Un-timely discovery ounforeseen existing conditions often results in costly delays and change orders. So what can be done to protecyourself and your project team? How can these risks be minimized or eliminated? What are the costs?

    John M. Russo, AIA, is an experienced architect, technologist and entrepreneur. He founded ArchitecturaResource Consultants (ARC), a firm that has specialized in providing outsourced architectural services to thearchitectural, engineering, construction and facilities management (AEC+FM) communities since 1997. With morethan 28 years of professional experience, Mr. Russo has developed his passion for as-built documentation of

    buildings and facility lifecycle solutions into a thriving award winning business. He also helped found a non-profiorganization with other industry professionals, including LABECs Co-Chair, Glenn Hickman, called the U.S. Instituteof Building Documentation (USIBD). The USIBD is working to establish standards, education and outreachprograms for all stakeholders with an interest in building documentation. The USIBD is also forming alliances withother leading organizations such as the AGCs BIM Forum, CyArk, and the BuildingSMARTAlliance (bSa) tofacilitate these objectives.
