We use design to change the game.

Real change often lags behind events. The response to 9/11’s heightened security is an example. By designing SFO’s Terminal 2 to make the air travel experience markedly better, we addressed the realities that every airport faces. Thanks to T2’s upgrading of the flying public’s expectations, SFO has reset the domestic term- inal paradigm.

Ever since 9/11, the security of air travel has loomed large and airports have had to deal with its consequences. To change the game for existing domestic terminals, we put ourselves in air travelers’ shoes. Partnering with Turner, we designed T2 to min- imize the annoyances and accentuate the speed and enjoyment of catching a flight. While sophistication and fun do their part to get the flying public’s spirits soaring, T2 also adds more sec-

urity lanes to expedite screening, then lets passengers decom-press before heading for their gates. The airside catches the ethos of a city and region that’s famously green, food-con-scious, and art-and-design savvy. San Francisco Mayor Ed Lee compares T2 to a five-star hotel. The game-changing design means higher revenues and lower operating costs for SFO and its air line tenants. Other cities are taking note.

We deliver on a truly global basis.

GM’s fast-moving update of its showrooms has the next generation in its sights. The goal is to transform GM’s dealerships world wide to win the allegiance of new buyers. When GM asked us, they knew we could deal with the complexity and get the program done in record time. How quickly? More than 1,000 new or upgraded showrooms were completed in the first year. The bottom line? GM’s global market share is on the rise.

General Motors (GM) is on a roll. Along with a dynamic lineup of cars and trucks, the new showrooms GM is rolling out recon-nect its brands with consumers on a global basis. In the Repub-lic of Korea, for example, buying a car is a family affair, and Chevrolet is a top choice for young urban families. So GM’s

showrooms in Seoul and other cities are tailored for this demo-graphic. That flexibility is built into the concept we developed with GM. Designed for rapid deployment and clear added value for GM’s dealer network, the program is proving its appeal to GM customers worldwide.

We redefine what’s possible.

At a time of scarce public funds, how can London cap- italize on the world’s focus on the major events it has planned for 2012? We found a way, designing a unique temporary park in the heart of the capital that will serve Londoners and visitors alike as the center piece for the city’s historic celebrations.

As a densely developed city, London needs to find new ways to accommodate the major public events planned for 2012. Draw-ing on the current renaissance of the River Thames, Gensler designed the London River Park to provide a highly desirable urban public amenity that can help the city meet this challenge. Revenues from exhibition pavilions that showcase businesses

and institutions will help pay for it. This, coupled with large-scale capital investment from Venus Group, will enable London to real- ize the bold vision. Stretching a kilometer from Blackfriars Bridge to the Tower of London, the River Park will give residents and tourists a new perspective on this historic city.

We design to a new paradigm.

Behind our designs is an R&D program that gives our clients and teams the insights they need to innovate effectively. Our WPI® survey and evaluation tool is an example. It creates a road map for workplace transforma-tion and sets the metrics for expected results. As we design, we constantly model the options to gauge user preferences and predict performance. Knowledge is power. Our R&D program benefits every Gensler project.

Before we started designing a new headquarters for this global energy company, we used our Workplace Performance Index® (WPI) evaluation tool to understand the pluses and minuses of the existing headquarters. We used visioning sessions to clarify how this vibrant culture needs to work. While we designed, we

tested. Users tried out and evaluated full-scale mock-ups of the office and executive floors. As build-out began, a pilot floor al-lowed for added testing. Now that the new headquarters is fin-ished, we’ll apply the WPI tool again to verify its performance. A new paradigm demands proof. And we provide it.

We make an outsize difference.

The Blum Center revives a landmark build ing at UC Berkeley and marries it to a new addition. Flexible and sustainable, the com plex has a small footprint that belies its huge impact as an innovation incubator for solving the problems of global poverty. To streamline delivery, we formed an integrated owner-designer-builder team. Very few buildings support such an important mission. We’re proud to have been part of it!

