Along with delivering strong financial results and a commitment to operational excellence, corporate responsibility is a priority at Brookfield.
The 2015 Corporate Responsibility report reflects our resolve to challenge ourselves continually to promote sustainable growth, invest in green technologies, be transparent in all our operations, and make positive contributions in the communities where we live and work. Although this report provides a look back at the progress we made on these goals in 2014, we continue to look forward, raising our own expectations as an industry leader to have a positive and sustainable impact in the community and on the environment.
HIGHLIGHTS FROM 2014: • For the fourth consecutive year, we have been identified as a Green Star by the Global Sustainability Real Estate Benchmark (GRESB), their highest honor. Brookfield scored in the 94th percentile of 688 global survey participants – indicating we outperform 94% of GRESB respondents
• We reduced our energy consumption by 12% or 124,000 megawatt hours
• Since 2010 our global carbon emission savings is 20% or 106,800 metric tons

2014 GOALS
Create a standard methodology to compare our greening programs across our global office portfolio.
Brookfield Property Partners is committed to socially responsible practices that deliver sustainable growth, value, and health for our business, tenants, and community. Structured around five key goals - environmental protection, tenant experience, industry leadership, community engagement, and philanthropy - we continue to introduce a broad platform of market-leading initiatives to address energy conservation, natural resource protection, air quality, waste management, and education.
We are proud of our achievements in sustainability, and we always look for ways to further improve. We believe in evaluating not just the performance of our properties, but our own processes as well. In 2014, Brookfield acted upon three goals that we expect will enhance our sustainability program going forward.

Brookfield Property Partners has standardized an approach for reporting global sustainability performance. We are now guided by a number of universal key performance indicators that are relevant to both our industry and our core principles.
We track our electricity consumption and savings using a common 2010 baseline year. Electricity savings are represented in megawatt-hours (MWh) and translated into tangible equivalents that our audience can relate to, such as “homes powered for a year” and “cars fueled for a year.”

Our methodologies also align with the latest industry and reporting standards globally, namely, Global Real Estate Sustainability Benchmark (GRESB).
We also track performance by green building certification activity within the office portfolio: U.S. Green Buildings Council (USBGC), Canadian Green Buildings Council (CAGBC) and Building Owners and Managers Association (BOMA) in North America; Building Operator Certification (BOC) in Canada; National Australian Built Rating System (NABERS) in Australia; and Building Research Establishment Environmental Assessment Methodology (BREEAM) in the United Kingdom. While certification systems can differ regionally, the foundation of each program complements our objectives.

Identify opportunities to introduce new green programs. 2
Quantitative targets for energy and natural resource savings are established at the asset level. The
strategy for each asset differs depending on current performance, asset class, capital availability,
and stakeholder demand. We are investigating ways to integrate quantitative property targets into
global targets which involves overcoming the challenges of varying regional metrics.
Currently our global qualitative initiatives include green building design, ongoing certifications, tenant
engagement, and development of environmental marketing. Examples of these targets implemented
across our portfolio include Green Garages, Earth Hour, and internal environmental programs.
Establish a tailored engagement strategy to illustrate how Brookfield Property Partners’
day-to-day business operations and goals link to our sustainability efforts. 3
Using the results of the survey conducted across our global portfolio in 2014, we are developing
an engagement strategy for office tenants. We designed the survey with questions that recognize
topics of tenant interest, include tenants’ corporate environmental strategies, and identify the
importance of green practices in tenants’ selection of office space.
Survey results indicated that our tenants place importance on green practices and green building
certifications when selecting office space. Results also highlighted the top five interests for North
American tenants:
• Energy conservation
• Waste conservation and recycling
• Expanded bike facilities
• Electric vehicle infrastructure

We have tailored our environmental programming for the coming year to better engage our tenants. As an example, in 2015 our Canadian office portfolio will introduce updated waste management materials with a greater emphasis on education. Additionally, tenants will be engaged in energy conservation topics via the Brookfield Tenant Energy Portal and energy audit discussions.
As we respond to the needs of our tenants through our 2015 action plan, we will continue to strive for ongoing improvement in the overall satisfaction of the tenants in our buildings.
Building on our tenant survey success, we will launch an employee engagement pilot via our bi-annual Canadian employee survey. The survey will include questions to measure employee interest in a formal environmental engagement program and environmental topics in general. We anticipate the results will be invaluable in the development and implementation of a sustainability program for our employees.

