CARE CENTER SERVICES Located on the grounds of Ventana by Buckner, our Assisted Living and Health Center will offer a full range of Assisted Living, Memory Care Services and Skilled Nursing care in a convenient residential setting. As a benefit of living at Ventana, residents will be able to move to these levels of care at substantial savings over the general public.

If one member of a couple permanently moves to any area of the Health Center, the couple will continue to pay the same monthly fee they would have paid for their independent living apartment together. When a single resident (and the second transferring resident of a couple) permanently moves to any area of the Health Center, that resident will pay the “median fee” which provides significant savings over fees charged to the general public. This care is guaranteed, on an unlimited basis, to Ventana residents (see Residence and Services Agreement for details). Residents will be responsible for any personal ancillary item expenses. The services of the Assisted Living and Health Center are tailored to the individual needs of the resident.

Assisted Living: in our Assisted Living Center, licensed nurses and trained caregivers provide individualized assistance with bathing, dressing, grooming, monitoring medications and other activities of daily living. Staffed on a 24-hour basis, the Assisted Living center features private one- and two-bedroom suites which residents may furnish as desired.

Memory Care: features furnished rooms designed for residents with mild to moderate dementia, such as Alzheimer’s or similar conditions. The goal of our specially trained staff is to minimize stress for residents and to help them maintain their independence and individuality for as long as possible.

Skilled Nursing Care: in the Health Center registered nurses and licensed vocational nurses, with the help of trained caregivers, provide short- and long-term skilled nursing care on a 24-hour basis. The Health Center is an appropriate setting for individuals who are recovering from surgery or illness, require concentrated rehabilitation or need ongoing long-term care. Our restorative approach reinforces the appropriate healing and rehabilitation process and promotes independence. The Health Center features private, furnished rooms.

SPECIAL FEATURES OF ASSISTED LIVING AND THE HEALTH CENTERDining Services: all residents in Assisted Living and the Health Center are served three meals a day in one of the Health Center’s beautifully appointed dining rooms. All meals are included in the monthly fee under your Life Care program. Special diets may be accommodated through Ventana’s dietary manager.

Other Amenities and Services: the Assisted Living and Health Center have plentiful, attractive amenities, including therapy rooms, multi-purpose rooms, family meeting room, garden area and salon/barbershop. Our full-time resident programs staff plan events tailored specifi cally to the interests and abilities of residents in each area of the community.

Outpatient Services: an array of Outpatient Services, including physical, occupational and speech therapy will be available to Ventana residents. Services are offered on a fee-for-service basis but are often covered by a resident’s personal medical insurance plan when prescribed by a physician.

Continuing Care Retirement Communities provide the answer for a growing number of older adults who are looking for the opportunity to enjoy a vibrant and enriching lifestyle with peace of mind for the future.

The Texas Department of Insurance (TDI) is responsible for regulating the state’s CCRCs. In Texas, a CCRC offers a continuing care contract that includes a promise to provide one or more elements of care in exchange for the payment of an entrance deposit (often partially refundable) and periodic charges, or both. CCRCs typically offer three types of living accommodations: Independent Living, Assisted Living and Skilled Nursing care. The cost of Assisted Living and Skilled Nursing care is either partially or fully covered by the entrance deposit and monthly fee.

Ventana by Buckner is a Life Care CCRC featuring beautifully designed apartment homes for Independent Living and an on-site Health Center. The Health Center offers Assisted Living (including a dedicated Memory Care area) and Skilled Nursing. Should the need for these services arise, Life Care residents who choose to move to the Health Center may receive ongoing care at significantly discounted rates when compared to fees incurred by the general public for these services. Ongoing care at these special rates is available for an unlimited period for Ventana Life Care residents.*

HOW DOES A CCRC DIFFER FROM AN OWNERSHIP COMMUNITY?

The primary difference between ownership communities and a CCRC is that ownership communities typically do not include any coverage for Assisted Living or Skilled Nursing care. In addition, ownership communities may not have a continuum of care conveniently available on the same campus as does a CCRC. Residents (owners) are also responsible for the resale of their home and for payment of a monthly fee until their home is resold (even after they have moved out).

WHAT IS A CONTINUING CARE RETIREMENT COMMUNITY (CCRC)?

HOW DOES A CCRC DIFFER FROM A RENTAL COMMUNITY?

The primary difference between CCRCs and rental communities is that rental communities typically do not include Assisted Living or Skilled Nursing care. If a resident develops the need for these services, the cost of care is fully the resident’s responsibility. Also, since these additional services are not available on-site, residents requiring care may need to move away from the community at their greatest time of need.

Another key difference is that rental communities are not subject to the same oversight and regulations that CCRCs are. The Texas Department of Insurance is charged with monitoring the fi nancial solvency of our community.

WHY IS THERE AN ENTRANCE DEPOSIT?

In developing the exceptional style of living that Ventana offers, our goal is to create a fi nancialarrangement that appeals to potential residents and provides the opportunity to meet the expenses of operating Ventana. The concept of our refundable entrance deposit program allows Ventana and our residents that opportunity.

Many residents apply the proceeds from the sale of their home toward the entrance deposit. This entrance deposit model makes it possible for residents to enjoy the wonderful benefi ts of CCRC living and the assurance of multiple levels of care in the future at predictable costs. Residents enjoy knowing that at least 90 percent of their entrance fee will be returned to them, their children or their estate in the future.*

WHAT ABOUT MONTHLY FEES?

The monthly fee is generally equal to or less than the monthly cost of living residents formerly paid in their homes before moving to Ventana, especially when one considers the cost of all of the services, amenities and upkeep included.

ARE THERE ANY TAX ADVANTAGES TO LIVING IN A CCRC?

Yes. Under current IRS guidelines, the non-refundable portion of your entrance deposit may be submitted as a pre-paid medical expense in the year you occupy your Ventana residence. Also, on an ongoing annual basis, a percentage of your total annual monthly fees paid is also eligible for the same tax benefi t. That annual percentage varies and correlates to the community’s annual health care operating expenses to the total operating expenses and that percentage is communicated to all residents annually by the community’s Executive Director.In some cases, the deduction may also apply to family members who have paid or contributedto an entrance deposit for a relative.

Tax laws are, of course, constantly evolving and always subject to interpretation, but recent legal precedents have been favorable for CCRC residents who have sought to deductportions of their deposits and fees. Of course you and your tax preparationprofessional should consult closely to determine the best strategyfor your circumstances.
