In 2014, I was selected as only the third CEO in CommonBond’s 43-year history. What an honor to be the next steward of this organization and its mission. CommonBond’s sta� and board didn’t miss a beat in the midst of the CEO search and hand-o�.

During this time CommonBond also:• set a new three-year strategic plan, • renovated and moved into our new headquarters, • started an inclusion council and committed to thoughtful examination of diversity, • completed a review of our signature Advantage Services and,• constructed one of our most important housing communities to date; the Upper Post Veterans Community - homes for formerly homeless veterans at historic Fort Snelling. We are thankful for our many community partners who share our belief that resident stability and independence is bolstered by affordable housing combined with services. It makes sound financial sense and more importantly, based on the countless resident success stories we hear, it changes lives and communities. In the future, CommonBond will be exploring alternative means to provide affordable housing. This will require that we lean heavily on our values of innovation, partnership, and excellence. The need is great, but our resolve is greater. Your support and cooperation is essential and deeply appreciated. With gratitude,

In 2014, CommonBond successfully closed its �rst homeless veterans housing transaction in Minnesota along with two portfolio preservation developments in Iowa and Minnesota. A number of other projects completed construction in 2014 as well, deliver-ing 400 housing units and exceeding developer fee goals. A big success for CommonBond was the full opening of our two senior housing communi-ties in Rochester and Minneapolis, as well as �e Tallcorn apartments in Marshalltown, Iowa.

In 2015, we will complete lease-up of West Broadway Crescent in North Minneapolis and begin leasing the Fort Snelling Veterans development.

We continue to identify new opportu-nities and partnerships within our current geography while researching and growing new relationships in our newly identi�ed growth markets.

CommonBond’s mission is predicated on the belief that a quality a�ordable home is a basic foundation for the stability and independence of our residents.

Our housing portfolio’s overall performance has increased steadily for the past three years and is now operating on a strong platform built for continued success. Our role in providing well managed, a�ordable housing that is safe, comfortable, and sustainable for our residents is at the center of the property management depart-ment’s daily work.

With over 6,000 applicants on our wait lists and numerous housing inquiries every day, we are cognizant of the ever-present need and demand for high quality a�ord-able housing throughout the region. Understanding this gap is a signi�cant motiva-tor within Property Management to develop systems to �ll unit vacancies as quickly as possible to maximize utilization and provide homes to those in need.

In 2014 CommonBond Communities added four new developments serving

families, seniors, and those with disabilities. These new properties opened

the doors for 194 new households in Minnesota and Iowa.

Wisconsin continues to be a growth area that CommonBond Communities has put a strong focus on over the last several years. With eight properties comprising 497 units, CommonBond saw a benefit in establishing a corporate presence in Wiscon-sin. A Milwaukee-based regional manager was hired to specifically oversee the Wisconsin portfolio. We are now better positioned to serve our residents, support our Wisconsin staff, and increase our visibility in the community and throughout the industry.

CommonBond’s 2014-2016 Strategic Plan established as a key priority “maxi-mizing resident services” by ensuring long-term impact and sustainability. �e �rst step was to work with an outside consulting �rm to do a review and assessment of all Advantage Services programs and make recommendations for our long-term priority focus areas. CommonBond sta� spent a signi�cant part of the year re�ecting upon and re�ning our model.

�e program review process identi�ed that a critical piece of work Advantage Services brings to the organization is supporting residents with long-term stability and independence. �is means working closely with adult residents to resolve �nancial crises that may impact their ability to continue to pay rent and live in our housing. Resolving these issues has tremendous impact on positive outcomes for children who avoid moving, which causes disruptions in schools attended and educational outcomes.

It is inspiring, humbling, and amazing what can happen when more than 1,000 individuals, corporations, and foundations come together to support Common-Bond’s work. With the circle of support around CommonBond, we had some incredible fundraising and public visibility success.

�e community has fully embraced CommonBond’s housing development at Fort Snelling that will be home to 58 individuals and families in 2015. UnitedHealth Group provided equity through a partnership with the Minnesota Equity Fund, utilizing Low Income Housing and Historic Preservation Tax Credits. Minnesota Housing, the other major investor, has allocated Housing Infrastructure Bonds. Additional funding partners include the U.S. Department of Veterans A�airs, Home Depot Foundation, the Family Housing Fund, and the Richard M. Schulze Family Foundation.

CommonBond was also fortunate to be awarded an extraordinary grant from Major League Baseball, the Minnesota Twins, and the Pohlad Family Foundation as a part of the All-Star Game. �eir generous contribution provided support for the on-site Advantage Center as a part of this housing community.

Additional support has come from Allianz, local VFW organizations, American Legions, and other military service groups. A generous couple helped establish an endowment fund for serving veterans. We have received unprecedented media exposure for this new development both locally and nationally.

�is is all a testament to how diverse and strategic collaborations maximize our impact on residents and communities.

The Annual Fund was the largest in CommonBond’s history raising $4.3 million and overall, $7.3 million was raised in 2014 / CommonBond’s endowment fund has grown to $7.5 million / The Paul Fate Endowment for Youth was established in honor of former CEO Paul Fate’s retirement / Margaret A. Cargill Foundation provided CommonBond a second grant supporting our Housing Investment Fund and Advantage Services / CommonBond’s GrandeGala and Birdies for Hope raised more than $800,000 to support Advantage Services

Situated on a bluff overlooking the confluence of two major rivers, Fort Snelling served the military for over 120 years. Now, with CommonBond’s Upper Post Veterans Community, Fort Snelling comes full circle providing stable housing with supportive services to our nation’s brave.

