frame and brickwork. The new building has the appearance of a single storey structure, however the use of a cut out to the ground level and creative use of the rood void achieved by omitting traditional trusses, means two storeys are utilised.

Spanning a 90,000sqm site Stage 1 of Joseph Banks Secondary College includes a learning, community and administration building, an IT, food and technology hub, and a health and physical education building, performing arts and library. Internal finishes are many and varied, from Supa wood timber bulkhead and ceiling paneling, composite laminates, carpet tiles, hard wearing Mamolium floor coverings, Trespa recycled timber panels and ceramic tiles, painted plasterboard walls and ceilings together with two way suspended grid ceilings. The buildings were designed with energy efficiency as a priority, with glass blade louver windows incorporated for airflow in conjunction with energy efficient evaporative air conditioning.

The structure mainly consisted of in-situ concrete frame, traditional reinforced suspended concrete slabs, precast panel infills, combination of aluminum framed glazing, terracade and ultrabond cladding. Internally the building features laboratories, offices and meeting rooms on the ground and level one. The second level is mainly a plant room to accommodate the equipment for the range of services that were distributed to the various areas throughout the building. The remaining section of level two has been left as a shell for future development. The extensive services throughout the building required in depth coordination and detailing to ensure they could all be accommodated within the limited space.

The structure of the three storey Health Centre comprises cast insitu concrete floor slabs and insitu concrete columns, clad with Moedling Terracotta tiles, Alpolic Cladding and double glazed window openings. The building also includes a large facade canopy, with external exposed feature steel structures, aluminium sunscreen louvers and Webforge walkways. The project was particularly difficult as the building was constructed on all four boundaries of the site adjacent to a busy main road, with a public transport service outside, next to a public library and with the Wanneroo Council Offices over the road.

The intent of the refurbishment was to retain the existing building fabric but completely strip out all existing internal and external finishes, including windows and doors. Internal finishes comprise of Terrazzo imported from Spain for the front of house flooring, cladding to the two new internal bars, blackbutt timber wall paneling throughout the entry and ground floor bar, ceramic wall tiles to the bathrooms and kitchen areas with epoxy grout. This project presented a very high degree of difficulty given the constricted workspace, complexity of the finishes, amount of works scope, and the very tight client desired timeline.

Pindan were awarded the contract to construct and refurbish the Claremont Council Chambers that was destroyed by fire in November 2010. The project involved restoring the old heritage council offices and building a new three storey extension. Structurally the construction methods comprise multiple forms of construction, namely in-situ reinforced concrete slabs with post tensioned beams, delta precast flooring system for suspended slab supported on precast concrete walls and columns. The external precast concrete walls display a honed and sealed finish. The use of steel stud framed walls and brickwork feature on the restoration of the heritage building.

Twenty Walters Drive is a 13 storey office building which includes reception areas, six staff cafeterias, 40 meeting rooms, 96 offices, over 500 workstations and three fully equipped pre-start rooms. The structure features conventionally reinforced concrete supported on columns, and a roof comprising a concrete slab with metal-deck roofing. The carpark façade displays bands of louvers and pressed aluminium to the north and south and precast panels to the east and west decorated with aluminium cornice. The office tower generally is made up of bands of ACM and double-glazed windows.

The structure is complex and consists of a mix of insitu concrete both conventional and post tensioned, precast floors, core filed blockwork and internal and external steelwork integrated into the concrete structure. The building structure design includes a number of cantilevered balconies, protruding elements of the building at opposing angles and internal feature staircases completely freestanding.

This facility was needed to provide an elite training base for the West Coast Fever team allied with a permanent base for the Netball WA organisation. The project consists of an external works cut and fill exercise, storm water retention system and local overflow provisions. To reduce the impact of the building a combination of in-situ concrete, structural steel, and tilt panel construction, the main superstructure elements, the structural steel roof trusses were required to span 63m column to column unsupported.

The construction of this new sports pavilion and new carpark included lower and raised slabs on ground, rendered brickwork, retaining walls, structural steel frame and metal roof. It was also the first time in Western Australia that Polycarbonate Lexan panels had been used as feature external cladding, as well as for internal ceiling access panels. The front façade of the building also featured Corten balustrade panels as part of the Architectural building features. The external works also included extensive civil works including new stormwater and signage.

