Re: 2901 Commissioner Street, Vancouver BC

This letter is to provide important information about proposed changes to Port land along

Commissioner Street near McGill Street.

Port Metro Vancouver is considering developing the site at 2901 Commissioner Street to provide

temporary truck parking in the event of traffic congestion. The existing site would be graded and

paved to provide space for up to 50 trucks in the event of an incident or traffic back up along the

Port’s internal road system. For more details about this proposed development, please see the

attached information sheet.

Port Metro Vancouver is committed to developing 2901 Commissioner Street in accordance with

the East Vancouver Port Lands Plan, including ensuring local area residents are informed about

project plans and have their questions and concerns responded to in a timely manner.

It is anticipated that use of this site would be primarily during daytime hours, Monday through

Friday. This potential development is consistent with the Port’s objectives for the south shore to

reduce congestion in and near south shore facilities.

Pending permit approval, it is anticipated that construction on this site could commence in July

1 Truck Parking Area – Approximately 50 stalls will be available for trucks to be held in the event of traffic congestion, generally between the hours of 7 a.m. to 5 p.m., Monday through Friday. As per City of Vancouver idling bylaws, trucks will be required to shut off engines after three minutes. Lighting will not be added to the area.

2 Landscaping – Different types of landscaping will be used as a visual screen for nearby residents, as well as to enhance the existing buffer between port land and the adjacent New Brighton Park.

3 Landscaped Buffer – There will be a minimum setback of 5 metres from the waterline, which will be planted with appropriate vegetation suitable for fish habitat.

4 New Brighton Park Property Line – Enhancements to the existing fence, along with 7 metres of landscaping buffer will be provided between New Brighton Park and the truck parking area.

5 Entrance Point– Trucks enter from Commissioner Street via gated access. The facility will be secured when not in use.

6 Exit Point – Trucks exiting the site will travel toward Port access gates (westward) onto Commissioner Street.

7 Public Access – Public access to New Brighton Park will remain unchanged.
