Retail & Experiential Destination
Bushwick’s most recent renaissance began just a few years ago with an influx of artists, new galleries, and a creative movement led by the Bushwick Collective.
Through its efforts, the neighborhood’s streets are now lined with
inspiring street art featuring well-known artists from all over the world.
The neighborhood’s industrial charm and thriving artistic community
have drawn many retailers to the area, and the trend only shows signs of
increasing. Retail in the area has developed into an eclectic mix with a large
number of restaurants, bars, galleries, production studios, yoga studios, juice
bars and arts-centric businesses.
The primary commercial appeal of the neighborhood is currently nightlife and
a highly crowd-curated food selection. Moreover, the area is quickly becoming
a hub for experiential destinations, such as large scale music venues, circus
shows from House of Yes, a soon-to-be-built rock climbing gym, a movie
theater, and other entertainment destinations in the pipeline.
To add to the mix, Bushwick is fast becoming a top tourist destination.
Applications have been filed for three separate ground-up hotels of
approximately 100,000 SF - all three will be centered around the Morgan and
Jefferson L, including one by the same developers as the William Vale Hotel
in Williamsburg at 27 Stewart Avenue.

Where People Want to Live
There are an impressive number of new residential developments currently being built in Bushwick, as well as a residential community that lives, breathes, works, and plays in Bushwick.
Whether it’s artists, families, new graduates, former Williamsburg residents
or Manhattanites, Bushwick has become a preferred living destination for
many. The arrival of so many new residents has fueled a need for more ame-
nities and destinations.
Residential development has skyrocketed in Bushwick in the last few years.
So far in 2015, Bushwick impressively has the most residential construction
filings in all of New York City, beating both Manhattan and Williamsburg
with 1,328 units, while Williamsburg is only the second most active Brooklyn
neighborhood with 817 units.
Existing residential buildings are also being refurbished and renovated to
meet the increasing demand for quality housing. As development continues
to move outward along the L train, Bushwick’s appeal will only broaden.

Growing Work Spaces
With more and more office tenants moving to Bushwick, the neighborhood is quickly becoming a twenty-four hour community.
Bushwick has long-been a creative hub, but the increased daytime population
is driving a need for more retail amenities accessible during the day and early
evening.
Creative space in Bushwick is no longer just an alternative to high-priced Park
Avenue South, Garment District, Meatpacking, Chelsea, Williamsburg, and
Astor Place office spaces, but is becoming a center for technology, advertising,
media, and information companies in its own right. Many established compa-
nies are opting to expand or move to Bushwick as their first choice.
Bushwick’s appeal to office developers and the New York City workforce is, in
part, the ease of transportation to and from Williamburg and Manhattan. The
Jefferson L station is only a 15-minute train ride to Manhattan.
Just this year, Lincoln Property Group, purchased a 100,000 SF building just
a block and a half from 255 Randolph Street for a record price of $46 million.
The company’s plan is to convert the factory building into a creative office
space with high caliber retail amenities. Other creative space developments
include a three-acre site at 333 Johnson Avenue, up to 80,000 SF planned for
conversion at 215 Moore Street, and 124,000 SF at 95 Evergreen Avenue.