A highly-publicized groundbreaking in 2014 kicked off one of CommonBond’s most important projects in the past 43 years. Thanks to the shared vision of our project partners and the generous support from numerous military and civilian communities, veterans now have a place to reflect, rebuild, and reshape their futures.

CommonBond was also fortunate to be awarded an extraordinary grant from Major League Baseball, the Minnesota Twins, and the Pohlad Family Foundation as a part of the All-Star Game. �eir generous contribution provided support for the on-site Advantage Center as a part of this housing community.

Additional support has come from Allianz, local VFW organizations, American Legions, and other military service groups. A generous couple helped establish an endowment fund for serving veterans. We have received unprecedented media exposure for this new development both locally and nationally.

�is is all a testament to how diverse and strategic collaborations maximize our impact on residents and communities.

The Annual Fund was the largest in CommonBond’s history raising $4.3 million and overall, $7.3 million was raised in 2014 / CommonBond’s endowment fund has grown to $7.5 million / The Paul Fate Endowment for Youth was established in honor of former CEO Paul Fate’s retirement / Margaret A. Situated on a bluff overlooking the confluence of two major rivers, Fort Snelling served the military for over 120 years. Now, with CommonBond’s Upper Post Veterans Community, Fort Snelling comes full circle providing stable housing with supportive services to our nation’s brave.

A highly-publicized groundbreaking in 2014 kicked off one of CommonBond’s most important projects in the past 43 years. CASE STUDYIn 2014, we engaged in a collaborative e�ort to preserve a community that is home to 25 families. Valley Square Commons provides large townhomes in Golden Valley that are a scarce resource in a suburban community near dense shopping and transit. �e units are in high demand and consistently occupied, and the property displays a high standard of a�ordable housing. However, the unit rents are very limited to meet the a�ordability needs of families in the community. CommonBond’s Asset Management department approached the funding partners on Valley Square to work out a plan to stabilize the �nances of the property. Our partners provided creative solutions to a re�nancing that will allow long-term �nancial stability for Valley Square while retaining extreme a�ordability for the families.

2014 was another great year for �nancial performance of CommonBond Com-munities. �e organization’s net assets increased by almost $8.6 million on an unconsolidated basis from the prior year. �is is an impressive bottom line for sure. Of this, almost $8.1 million was generated to support the construction of large housing assets and, although it enhances the balance sheet, it is not available to pay operating expenses of the organization. Another $400,000 of the bottom line was the increase in the endowment fund that includes a limitation that only certain earnings can be used to support operations; the balance carries forward to future years to provide resources for the long-term support of Advantage Services. A little less than $100,000 was provided on the bottom line to further cover the reinvestment in the organization to help us grow and maximize mission into the future. �e �nancial position of CommonBond has expanded to meet a growing need for a�ordable housing and CommonBond is positioned to help meet that need.

People of all ages value their ability to live independently. CommonBond Communities developed a high-quality, affordable housing community for both seniors and individuals with physical disabilities in Woodbury, MN. Views at City Walk was constructed using universal design criteria to ensure that people of all ages and abilities are able to live inde-pendently for as long as possible. The Metropolitan Council’s Livable Communities Design Account grant funds were used to construct a storm water cistern that will capture rain water to be reused for irrigation. The project's exterior finishes meet the City of Woodbury’s requirements to include 65% Class 1 materials and compatible design characteristics to the surrounding City Walk developments, which include masonry, glass, and copper paneling.

Mona Ahmed moved into Common-Bond’s Seward Tower East with her husband 22 years ago - and her 19-year-old son Adam couldn’t be happier that they did. As Adam puts it, “Everyone here, the residents and sta�, are like one big family. Everyone wants to make sure you are safe and doing well.”

Adam has a great smile and he beams when talking about his experience growing up at Seward Tower East. Of course, his mom set a great example for him. As a long-term resident, Mona is extremely active in the community. She has voluneered for 13 years with the on-site food bank, supports neighbor-hood cleanup projects, helps other residents with language issues, and rasied three wonderful sons - all while working full-time for 25 years as a cook at the Minneapolis Hyatt and now part-time at North Memorial. “I love CommonBond,” says Mona with enthusiasm. “�e sta� here really respect the residents. From maintenace workers to property management, I know I have help whenever I need it. Why would I live anywhere else?”

CommonBond always has kids waiting to be assigned a Study Buddy. The Study Buddies program, which engages volunteers with youth as homework mentors, has had measurable impact and success year after year. It is a life-changing experience for the kids and the volunteers.

Growing up in CommonBond’s Seward Tower East, Adam

saw first-hand how hard people work to get ahead. But more

importantly, he learned that a community of residents can be

like a very large family. “Seward is where I learned to be

disciplined, to help people, and never look for trouble,” says

Adam. “It was always sad when someone moved away, but

through it all, the building always felt like home. I can’t wait to

get home from college for the summer - I miss this place!”

Adam agrees. A graduate of South High School, Adam was active in school, but it is the Advantage Services that Common-Bond provides that he feels really made a di�erence.

Adam is a college freshman, a pathway started at the age of six when his mom enrolled him in Study Buddies. “I had two volunteer mentors growing up and it was Raj, a high school chemistry teacher, who really shaped my future. He had a way of pushing me to my limits and never letting me get discouraged. And now, here I am - a college student!”

Adam has not picked a college major yet, but he is interested in computer science, electrical engineering, or perhaps continuing his education to become a doctor. “When you grow up in an environment where everyone helps others before themselves, even when they may not have much, you learn how to give back,” explains Adam. “I’ve got time to �gure it out, but right now I want to �nish my spring semester strong and return to my home at Seward Tower East.

I experienced a lot of drama and bad experiences before

finding you guys, and what a blessing. I am settled, met

many new friends, have access to computers, underground
