SCOPE OF WORK

Bidder shall provide comprehensive coverage and monthly preventive maintenance services for equipment and systems

installed including replacement and/or replenishment of consumable items within the first year of standard warranty period

and the succeeding year, with the following scope:

I. Electrical System

1. Testing of circuit breakers and switches 2. Perform load balancing to prevent power overload and other power issues

a) Study the system load during the actual operation b) Determine the unbalance phase load c) Transfer / reconfigure load to balance the phase load d) Monitor the balanced current load e) Project the additional load per phase f) Re-balance load as the change arise

3. Calibration of protective relays 4. Perform megger testing 5. Identification of potential electrical problems 6. Survey and identify high temperature excursions 7. Switchgear cleaning and inspection 8. Cleaning and tightening of all electrical connections and equipment closures 9. Replacement of defective lighting fixture and power outlets 10. Relocation and/or installation of new lighting fixture as needed

II. Uninterruptable Power Supply (UPS)

1. Clean UPS and battery cabinet panels 2. Record UPS display parameters. 3. Measure actual UPS parameters. 4. Measure and record input and output filter current 5. Check for present alarm/s and note findings 6. Download alarm history and event alarms where applicable 7. Check and record environmental condition 8. Perform ocular inspection and check capacitors for signs of leakage; coils, wire/cables, PCB components for signs of

burns; blowers for correct operation 9. Perform thermal scanning of all UPS electrical connections and power components using infrared scanner and note

findings. 10. If a discrepancy from original calibration was identified, transfer the UPS to bypass mode (if allowed by customer)

and perform control supply only calibration procedure otherwise, coordinate with customer for schedule of activity

11. If the unit needed corrective measures, through cleaning of internal components, and other activities that could endanger the safety of the personnel, perform orderly shutdown of the unit and do as necessary

a) Shutdown the UPS following the recommended operating procedure b) Isolate the UPS input Mains supply externally and isolate the battery c) Clean battery tops and terminals for corrosion if present. Replace batteries as necessary d) Check electrolytic capacitors for signs of leakage, bucking, so forth e) Check magnetic components for signs of overheating, security of fixture and delamination. f) Check cables and connections for chaffing, fraying, and signs of overheating g) Check printed circuit boards for cleanliness and integrity. Replace bonds that show signs deterioration.

Verify that all board connections are tight and secure h) Thoroughly clean inside the equipment enclosure using a vacuum cleaner and low pressure air to remove

foreign debris i) Normalize UPS and double check all display parameters j) Perform battery test procedure and record parameters k) Reset alarm history and event alarms buffer l) Reconnect the UPS input Mains power m) Start the UPS and transfer the load to the inverter

12. Complete a battery check. Ensure that the available battery autonomy time meets the installation specifications

III. Generator Set and Automatic Transfer Switch (ATS)

1. Inspect building interior for cleanliness and any oil spills. Clean or repair as needed.

2. Check fuel tank and record hour-meter reading. Refill fuel tank as needed.

3. Check the battery terminal connections for corrosion and looseness. Check for integrity of wire connections from the

battery to the starter connections.

4. Check the coolant level on the radiator. Refill as necessary.

5. Check the engine oil for proper level and refill as necessary.

6. Replace oil and filter as necessary.

7. Check the fuel connections for leaks.

8. Verify if the battery charger is working as expected.

9. Test load and operate the generator to run 15 minutes once a week. Record all front panel parameters. Verify if

operation shows proper voltage regulation and frequency.

10. Check the air filter. Replace as necessary.

11. Check water hoses for cracks or leaks and replace as necessary.

12. Load bank testing, compression and timing checks.

IV. Precision Air-Conditioning System (PACU)

1. Visual inspection of all internal sub-assemblies and major components. 2. Recording of indicator readings on temperature and humidity. 3. Cleaning of any foreign material and dust from internal components. 4. Check thermostat settings to ensure the cooling system of the area is kept comfortable. 5. Check status alarm circuits. 6. Clean and pressure wash condenser coils. 7. Tighten all electrical connections and measure voltage and current on motors. 8. Check for possible defective or worn out electrical components, replace if necessary.

9. Lubricate all moving parts. 10. Check and inspect the condensate drain in central air conditioner, furnace and/or heat pump. 11. Check controls of the system to ensure proper and safe operation. 12. Check the starting cycle of the equipment to assure the system starts, operates, and shuts off properly. 13. Inspect evaporator (indoor blower) and condenser (outdoor unit) air conditioning coils. 14. Check central air conditioners refrigerant level and adjust if necessary. 15. Clean and adjust blower components to provide proper system airflow for greater comfort levels 16. Check all gas (or oil) connections, gas pressure, burner combustion and heat exchanger. 17. Inspect and adjust fan belts tension, replace if necessary. 18. Inspect, clean, and change air filters as necessary.

