Duties & Obligations of the Property Manager: I have employed a property manager, Lucinda Howell, who lives locally in the Margaret River township. I have discussed the managers duties and obligations, detailed below, and she has agreed to ahere to the following obligations and duties listed: Role and Responsibility The property manager will be required to: Comply with the Holiday Rental Code of Conduct. Comply with any request made by a participating organisation under the sanction provisions of the code of conduct. Use her best endevours the ensure the property under her management used for holiday rental complies with the Code of Coduct generally including in particular the standards, practices and procedures under this part; Ensures the Code of Conduct and Terms and Conditions are clearly displayed in the property. Outline to guests (and visitors) the consequences of no compliance with the terms and conditions or house rules. Draw guests attention to the provisions set out in the house rules, relating to rubbish disposal, parking and recycling. Arrange for the removal of any excess rubbish left by guests or visitors. Manage guest and property issues promtly and efficiently. Provide information to neighbouring properties on the relevant authority to contact in the event of a contraventions of the terms and conditions, phone numbers will be supplied for the manager and also the property owner, and Act with the upmost professionalism, courtesy and consideration when delaing with guests, neighbours, and other community stakeholders. Complaints Handling: The property manager will: Be on call to deal with queries or complaints, and respond promptly and professionally to rectify any problems. Maintain a log of complaints, related communication and actions taken. Including documenting the date and time received, name and designation (eg guest, neighbour, police, council etc) of complainant, contact details of complainant, nature of the complaint, action undertaken (by whom and when); and outcome and/or further action required. Cooperate and participate in any complaint handling, response or resolution system implemented by relevant participating organisations or local council; During the guests occupancy at the property, the manager will: Organise check in for the guests, direct guests attention to the terms and conditions and house rules. Drive by the property at random times to ensure guest numbers conform to the information provided in the booking confirmation and that there is no evidence of anti social behaviour or non compliance to the house rules. **Guests will be advised sound travels easily from the upper deck and pool area, any anti social activity will be evident and dealt with promptly. Respond promptly to calls from the owner or neighbours drawing her attention to unacceptable behaviour. Organise check out for the guests, at which time the property and grounds will be thoroughly inspected, and any issues reported to guests. To eliminate any problem guests staying at the property and to prevent issues or complaints

arising from neighbours, guests will be carefully vetted prior to booking. They must agree to adhere to the house rules and terms and conditions by signing to agree to them prior to a booking being confirmed.

Gnarabup Rock Pools 5 Lesueur Place, Gnarabup; Booking Terms and Conditions:

Terms and Conditions Weekly/Weekend Rental Agreement This agreement is made between Total Properties, Margaret River, and Applicant, hereinafter “Guest”. Total Properties, agrees to rent to Guest the selected property (hereinafter referred to as “rental”, under the following conditions: Bond: A refundable $500 security/noise bond is payable. The bond will be refunded in full after the house has been thoroughly checked and provided there are no damages or excess cleaning required. A breach of any of the “booking Conditions”, may result in forfeiture of the bond. Additional costs will be charged to the Guest’s should the bond amount be insufficient. Final Payment: A 50% deposit is due at the time of booking. The balance amount payable in respect to the Property rental shall be paid at 30 days prior to the date of commencement of the booking. If the full payment has not been received by Total Properties at least twenty eight (28) days prior to the start of the rental period, then Total Properties and the Owner reserve the right to cancel the booking without notice and the Guest will forfeit the Guest’s deposit which will be non-refundable in such circumstances. Cancellation Policy: If the deposit is not received within 7 days of the booking being made, the manager shall contact the guest. If the deposit is not received shortly after that contact, the manager reserves the rate to cancel the booking. Underage Guests: We do not accommodate groups of unaccompanied minors or school-leavers. Check in and Check out times: Unless arranged in advance with the booking agent, Check in time is 2 .30pm and Check out time is 10.30am. Requests for varying times will be accommodated where possible. Number of Guests: The number of guests occupying the property for the duration of the appointed dates must not exceed 6 guests. Gnarabup Rock Pools is licensed for up-to 6 guests and 4 visitors to the property, provided they do not stay overnight. The number specified on the booking form must meet this criteria. Should there be any changes to the number of guests the booking agent MUST be informed. Gatherings or parties of any kind are not permitted at the property without the property manager and owners constent. Failure to comply may result in forfeiture of the bond. Rubbish removal, recyling & Cleaning: We request guests leave the property as they found it. Please wash and put away all dishes, remove foodstuffs from the fridge & clean the stove/oven, clean all wet areas (bathroom, toilet, laundry), vacuum the the floors. Please place all rubbish in the bin. Guests are reponsible for removing any rubbish that will not fit into the bind provided. Any excess cleaning will be deducted from the deposit/security bond. Guests must dispose of garbage and items for recycling inaccordance with the usual practice at the property.