A vital boost to the community, the two-storey Baldivis Library and Community Centre incorporates a contemporary library, e-training areas, meeting rooms, offices and on-ground plaza areas. This exciting project has many unique aspects, including the curved roof and the intricate façade - from the hexagonal ceramic tiles to the stone, timber and aluminum composite cladding and rendered brick, there is very little material repetition. Realising the complex façade design the builder was required to develop a building methodology to bring all the facets together. The site’s location in a busy public space created further challenges.

The St John of God Hospital in Murdoch (SJGMH) is the largest provider of private health services located in the southern metropolitan area of Perth. The SJGMH Redevelopment Project is made up of several key areas including the construction of a new seven level building consisting of 90 specialty consultancy suits; a new six storey building connected to the existing hospital comprising four levels of ward suites and a specialist centre and expansion of CSSD, theatres, ICU and CCU building. The complexity and number of existing services posed significant challenges throughout the course of the works, particularly with isolations, cutting over and integration of new services with the existing live operating services, which needed to be maintained 24 hours a day.

The Bassendean Shopping Centre refurbishment was a 52-week project incorporating expanding the floor space of the centre from 7,688sqm to a total of approximately 9,845sqm. This included increasing the floor size of the existing Coles Supermarket by approximately 1,000sqm, introducing The Reject Shop, Liquorland and Dome Cafe as well as other new tenancies. Other works included installing a new travelator, undertaking major improvement to the fire safety and upgrading and resurfacing the existing car parks.

The development also included the re-alignment of the existing Cloisters Arcade and re-development of the retail units and central courtyard space, including a fully glazed canopy providing a fantastic social space protected from the elements.

The contract for this project included the supply and replacement of existing lights with new energy efficient light lamps, new wiring and additional light installation. Externally, the scope of work consisted of restoring the roof, included installing new Bristle Roof tiles, and new flashings, complete with new rafters and timber under purlins. Additionally, the external soffits were also painted. Internal works called for the restoration of the water damage plaster glass ceilings, texture painting of the later zone and painting of all ceilings.

The overall project involved the upgrade of the mechanical services to the whole of this iconic 20 storey building core, including a roof plant to achieve a 4.5NABERS rating, six levels of base build Fitout (including demolition and toilet upgrades), new Vermiculite fireproofing to failed areas on defined floors, lobby upgrade (including new entrances front and back) and café area, installation of an end of trip facility and external works to building entrance pathways. The contract achieved practical completion as per the contract, with all variations agreed and defects resolved.

The Subiaco Hotel Redevelopment was a complex and dynamic project that challenged the project team daily with its build-ability issues that arose from this class of renovation, and was exponentially complicated by the need to maintain the operations of a working hotel. The high level of detail and finish required within the kitchen and bar fitout is a testament to the close cooperation between EMCO Building, client, consultants and subcontractors alike. Works included substantial additions and alterations, the construction of a new kitchen, mezzanine level, toilets, enclosed courtyard and roof top bar.

The Mount Hospital Northern Expansion commenced in June 2013 as a forward works package, and continued with a main works package awarded in December 2013 for new theatres and Central Sterile Supply Department (CSSD). The structure is made up of concrete pad and raft footings, in-situ columns, walls and suspended slabs with a structural steel roof, plant level walls and façade substructure. The façade (including some external soffits) of the extension is clad in prefinished fibre cement panels, many of which required individual site measures due to the high level of interface with the existing structure.

This project called for a highly specialised and complex renovation to create a new specialist pediatric dental practice. An important part of the works required the coordination and management of specialist input from various dental contractors and suppliers. This required a high level of flexibility and interdisciplinary management, which the builder coordinated in a professional manner. The project was completed on time and budget and in significantly less time than the normal tome taken for dental/medical industry construction.

This project was conceived to re-activate the ground level of the existing base building. All works were completed while the commercial tower above was fully operational and selected tenants on the ground floor continued to trade. Where primary structural elements were required the design was amended to incorporate pre-fabricated elements in nearly all instances. Precast concrete slabs precluded all concrete pours on site and steel structures were prefabricated in the largest sizes transportable and fitted together on site.