V. Fire Suppression System

1. Inspection of Devices a) Hazard Enclosure

Check original installation for any changes and equipment have not been replaced, modified, or relocated. Verify if the hazard volume is still the same and no walls or partition has been added.

Verify protected rooms are effectively sealed of any significant air leaks that could result to agent leakage and a failure of the enclosure to hold the specified agent concentration level for the specified holding period.

b) Agent Cylinder

Verify containers and brackets are securely fastened. Check mounting position of horizontally mounted containers.

Verify the status of agent in each cylinder.

Check all containers pressure gauges.

Check Solenoid Valve/Gas cartridge Actuator leads and wiring to agent release modules for corrosion and loosen or broken wires.

c) Piping and Nozzles

Verify discharge nozzles and pipe size.

Verify piping joints & discharge nozzles securely fastened.

Verify piping distribution system internally to detect the possibility of any oil or particulate matter soiling the hazard area or affecting the agent distribution due to a reduction in the effective nozzle orifice area.

Verify the nozzle deflectors are positioned to obtain maximum benefits.

Verify if discharge nozzle, pipe and fittings.

d) Pipe Supports and Braces

Inspect pipe supports hangers and braces. For loose, corrosion, and physical damage.

e) Fire Detection, Alarm, releaseing Devices and Peripherals

Verify all wiring systems are properly installed in compliance with local codes and the system drawings.

Verify the control panels.

Check all end-of-line resistors.

Verify alternating current (ac) and direct current (dc) wiring.

Verify all field circuits.

Check the control panel power supplied to the control unit from a separate dedicated source that will

not be shut down on system operation.

Verify availability of adequate and reliable primary and 24-hour minimum standby sources of energy

Verify all auxiliary functions for proper operation in accordance with system requirements.

Verify detection devices in proper type and location.

Verify condition of detectors.

Verify manual pull stations are properly installed, readily accessible, accurately identified, and properly protected to prevent damage.

Verify all manual stations used to release agents require two separate and distinct actions for operation and properly identified.

Verify the main/reserve switches are properly installed, readily accessible, and clearly identified.

2. Testing a) Disable each agent storage container release mechanism so that activation of the release circuit will not

release agent. b) Verify that the control panel is connected to a dedicated circuit and labeled properly. c) Verify control panel is readily accessible, yet restricted from unauthorized personnel. d) Using smoke tester, check each detector for proper response. Verify all alarm functions occur according to

design specification. e) Operate the necessary circuit to initiate a second alarm circuit if present. Check each detector for proper

response. Verify that all second alarm functions occur according to design specifications. f) Operate manual release. Verify manual release functions occur according to design specifications. g) Operate abort switch circuit if supplied. Verify abort functions according to design specifications. h) Test all supervised circuits for proper trouble response. i) Operate one of each type of input device while on standby power. Verify that an alarm signal is received at

remote panel after device is operated. Reconnect primary power supply. j) Operate each type of alarm condition on each signal circuit and verify receipt of trouble condition at the

remote station. k) The system shall be returned to its fully operational design condition. l) Replacement of defective components as needed. m) Refilling of FM200 agent based on the following conditions:

Accidentally discharge – 1 time refill per year

Tampered/deliberate discharge - chargeable to client.

Due to actual fire – Covered by Comprehensive Maintenance service.

VI. Security Access Control System

1. Visual inspection of all internal sub-assemblies and major components. 2. Checking of primary and backup power supply. 3. Cleaning and maintenance inspection of the access control unit including its peripherals such as the electromagnetic

lock mechanism, as necessary. 4. Hardware troubleshooting and problem isolation as needed. 5. Replacement of defective parts as needed. A set of equivalent access control unit shall be provided on site as back-

up unit. 6. Regular monitoring and generation of report as needed from the access control management software.

VII. Security Video Surveillance System

1. Check cameras in accordance with the specification and any amendment.

2. Check indicator lamps condition. 3. Check that all cables and conduits are properly supported, undamaged and showing no signs of wear. 4. Check the picture quality of each camera and correct monitor selection. 5. Clean camera housings and lenses. 6. Check camera functions, movement and fields of view are free from obstruction. 7. Check overall performance of the system. 8. Check all power connections to ensure AC plugs are not loose or cable power frayed. 9. Check all control equipment running condition. 10. Clean monitor screen, control panel and keyboard with diluted cleaning solution. 11. Check monitor for proper brightness and contrast. 12. Replace camera as necessary.

VIII. Structured Cabling System

1. Checking and re-testing of equipment patch cables. 2. Perform troubleshooting and provide problem resolution as needed. 3. Perform necessary re-termination and re-patching of cables. 4.
