LocationRailroad Ties...The BOXCAR District is located just South of Down-town Nashville. Like many old industrial sites throughout the United States, the factory warehous-es are adjacent to the railway. This existing infra-structure links the BOXCAR District with the major port cities of the U.S., where cargo containers are in abundant supply. Railroad adjacent sites can use existing networks in place to supply cargo contain-ers to the site.

Adaptable AssetsBuilding on Character...The BOXCAR District has an industrial backdrop of vacant, abandoned, or underutilized land and build-ings. These existing buildings and the railroad be-come the centerpiece for branding the new district. The existing uses are light industrial (food storage or supply storage) which means there is no contamina-tion of the soil from toxic chemicals.

BOXCAR district is a place for the everyday citizen to think outside the box by collaborating with others to create and share new ideas. The concept applies to a variety of entreprenuers and start-up compa-nies. Citizens may test out their ideas in a maker lab and learn the tools that will help bring their ideas to life. Finally, BOXCAR district allows for citizens and companies to connect with the local and global commerce to sell and market their ideas.

Strong LinksCollaboration...South Nashville consists of many rich cultural, edu-cational, and neighborhood experiences. The BOX-CAR District will contribute to the Nashville scene in several key ways. First, the surrounding area con-sists of many K-12 and higher education institutions with well-funded programs that could benefit from a common innovation hub. Secondly, the new dis-trict can partner with leading organizations in the area that are dedicated to creative innovation. Fi-nally, the BOXCAR district is an investment oppor-tunity that appeals to Greater Nashville’s “maker” culture and leading creative business culture.

TechnologyReconfi guring the box...Standard cargo containers are a by-product of inter-modal freight industry. It is cheaper to keep sur-plus containers in the country rather than ship them back to their country of origin. Therefore there is a large supply of these containers without a use. The standard dimensions make the container adaptable for a variety of configurations and uses. With prop-er lighting and air ventilation, the containers are an economical way to build spaces without relying en-tirely on new construction.