Guest’s Obligations: Guest’s shall be responsible for the Property during the Guest’s stay. Guest’s shall not use rental or permit it to be used for any disorderly or unlawful purpose or in any manner so as to interfere with other resident’s quiet enjoyment of their residence. Any misusedescribed above shall result in termination of Rental Agreement and no refund of any payments will be issued.

Noise and Residential Amenity: Quiet hours, between 10.00pm and 8.00am must be respected. Amplified music shall not be played outside of the Holiday House between the hours of 10pm and 10am. Offensive noise is prohibted and may result in termination of the stay, eviction, loss of rental paid and additional charges for security and other expenses, which will be deducted from the bond.

Guests must abide by any noise abatement conditions, standard or orders issued by police or any regulatory authority to minimise impacts upon the residential amenity of neigbours and the local community. Functions and Parties: Gnarabup Rock Pools: Parties, Gathering and Functions are strictly prohibted. Use contrary to this will result in loss of your bond bond and/or additional payments. Complaints and Dispute Resolution Procedure: It is the guests obligation to report any problems or incidents promptly. Where practicable, the owner or property manager shall act immediately to resolve any such issue. If not feasible the owner or property manager shall advise the guest what steps will be taken to remediate any problems. If the problem involves failure of an appliance, the guest shall not refuse any reasonable request by the owner or manager to allow tradesman access to the house for repair work to be undertaken. Damages/Breakages: The Guest’s shall take all reasonable care of the Property and at the end of the stay shall leave the Property including all utensils,fixtures, fittings and equipment on, in or about the Property in a clean and tidy condition. The Guest’s shall be liable for any breakages or damage caused to the Property that may occur during the Guest’s occupation of the Property and all costs of repair and replacement thereof shall be payable to the owner or property manager upon demand. Any damage or breakage must be reported to the property manager. Parking: Free on site parking is provided for up-to 5 vehicles. Guests and visitors may not park on the verge or roadway. Guests and visitors may not occupy caravans or camper trailers that are parked on the property. Guest’s Property: All personal belongings, baggage, vehicles and other property of the Guest of any description shall be the risk of the Guest at all times and neither Total Properties nor the Owner accepts any responsibility for any loss or damages. Consequence of not meeting the terms and conditions: Non compliance can include enforcement action for the owner, property manager, security services, local council or police. Enforcement action is subject to Australian consumer law and other relevant legislation. Such enforcement action could result in termination of permission to occupy the property and