At Brookfield Property Partners, we strive to incorporate innovative environmental strategies at our properties in order to maintain our leadership status in environmental sustainability.
Brookfield’s Green garages include charging station for electric cars: 50 in the United States; 17 in Canada; 10 in Australia.
EARTH HOUR On March 28, 2014, Brookfield Property Partners joined with millions around the world turning off the lights in all of our office buildings for one hour in a collective action against global warming.
BROOKFIELD ENERGY MANAGEMENT COURSE In May 2014, BPY launched the Brookfield Energy Management Course which is required of all building operations employees at all office properties throughout our global portfolio. The course is unique to Brookfield Property Partners to keep us moving forward in energy management innovation.
THE GREEN GARAGE Implementation of the Green Garage recognizes increased demand in charging bays for electric cars, and our commitment to providing useful services and facilitates to our tenants.
The facilities are available 24 hours a day, seven days a week, ensuring that our tenants are provided with the latest environmentally friendly initiatives.

that independently assesses the sustainability
performance of real estate portfolios. The
dynamic benchmark is used by institutional
investors to elevate the sustainability
performance of property companies.

SUSTAINABILITY BENCHMARK
SCORING MODEL
The GRESB survey is structured around seven sustainable aspects, plus a separate
aspect for new construction and major renovations. The weighted scores for each of
the seven aspects combined generate the overall GRESB score.
Brookfield Property Partners is a Green Star winner, outranking our peer group
member average by 14% and scoring a perfect 100 points in Management. We
improved our year-over-year score by 15 or more points in Policy & Disclosure, Risk &
Opportunities, Performance Indicators, New Construction & Major Renovations, and
increased our previous year’s overall score by six percent.

QUADRANT MODEL The overall GRESB score is divided into two dimensions:
Management & Policy (MP) and Implementation & Measurement (IM).
MP is defined as “the means by which a company handles its
portfolio and stakeholders and/or a course or principle of action
adopted by the company.”
IM is defined as “the process of executing a decision or plan and/or
the action of measuring something related to the portfolio.”
The scores for MP and Implementation and IM are seen using the
GRESB Quadrant Model. Each participant is allocated to one of
the following quadrants:
GREEN STARTERS
Participants with a score of less than 50 on MP,
and a score of less than 50 on IM;
GREEN TALK
Participants with a score that is equal or larger than 50 on MP,
but a score of less than 50 on IM;
GREEN WALK
Participants with a score of less than 50 on MP,
but a score that is equal or larger than 50 on IM;
GREEN STARS
Participants with a score that is equal or larger than 50 on MP,

LEED certification provides independent verification of a building or neighborhood’s green features allowing for the design, construction, operations, and maintenance of resource-efficient, high-performing, healthy, and cost-effective buildings.

UNITED STATES BOMA 360 DESIGNATIONS
To maintain our commitment of implementing innovative energy conservation strategies, in 2014 Brookfield
Property Partners piloted the launch of the Building Operator Certification (BOC) program with the Canadian
Institute for Energy Training (CIET).
The BOC program provides participants with an overview of energy conservation best practices. We worked with
CIET to offer the program in both our Eastern and Western regions in Canada, and took advantage of provincial
incentives in Ontario via the saveONenergy program.
SaveONenergy is a conservation program designed to help
businesses manage electricity use. Local electric utility
companies provide energy savings measures to participants
in exchange for cost savings incentives on monthly billing.
The BOC program is comprised of eight courses including HVAC systems and
controls, energy performance benchmarking, lighting fundamentals, indoor
environmental quality, and electrical systems. In regional five-week courses,
19 participants from our Toronto and Calgary properties attended nine in-class
sessions, completed project assignments, and successfully wrote exams to achieve
BOC certification. We are pleased to be the initial organization to take part in this
course, earning the first Canadian BOC certification.

ABOUT BREEAM BREEAM is the United Kingdom’s foremost environmental assessment method and rating
system for buildings. Since it was first launched in 1990, 425,000 buildings have been
certified with BREEAM assessment ratings, and two million are registered for assessment.
BREEAM sets the standard for best practice in sustainable building design, construction and
operation because it encourages designers, clients, and others to think about low carbon and
low impact design.
A BREEAM assessment uses recognized measures of performance, which are set against
established benchmarks to evaluate a building’s specification, design, construction, and use.
The measures used represent a broad range of categories and criteria from energy to ecology.
They include aspects related to energy and water use, the internal environment (health and
well-being), pollution, transport, materials, waste, ecology, and management processes.

