The year began with the traditional post-Christmas flurry, with lots of new buyers registering and potential vendors asking for market appraisals. Since then, activity levels have remained constant, and plenty of purchasers are prepared to make offers. The market is price-sensitive, but there is still a market and we agreed more sales in the first six months of 2012 than we did in the same period in 2011.
The glory of the Cotswolds is that there is no typical buyer. The area is popular with retirees, young families and those looking for a second – or even third – home.
Consequently we have an interesting mix of local, national and international buyers, including many from London.
Webbs Farm in Stourton was a recent highlight sale, attracting 26 viewings in just three weeks and three interested buyers. A sale was agreed in excess of the guide price, with a very quick exchange of contracts. ‘Steady as she goes’ is our motto at the moment, as realistically priced
properties will continue to sell. However,
we are expecting that there will be a shortage of stock over the coming months.