The Blum Center for Developing Economies is both an R&D incubator for innovative solutions to developing-world prob-lems and the home of one of UC Berkeley’s most popular majors. To deliver it on a tight infill site, Gensler recast a 1914 campus landmark, restoring and connecting it to a sustainable and com-

pact addition. Highly flexible, the Blum Center supports face-to-face and virtual collaboration by local and global teams. Its scale and placement help to define a new engineering quad without overwhelming it. Integrated design and delivery reduced its construction cost and sped its completion.

Nokia deals with ultra-short product cycles. Working with its R&D teams, we saw first-hand how they achieve breakthroughs at warp speed. Immersed in their work-day, we learned its rhythms. Then we designed a highly col lab orative workplace that flexes when they do—so they can shift their pace, interact beyond the room, let creativity flow, and get those great ideas to market faster.

We drive client performance.

Nokia’s R&D Center condenses the space that innovation needs by integrating its activities into a series of technology-rich, on-demand settings that let teams quickly form and flow. The center is designed to support on-the-fly collaboration by real and virtual teams. It makes it fast and easy for them to get started and then ramp up as the project progresses. As the work picks up speed,

it pulls people in from many locations. In the midst of their inter-action, they also need to step back to recuperate, reflect, and have the side conversations that move the game along. That’s as important to product innovation as it is to team sports. In the highly competitive arena of Silicon Valley, Nokia’s R&D Center is scoring goals.

By aligning ourselves closely with our clients’ needs, Gensler has made significant progress over the last four quarters. We’ve expanded our global footprint in Asia and the Americas, grown our constellation of stars through new hiring, and est- ablished creative media as our 19th practice area. Q1 Our year opened on a high note. L.A. LIVE, the sports and entertainment district, for which Gensler designed the 54-story tower comprising The Ritz-Carlton Los Angeles, The Ritz-Carlton Residences, and the JW Marriott Los Angeles, earned a global award for excellence from ULI. Gensler’s research program celebrated its fifth anniversary by securing a registered trademark for our WPI survey and evaluation tool. London colleagues won four major assignments in Riyadh, as our creative media team in Los Angeles helped Sony Pictures debut a transformed studio lot. Across the firm, we kicked off the latest “Dia-logues with Gensler” client events, including two in San Francisco that looked at the futures of higher education and retail.

ThE WORd ON WORkplaCE

Jessica Garcia and Christian Wolff of Gensler Costa Rica were fea tured speak-ers in Buenos Aires at the second annual Real Estate Fair for Latin America. They high-lighted Gensler’s sustainable design ap proach and the ways we leverage des- ign to improve the quality of our clients’ workplaces. The Urban Land Institute (ULI) honored L.A. LIVE in Los Angeles with a 2010 Global Award for Excellence. The $2.5 billion mixed-use development, with several recent major components des- igned by Gensler, was one of only two in the US to receive ULI recognition. The judges said L.A. LIVE “has transformed a stretch of underused land in downtown Los Angeles into a vibrant, 24-hour sports, residential, and entertainment district and stimulated the development of more than 2,500 housing units, a grocery store, and dozens of restaurants, cafés, and other exciting clubs and venues in adja-cent neighborhoods.”

Gensler won four new architectural com- missions in Riyadh’s 5-million-square-meter centerpiece of the Saudi Arabian economy, the King Abdullah Financial District. The firm’s wins follow in the successful foot steps of the Dubai Inter-national Financial Centre and add to Gensler’s growing portfolio of interna-tional financial centers in such cities as Abu Dhabi, Baku, St. Petersburg, and Shanghai. The new Riyadh project com- mis sions include the Gulf Cooperation Council (GCC) Bank Headquarters, the World Trade Centre (left), a mixed-use building, and a five-star hotel.

In a symposium hosted by Gensler San Francisco, panelists shared insights on how the intersection of place, pedagogy, and technology will shape higher education faci li ties. For more than 15 years, Gensler has worked with Sony to improve and expand its iconic Culver City studio lot. The latest effort repositioned offices and employee amenities to inspire Sony staff with an engaging campus environment. Encompassing two new office buildings, a parking structure, a central plant, and 7 acres of site improvements, the project also introduced a health facility and commissary that open onto an expansive inner campus park. Designed in art deco style and LEED Gold certi- fied, the different components of Sony’s Lot and Office Trans-formation project honor and maintain the enduring design that’s been the hallmark of Sony studios for more than 70 years.