Over the course of 2014, Curtin University building 501 has undergone an extensive refurbishment. Curtin University of Technology has invested millions to bring this building, built in 1975, up to current modern standards for the Faculty of Planning Design and Building services. Following the principles of the Curtin master plan the building has been re-organized to provide learning and student spaces on the 2 lower levels which features state of the art interactive online learning facilities, both formal and informal. The School of Education offices and open plan work areas are located on levels 3 and 4, providing a home to the faculty’s personnel.

The main structures of the shopping centre comprise a combination of structural steel and off form concrete. The project originally contained four separable portions; this was later modified to include seven separable portions to allow for the early handover of areas as they were completed. The external finishes combine a range of highly specified materials designed to add to the aesthetic appeal of the shopping centre, commercial building and residential building. The internal finishes on this project were highly specified, utilising treatments such as Supawood and curved laser-cut prefinished plasterboard ceilings, featured throughout the mall.

Lakeside Joondalup Shopping Centre is a vibrant community hub that offers a diverse retail, dining and entertainment experience to customers. The design incorporates unique techniques in the control and diffusion of natural light into the mall space providing a high quality of natural lighting levels. The Centre’s main mall ceiling design incorporates a highly stylised modular ceiling cassette system. These ceiling units allowed for prefabrication of the ceiling, facilitating a very high level of detailing quality and consistency, and highlighted traditional materials to create an innovative and visually striking aesthetic. The prefabricated cassettes allowed great accuracy, quality of detailing, uniformity and safety in installation.

The striking external facades and detailed interior elements of Cockburn Gateway Shopping City are testament to the quality of the construction demonstrated. Detailed Terrazzo flooring, alpolic and stainless steel cladding, intricate ceiling panels and feature lighting were implemented to create a crisp modern interior. Exterior public spaces focus on community engagement with a public piazza, playground and exterior food outlets creating family friendly areas. As a requirement of the redevelopment, the existing centre remained operational throughout the works. Effective and continued communication with centre management and extensive traffic management ensured minimal disruption to consumers.

The Bassendean Shopping Centre’s new deign focuses on Australian architectural elements, with materials authentic to the area. Specifically external finishes included precast decorative panels, Spotted Gum timber cladding to structural columns and feature LVL timber beams. Given the shopping centre was 37 years old, all of the existing above ceiling services’ drawings for the infrastructure were non-existent and the wiring was at one stage referred to as ‘spaghetti’, creating major issues for the electrical contractor who had to work out what cables were operational, and which were redundant. As a result, a large focus on this part of the job was in cleaning up and consolidating the above ceiling wiring.

Perkins were awarded a lump sum contract for construction of this major retail project, involving extensive site works and construction of a Masters store, car parking for 450 cars and three retail tenancy buildings. Integrated fitout works for a number of tenancies was a late variation to the contract. The design coordination and management process required a huge effort from the project team, consultants and subcontractors in re-documenting the scope and minimising any works, which resulted in a successful seamless handover.

The project involved constructing a multilevel building utilising tilt-slab concrete, steel framing and glass panels for the exterior, with feature brickwork, exposed services and wooden beams in the interior. Existing services presented several challenges during the build, including connecting the venue’s modern waste services to the antiquated sewerage tunnel under the site. A large brick Western Power substation was also located in front of the future entrance to the building and Utopia Industries successfully liaised with all stakeholders to demolish and relocate this service elsewhere on the site.

This Project consists of a six storey building, including basement car park with 40 multiple dwelling units and three short stay accommodation units for RAAFA. The apartment building also comprises an estate management office, a shop front, a hairdresser, a medical consulting room and a library, which are all situated on the ground floor. Construction methods include using load bearing core filled concrete blockwork, with an additional leaf of non-loading bearing blockwork to form the external cavity walls. The basement and ground floor have concrete columns to support the upper floors to create the open space for car parking and offices.

The Western Australian Government engaged Doric to carry out the design and construction of a range of new facilities at the existing Acacia Prison in Wooroloo. The project scope of work comprises the design and construction of new facilities including, accommodation (387 beds), vocation facilities, at risk education facility, heavy industries extension, external store, car parking and recreational facilities. The site itself contains existing live services posing potential major risks due to unknown locations and poor installation with no identification tape or bedding sand. Through careful management of this, all works were completed without any major incidents.

