LIGHTING FIXTURES

The Murano Glass fixtures in Hallway, Entry, Powder Room, Dining Room, living Room were custom designed by Antiques dealer Lu-ciano from Venetian Handblown Scavo Glass Urns with Bronze elements from Asia.

The Hallway Iron wall sconces were retrieved from a Piedmont estate and were intricately crafted by iron workers who worked at the San Simeon Estate.

Gold leafed and Bronze accented wall sconces in the Office, Master, & Music Rooms by Panache.

DRAPERY

Drapery Rods in Dining, Office, and Music Room are 24K Gold leafed.

Designer Drapery Fabrics, many imported from France and Italy. Lined and interlined.

CUSTOM PAINTED DOMES

LIMESTONE FLOORS

The limestone for the floors was imported from a quarry in France. The pieces have been distressed and chiseled to give an old world appearance. As would be typical in an old Italian Villa, the patterns vary from space to space.

The kitchen family room, since it is less formal, has a running bond pattern of varying widths and sizes. The dining room and music rooms have a more formal herringbone pattern with a border. The living room has a diamond pat-tern of 18 inch pieces.

Large pieces of stone are used to accent the

divisions where there are arches. The exterior patios use the same stone, but with a less for-mal Versaille pattern.

There is limestone wains coating in the pow-der room as well as two of the toilet areas. The showers are uniquely designed with large pieces which were cut from slab.

The powder room sink is hand carved from French limestone.

PLUMBING FIXTURES

Waterworks nickel fixtures in each bathroom.

CEILING DETAIL

The living room ceiling has been carefully crafted European-style, from antique lum-ber, hand-planed and distressed, then hand glazed and waxed to give the look and feel of a gracefully aged antique. The two 12/1 x 17” Beams are flanked on each end by Hand- Carved Corbels.

The beams in the family room and kitchen were planed, then hand- glazed, distressed and waxed. The music room has a paneled ceiling crafted by French Traditions and de-signed by Christopher DeRose of Santa Bar-bara.

INTERIOR DOORS & CABINETS

Interior doors are Walnut that has been bleached, hand-planed, distressed and then stained and waxed.

All hinges and hardware are bronze by Rocky Mountain.

The cabinet finishes are either glazed and painted or hand-planed, distressed, stained and waxed.

home. Exquisitely, refined and detailed. Old world cabinet hardware. Floor to ceiling his & her closet cabinetry.

WOOD FLOORS

The Walnut floors have been bleached, hand-planed and distressed. Pegs have been added to authenticate an old world look and the sizing of the pieces is varied.

RADIANT HEAT

A radiant heating system under the floors, keeps the house & guest house comfortable at all times.

STEAM ROOM

The office bathroom has a steam room in the show-er.

PIZZA OVEN

Large size Pizza Oven by Mugnaini, imported from Italy.

GENERATOR

Generator services the entire main house in case of power outage.

INTEGRATED PHONE AND INTERCOM SYSTEM

EXTERIOR DOORS

The custom paneled exterior doors & windows are Honduran mahogany.

EXTERIOR LIMESTONE MOLDINGS

Extensive limestone moldings were designed by Christopher DeRose of Santa Barbara and patterned in European design.