Measuring workplace performance used to be difficult and imprecise. Following the launch of Gensler’s design research program in 2005, we developed the Work- place Performance Index (WPI). This evaluation tool measures the effective-ness of new and renovated work set- tings, allowing clients to benchmark their workplace perfor mance—before and after project completion—against indus-try peers. Now informed by more than 60,000 respondents, the WPI database continues to offer new insights that give Gensler clients a richer understanding of high performance.

VIRTual RETaIl

Shopping has become a virtual, anytime/anywhere interaction, personalized by individuals. How is this change in prod-uct engage ment shaping retail stores? Is the brick-and-mortar store obsolete? Or will the need for shared experi ence create a rallying point around place? Gensler’s retail practice and industry partner Terranomics hosted “Virtual Retail-ity,” a San Francisco gathering of retailers and technology experts with speakers includ-ing Rachael McBrearty from Cisco and David Marks and Alex Serriere from TEECOM. The pro gram was broadcast live online.

Plans to transform London’s experience of the Thames for the Queen’s Jubilee scooped a major prize and high praise: Mayor Boris Johnson called our River Park concept an “ingenious proposal.” Stateside, we helped expand ballet’s presence in Houston’s arts district and explored the benefits of sustainable design with the hospitality indus-try. In New York, we discussed the value of spon-sorships to professional sports. Then we were named to the stadium team targeting the NFL’s return to Los Angeles. When not addressing “Open Space” and “Cities of the Future,” we supported disaster relief in Japan, with Gensler and its offices around the world making a substantial donation.

The Wenger flagship store in Boulder, Colorado, snagged three top awards from the Association for Retail Environments. Top-ping the list was the 2011 Store of the Year award. Wenger also won the Grand Prize for a Hardline Specialty Store up to 3,000 square feet and a Special Award for the store’s vintage-style, hand-painted mural.

hOspITalITy REsEaRCh summIT

Last fall, Cornell University’s Center for Hospitality Research convened its inau-gural summit, with leading hospitality professionals and aca demics gathered to present their studies and discuss trends in hotel design and operations. The panel concluded that sustainability and econo-my aren’t mutually exclusive. While tight times have led some hotel owners and operators to scale back or even scrap property upgrades, studies show that ho-tels that embrace sustainability can gain considerable savings and enhance their guest experience.

Gensler organized a panel dis cus sion in New York titled “Game Changers: Maxi-mizing Sports Sponsorships with Design.” Co hosted by Ron Turner, a director of our sports practice, and con sultant Michael Rubin, the event gathered promi nent industry experts to examine how stadium design and techno logy can improve spon-sors’ return on investment, fan engage-ment, and revenue. The event under -scored our belief that changing the game means collaborative partnerships, flexi ble design solu tions, and long-range thinking.

REpORT REVEals £1.3 bIllION IN uNTappEd COmmERCIal ValuE

A study by Gensler London and the Urban Land Institute reveals that the business communi ty’s desire to be located in proxim ity to public open spaces could release £1.3 billion of invest-ment in the creation, development, and maintenance of new public spaces. This, the study found, would offset London’s future open-space deficit, projected to be 1,100 hectares (2,718 acres) by 2031. Further, 95 percent of property profes-sionals surveyed would be willing to pay up to 3 percent more for property with easy access to quality open space. Ian Mulcahey introduced the report, Open Space: An Asset without a Champion?, and its findings at MIPIM 2011.

REaChING OuT TO japaN

Once again, international crisis brought out the best in Gensler staff, who donated generously to disaster relief efforts in Japan following the Tohoku earthquake and tsunami. Drawing on the precedent of the firm’s relief efforts for earlier natural disasters, the Board committed a matching donation of up to $25,000. Our people were up to the challenge, with contributions to indi-vidual charities of nearly $27,000—for a total firm donation of $52,000. Gensler’s matching funds were given to Miyagi Univer-sity, which is coordinating a student effort to build a temporary shed to help revive the local fishing industry in Nagashizu by providing a gathering place for fishermen and storage for tools.

hOusTON OpENs laRGEsT pROfEssIONal daNCE faCIlITy IN u.s.

