Property Summary

The subject property consists of 7 fully developed outparcel lots which range in size from ±0.83 to ±1.13 acres. Each outparcel is filled to grade, has utilities to site, and can be accessed via the constructed reverse frontage road. These outparcels are part of the Sandhill DRI and are fully entitled. Allowable uses for the subject property include all of those permitted under CG zoning and all uses listed as special exceptions (excluding schools, flea markets, billiard halls, and arcades). These outparcels are located in the northwest quadrant of the King’s Highway I-75 exit (Exit #170) across the street from the newly built Publix at the Peachland Promenade. The outparcels are arranged in a manner that provides multiple access points along Veterans Blvd, Peachland Blvd, and Loveland Blvd.The subject property’s proximity to the I-75 interchange provides for high traffic counts relative to the area. Based on a report conducted April 26, 2017 there are 21,471 daily trips along Veterans Blvd and 12,424 daily trips along Peachland Blvd, in addition to the 31,630 daily trips on the nearby Kings’ Hwy. A rough estimate of the number of visitors to all Charllote County parks should exceed 500,000 annually. This includes visitors for envrionmental, community and regional parks.

Harlod Avenue Park:The nearby recreation center at Harlod Avenue Park recieves over 50,000 guests per year in addition to another 25,000 visitors annually from leagues and tournaments.The park is home to Miss Charlotte Fastpitch Softball, Port Charlotte Little League Baseball and hosts travel softball and baseball tournaments. There are at least eight tournaments held at the park annualy. The park is used by the popular and well-attended "Snowbird Classic College Baseball" (SBC) tournament annually and is home to the Charlotte County Women's Tennis league.An additional gymnasium is being added to the recreation center in 2018 which, should significantly increase its capacity to host league basketball as well as volleyball and possibly Pickleball tournaments. In addition, a new Recreation Center will be completed in the Fall of 2018 at North Charlotte Regional Park, which will significantly increase the capacity of that park. It is about 20 minutes from the site as is our regional park in Punta Gorda and the Charlotte Sports Park, home of the Tampa Bay Rays Spring Training.The Snowbird Classic hosted 45 D-I and II college baseball teams this year:The teams use area hotels beginning in mid-February through mid-to-late March. Room availability for this torunament alone has become a significant challenge, with teams staying in Fort Myers and Sarasota due to lack of availability in the County. The tournament attracts schools primarily from the East and Midwest such as Ohio State. The total number of room nights for this tournament in 2017 was 10,775.

The tournament is held at North Charlotte Regional Park in Port Charlotte, South County Regional Park in Punta Gorda, and at the Charlotte Sports Park in Port Charlotte.The existing hotels on Kings Highway support the SBC and many of the youth tournaments that are held at four of the athletic parks in Port Charlotte and Punta Gorda. Other tournament organizations that frequent Charlotte County athletic parks include Perfect Game baseball, IBC Nations Baseball and Softball,

Pro-Style Baseball, Florida Youth Soccer Association, Pop Warner football, and Little League Baseball. The total number of visitors to County parks exceeds 500,000 annually, many of which are out of town guests.