A combination of in-situ concrete, structural steel and tilt panel construction are the main superstructure elements. The structural steel roof trusses were required to span 63m column to column unsupported.

This integrated health and community facility comprises a mixed use two storey building with a partially underground undercroft car park with 211 car bays. Also included is a GP SuperClinic, allied health services, Department of Human Services offices, pharmacy, café, library and medically related office areas. The structure is complex and consists of a mix of insitu concrete both conventional and post tensioned, precast floors, core filed blockwork and internal and external steelwork integrated into the concrete structure. Globally, the building is an architectural and environmental showcase with use of a wide range of high end finishes and both active and passive systems to reduce energy consumption.

The building has been designed to achieve an average 7 Star rating featuring maximised cross ventilation, with the inclusion of an open central foyer. Air flows efficiently between the floors, with hot air rising and escaping through the central foyer. The one-bedroom dwellings located within the centre of the building are provided with a window to the central foyer, also promoting cross ventilation. The remaining dwellings are provided with ample openings, allowing air to flow through the apartment. These measures will assist in reducing cooling costs in summer and promote the natural circulation of air, beneficial for the health of the residents.

During this project, the first step was to set a waste management plan to identify ways to reduce the amount of waste generated during the construction phase. Number one in trying to achieve the targeted waste minimisation rate was to ensure the contract administrator, project manager and site manger completely understood the benefits of the recycling plan. The preferred skip operators provided an open and transparent process for collecting materials and transporting waste to recycling facilities, or to their own facility for sorting and/or storing before being sent to recyclers for reprocessing.

This pioneering modular product delivers 77 high quality, affordable apartments utilising dual site construction methods to produce a timely marriage of the core structure and modular component. A Curtin University study on Adara indicates the differences between a conventional build and the modular option including 50% less waste, improved impact on the site and surrounds and the option, should it be needed, for the modules to be dismantled and relocated or recycled. The dead load of the building is 50% lighter than conventional construction, meaning the in ground and supporting structures are significantly reduced requiring less resources and reducing the energy footprint of the building.

During this project one of the requirements of the specification from Curtin University was to recycle 80% of all material from both the demolition and the construction phases of the project. All information was provided, including waste dockets to a 3rd party consulting firm specialising in waste management. A reporting plan was developed and implemented on behalf of the demolition company, which was carefully managed throughout the construction process.

The works on this project comprised the design supply and installation on 1912m2 of composite aluminium and stainless steel wall/column cladding. The Cladding was a very important component of the entry statement and shopping centre involving complex design elements, multiple colours and finishes produced under a tight deadline and strict quality requirements.

Works comprised of design, supply & installation of over 2,000 square meters of composite aluminium and exotec cladding to Student Services Building and Café. The Cladding was highly complicated comprising raking ceilings with hips & valleys transitioning to perimeter wings and sloping roofs with their own hips and valleys – a major design challenge!

This challenging project was unique in design, deadlines to meet and ultimately the architect’s approval. Quality was to be of the highest standard and working closely with the architect and builder prior to commencement of work was the key to the final product that met all expectations. Materials were carefully selected together with regular site meetings to finalise setouts and minor sundry items such as colour of grout to suit stone colour.

The project involved the supply and installation of electrical infrastructure and systems to four remote, unmanned sites for the NBN network. The work on the sites was undertaken concurrently which required applying very strict project management principles to ensure each site had access to sufficient skilled resources, quality requirements were met and the project completed within a compressed timeline. The geographical locations and distances between the sites added significantly to the degree of difficulty.

Hexagonal tiles and limestone cladding are the focal points of this project. 1200mm x 1200mm hexagonal tiles were mechanically fixed to concrete panels 9 meters in height. Internal and external, mechanically and adhesive fixed, stone cladding was laid to architects design.

The Cockburn Gateways project was a 90 million dollar extension added to the existing centre which comprised over 60 new tenancies complete with intricate new mall ceilings up to 10 metres high including feature stainless steel ceilings and floating boat mall ceilings complete with new underground carpark. Exclusive linings was selected as the ceiling and linings company to complete the project and carried out all ceilings and wall linings both internally and externally.