The new Houston Ballet Center for Dance reflects the city’s long-standing commitment to the performing arts. Creating a new gateway to a downtown theater district—home for the Houston Grand Opera, Houston Symphony, and Alley The-atre—the six-story, 115,000-square-foot facility has nine dance studios, a dance lab, and artistic, administrative, and support facilities for Houston Ballet and its academy. The Center for Dance will allow Houston Ballet’s community education pro-grams to reach some 30,000 students by 2015.

bRINGING ThE Nfl baCk TO l.a.

AEG has selected Gensler to provide design services for the 1.7-million-square-foot Farmers Field, a privately financed 72,000-seat NFL stadium adjacent to STAPLES Center in the thriving L.A. LIVE sports, residential, and entertainment dis-trict. Design concepts for the retractable-roof stadium enable it to convert into an events center with direct connections to the Los Angeles Convention Center, providing the city with an addi-tional 250,000 square feet of meeting and exhibit space. Farmers Field will be home to an NFL team to be named in the next year, according to AEG, with stadium opening scheduled for the 2016 NFL season.

ROllOuT CapabIlITIEs shINE IN GENERal mOTOR’s GlObal makEOVER

Gensler’s global reach and extensive capability in inte grated delivery enable us to address complex real estate portfolios. So, with the reorganization of General Motors’ dealership structure in the US and worldwide, Gensler is well positioned to design multisite rollouts and develop and implement inno vative de-livery strategies. Attractive showrooms are essential to GM’s resurgence, and Gensler’s design concept for refreshing the brand at the retail level allows GM to connect its customers with its global dealership network—including some 4,400 Ca-dillac, Buick, Chevrolet, and GMC dealers in the US alone.

Gensler is the architect leader for the massive initi ative, known as the General Motors Facility Image (GMFI) program. Through it, we provide consultation to car dealers with an emphasis on customer experi ence, brand consistency, and improvements that en hance operations. More than 120 Gensler staffers based in nine global locations perform on-site visits, provide schemat-ic designs, and verify that the built results comply with guide-lines. The project scope entails work on more than 150 stores per month spanning more than two years.

With tailoring to local markets, a simi-lar program is also under way in GM’s international locations—notably in the Republic of Korea (above), with plans for Russia, Brazil, and Southeast Asia. “We can execute such a massive program because of our geographic reach,” says Gensler’s Bill Hartman. “In addition, we are adept at process innovation. Within one firm, we have design, production, project management, digital toolmak-ing, and financial expertise. We can apply all those skills to the broad needs of the facility image program.”

Virgin CEO Sir Richard Branson joined opening ceremonies for SFO T2, calling it “one of the few terminals where you arrive and think it’s going to be a great day.” The furniture designs we launched at NeoCon garnered People’s Choice and Best of Competition awards. A trio of high honors recog-nized the prowess of Gensler-designed hotels in the US, while a new multipurpose sports arena in Lyon, France, and a tower for PNC in Pittsburgh promise to invigorate the urban fabric of those cit- ies. Two of our practices, education & culture and financial services firms, released research on teach- ing and global real estate management. Gensler announced its third class of Diversity Scholars.

support of St. Vincent de Paul Society of San Francisco and its programs fight-ing poverty, homelessness, and domes-tic vio lence. At Gensler San Francisco, a founding sponsor, many people actively participated this year. Art Gensler sup-ported the cause as an Honorary Com-mittee Member.

The opening of San Francisco Interna-tional Airport’s Terminal 2 (SFO T2), renovated by the design-build partners Gensler and Turner, set a new bench-mark for contemporary air travel, elevating the traveler’s experience by celebrating the Bay Area’s distinctive culture, art, and epicurean delights. Registered to become the first LEED Gold–certified terminal in the United States, the 640,000-square-foot ter-minal includes 14 gates serving Virgin America and American Airlines. Virgin’s Sir Richard Branson and Art Gensler (below) attended the event.

