Greetings, Clients & Homeowners!

It’s my pleasure to publish the 2012 Report on Condominium Sales in San Franc isco. After four years of modest activity, 2012 witnessed a dramatic uptick in the San Francisco real estate market – and condominiums were no exception!

Herein you will find the only report showcasing the condominiums, co-operatives, lofts, and tenancies-in-common (TICs) which sold at prices over $1,500,000, using data collected from the San Francisco Association of Realtors Multiple Listing Service combined with non-MLS sales of 82 private transactions, reported from exclusive sources. Sales are summarized by neighborhood, then overall by price.

Last year, five houses sold at prices over $15,000,000. Similarly on the rise, sales of condos over $1,500,000 soared with 302 closings – a 68.7% increase over the previous year.

Citywide during 2012, condos, co-ops, lofts and TICs representing $708,184,729in value traded, including 21 units over $4,000,000.

As of this writing, Millennium Tower reports all but 10 of its 417 luxury units sold, with its developer focusing on their next luxury project between the St. Regis and the Four Seasons Hotels. Tishman Speyer has announced plans for their next 700+ units at 201 Folsom, adjacent to The Infinity.

Of note, last year nearly one-third of all units sold privately, off the MLS. The growth of San Francisco’s “shadow inventory” has benefited homeowners desiring to sell however preferring to market their property to a select group of qualified buyers. We expect this trend to continue in 2013.

The 2013 Condominium market will be fueled by:

• International buyers • Silicon Valley/Social Media executives acquiring homes in the city • Vibrant Bay Area companies aggressively hiring from around the world (the Silicon Valley remains the nation’s

#1 job engine) • Parents purchasing on behalf of their children • Historically low interest rates

Our local real estate market continues to benefit as one of the nation’s most supply-constrained regions. This low inventory - combined with an unprecedented number of highly qualified buyers - suggests 2013 may present a rare opportunity for homeowners to consider the sale of one the greatest works of art – their home!