eviction, loss of rental paid, deductions from the security bond and additional charges. Therefore its important all guests are aware of their obligations and responsibilities and to make any visitors to the property aware of these requirements, to maintain the amenity of the property and its neighbourhood. Representations: The Guest acknowledges that Total Properties has used its best endeavours to describe the Property to the Guest within the limited extent of the communications between the Guest and Total Properties and that Total Properties shall not be liable to the Guest in any respect should the Guest consider the Property to be unsuitable for any reason whatsoever. Availability of Property: The short term accommodation contract negotiated by Total Properties and made between the Guest and the Owner is made on the understanding that the Property and its facilities as stated in the booking confirmation will be available as represented to the Guest. Should any events whatsoever arise beyond the reasonable control of Total Properties, which render the property uninhabitable (for example, flood, fire, storm damage, etc) then Total Properties may have to cancel the Guest’s booking for the property. Should such circumstances arise then Total Properties will endeavour to relocate the Guest to a holiday home of similar standard to the property in the same area. Where this is not possible, Total Properties will refund all monies paid by the Guest in respect of the Property. Upon refund of the monies paid, the guest shall have no further claims whatsoever against the Owner of the Property or of the booking agent, Total Properties. The House Rules form part of these Terms and Conditions and are clearly displayed at Gnarabup Rock Pools. GNARABUP ROCK POOL - 5 LESUEUR PLACE, GNARABUP – HOUSE RULES General Requirements - Guests and visitors must comply with all house rules, By-Laws and instructions from the property manager and security services during their stay. Guests must notify the property manager of any disputes or complaints from neighbours as soon as practicable. Noise and Residential Amenity - Gnarabup Rock Pools is located within a residential area, we operate under licence issued by the local council and are subject to stringent conditions relating to the behaviour of guests. Quiet hours, between 10.00pm and 8.00am must be respected. Amplified music shall not be played outside of the Holiday House between the hours of 10pm and 10am. Offensive noise is prohibited and may result in termination of the stay, eviction, loss of rental paid and additional charges for security and other expenses, which will be deducted from the bond. Guests must abide by any noise abatement conditions, standard or orders issued by police or any regulatory authority to minimise impacts upon the residential amenity of neigbours and the local community. Trespass - Trespass on neighbours property will result in the police being called, eviction of guests and forfeiture of security bond. Visitors - Guests are responsible for ensuring there are no more than 4 visitors at the property at all times, and that visitors comply with house rules. Functions and Parties - Parties, Gathering and Functions are strictly prohibited at Gnarabup Rock Pool. Use contrary to this will result in loss of your bond and/or additional payments. Any gathering, celebration or entertainment permitted at the property must not conflict with residential amenity and must comply with terms and conditions and house rules, particularly relating to guest and visitor numbers. Parking - Guests and visitors are to comply with parking regulations, there is adequate parking for 5 vehicles, parking is only permitted in the driveway. Parking is not permitted on the verge or the road. Guests and visitors are not permitted to sleep in caravans or camper trailers parked at the property. Recycling and Garbage - Guests are required to pull bins out to the verge the evening prior to collections. BIN COLLECTION DAY IS TUESDAY. Guests MUST NOT leave the lid ajar or it will not be collected, and NOT to place anything on the lid. Security - Whenever you are absent from the property close windows and lock all doors to maintain security and prevent rain and water damage. Deck and Balcony Areas - Adhere to quiet times 10pm-8pm. Amplified external music shall be turned off at 10pm. Please respect our neighbours to the back of the property by not using the upper deck after 10pm. Guests shall move inside from the deck after 10pm and keep noise to a minimal level. Guests should be conscious at all times that anti social behaviour, eg shouting, screaming, swearing will be hard by neighbours, it is unacceptable and is not permitted. Swimming Pool Area - Strict supervision of children around the pool area is required at all times. No glass is permitted around the pool area or in the pool itself. Jumping off the balcony into the pool is prohibited. No amplified noise in any of the outdoor areas is allowed after 10pm. Smoking - Smoking is strictly prohibited indoors. Cigarette butts must be disposed of in the

bins provided. Pets - Pets are not permitted. BBQ - A gas BBQ is provided on the upper deck. After every use guests must turn off the gas at the bottle and clean BBQ. There are BBQ cleaning wipes provided. Guests will be charged if additional cleaning of the BBQ is required. Damages and Breakages - The Guest’s shall take all reasonable care of the Property and at the end of the stay shall leave the Property including all utensils, fixtures, fittings and equipment on, in or about the Property in a clean and tidy condition. The Guest’s shall be liable for any breakages or damage caused to the Property that may occur during the Guest’s occupation of the Property and all costs of repair and replacement thereof shall be payable to the owner or property manager upon demand. Any damage or breakage must be reported to the property manager, On Departure. In preparation for this and in the interest of hygiene, we would appreciate guests attending to the following before departing. If extra cleaning is required by our cleaners guests will be charged for this.

All inside bins emptied, refuse removed from the house and stored in outside bins.

Extra rubbish should be placed in rubbish bags for easy removal.

Empty fridge, wipe out and leave clean. Empty dishwasher, put items away.

All surfaces are wiped, clean of food and grease, inc griller, oven & BBQ

All items of furniture belonging to the property are replaced in their original positions

and the property left neat and tidy.

Please strip sheets and pillowcases (only) from beds and leave these together. Leave

towels hanging in bathrooms to dry.

Do not strip doona covers. If you do remove due to stains please keep these and any

other coloured items separate from the hired linen.

Turn off all heaters, lights and electric blankets etc.

Lock all doors and windows as you leave. Return keys to the property manager.

Please adhere to check out times, as delays can cause serious problems for incoming

guests.

Compliance - Breach of these house rules is a breach of the terms and conditions of occupancy. The owner and property manager reserve the right to terminate permission to occupy and to evict from the property guests or visitors who refuse to follow these house rules. In Case of Fire: There is an evacuation plan clearly visible on the fridge door at the property. Guests should familiarise themselves with the evacuation routes in the event of a bush fire. PROJECT TITLE Our Patch Schools Sustainability Program

BACKGROUND The “Our Patch” program was developed by the Cape to Cape Catchments Group utilising

the priorities outlined in the Conservation Action Plan (CAP) for the area, the structure of

the Ribbons of Blue program (part of national Waterwatch program) and importantly based

on the Australian National Curriculum. Extensive consultation is undergone each term with

the teachers involved to ensure the content and structure of the program is enmeshed with

the learning programs for classes.