Our product design was recognized for design excel lence at NeoCon, the lead-ing event in the contract furniture indus-try. The Société de Projet Salle Multifonction selected Gensler as lead architect for the Villeurbanne-Lyon Arena project, a 12,000-seat indoor multipurpose arena that includes the Tony Parker Academy, which trains promising young basketball players. The project is planned to open in Villeurbanne, near Lyon, France, in April 2015. It will anchor a larger mixed-use development with a public plaza, team practice facilities, a cultural hall, and links to nearby transit.

EduCaTION ROuNdTablE suRVEy REsulTs IssuEd

Higher education is changing. A Gensler survey found that evolv ing technologies, escalating costs, and increased student diversity are changing college campuses (such as Columbia College Chicago, above) and students’ expectations of the college experience. They prefer collaborative learning and one-on-one interaction. With educators seeking new academic set-tings that can support collaboration and help students and faculty engage in trans- formational learning, the era of the one- size-fits-all class room may finally be over.

GlObal pORTfOlIO maNaGEmENT & plaNNING suRVEy summaRy After the setbacks of recent years, financial services firms are emerging poised to embrace the possibilities of a radically different marketplace. Knowing that a growing portion of the global business community ties real estate portfolios to organi-zational goals, Gensler surveyed executives from leading firms in this sector to understand the opportunities and challenges associated with managing global real estate portfolios in a postrecession era. The survey explored trends and issues that port-folio managers identified as important and will be revis-ited annually to track how the financial industry evolves and adapts its practices to recognize new opportunities.

Many Pittsburghers long to see the city’s Golden Triangle district revitalized. The Tower at PNC Plaza (above) may catalyze their vision. By 2015, PNC plans to open a sustainable skyscraper for 3,000 em-ployees to serve as a symbol of regional strength and renewed vitality. Gensler is designing the tower as a recruiting tool for the company and city. It will com-plete a dense urban center that compli-ments the 24/7 feel of Market Square, the cultural district, and the Fairmont hotel at Three PNC.

ThE EmERGENCE Of supER-Tall TOWERs As rapid urbanization continues apace in cit-ies across Asia, the pressure is great to build increasingly tall buildings. Gensler studio director Peter Weingarten discusses the emergence of super-tall towers as a viable and sustainable building type.

Why are super-tall towers on the Asian map? Peter Weingarten: While they are symbols of modern ization and economic power, super-tall buildings can also provide new models of urban-scale development at densities that work for Asia’s megacity

What makes Shanghai Tower sustainable? PW: It’s designed for high performance, which it lever ages to create a true verti-cal community. It gets more height and square footage from a lighter structure. And it rises from a metro station that feeds into the regional transit system. Cars are on the rise in Asia, but a super-tall tower in the right location doesn’t depend on them. With a public park nearby, Shanghai Tower anchors a walk-able, 24/7 precinct.

What advantages do super-tall towers offer? PW: They pack a richer mix of uses onto a relatively compact footprint. A verti-cal mix isn’t new, but a super-tall tower gives that mix added punch, since each increment is equivalent to a midrise building. The added density helps sup-port this concept, yet it’s part of a much bigger community—a whole greater than its parts. When you do it right, that synergy sets super-tall towers apart. They do more.

The University of Pennsylvania’s Wharton School is expanding and relocating its high-tech West Coast campus. A winning theme park design appeals to rising Turk-ish prosperity. We established a joint venture in Bangkok to serve Thai and Chinese clients. Our retail practice launched an international study of department stores to determine whether Western models are in need of emerging-market inspira-tion. The Gensler-designed arena in Shenyang will create an urban landmark in a new town in China, while a growing design partnership with Heerim takes wing at Korea’s Incheon International Airport.

Gensler’s 18,000-seat Shenbei Arena will anchor the master-planned Shenbei New Town in Shenyang, China. The multipur-pose facility, designed to NBA standards, embodies cultural interpretations of earth and sky with its artful combination of curv- ing geometries and reflective surfaces. Framed views of the city establish strong urban links, while the modern, flexible layout will accommodate a wide range of events.

