A FRAMEWORK
Role of the architects and importance of design as
an integrating framework. Architects may not be
the sole drivers. However, design process is all-
embracing.
This list is a framework and a means of
comparing developments. A sustainable
development may not address all 12 attributes.
Some attributes lead to quantifiable impacts such
as carbon footprint. Others are more qualitative,
but equally as important.

12 attributes12 ATTRIBUTES OF A SUSTAINABLE BUILT ENVIRONMENT
DefinitionOur planet‟s ecology, and the biological diversity that thrives in it
and there by provides us with ecological goods such as foods,
fresh water and climate regulation.
ApplicationA sustainable development recognizes the intrinsic value of
Natural Capital and seeks zero impact through site selection, site
planning, procurement of raw materials and products,
management of pollution and waste.
Metrics - Ecological footprints
- Bio capacity

Application
Singapore has a high ecological footprint and low biocapacity.
Sustainable development seeks zero or positive impact on natural
capital on and off site, within and beyond national boundaries.

greenhouse gas emissions
DefinitionThe atmospheric influx of greenhouse gases (GHG), such as
carbon dioxide and methane, to traps the sun‟s heat and raise
average global temperatures, leading to global warming. This
manifests itself through altered climate patterns
ApplicationA sustainable development actively seeks to reduce its GHG
emissions which is often linked to human activities such as
burning of fossil fuels
Metrics - Carbon footprints

Wall-Mart’s Pledge on Feb 25, 2010
“to eliminate 20 million metric tons of GHG emissions from its
global supply chains by end 2015”
Wall-Mart’s action plans :
1. Reduce GHG emissions from its direct operations (stores
and fleet) and through out its supply chain
2. Increase global efforts to operate energy efficient stores

12 ATTRIBUTES OF A SUSTAINABLE BUILT ENVIRONMENT
resilience to climate change
DefinitionClimate change, its effects, is deemed inevitable and in some
places, severe. These include sea level rise, erratic weather and
flooding, food and water shortages.
Mitigation and Adaptation are complementary strategies related
to resilience to climate change. Mitigation tackles cause of
climate change; Adaptation tackles impact of climate change
across the life of a building or community.

12 ATTRIBUTES OF A SUSTAINABLE BUILT ENVIRONMENT
urban infrastructure
DefinitionA set of interdependence and synergy related infrastructure
in varying scales of building environment, often affecting
environmental effects to neighborhoods and cities.
ApplicationA sustainable development look into a set of urban
infrastructure that supports the community such as, energy
interdependence, potential synergy between water and
waste management, transport system and zoning.

school, following a set route and picking up other children at „bus
stops‟ as they go, escorted by two adult „drivers‟.
2. City sports arena in Singapore with good road infrastructure.
3. Munich‟s vividly colored U-Bahn is an underground art gallery.

replenishable resources
DefinitionA natural resources found on our planet, such as water from the
ocean and bamboo, which we have to consider now with
advanced technology. This is to reduce our dependency on non-
renewable resources such as wood from rainforest and fossil
fuels.
ApplicationA sustainable environment has little or no use for non-renewable
resources; it is designed instead to seek out replenish-able
resources available to it.
Metrics Instead of metrics, categories to consider are:
- Energy
- Water
- Materials

12 ATTRIBUTES OF A SUSTAINABLE BUILT ENVIRONMENT
resource efficacy
DefinitionThe capacity and responsibility of stakeholders to extract more
value from fewer non-renewable resources, i.e. lowering the
input-to-output ratio.
ApplicationA sustainable development should be designed and operated
optimally, with sustained efficiency of its electro-mechanical
systems, with minimal waste resulting from the operation of
these systems and occupant behavior.
Metrics Instead of metrics, categories to consider are:
- Energy
- Water
- Materials

longevity = adaptability + re-use
DefinitionThe longevity of a development is a measure of how effectively
embedded resources are utilized, referring to the materials and
energy that were consumed in its making. In other words, the
longer it stands, the less it has consumed annually.
ApplicationA sustainable building avoids obsolescence by offering
opportunities for whole building adaptation to change-of-use or
expansion. It is designed for loose fit; it is accommodating and
generic in its layout and for long life, and anticipates eventual
end-of-life by allowing for disassembly and re-use of components.

harmonization with place
DefinitionHarmonization is the conscious act of embeddedness in Place,
of actively reducing the burden that a building or city will place
on the environment at large.
ApplicationA sustainable environment seeks to be in harmony with its locale.
It does so by investigating and appropriating local knowledge;
this is manifest in its choice or materials, climatic response, and
respect for site and ecology.
Metrics Instead of metrics, 3 pre-conditions of Place to address are:
- History and Culture
- Ecology and Terrain
- Climate

wellness of the inhabitant
DefinitionBuildings and cities should enhance the inhabitant‟s quality of
life which relates to the issue of wellness.
ApplicationA sustainable building and cities provide us, the inhabitants,
comfortable environments for work, rest and play. If designed
well, they can also impart pleasure and delight.
Metrics Instead of metrics, 3 descriptors of wellness to address are:
- Comfort
- Health
- Happiness

12 ATTRIBUTES OF A SUSTAINABLE BUILT ENVIRONMENT
integrated landscape
DefinitionGreenery – both natural and man-made landscapes – which
is a readily available component of the built environment that
by „carbon sequestration‟ counters GHG emissions from our
buildings and cars.
ApplicationA sustainable environment maximizes
landscape elements, integrating them
onto site and envelope.

food security
DefinitionA community is „food secure‟ if food is available at all times,
when all persons have access to it, where its composition is
nutritionally adequate in terms of quantity, quality and variety,
and generally acceptable within a given culture. Can be an issue
or matter of survival for nations. Urban agriculture is an
infrastructure strategy.
ApplicationA sustainable environment therefore seeks out productive
landscapes (as distinct from landscapes that are solely aesthetic)
integrating them into facades and roofs, gardens and parks.

design process
DefinitionA domain of architects and as a integrated design process
embraces all the other 11 attributes. Key factors are a
collaborative outlook and multi-stakeholder buy-in.
ApplicationA sustainable development is therefore a product of an integrated
design process. Rethinking cost across the entire life of the
building allows developers to consider strategies and technologies
with greater long-term benefits and savings.
Metrics Instead of metrics, 3 attributes are:
- Multi-disciplinary
- Multi-stakeholder
- Whole-life perspective