“Our Patch” was instigated by a partnership between the Rotary Club of Margaret River and

the Cape to Cape Catchments Group in 2011, when a pilot project with three Year Three

classes was trialled.

The pilot was successful and it was requested that the program be extended out to other

Year 3 classes; Montessori, St Thomas More and Margaret River Independent School were

thus engaged with further funding from Rotary.

A “Seeds of Renewal’ grant from ANZ enabled Year Six classes from Margaret River Primary

School, St Thomas More, Montessori and Margaret River Primary School to participate in the

program with waterways lessons, macroinvertebrate sampling and a culminating Confluence

at Ellensbrook. The confluence was an environmental festival for students with live animals,

activities with expert presenters from DPaW, Fisheries, South West Catchment Council,

Koomal Dreaming, botanists and staff from CCG along with a sculptural artist project.

In 2014, Cowaramup Primary School requested to be part of the program. Cowaramup Lions

were approached and have now supported the program to enable the pre-primary students,

the Year 3 class and the Year Six class to take part.

In 2015 a new relationship has been established with Felicity and Don Bradshaw, two

scientists studying honey possums who are involving students in a “Be a Bush Scientist”

program. This will extend the program allowing students to carry out real science activities

like setting pit traps and recording and sharing their results with DPaW.

OVERVIEW/

OBJECTIVE

“Our Patch” is a locally based and developed environmental education program that takes

children out of their classrooms into their natural environment and community. Children

learn about the values of biodiversity, waterways and Wardandi knowledge in their patch.

They also engage with a broad spectrum of the community to learn about best practice land

management in the Shire of Augusta Margaret River.

The program has engaged 385 students in learning about their natural places in 2014. A total

of 15 classes had at least two in class incursions with guest presenters and at least one

excursion every term with a final Confluence at the end of the year.

The “Our Patch” program is therefore invaluable in engaging children in learning about and

in their natural environment. It is very much about empowering students to be stewards of

their land.

ACTIVITIES/

OUTPUTS

Year Three classes went on bush walks along the Margaret River, learning about local

community history, scientists bought live samples of smooth and Hairy marron and

Aboriginal custodians shared bush tucker and fishing strategies. Other activities included

plant identification. Students also sampled for macroinvertebrates at the Montessori

wetland and learnt about how to protect and care for waterways.

Year Six students carried out macroinvertebrate samplings and water quality assessments at

Foxcliffe Vineyard, Duggan’s dam in Cowaramup and the Montessori wetland. Scientists

from Murdoch University also held an excursion for students at the weir on the Margaret

River where children were able to see live samples of native fish, watch electro fishing take

place and actually see a live lamprey.

Each class also participated in a full program to learn about their local catchment

(Cowaramup Brook, Margaret River and Calgardup Brook), identifying the key values of the

catchments, the land uses and possible threats. This included a full day excursion along their

catchment, meeting landholders including beef and dairy farmers, vineyard managers and

tourist operators. Students carried out foreshore assessments and macroinvertebrate

sampling. They learnt from landholders what strategies had been put in place to care for the

land.

Montessori students carried out an assessment of stormwater drains in Margaret River.

They also surveyed shop owners about their waste water practices and examined the rain

gardens to determine some of the impacts of the community’s behaviours. Students decided

to paint a mural to encourage everyone to think about what goes down the drain and to not

pollute waterways. The mural is now on the west wall of IGA.

All Year six classes developed min-documentaries/presentations on what they had learnt

about their catchment for a gathering of all classes, landholders and community members.

Students were able to eloquently share just how special our area is and what can be done

into the future to care for it. After the community presentation all classes descended on

Ellensbrook for the end of year Confluence.

I would like to offer my congratulations to Tracey and her team for an incredible environmental education program. The lessons were highly engaging and delivered at a wonderful level for my students. The program was astutely designed with the Australian Curriculum as a driving force. It brilliantly covers outcomes within the Science and History strands for this year group along with the cross- curriculum priorities. My students were particularly inspired by the links to indigenous Australia and the knowledge they gained from this program was invaluable. They have a heightened understanding of indigenous peoples connection to country, bush tucker within the South West region, dream time stories and indigenous culture in general. This type of knowledge, understanding and cultural awareness delivered in such an engaging and informed manner I believe bodes well for closing the gap and heading towards reconciliation in this country.