BROOKFIELD PLACE, CALGARY, CA Brookfield Place Calgary East, currently under construction, is poised to be the tallest building in Western Canada upon
its completion in 2017. Located in the heart of downtown, the tower will be 56 stories tall, and feature a large plaza at over
half an acre in size. The plaza will include a glazed pavilion that links to the plus-15 skywalk system that connects the city.
Brookfield Place Calgary has been designed to a LEED Core & Shell Gold standard. A double glazed curtain wall and vision
panel glazing will be used on the building to provide its future occupants with natural light and views from the tower.
To maximize energy savings, Brookfield Place Calgary will use high efficiency chillers and condensing boilers, as well
as reflective roof paving materials. The highly reflective roof pavers will not only benefit the building, but also the
greater community by helping to reduce the heat island effect in Calgary’s downtown core. A number of strategies
will be used to achieve water efficiency, such as the installation of high efficiency toilets and low flow hand fixtures
within the tower, and a high efficiency irrigation system for landscaping. Another key water feature is Brookfield Place
Calgary’s storm water cistern, which will collect storm water and slow its release back into the municipal storm system.
The cistern will also filter out any suspended solids from the storm water run-off.
The building will provide tenants with a healthy indoor environment through the use of low emitting materials and
implementation of a complementary green housekeeping program for the ongoing maintenance of the facility. Finally,
materials with high recycled content will be selected to further reduce the environmental footprint of the building.

CANADIAN BREAST CANCER FOUNDATION Every September since 2003, Bankers Hall in Calgary hosts the Canadian Breast Cancer Foundation’s
annual Survivors’ Parade. The time-honored parade has continued to see an increase over the years, with
the 10th annual event drawing more than 180 breast cancer survivors.
Gathering at Bankers’ Hall, the survivors form groups based on their years of survivorship. The survivors
then descend the escalators in the middle of the mall, while friends, family, and mall-goers cheer and

SPECIAL OLYMPICS Brookfield’s DC region has been the presenting sponsor for Special Olympics DC Summer Games for the past 12 years.
In that time, the region has raised over $1.5 million for the organization and contributed on average about 800 volunteer
hours a year. Brookfield is also active on the Special Olympics board and host committee for the annual Night of Trees event.
‘BATTLE OF THE PADDLES’ PING PONG TOURNAMENT Twenty five teams of four faced off at the trendy Spin Standard ping pong club and bar in downtown Los Angeles during
the “Battle of the Paddles” Hillsides Charity Ping Pong Tournament. Brookfield Property Partners sponsored eight
employees in the tournament. The monies raised were used to fund major improvements to Hillsides’ aging 101-year-old

STORY BY STORY’S STAIR CLIMB Over 1,200 participants climbed Brookfield’s 44-story 245 Park Avenue skyscraper to increase awareness and raise funds
to break the cycle of domestic violence. At Story by Story, the climb was kick-started with a mass exercise warm-up
session, and a drumming band helped the climbers get into step as they prepared to scale the building. 2014’s Stair
Climb event participants, volunteers, and contributors raised over $180,000.
HARRIS COUNTY TOY DRIVE Houston’s Heritage Plaza has participated in the Harris County Child Protective Services (CPS) Holiday Wish list program
for the past several years to benefit abused children who are under the care of CPS. In effort to spread holiday cheer, each
child’s case worker submits three wishes specifically requested by the child, and a sponsor can fulfill one or all of the wishes.
This year, the Holiday Wish List program was rolled out in each of Brookfield Property Partners’ eight Houston buildings.
The generosity of BPY’s tenants was overwhelming and surpassed expectations, fulfilling the wish lists of 1500 children.

SCULPTURE IN THE CITY Brookfield Property Partners is a proud sponsor of Sculpture in the City, a public art exhibition set amongst many
of London’s architectural landmarks including Brookfield’s 99 Bishopsgate, Norman Foster’s Gherkin, and Richard
Rogers Lloyd’s building. In its fifth year, Sculpture in the City aims to enhance the City of London’s urban environment
with cutting-edge contemporary works from leading artists. Sculpture in the City also provides a community outreach
education program that invites local schools to explore the public realm spaces which Sculpture in the City inhabits
through a series of workshops. The schools workshops are led by the Open-City education team with the generous
support of volunteers from sponsor companies and local architecture practices.