The demise of department stores has been predicted for decades, yet they endure. To understand why some thrive and others do poorly, the Gensler retail practice is doing comparative research on department stores in several mar-kets. The study’s findings, which should be available in 2012, will help inform the strategies of department store CEOs as they contend with growing competition from Internet and multi-channel brands.

Gensler won a design and planning competition for Istanbul Theme Park, a groundbreaking mixed-use development in Tur-key. The project, led by MESA Housing Industries, will develop 370 acres, introducing a range of new residential, office, retail, and hospitality options to the city and its 14 million residents. The plan establishes 150 acres of open space, including the reg- ion’s first theme park. Gensler’s City of Seven Gardens concept honors Istanbul’s cultural heritage and modern resurgence, rec-ognizing the geographic and historic significance of the city’s seat at the crossroads of Asia and Europe.

WhaRTON TO OpEN hIGh-TECh, uRbaN saN fRaN-CIsCO Campus

To accommodate growing demand for its MBA and executive education programs, Wharton San Francisco is expanding and relocating its West Coast campus. Come January 2012, and coin-ciding with the 10-year anniversary of the school’s San Francisco arrival, the Gensler-designed digital learning environment will allow Wharton to offer a wider range of custom business and entrepreneur-ial programs. The 37,000-square-foot campus will showcase panoramic bay views, state-of-the-art group study rooms, and amphitheater-style classrooms with HD video confer-encing for broadcasting networking events, speaker series, and classes to and from Philadelphia and around the world.

GENslER aNNOuNCEs NEW jOINT VENTuRE IN ThaIlaNd

As part of an important client relation-ship, Gensler has entered into a new joint venture with DiDesigns, a Thailand-based design firm that is a subsidiary of the DT Group of Companies (DTGO), the family business of the owners of the CP Group, a global company head-quartered in Bangkok. The invita-tion to collaborate as a joint venture—formally known as GDiD—demonstrates a long-term commit-ment in China and Thailand from DTGO and the CP Group. The work involved includes office, retail, hospi -tality, education, and other projects in these countries.

hEERIm-GENslER WIN COmpETITION TO dEsIGN fOR WORld’s “bEsT aIRpORT”

Named the Best Airport Worldwide by the Airports Council Inter- national, Incheon International Airport is a gateway to the Re-public of Korea and a major aviation connection between Asia and the world. In mid-2011, nine international design consortiums were invited to compete for a second, 72-gate terminal at the air- port. Gensler, as the collaborating design architect with the HMGY (Heerim-Mooyoung-Gensler-Yungdo) Consortium, won the com-petition with an elegant yet practical terminal design concept notable for its extensive sustainable features. Slated for comple-tion in 2017, Terminal 2 will integrate advanced techno logies that set higher performance benchmarks for the country’s celebrated international airport.

Commerce on a global scale requires con- necting people from many destinations. A robust network of gateway and region-al airports is the critical piece of infra- struc ture. “Airports are the ultimate eco- nomic seed,” says Gensler’s Bill Hooper. “They create jobs for the initial construc-tion phase, which can last many years. Airports create a special economic zone, where commercial activities grow inde-pendently. Land values increase nearby. And the ancillary development of cargo facilities provides new links regionally and internationally.”

India, a metropolis of 8 million. The third largest airport in the country, it is a vital link to the region. Set for completion in 2012, the terminal posi tions the airport to support regional access and economic growth. While its wing-like roof and sus- tain able design make a strong impression outside, it’s the 1.2-million-square-foot increase in passenger process ing capa-bilities that will catapult Chennai to new levels of service.

At Incheon International Airport, where Gensler is part of the HMGY team des-igning the 6.7-million-square-foot sec-ond terminal, the goal is to solidify the airport’s status as a leading gateway into Asia. Incheon, which opened in 2001, is key to the Republic of Korea’s fast-grow-ing economy, the world’s 15th largest by GDP. “Incheon is one of a number of international airports on the east edge of Asia that are competing to be the main hub connecting the region to the world,” says Gensler’s Keith Thompson. “Incheon’s quality standards are very high, which is appropriate given that the com-petition among airports there is fierce.”
